‘Iron Lace’ home creative rethink Demolition sparks design challenge KAREN BURSHTEIN FOR POSTMEDIA NEWS On Montreal’s South Shore, there’s a neighbourhood that is a perfect tableau of 1960s suburbia. Homogeneous bungalows with big lawns and mature trees lend a calming unity to the neighbourhood. Many of the houses have been restored or renovated in the last 20 or so years, but torn down? No. One home, though, was in such a state of disrepair that the municipality had little choice but to grant an exceptional demolition permit. In its place, a new home was built.
“The municipality is very strict about preservation,” said project manager Ingrid Savage of interior design company Desjardins Bherer. And so the permit came with a caveat for the new home: “ It would respect the idea of a low-profile house with big sloping roof.” Julien Belanger Carriere architects and Desjardins Bherer collaborated on the project, which came to be known as the Iron Lace residence, for a dramatic detail used inside. F ro m t h e s t re e t , t h e house, completed in 2012, easily blends into its bungalow landscape. Inside, the slope of the roof at the back of the house was raised to triple the volume of space, recuperating it from under the rafters. The result was a house that met the family’s mul-
tiple needs: A space that would work for a burgeoning modern art collection; separate but sophisticated quarters for young adult children; and a party house: The residents like to entertain often. The husband was turning 50 and in the mood for a change. He also wanted to project a more contemporary vision of himself than he felt he had in the past, using modern art as a catalyst. He began visiting contemporary galleries and collecting new works including Ken Lum’s painting Stop Living in the Past. Stepping into the future in a house that had to harmonize externally with its 1960s surroundings was a bold decision for the owner — and an exciting challenge for the design team. ANDRE DOYON

Balanced path to sustainable development STU NIEBERGALL I was following a Twitter conversation on housing which quickly turned to a conversation about “urban sprawl.” Misconceptions abound around this topic and it is not surprising, with the circulation of one of the reports on “urban sprawl” that was referenced in the course of the Twitter exchange. Simply put, the premise of the report, Suburban Sprawl authored by David Thompson at the University of Ottawa, is that “urban sprawl” has created unsustainable auto dependency, and governments must implement regulations to halt greenfield development, and create greater density in the alreadydeveloped areas of the city, to cut down on greenhouse gas emissions, save money on roads and other infrastructure, and basically create a more sustainable future. In theory, this all sounds pretty good. After all who isn’t in favour of more sustainable development? However, the report’s point of view and recommended solutions fall short in many areas. First, throughout the report the term “urban sprawl” is used synonymously with greenfield devel-
opment. However, “urban sprawl” and greenfield development are not the same and only share one thing — they both refer to development of land located on the outskirts of urban areas. Unlike “urban sprawl,” however, greenfield development can be undertaken in a way that reflects efficient suburban planning that provides practical, affordable and sustainable living spaces for growing urban populations. Many municipalities in Canada are adopting a sustainable approach to greenfield development by encouraging higher density housing in the new subdivisions and complete neighbourhoods with a mix of residential and commercial development that supports all modes of transportation including walking and cycling. Developers are delivering new neighbourhoods and innovative housing forms that meet the demands for more sustainable development right here in Regina. Indeed, concept plans for Regina’s newest communities are models of sustainability. Because “urban sprawl” and greenfield development are mistakenly seen as synonymous, the report suggests that governments must impose urban containment policies to halt greenfield development thereby eliminating “urban sprawl.” However if land-use policies restrict development, especially during periods of economic prosperity and in-migration, this drives up the
price of housing, thereby negatively impacting housing affordability. Proponents of urban containment need to understand that greenfield development is necessary to accommodate growth and to facilitate housing affordability. In addition, creating higher density by focusing exclusively on infill development and eliminating greenfield development in order to curb “urban sprawl” does not take consumer preference, both personal, and cultural, into account. Consumers have an overwhelming preference for suburban living over the higher-density alternative of living in a downtown core, not just because of pricing, but because of consumer preference for lowerdensity development. Consumer preference for the single-detached home as the place of choice to live and raise our families has become an integral part of our culture, not only in North America but in many parts of the world. “Choice isn’t everything,” the report states repeatedly. Actually, choice is everything. Canada has endorsed the view that housing is a basic human right. All citizens should have the opportunity to acquire housing from which to realize their full potential — and that includes choice. The report suggests that in order to fight “urban sprawl,” pricing policies must raise suburban home prices in order to shift consumer’s housing choices to the higher den-
sity city core. One such pricing instrument is to double development charges for new neighbourhoods. Taking this course of action, however, creates more problems than it is trying to solve. Doubling development charges will increase the cost of new housing, and any time the cost of new housing increases, the cost of all housing in that market increases by the same amount. This approach, then, would not only increase the price of homes in the suburbs, but would also impact the prices of downtown housing as well. Indeed, many first-time home buyers are already locked out of the housing market due to the erosion of housing affordability in Canada, and right here in Regina. In addition, when development charges are doubled this simply pushes development to just outside the city boundaries, creating the very leap frog development that such policies are hoping to curb. Another misconception propagated by the report is that suburb development is subsidized by taxpayers. This could not be further from the truth. In Regina, growth pays for growth — developers pay for all of the infrastructure in Regina’s new neighbourhoods. Growth also puts demands to expand infrastructure outside of the new neighbourhoods and in Regina, developers pay for that as well. The report repeatedly makes reference to the “costs” of residential
development but does not take into account that residential growth contributes to the economy and to our financial security. In 2013, 3,122 housing starts in Regina generated over 8,000 jobs and $450 million in wages that showed up as purchases right across the whole regional economy. These wages also contributed millions to support government programs through provincial and federal taxes. In 2013, through the sales of newly built homes, $1.1 billion in household investment value was generated, which was the largest wealth-builder for many Regina families. Indeed, eliminating greenfield development and the types of housing forms that only this type of development can accommodate could have disastrous consequences for a city’s long-term prosperity. If any city is to continue along the path of prosperity, with the capacity to attract and hold skilled and motivated people, having affordable, quality housing and choice will ensure that it is poised to do best in the long term, especially in today’s global economy. Sustainable development is a complex problem and solutions involve a balanced approach — one that includes a mix of infill and sustainable greenfield development which allows for housing choice, and housing affordability, without compromising the benefits of growth and prosperity that residential construction provides.

They found a good fit with René Desjardins, team leader on the project, and an expert in visual continuity. Desjardins likes to say he is someone who “distils rather than purifies.” The house is also an example of how Desjardins challenges principals of modernism. With him, the less-is-more mantra of the minimalist doesn’t preclude sensuality. The owners wanted a minimal space for the art. Desjardins also saw the need for texture, movement, rhythm and harmony to give it warmth. “You need space to circulate and also to be comfortable in a house like this,” Desjardins said. “The client told me, ‘I want a big space.’ He wanted to do something a little theatrical. I’m a little more subdued,” Desjardins said. The Iron Lace staircase was the happy compromise, a quarter-inchthick, laser-cut iron banister manufactured by Jean François Smith of Artisan de L’Acier. Esthetically, it’s a mixture of weight and airiness. The circle motif is a subdued nod to the original ’60s esthetic of the original outside entrance stairs with a wood circle motif, a relic of that era. When light filters through the circles, it creates something arty of its own. “I thought of it really early in the project because it’s such a strong idea,” Desjardins said. Engineers assessed the weight to make sure it would hold up. The house also had to match the husband’s personality. The owner’s wife told Desjardins that it was largely her husband’s project, although she insisted on several practical considerations, such as ample storage space and good flow. As the house was very much designed around the staircase, a

That worked also to provide a museum-like simplicity. “I wanted a black and white palette in that space, so as not to interfere with the art. At the same time, black and white is strong on its own,” Desjardins said. Lots of thought also went into the lighting, which was done in collaboration with CS Design. The delicate LED lighting was inspired by the way art is lit. In the main room and dining room, discreet lights suspended from the ceiling are linear but minimalist. “We didn’t want a lot of holes in the ceiling. It’s very architectural,” Desjardins said. The iron-lace balustrade wraps around the mezzanine level, enclosing a loft-like space off the couple’s private quarters. Backlit niches holding art in the living space are replicated in the upper quarters, elegantly flush with the ones below, creating what seems like white columns cutting through the iron lace. The furniture, which came from Italian companies that included B

and B Italia, Minotti and Moroso, is mostly grey but sensual. In the main room, floating gypsum walls and white cabinets hide a television behind sliding doors. Walnut floors throughout add warmth. A multicolour wool rug from the Rug Company is the only pop of colour besides that in the art. The kitchen is an expanded space of grey, black and white and textures, with a huge stainless steel island that blends seamlessly with the main living space. It does double duty as a DJ table when the owners host parties. The basement was raised to above water level and is the living space of the couple’s young adult sons, accessed through a second steel and glass staircase. It includes a kitchen and sitting area with a mustard-coloured sofa from Moroso and custom-designed rug. There is also a gym with a cedarwood hammam. And art, too, of course. The imaginative redo made a house that could have just been a series of architectural moments one of harmony with itself and its surroundings.

For any kid growing up, there really is no place like home. It’s the safest place in the world — or it should be — and your job as a parent is to make sure it is. The first things parents do when kids are small is childproof everything in the house — covering electrical outlets, putting childproof locks on toilets, cabinets and drawers (so kids don’t get into things they shouldn’t), installing the right safety gates to stop small children from falling down stairs or into a swimming pool or hot tub, as well as installing anti-scalding fixtures. (Some faucets have colour-changing LEDs that let you know when the water gets hot.) Then there are the bigger projects that will affect their health and safety long term. For example, using low- or no-VOC paints — especially in areas where the kids will be spending most of their time, like in their room or basement; making sure you have safe stairs with secure handrails, safe electrical (i.e. GFCI-protected outlets), and healthy indoor air. These are the essentials, a n d wh e t h e r yo u h ave kids or not, your top priority should always be making sure your home is safe — for you and for anyone who
might be stopping by. There are products that can help create healthier indoor environments for your kids and help maintain their safety. Those can include mouldresistant and fire-resistant lumber, VOC-absorbing drywall, mould-resistant drywall, mould- and moistureresistant insulation that’s also fire-rated, and top-ofthe-line furnace filters that help stop your kids from breathing in allergens, dust and mould spores; in some cases even viruses. You can even get LED lights installed on your stairs, so if there’s ever a power outage or a fire the stairs light up and you can get out safely. But as the kids grow up, so does the house, and if you’ve got your safety bases covered you can go from childproofing your home to doing fun projects your kids will remember forever. Who doesn’t remember their childhood tree house or forts? Now that the kids are back in school, maybe you’ve got some time to put together fun spaces for them to play in for their next break, or maybe something that will keep them entertained at home during winter when it’s too cold to go outside. Imagine that — kids who want to stay at home because it’s as much fun as a playground. On past jobs we’ve built secret playrooms in the basement with chalkboards, hidden below stairs. Also state-of-the-art home theatres, properly insulated with Roxul’s Safe ’n’ Sound.
It’s fire-resistant and mouldand moisture-resistant, which you need in the basement. Plus, it absorbs sound, so the kids can crank up the stereo or TV without bothering anyone upstairs. But one of the coolest projects we’ve done for kids recently was building an artificial hockey rink in the basement. The basement we were working in was big, so we had enough space to create two areas: one for mom and dad and their friends, and one for the kids and all of their friends. On one half we built a bar area (under lock and key), home theatre and a gym. We also added an electric fireplace, so we wouldn’t worry about combustibles or CO in the basement. Then on the other side of the basement we built an indoor hockey rink. On the floor we installed hard, durable, white plastic tiles, which made it look like ice. We also added protection boards up on the wall — before installing the floor — so the kids can slap their hockey sticks and use a real puck, without their parents worrying about them damaging the walls. We even added a penalty box! Projects like these can make you feel like a kid again. And if you make your home best in class, the memories can last your kids a lifetime. Those who live within an easy commute of school have the most options. The first option, and most obvious, is living at home. It’s comfortable, the least expensive choice, and offers the possibility of some ongoing parental supervision. But living at home can mean your child fails to learn important life lessons such as financial management and cooking and cleaning skills. The second choice — dormitory life — is the most popular one for first-year students. It’s a way of taking a step toward independent living without having to jump in with both feet. But by second year, these students are often ready to move on to their first grown-up apartments. And that has led to a new trend in condos: parents who purchase units as an investment and have their children as tenants. There are many advantages to this strategy. First, you have an investment property that may increase in value. Second, you are more likely to be able to provide your child with a secure building in a safe neighbourhood if you are shopping for a place to live on your budget, rather than a student budget. Have you heard the saying, “champagne taste on a beer budget?” Essentially, your child is living this motto, and you can rest easy knowing that they are living in a safe place.
It may also be a beneficial arrangement for you. If you were already looking to purchase an out-of-town investment proper ty, there’s a better chance it will be taken care of when you’ re not there. And when you are in town, you’ ll save on hotel bills by bunking with your child. The biggest reason parents will buy is for the long-term investment. They tend to keep finishes basic and upgrades to a minimum, unless they’re purchasing a condo they will later occupy full time. The idea is to have a clean, safe environment for the student to study and earn good grades. In general, parents do not see the move as a simple investment strategy, but rather as something that will meet their children’s needs and then be sold or later rented out, possibly to other parents in the same situation. The attractiveness increases for parents with several children who are likely to need housing one after the other, which gives the investment more time to mature. At first glance, buying a new condo for this purpose may seem expensive. But when the financial and other pros and cons are laid out, it may make sense. With all the condo options in practically every city, you are sure to find one that appeals to you. If your child does not drive, for instance, avoid a building in an area with limited pedestrian activity. If, however, your child does drive, ensure the building offers parking, either included in the purchase or as an added feature. As a first step, create a pros and cons list to ensure you’re meeting both your needs and those of your student.
