For the Jacobi family, ‘happily ever after’ has begun in a cute Craftsman-style bungalow constructed by north Prairie Developments Ltd. in the new neighbourhood of Stonebridge. Wyatt and Allison (Allie) Jacobi were looking for a new home that would be the perfect fit for their new life together. The couple wanted to ensure their first home together would also be ideal for their young son nash, now nine months old. “We both wanted to buy new,” says Wyatt Jacobi, whose job with Excaliber Drilling takes him to Alberta for weeks at a time to
work in the oilfields. “neither of us are ‘fixer-uppers.’ It’s hard for me to get enthused about coming home and starting to do fix-ups when I’ve been on the road for work. I’d rather come home and spend time with Allie and nash,” says Wyatt. At the beginning of their search for a new home, the couple had spent time online looking at real estate listings of existing homes. “The prices between new and existing were so similar,” says Allie. “Some of the houses were in areas we weren’t thrilled about, but at the same price Cont i nue d on f ol l owi ng pa ge

at home c ont i nue d f r om pr e v i ous pa ge point as a new house. To get something new that would be our own seemed like a better option,” says Wyatt. Location was especially important to Allie, who last summer returned to live in Saskatoon after spending four years in Houston, Texas, where she obtained a master’s degree in speech pathology. After working for a year at a Houston hospital, her U.S. work visa expired. “Wyatt and I had a long distance relationship and had to decide where we wanted to be. Saskatoon made the most sense because both of our families are here,” says Allie. Stonebridge was Allie’s first choice of neighbourhood. “I grew up in Lakeridge so this seems like a familiar area to me. We have so many friends in Stonebridge, so it’s really nice. We feel like we’re close to everything.” Wyatt chuckles, “I tried to talk her into Hampton Village, but now I’m glad that we stuck with Stonebridge. We’re in-between both sets of parents and it’s nice to have the grandparents so close.” While Allie got to pick the neighbourhood, Wyatt knew which new home builder he wanted to go with. “Wyatt lived in a home by North Prairie Developments before this one. We know a lot of friends who have bought homes through North Prairie and they all said good things. We know they do good work and trust them as a builder,” says Allie. North Prairie Developments was established in Saskatoon 26 years ago by John and Bernice Williams. Since then the company has constructed more than 2,300 single and multi-family homes in the province. Now a second generation of the Williams family – Andrew, Tyler and Angela – are helping to grow North Prairie into one of the largest development companies in the province. With their builder selected, the Jacobi’s wanted a home that would accommodate their growing family, yet still fit within their budget. They chose North Prairie’s Highland model, a 1,004 square foot bungalow with a double attached garage. The well-appointed home is one of the floor plans in North Prairie’s Craftsmen Series, designed with first time buyers in mind. The Craftsmen Series offers a variety of floor plans, including bungalows, bi-levels, split-levels and two-storey homes. While affordably priced, the Craftsmen Series still delivers all of the amenities new home own-

ers desire, including double garages, three good-sized bedrooms and two full bathrooms. “We were really pleased with the Craftsmen style. We also liked that the home was priced within our budget. We weren’t sure what costs we would incur with the baby and we wanted to live within our means, so the Highland model was the perfect choice for us,” says Wyatt. Although compact in size, the thoughtful floor plan makes maximum use of space. A vaulted ceiling that extends through the living room and kitchen adds to the open, spacious feeling of the home. “We like the layout of this home. We looked at a few split-level plans, but we liked the openness of the Highland bungalow,” says Wyatt. “We know it’s not going to be our forever house, but it’s what we need right now. It’s perfect for the three of us,” says Allie. Purchasing the home at framing stage allowed the couple to select their own colours and finishes, including flooring, cabinetry, countertops and paint colours. “All of my furniture was from Houston, so I wanted to complement what I already had. It was a lot of fun selecting the décor pieces that brought everything together little things like the lamps and the pillows,” says Allie. Outstanding style and innovation will be on parade this summer as builder members of the Saskatoon & Region Home Builders’ Association join forces to present the 24th annual Parade of Homes, taking place Monday, July 29 to Thursday, September 26. This year’s Parade of Homes will turn the spotlight on 22 different show homes constructed in the city’s newest neighbourhoods, including Stonebridge, Evergreen, Rosewood, and Hampton Village, as well as the surrounding communities of Warman and Osler. For 2013, the Parade of Homes will even extend for the first time ever to the neighbouring cities of Prince Albert and Regina! Amber Rankin, Director of Marketing & Communications with the Saskatoon & Region Home Builders’ Association, says that participating builders will be pulling out all the stops this year in the design and construction of the 22 parade show homes. “We’re going to see some very interesting and exciting things this year, from systems and products
that deliver the highest levels of energy efficiency to high tech home automation systems that control a variety of functions in your home,” says Rankin. The Parade of Homes will also provide home décor inspiration as each of the 22 show homes will be fashionably dressed in the latest colours, furnishings and accessories. “Each home in the parade will be unique and different, showcasing all the latest design trends,” says Rankin. Builders aren’t concentrating their efforts only on the upscale end of the market, she adds. “This year’s Parade of Homes will feature houses in a wide price range, from $350,000 up to $1 million. If you’re in the market for a new home, there’s a wide range of houses to suit everyone’s budget.” The Parade of Homes also provides members of the Saskatoon & Region Home Builders’ Association with the opportunity to identify and support an important need in the community. “This year, we are excited to announce our new partnership with the
Children’s Hospital Foundation of Saskatchewan,” says Rankin. The Children’s Hospital Home Lottery will run in conjunction with the 2013 Parade of Homes. All 22 of the show homes featured in this year’s parade will be grand prize options in the Children’s Hospital Home Lottery. “The lucky winner will choose one of the 22 show homes in the Parade of Homes, plus cash to equal a grand prize valued at $1 million,” says Rankin. The Saskatoon & Region Home Builders’ Association is excited to support the Children’s Hospital of Saskatchewan through the Parade of Homes and its affiliated lottery. “We want to support a charity where the funds stay in Saskatchewan. The construction of a new children’s hospital in Saskatoon will benefit families from across the province. It’s of vital importance to Saskatchewan’s future,” says Rankin. Currently, 47 per cent of children and teenagers who are hospitalized and cared for at Royal University Hospital live outside of the Saskatoon Health Region. The new Children’s Hospital has been designed as a provincial fa-
cility that every family in Saskatchewan can rely on. bRing SUMMER hoME The oh-too-short days of summer are something to be celebrated and cherished in Saskatchewan. Make the most of the season by bringing a bit of summer into your home’s décor. Tamara Bowman, owner and lead design consultant at Metric Design Centre, offers some easy and affordable ways that your home can reflect the easy, breezy style of summer. nature-inspired accents are a huge decorating trend in 2013 and Metric Design’s downtown showroom, located on the corner of Second Avenue north and 23rd Street, offers plenty of inspiration. Look for colours that are available in nature and introduce them to your home décor, says Bowman. Fresh flowers are a great way to introduce colour against a neutral backdrop. Freshly cut flowers in a clear glass vase set on a wood table against a white wall is a perfect summer vignette. It can add just the right punch of colour to your décor.

Soft, flowy fabrics are a natural choice for summer, says Bowman, who suggests incorporating textiles like cotton, linen or silk into your home décor for the season. “Fabrics with a natural wrinkle or that are soft and flowing will give you a soft window treatment with less tailored look. A linen drapery would be a great choice for summer. There are lots of great graphic prints available that incorporate a lot of colour. The nice thing about linen is that it gives you a natural washed-out effect – a bit of a vintage influence.” During our fleeting summers, you want to invite natural light in, not block it out, says Bowman. For home owners who prefer hard window treatments, Bowman suggests lightfiltering shades or blinds. “Silhouette blinds by Hunter Douglas are a louver blind inside a sheer casing. Something like that is really great because it’s so airy. Another option is a cellular honeycomb shade. They are available in a choice of sheer fabrics. You can still leave

the top of the blind open which is really nice, and have lots of natural light filtering into the room.” An easy way to bring the shades of summer into a room is with toss cushions. “Think colour and natural fabrics like canvas, linen, cotton or silk. For a bit of an eclectic feel, mix and match solid colour cushions with some interesting prints,” says Bowman. For a soft and sumptuous feel, opt for down-filled cushions, advises Bowman. “Feather down cushions will give you that natural, crinkly feel and a bit of softness.” A change of season is an ideal time to swap out your area rug. Replace a plush wool or heavy berber area rug with a summer-fresh woven sisal, jute, raffia or canvas design. Once again, try to introduce natural elements into your décor to emphasize com-
fort and softness,” says Bowman. A similar effect can be achieved by creating a feature wall adorned with grasscloth wallpaper. “People love the look of grasscloth, and again, it brings in that natural feeling,” says Bowman. If you can’t go to the beach this summer, why not give your home the feel of a beach front cottage? Beach treasures like sea shells or nautical touches of rope will instantly transport you to the seaside. The showroom at Metric Design features a gorgeous ‘Lotus Flower’ light fixture created from translucent shells that is attracting lots of attention. “It gives you the effect of summer, the brightness and the glow,” says Bowman. “We also have these great bubble terrariums. suspended from lengths of raw rope, drawing on several natural elements.” The natural beauty of wood is in the spotlight this season-exposed, lacquered or in the raw. Faux bois (French for fake wood) décor accessories are also on trend, highlighting the appealing texture of wood grain. “Wood cabinets, wood light fixtures and wood feature walls are really popular right now. Wood has so much to offer as far as warmth and texture. There’s definitely a big push for wood, as well as for reclaimed wood and barn wood,” says Bowman. Wood countertops are experiencing a

revival as part of this trend, she adds. “The butcher block countertop is coming back. It’s available in so many types of wood. They are a great choice because you can use them, and then refinish them. They’re a really great natural element to bring into your space.” Once the domain of hunting lodges and cabins, antlers have made their way into the style collections of top interior designers. ‘Antler décor‘ has earned a large following on Pinterest and Houzz, with antler accessories ranging from chandeliers to wall art.“It’s a really cool natural element,” says Bowman. A little ‘antler’ goes a lot way, however.
“You don’t want to overdo it with the elements. You want to pick a few and do it carefully. You don’t want to have everything rustic and raw, or you won’t achieve that fresh feeling you’re looking for. You want to balance it with whites, nice lighting and some tailored elements, too,” says Bowman. “That’s where working with a design professional can help you do it properly. Everything is a balance. You always want to make sure it’s done right so it looks great in the end. We have seven design consultants on staff who can help with any project, from decorating to design.” LS

Tucked away in northern Saskatchewan, a gorgeous cottage is getting a lot of national attention these days. Constructed by Northern Sky Developments out of Martensville, the home won the Saskatoon & Region Home Builders’ Association’s Bridges Award for Best New Custom Home over 2,200 square feet and then went on to capture the same award at the provincial and national levels. Founder and president Terry Kostyna works with his wife, Marianne, and the couple’s two sons – Zak and Max. Max is what Kostyna describes as the “hands-on” guy and did most of the exterior work on Mark and Sharla’s house. Zak has an engineering degree from the University of Saskatchewan and works with design and estimating. Kostyna has taken his company from a few projects in the Saskatoon area to becoming a national leader in design, which credits their collaborative approach with home owners. He says the home’s breathtaking design and style comes from owners Mark
and Sharla who were involved in every step of the 14-month project. “Home owner Sharla was truly inspirational. Her vision and design inspirations are quite stunning,” Kostyna explains. This special build began after a chance meeting in Candle Lake. Terry and his wife, Marianne, were building their own timber frame cabin and a crane had arrived to begin the building process. Curious neighbours Mark and Sharla stopped to see the uncommon spectacle in the lakeside community about 80 kilometres north of Prince Albert. When Mark and Sharla stopped by the site again, they asked the Kostyna’s to build a cottage for them. From there began a series of meetings discussing their vision for their lakefront property. This initial stage is very important to Northern Sky Developments. Each project starts from scratch using ideas from the location and input from the home owners’ vision and needs. This often means spending a

great deal of time in the planning stages. “Our concept is to share images and ideas with clients before we build and try to create something that is truly custom,” says Kostyna. One rather large challenge loomed from the very beginning – how to meld the distinctive tastes of the home owners. Sharla loved the crisp white of the east coast clapboard style, while Mark preferred the rustic mountain timber look. Inspired, the team resolved to use the contrasting styles in a unique and personal way. Early in the process Kostyna walked the property with his clients. The existing cottage had already been sold, and Mark and Sharla had several concerns about the property itself. “They have a very active family so they like outdoor activities. We had to preserve the areas that they needed for those activities,” says Kostyna. “And we’re cognizant to be very protective of the trees. We made sure to position the great room windows so there would be a nice lake view between the existing trees.” Another obstacle presented itself when Mark and Sharla insisted the cabin be kept as low as possible so as not to tower over the existing neighbourhood. “We needed to keep the appearance and the height down, so we made sure that we kept lots of horizontal lines in front of the roof,” explains Kostyna. A canopy over the front of the house facing the lake stands 30 feet high, but Kostyna’s crew used horizontal lines and veranda lines “just to soften the height.” Keeping the cabin lower to the ground was certainly a design challenge, admits Kostyna, but they were able to work with an engineer to get the house situated correctly. He adds, “We had to go with some very innovative engineering on the foundation. The house sits on 57 steel screw piles; some of them are 22 feet deep.” As the design process went on, Kostyna says he enthusiastically embraced all of Sharla’s ideas – including a canoe on the ceiling to break up an overly white room. Another element Sharla brought to Kostyna was basket weave corners. Was there a place for such a distinctive element, she wondered. Kostyna suggested the stairway as they were looking to tone down the bright white with some of Mark’s beloved timber look. It took six artisans and tradespeople to put together the stairway, including carpenters, railing makers, glass workers and a metal worker. As the design came together, the team began to realize they had something truly spectacular. Their suspicions were confirmed when they won the Bridges Award. “Winning the Bridges Award was really exciting. [To be] among all the home builders in Saskatoon, some of whom we’ve come to know well, and they’re all respectable builders, so we were tickled to be amongst that
group,” says Kostyna. “Then when we won in Lake Louise (at Canadian Home Builders’ Association Awards) it was kind of over the top.” Being a small builder allows Northern Sky Developments to take their time with each project to create something truly original. “We’re not huge. But we take a great amount of pride in what we do,” he comments. “We’re fortunate in that we don’t do hundreds of homes a year.” More important than accolades and awards or design achievements, to home owners Mark and Sharla the cottage remains their beloved retreat in northern Saskatchewan. Not just a haven from their bustling life in the city, but a personal expression of their most creative and artistic selves. Warmer temperatures lure us into the welcome ease of outdoor living. What bliss to relax in a comfortable lounge chair with a good book, sit by the fire with family and friends, or enjoy a meal on the patio. The use of our outdoor spaces has evolved considerably in recent years. Interest has shifted away from the familiar patio set-up with a dining table and chairs. These days it’s about creating visually dynamic and comfortable outdoor rooms. These outdoor spaces are as carefully designed and attractive as any indoor room. “Five years ago, what I sold was mainly the dining chair, either rocker or swivel, to go around a table,” says Brent Casey, man-
ager of Gould Home Recreation. “Now it’s all deep seating. It’s your big comfortable chairs, your chat areas instead of your sitdown eating area.” The “must-have” centerpiece in an outdoor room with a chat area and deep seating, is the firepit. “Firepits are, by far, the most popular thing in the industry, whether they’re coffee table height, chat table height, dining table height, balcony height – you have all your options,” says Casey. A 38-inch round floor model is made from high density foam with concrete resin on top. “It’s all individual pieces, so you put your frame down, your propane tank in, and your burner unit and then your choice of top and high tempered glass and lids. “It’s nice because it’s lighter and fully portable, and that’s true for all of our lower height models,”
notes Gould. This allows you to change the location of the firepit more readily, or throw it in the RV and take it camping. The dining table height firepit is a more permanent setup, but you can take it apart for storage. To customize the look for your outdoor room, you can choose from various tops: granite, marble, hammered copper, all kinds of different designs and colours, shapes and sizes. The core of the unit is universal and you just choose the top. You can also refine your style by choosing from various colours of glass as well, or use dual colours to create a unique design, like a sports team logo, for example. You can roast a marshmallow or cook a hot dog over your firepit if you like, since the burner system is the same as that of your barbecue. “The dilemma with these units is that your burner is just underneath the high heat, high tempered glass so it’s right there. If you get anything on it then you have to clean it,” says Gould. The glass will hide some of that blemish and provide ambience.
Casey says a lot of product in the industry uses reflective glass, but Gould Home Recreation chose to go with the high heat, high tempered glass because it retains 5,000 – 10,000 BTU itself, so you can turn up the heat, get everything nice and warm, then turn it down, conserve the fuel and let the glass do the extra work. “The BTU will determine how much you’re going to spend on a unit. If it’s going to be something that’s lower to the ground and you want to push more heat to reach you further when you’re sitting in a deep-seat chair, you would need a 65 – 70,000 BTU unit, whether it’s propane or natural gas,” observes Gould. A dining table unit would require fewer BTU’s because you’re sitting a lot closer so you don’t want as much heat. You won’t miss the smoke or chopping wood. ing fan to cool you off. This is the same idea,” says Casey. It’s a dual purpose unit that can be used as a fan only with rotation option, and it’s on wheels and very lightweight and portable. The two litre tank in the back will get you 20 hours of cool dry mist at three possible speeds. “At top speed, you can cool off 250 square feet in 20 minutes to half an hour,” Casey says. With these units there’s no problem with condensation or moisture running down the walls. Several local bars are look-

Imagine having a fence that never needs painting. Stop imagining. Worry-free vinyl fencing has been available in Saskatoon for more than a decade. And it’s getting better, says Rob Dusener of Your Yard Solutions. “The best part about vinyl fencing is it’s completely maintenance-free, unless you count spraying off dust with a hose once in a while maintenance,” quips Dusener. There’s no need to scrape, sand, paint or stain as you would with a wood fence, he says. “The fences will save you money in the long run but, more importantly, they will also save you time – something that everyone wants more of during the summer.” He admits that the first PvC or polyvinyl chloride products sold in the prairie market gave the vinyl a bad name. “Everyone had those white lawn chairs that turned grey after a while. That’s where it got a bad reputation.” The earliest vinyl fencing sold here was similar. It was originally manufactured in warmer, friendlier climates and not prepared for the harsh elements in Saskatchewan. The 2013 version of the product is much
hardier, Dusener reports. “The product supplied by Your Yard Solutions is made by a Utah company called Structure vinyl Fence. It’s manufactured with the highest industry Uv protection with 100 per cent virgin vinyl throughout. This ensures long term durability, flexibility and weatherability in even the harshest climates.” Because of this, he notes Your Yard Solutions’ product comes with a lifetime limited warranty. “Your Yard Solutions also uses a steel post and adapter method of installation for the majority of its fence posts,” Dusener says. “By using this method, the mess and hassle of drilling holes, concreting posts and frost heave can be avoided.” Adding to the durability is a variety of options, Dusener adds. “There are many styles, colours and options available so you can make your fence really unique.” Styles include varieties of picket, ranch, lattice or non-lattice and cascade fencing. Choices of colours that Dusener offers are white, tan and wood grain, which has a resemblance to cedar. Among the accessories are solar post caps, which give the fence a beautiful glow. Home owners also can choose
from a variety of caps, rails and posts. “We also custom build all of our gates,” he says. “gates are like doors so it’s very important that they work correctly. We don’t measure the gate opening until the fence is up. Then we make the gate fit those measurements. Our gates will always fit.” Special order products will take about six weeks to ship to Saskatoon but Dusener says he keeps many of the more popular styles in stock. “We can generally install 100 to 120 feet of fence a day so most yards will take about two to three days, depending on whether or not we need to tear down the old fence and other factors. “The end result is always the same,” he adds. “You have a beautiful worry-free fence that saves you time, sets your yard apart and adds value to your property.” Your Yard Solutions also sells a maintenance-free vinyl decking called Cellek. “What’s important about this it’s solid, cellular PvC. With the warmer weather sure to arrive any day now, it is time to start thinking about air conditioning. According to Michael Shaw of Centennial Plumbing, Heating and Electrical, there are a number of new trends developing in how we keep ourselves cool. As Shaw explains, the biggest change in air conditioning right now is the make-up of the coolant fluid used. Old cooling systems used r22 fluid, which contained hydrochlorofluorocarbons, an ozone depleting substance. A signatory to the 2007 Montreal Protocol, Canada committed to reducing the amount of HCFC consumed and produced in the country up to 75 per cent by 2015. Shaw says that AC units now use r410A, a mixture of difluoromethane and pentafluoroethane, which is much more environmentally safe. “All the units have this coolant now,” he explains, adding “the coolant is never supposed

to be released into the atmosphere at all, but if something happens, the r410A is much less harsh on the environment that the r22.” Shaw goes on further to explain that AC units are now also much more energy efficient, with most products now having a Seasonal Energy Efficiency Rating (SEER) of up to 20, a change from the 11 SEER rating that was standard in the industry until recently. Any unit given an Energy Star rating has a minimum 14 ½ SEER rating. Shaw estimates that you can save up to $40 a year per SEER rating you go up. In other words, if you upgrade from a 13 SEER to a 15 SEER, you can save $80 a year on AC. “A 15 SEER system costs around $300 more than a 13 SEER, so it will pay for itself in savings on your electric bill after only a few years.” Shaw says that the price for the 16 – 20 SEER units is “much larger, but due to our climate, and the need
to leave a green footprint, these levels will eventually become more common and be priced accordingly.” For the most part, the basic technology used to cool your home hasn’t changed much, and most homes still use either an outside compressor or a coil above the furnace to create the cold air, but new products are starting to emerge. The LG Duct-Free Art Cool Mini Split Single Zone System allows you to have an AC system that is both functional and decorative. The indoor Art Cool units are wall mounted and cool the whole home, and look like a painting or a photograph hanging on your wall, with art by such masters as Klimt and Van Gogh to choose from. “You can customize your AC unit to go with your room for between $3,500 to $5,000, depending on what size you are looking for,” Shaw says. Whatever you choose, Shaw advises you to make sure your AC unit is sized properly for your home, and says that you can get a “relatively efficient system for around $3,500,” but adds that “it is worth it to spend a little bit more to get a more environmental and energy efficient product.” LS

in the second segment of our continuing series, “what inspires you?”, Jennifer Jacoby-Smith talked to three Saskatoon home builders about the creative process involved in the design and construction of a new home. She discovered the inspiration for an outstanding design can come from a variety of sources, from travel to the beauty of a single object.
mAison Fine homes Started by Andrew and Jilaire Wagner in 2000, Maison Fine Homes and Interior Design specializes in creative custom designs for the Saskatoon market. They believe in creating a living space that is both beautiful and efficient. To find inspiration for their amazing show homes Wagner often refers to her own day-today activities. “I think I’m a problem solver by nature and that’s the filter I carry into all of our designs,” explains Wagner. “How can I make my hectic, busy life function more smoothly on a daily basis? Where do I put the mail when I come home, where do I charge my iPhone, where to I keep my take out menus? So our homes include features like charging stations, filing drawers, and other organizational solutions to you a visual rest from that clutter.” The design team at Maison spends a lot of time in careful planning of the utility zones
in their homes, such as mudrooms, laundry rooms or kitchens. In these spaces function is usually more important than looks, but Maison tries to find a way to accomplish both. Aside from her busy lifestyle, other design inspiration can come from almost anywhere. Product images from brochures or magazines can grab her attention and serve as a spark for the rest of the design. “In our latest show home the inspiration came from two things: a deep grey soaker tub that we ended up using in the master ensuite and a picture of a gorgeous home with grey siding and a chartreuse front door. The blend of masculine and feminine, the contrast of softness and vibrancy, and the colours became the starting points for the home,” says Wagner. Finally, Wagner adds, “I believe that every home should tell a story.” C o n t in u ed o n f o llo wi ng pa ge

M u lt i t e c h H o m e s Red Deer developer Multitech Homes, traditionally specializing in multi-family construction, entered the Saskatoon market a couple of years ago to do spec and custom design builds. Their show home at 330 Pohorecky is a 2,200 square-foot modified two-storey, featuring a spectacular 475 square-foot master ensuite. The ensuite has its own entrance hall with barrel vault ceiling trimmed with bronze tiles. Owner and president Wayne Strach says “designing a house from a clean sheet of paper is the most rewarding and enjoyable part of being a home builder as it allows me the artistic freedom to create and shape the function and style of all the living spaces.” As for where he finds his inspiration, it’s often in the midst of the stubborn task of “marrying” the limits of the location lot and the desired features. The challenges of how best to showcase those features often make for the best results. “With all the show homes, magazines, newspaper, and internet options, one would think design inspirations would be drawn

from a combination of these resources. Indeed it does, but it mostly comes from long, late, uninterrupted evenings of drafting, redrafting, and modifying, ‘from scratch’ plans in an attempt to create a unique, innovative, or dynamic architectural experience,” Strach goes on to explain. The Pohorecky show home and its luxurious master suite were inspired by the park across the street and the desire to give the bedroom the beautiful view. Putting the bedroom over the garage slightly lower than the second storey gave the design team a tremendous advantage. “With an over ten-foot ceiling in the master bedroom, it cried out to us to further enhance it with ceiling medallions, crown mould cornices, high three-part baseboards, chair rail wall details and a stamped tin barrel ceiling,” Strach explains. Adding those eye-catching details is what makes a Multitech build a special place to call home. Multitech currently has properties available in Hampton Village and Evergreen.
Prairie Living Homes Jim Theoret of Prairie Living Homes says inspiration comes from the families who will someday enjoy his creation. Just as Strach suggests, it takes time and sometimes several revisions to get each element just right. “When I am creating a home I think of functionality first and foremost then I incorporate the finishes that tie all aspects together. In each case I envision living in the home with my family regardless of the style or size. My design experience allows me to tweak every large space as well as every nook and cranny until it is perfect. Simple things like door swings and window placement make a huge impact on the functionality of a home,” says Theoret. The Prairie Living show home on Sinclair
in Rosewood drew partial inspiration from the exterior building requirements for the neighbourhood to showcase the craftsman style. Transoms over the interior and exterior doors, large door frames and oversized door frames provide the feeling of a character home. To take advantage of those sunny Saskatchewan summers, Theoret used nearly floor-toceiling windows. “In this home I created a bright and airy feel with large east-and-west-facing windows, transoms with glass above all interior and exterior windows and doors and bright white painted trim and mouldings,” says Theoret. “You know you have great natural light when you don’t feel the need to turn the lights on in every room on a gloomy day.” LS

Most of the time, living in Saskatchewan is great, especially during summer. But when the cold season drags on like it did this year, surely many people started to wonder what they could have done to make the shoulder season more enjoyable – short of flying to a warmer climate. Rockie Morley, manager at the Energy Doctor, thinks he has the answer: “This year, where the rest of us schlubs were waiting inside, waiting to have that outdoor experience, people with three-season sun rooms were already enjoying spring.” There are a few different options if you’re looking to make your backyard more welcoming and less dependent on perfect weather: you can choose a patio or deck cover, a screen room, or a sun room. People buy what their budget can accom-
modate, says Morley, so a popular option is to build a sun room in stages. “One year we might come build a nice deck, the next year add an aluminum roof,” he says. “You don’t have to do it all at once; you can do it in stages. It helps with people’s budgets.” Even just taking the first step of putting a cover over your deck or patio can make it more enjoyable to spend time outside. If your deck is facing south, during the summer it can get so hot you can’t even use it; a roof might be just what you need for shade. A cover also keeps the rain off the deck, which both allows you to spend time outside on drizzly days, and protects your deck from the elements, helping it to last longer. The next step is a screened room. These are especially popular with people who have

hot tubs because they let the heat and humidity escape, but the best part about a screened room may be its ability to keep the mosquitoes out. That’s saying something in a province where the mosquito is so populous; it may as well be our provincial animal! Of course, the favourite option is a bright and airy sun room. A solarium keeps out all of the elements, essentially creating a new room in your house for three-quarters of the year. “The main benefit is extending your seasons,” says Morley. “For the months you’re able to use it, it’s the most popular room in your home. It’s an addition to your home. It becomes the main living space.” He also points out that sun rooms don’t need to be as large as a typical room because the wall-to-ceiling windows make the room feel so much bigger. “It’s such a different atmosphere to have
all that glass; you’re part of the outdoors without being in the outdoors.” Putting together a sun room is “like Lego,” says Morley, where you can mix and match glass and opaque panels, customizing each room based on exposure to the sun and other factors. “The nice thing about this product is you have some choices in regards to what it does for you,” says Morely. Is your back yard facing north? Make the entire roof one giant skylight to let in as much light and warmth as possible. Want to block the view of that neighbour whose kitchen window looks over your yard? Use a couple of strategically placed solid panels. It doesn’t take long to install a sun room – about a week from start to finish – but you need to book early because they’re often booked solid months in advance. There isn’t a one-size-fits-all sun room; ev-
ery solarium is custom-made. So once you’ve decided that you’d like to extend your back yard enjoyment, the Energy Doctor will send one of their staff out to you to help you piece together a plan. They’ll talk about budgets, and help you determine what’s best for you. Morley’s idea of a blissful backyard is less about a made-in-the-shade sun room and more about a party with friends: he argues the best way to enhance your backyard experience is through a backyard barbecue island. These outdoor kitchens have your barbecue, a mini fridge, and seating all in one place. “It gives you a focal point, like a fireplace in a living room. People can gather and sit and enjoy beverages. He’d been working in the oilfield and was fed up with being away from home so much. So he started looking around for an opportunity closer to home. His buddy from the oilfield, Danny Pickett, joined him as a partner. They had entered an industry that was just starting to boom. “I felt like all the stars aligned. It was a perfect situation,” says nicholls. “We’d drive down new construction zones and it was like we were the ice cream truck. People were just coming up to us, saying please eavestrough my house; I don’t even want a quote.” The second motivator was to counter the influx of “shady, fly by night contractors that floated into Saskatoon and were wrecking the market for everybody, giving people a bad name. We tried to change that around a little, and it worked in our favor.” Offroad Exteriors has offered quality work, honesty, completion of a project and a fair price from the outset. The company started expanding and began doing fascia and soffits, as well as both five- and six-inch eavestroughing. Before long they moved into vinyl siding, specialty siding and fiber cement sidings, metal cladding, and they brought in a decking division. With these expansions, the company has doubled in size and sales every year and now has 12 employees and works with around 25 subcontractors on a regular basis. Hardwood flooring has gone au naturel with the warmth and character of weathered treatments highlighting the knots, grains and imperfections of wood. In addition to their authentic appearance, these floors stand up to everyday wear and tear like dropped keys, dragged chairs, kids and pets. “The visual aspect of flooring is such a dramatic thing in a house. These finishes add texture and character, but most importantly they are unique and have a personal feel to them,” says David Roden, one of four owners of Western Carpet One in Saskatoon. Roden says more and more people are looking for unique looks for their homes, and these floors fit the bill. Wire-brushed flooring is just that - wood that has been scraped with a hard wire brush. The soft sapwood is removed with the hardest surface left behind with lots of grain and texture. This wood has increased durability against chips and scratches, and, those inevitable scrapes are much more likely to blend in. The hand-scraping technique dates back 100 years. Today most of this flooring is produced by machine, but the weathered texture and wavy graining is the same.

Along with the warm and welcoming feel, these texturized treatments do offer more durability than their polished counterparts. They are more likely to hide imperfections like scratches and dents, or minor shifting that occurs with a change in humidity. Boychuk Construction is Saskatoon’s most established new home builder. Since 1947, Boychuk Construction has constructed over 7,000 homes in Saskatoon and area, and taken a leadership role in land development in our city. Boychuk has helped to shape a variety of popular neighbourhoods in Saskatoon, including College Park, River Heights, Confederation Park, Erindale, Arbor Creek and Briarwood. now Boychuk Developments is leading the way with the new subdivision of Rosewood, located in the city’s southeast quadrant, between Briarwood and Highway 16. The company was founded by Mike Boychuk, who built his first house as a private builder in 1947. The modest bungalow located at 1019 Lansdowne Avenue still stands as a testament to Boychuk’s enviable reputation
for building lasting quality. Since its founding, Boychuk Construction has remained a family-owned business. Family members include past-president Mary Boychuk, and company directors Fred Boychuk and Honya Olson. Ron Olson joined the company in 1979 and now directs operations as general manager. Olson recalls attending his first meeting of the local home builders’ association in 1975. “It was called HUDAC at the time. We’ve been a continuous member of the Association from that time forward,” says Olson. gain a lot of knowledge and information that helps you in your business.” Olson says that Boychuk Construction has made valuable business contacts over the years as a result of membership in the Association. “Quite often you meet new subtrades for the first time at those meetings. We’ve formed long-term relationships with many of them as a result. You also meet representatives of the financial communities through the Association. In fact, that’s how our association with the Bank of Montreal began. I met one of their commercial business reps at an Association meeting. We developed a relationship and now they’re our mainline bank,” says Olson. Member builders also gain valuable technical information and expertise through meetings and conferences organized by the Saskatoon & Region Home Builders’ Association, as well as their information bulletins. “On a provincial level, you can also gain tremendous insight into how housing policy works in the province, including land development policies within different jurisdictions

and different building permit systems,” says Olson. “On the national level, the Canadian Home Builders’ Association provides information to home builders, large and small, across the country. They provide information on issues that are facing our industry, including changes to the building code, environmental concerns and the development of energy-saving features and programs including R-2000 and ENERGY STAR®.” Individual builders can tap into the support and research services offered by the Canadian Home Builders’ Association, adds Olson. “We had a question on stairs relating to changes in the building code. Through our contacts at the national association, we were able to talk directly to the code makers in Ottawa. Membership in the Association gives you channels to help you contact people at the national level, the provincial level and the civic level. It opens doors that probably wouldn’t be there otherwise.” Over the years, Olson has taken a lead-

ership role within the Saskatoon & Region Home Builders’ Association, serving on numerous committees, the Board of Directors and as president. Olson is also active on the provincial and national front, serving as president of the Canadian Home Builders’ Association – Saskatchewan, and was the first Saskatchewan home builder to be named president of the Canadian Home Builders’ Association. His term as president of the national association expired in March of 2013. Olson thoroughly enjoyed his whirlwind term as national president. “The contacts you make while in the offices of president and vice-president are invaluable over time. I had the opportunity to meet with the Governor of the Bank of Canada a number of times to discuss how policy directly affects our industry. We also have input into the finance committee, as well as policies regarding immigration and training for newcomers,” says Olson. “You come away from the experience a better builder and a better business person.” LS

Certified Professional Home Builder Program revamped b y A s h l e i g h Matt e r n
Driving through new neighbourhoods in Saskatoon, all the houses look modern and attractive. But Doug Elder, president of Pure Developments, points out that there’s more to home building than cosmetics. “There’s a lot more than bricks and mortar to building a house,” he said. “Building a house is actually the easiest part of the job.” Pure Developments was one of the first companies to complete the new Certified Professional Home Builder Program through the Saskatchewan chapter of the Canadian Home Builders’ Association. The challenging program consists of 11 modules, covering everything from business planning and management to legal issues in housing to customer service. The revamped program also includes three completely new sections: safe work practices, building

codes, and construction technology. Elder compares a home builder having the certification to a doctor having their Ph.D; if you had to choose between a dedicated physician with their doctorate, or a physician who only practiced in their spare time and didn’t have any certification, who would you choose? “You’re making the largest investment of your lifetime, and putting the safety and lifestyle of yourself and family in the builder’s hands,” he said. “You should be putting your faith in a builder who has achieved a professional status.” Depending on how aggressively you attack the program, it can take quite awhile to complete, says Elder. “You need to know the material inside and out, and then challenge the exam. Re-

alistically, you want to spread this out over six months to a year. It took us about eight months to achieve.” To achieve completion, a company could have 11 different people each take one module. Elder chose to write all 11 modules along with different members of his team. “As the owner of the company, I want to make sure I’m 110 per cent on the literature. I was personally involved in each exam so there would be no surprises and to ensure I’m fully up to date with the new program as well.” The changes to the program started in 2010 with a mandate from the national level to promote professional home building as a way to combat the underground economy that had started to form in that profession, says Karen Kobussen, Regional Manager
Member Services and Events for the Saskatoon & Region Home Builders’ Association. “Home building is not really a regulated or legislated industry, per se, for everything that’s involved in it,” said Kobussen. “So we need a way to address the disparity between anyone who just picks up a hammer and says ‘I’m a home builder’, and those professionals who have legitimate companies and do it for a living. “It’s not about saying you can’t build a home, it’s about distinguishing the difference between people who are doing it because it’s their business, and those people who are just doing it on the side.” The revamped program has been moved to an online format. Not only does the digital version make it less time consuming for builders to take the program (because they don’t have to come in to the office to pick up reading materials and take the test), it also gives the Association the ability to update modules more frequently. The new modules – safe work practices, building codes, and construction technology – were previously not included in the program because they changed so often. For example, the building codes course has been created to cover the 2010 National
Building Code, which the Province of Saskatchewan adopted in May, while the safe work practices course reflects changes to the occupational health and safety act that came into law last year. With construction technology especially, changes happen quickly. The new program explores topics like future proofing and energy efficiency, for example. The program was built like a teacher might build a curriculum based on national standards. The Canadian Home Builders’ Association set the benchmarks, and the Saskatchewan chapter created the content with the help of experts and other home building associations. All of their builder members have to take the program to become a certified professional home builder, and you have to be a member of the Association to take the course, which means the Association has already done a lot of the homework for the consumer. They know their members are qualified. “The public can definitely rest assured that our members, the companies that are investing their time, energy, effort, and money into taking these programs, they’re definitely legitimate, qualified, professional contractors,” said Kobussen. nience. “People who like that industrial look for the most part are people who like to cook, and they like entertaining. Many people who go for the induction cooking and the contemporary look are busy people who don’t have a lot of time to cook,” says Koetting. Split Personality If you have a split personality you probably don’t want to own up to it, or you may not be aware of it, in which case, no worries. The split or dual personality has two or more distinct personalities that take turns controlling their behavior. If that’s you, you have a friend in the flex dual oven, that, fortunately for us, can’t decide it if wants to be one oven or two. “There is a bit of a trend to having dual ovens, versus just the single ovens,” notes Koetting. Unlike the double oven which involves two separate oven cavities or units, the flex dual oven can operate as a single or a dual oven, because of the removable partition inside. With the divider you can have two different temperatures and double your cooking and baking capacity. Techno-savvy If you’ve ever wanted to do your laundry remotely, you’re in luck. Never mind recording your favourite shows remotely by cell phone, Samsung has designed a clothes washer that you can start using your smart phone. There’s a benefit for busy moms who 66
are running up and down stairs, trying to guess when the load is done. They are able to monitor cycle selection, remaining time, and finishing alerts from anywhere in the house. Presumably, you could also start your laundry from your workplace, should the impulse strike you. Koetting says younger shoppers like his 26 year-old daughter come into the store with their Samsung smart phones, and they already know the brand through familiarity with the company’s electronic devices. Imagine coming home late from the airport after being on vacation: in the taxi on the way home, you pull out your cell phone and use an application to tell your house you’ll be home in a few minutes. The house follows your pre-programmed instructions to turn on the lights, and start the air conditioning or furnace. When the taxi pulls up, your driveway lights are on, and the front entrance is welcomingly bright. Saskatoon Smart Homes uses a combination of technologies, primarily from Crestron and Lutron Electronics, to create a home that takes care of itself, or works for you at the push of a button. In a smart home, you’ll find whole house audio-video systems with all the equipment hidden in a room in the basement. All the Tvs have access to the same media, so you can start a movie in the living room, and finish in your bedroom. Two main groups of people wire up their homes for automation, says Eldstrom. “One group is the geeks who just love the technology, and to being able to whip out their iPhone from the office and show people who is standing at the front door.” The other group includes designers and architects who don’t want all the technology to be visible. “Designers love it because... it’s all hidden in the basement, and they don’t
go back and change it. For a lot of people, their budgets are tight; they still want this type of stuff, but it can be done later as long as it’s wired when the house is being built.” He says they have clients who budget to automate their home over a three-year period. The first year they might do lighting and irrigation, then motorized blinds the next year when their budget allows. Home automation is difficult to do as a renovation; motorized blinds, or running audio-video cables to certain locations in the home are both impossible as renovations, says Eldstrom. That said, there are many wireless products that can be used to partially automate a home. All of the Lutron products for lighting are wireless; Saskatoon Smart Homes only has to replace the light switches to create an automated lighting system. Automated homes aren’t a new, futuristic technology. The systems have been refined and perfected over the past decade, and are now more affordable than ever before. Computerization in homes is already becoming commonplace – in thermostats, refrigerators, and washers and dryers, for example. Wiring a whole home to be smart is just the next evolution in homes. LS

Motorized venetian blinds are one of the most popular options, even for people who aren’t interested in complete home automation. Blinds close at sunset for privacy, or on hot summer days to keep the heat out, or they stay open during the winter to warm up the house. Saskatoon Smart Homes often steps in at the building stage to wire up the windows so they’re ready for motorized blinds if the home owner chooses to install them at a later date. This “future proofing” is a growing trend in home technologies. “Even if people don’t want smart home systems right now, we’ll work with builders so people can wire their homes and have the system installed done down the road,” says Eldstrom. “Once the walls are in, you can’t

The waterfalled peninsula features low sheen zebrano wood with horizontal graining. It’s the “chunkiness” of the layered countertop and the way it winds upward to the staggered bulkhead that provides the intimate setting. We accented the front base with recessed polished metal strips and added bar stools with a mahogany sweeping sculptural back to pull in the natural wood tones. The black glass backsplash which features a series of three sizes of glass tiles adds both reflection and texture to the feature wall while the flooring in a herringbone hardwood vinyl planking reveals soft matte tones in a driftwood gray. For added light we designed a waterdrop inspired light box. The diffused light is filtered through the acrylic lasered panels, seeping a soft glow to the lounge area. The West Coast style has a sweet simplicity tied into the details. It just takes a bit of balancing to combine the right amount of contemporary clean lines with West Coast warmth....the result is a welcoming space to come home to. Affordable housing continues to be a hot topic in Saskatoon. And home builder Jastek is continuing their tradition of offering high value construction at an affordable price with their latest condo project called Montierra. Located between McClocklin Road and 37th Street, the 108-unit project sits across the street from Seager Wheeler Park and has close access to the extensive walking trails throughout Hampton village. Retail amenities include a Shopper’s Drug Mart and strip mall a block away. McClocklin Road offers quick access to the airport and north end of the city. Montierra follows on the heels of another very popular development for Jastek – Jade condominiums – which quickly sold out. While Machart says he does see a fair number of first-time home buyers visiting the project, it’s not just those getting into the market for the first time who are attracted to projects like the Montierra. Some buyers are looking for a condo for their kids who are moving to the city for post-secondary education. Others desire a fresh start after the end of a relationship or change in financial situation. Empty-nesters love the opportunity to travel for months at a time without worrying about a yard, yet are still able to have a beautiful contemporary space to call home. Whatever the reason for pursuing a condo, there seems to be no end in sight for the condo market. “The market for condos in the city continues to be strong, particularly in the price point we’re in,” explains Machart. “We’re
selling condos every day.” Getting in at a lower price point with the Montierra can also mean benefits down the road, with buyers being mortgage free sooner. If mortgage rates do increase, a lower principal may save home owners a ton of headaches and worry. Machart also points out a main floor condo unit at the Montierra can grow with the owners. “Most condos when you out grow your condo, you have to sell and then buy. In this case you start out with your 910 square feet, then for a small investment, you finish your basement. You’ve doubled your square footage, so people can stay (in their condos) longer and they can save more money.” The Montierra also has loads of curb appeal with stone accents and cedar shake siding. The condos also have their own patio or balcony – perfect for barbecuing or relaxing with a cold drink. With so many highly sought after features and an attractive price point, the Montierra will no doubt be another successful project for Jastek. There’s a new neighbourhood to call home in Saskatoon: Kensington. Located west of Confederation Park and Pacific Heights, and north of 22nd Street West, Kensington is the first residential development within Saskatoon’s rapidly expanding Blairmore sector. The popularity of the Blairmore Sector is evident by the rapidly expanding commercial interests in the area. The Blairmore Suburban Centre is home to the popular Shaw Centre with its multitude of recreational options, and has also attracted the likes of a Wal-Mart Super Centre, Staples and the city’s first Lowe’s Home Improvement Centre, in addition to a variety of restaurants, banks, medical offices and a new Best Western hotel. Kensington is being developed by three principal land owners, including the City of Saskatoon, Dundee Developments and West Canadian Development Corporation. Infrastructure in the first phase of development is now being completed and residential lots are now being made available in Kensington. The City of Saskatoon owns the greatest share of land in Kensington and is making approximately 150 lots available to builders and private individuals in its current lot draw. Frank Long, manager of the City of Saskatoon Land Branch, anticipates an additional 178 lots will be ready to disperse by the fall of this year. Holding 30 per cent of the land in the sub-
division, Dundee Developments has also been busy in Kensington. The land developer has plans to bring 270 residential lots onto the market this year; these lots will only be available to qualifying new home builders. “Our servicing is primarily in the most southerly portion of the neighbourhood, closer to 22nd Street,” says Donald Armstrong, vicepresident, Saskatoon land operations, with Dundee Developments. “We’ll likely have a total of 490 residential lots in Kensington upon completion, in addition to attached housing and townhouse product.” The third major land developer in Kensington is West Canadian Development Corporation. The company holds 25 per cent of the land base in Kensington. President of West Canadian Development Corporation, Raj Toor, says that they have 88 residential lots ready for construction, on Stromberg Crescent and Stromberg Court. The developers plan to build a diverse selection of new homes on approximately half of those lots; the remaining lots will be available to selected new home builders. Kensington will be home to an almost equal proportion of single- and multi-family homes. Home buyers will have a diverse selection of lots to choose from, including affordably priced lots with lanes, conventional lots that will accommodate houses with attached front garages, lots backing onto linear parks and
green space, walkout lots and lots on cul de sacs. Architectural guidelines are being finalized by each of the developers, designed to strengthen the neighbourhood’s visual integrity and establish visual harmony that will enhance the streetscapes. Kensington will be home to attractive water features that will serve both esthetic and practical purposes. “There are more water features in Kensington than you would typically see in one of our developments. They’re going to be great amenities for the neighbourhood, with walking trails in and around the ponds,” says Long. “We’re going to take a different focus on those water bodies in Kensington and work to naturalize them, making them more of a constructed wetland. There will be native plants that will complement the eco-system and actually take out some of the contaminants from storm water that collects in the ponds which might then get into the river.” Kensington has been designed to be a “walkable” neighbourhood, linked by attractive linear parks with walking trails. “Every portion of the neighbourhood will have access to a park, be it a linear or a pocket park. We will also use those pocket parks to connect and allow pedestrians and cyclists to move seamlessly through the neighbourhood. “The linear parks will provide great connectivity from Kensington to the existing Blairmore commercial area, the Shaw Centre and the two high schools,” says Long. “If you’re buying a house in Kensington, you will have access to some great nearby amenities, including the Shaw Centre.” The linear park system will link to the Village Centre and a core neighborhood park anchoring the development. Land has been designated adjacent to the core park for two elementary schools and an integrated community centre. Roadways in Kensington have been designed to reduce conflicts between motorists and pedestrians, including the frequent use of roundabouts. “Roundabouts slow down the vehicles and allow pedestrians to interact with them in a safer manner,” says Long. “Where school sites have been designated, we’ve tried to deflect some of the commuter traffic away from the schools, so there will only be school-oriented traffic coming through.” Kensington developers would like to make the new subdivision as environmentally-friendly as possible by encouraging the construction of energy-efficient housing and the promotion of composting and rainwater-capture systems. The projected population of Kensington is approximately 8,300 people upon build-out. “We are expecting Kensington to build out as fast, if not faster than Hampton Village,” says Long. “I wouldn’t be surprised if we are in and out of this neighbourhood in less than seven years.” “There appears to be strong interest in Kensington. We’re encouraged by that,” says Armstrong. “That’s why we’re starting with a more aggressive servicing plan. We’re already working on servicing the land for next year’s development phase.” LS 79

Everyone likely has heard the phrase, ‘setting a new standard.’ Doing that isn’t enough for Saskatoon home builder Jason Campbell, owner of Campbell Homes Custom Builder. In his efforts to provide a quality product, he believes in setting many new standards. One example occurred last year when Campbell Homes built the province’s first new house entirely framed with PinkWood. “We’re always looking for ways to improve construction,” Campbell says. “We started using PinkWood in our homes because it’s coated with a special material that makes it resistant to fire, mould and fungus.” This year Campbell reports he has taken PinkWood further with a home being built in The Willows. “It’s a 1,760 square foot home with 2,400 square feet of developed space and will be largest home in Saskatchewan constructed using PinkWood.” Both of these houses have a community element. Tying into the pink theme, Campbell Homes teamed up with Saskatoon City Hospital Foundation last year to create the first ever Pink House campaign in benefit of the newly expanded Breast Health Centre. Contractors were asked to donate time, supplies and services, the value of which was donated to the Centre when the house was sold. The campaign raised $200,000 for the facility, which offers an integrated approach to treating breast-related health concerns. “We were very pleased with the response we received from the campaign last year and
are confident that, with the help of our friends in the building sector, we can see similar results this year,” Campbell says. The second Pink House campaign is underway this summer, with construction of The Willows home expected to be completed by October. not satisfied to stop with using valueadded materials such as PinkWood, Campbell says that the Willows home is also introducing another new standard. “The house, located at 13-602 Cartwright Street, will be Saskatchewan’s first ever home to receive the Holmes Approved Homes certification. This is an important new certification for our industry and we’re excited to lead the way. “Everyone is familiar with Mike Holmes and his efforts to ensure that people ‘make it right’ when it comes to building homes. I think my customers will be pleased we’re building our homes to his standards.” Those standards call for features that exceed industry standards in areas such as tiling, structure, insulation and foundations, he explains. “For example, the Holmes Approved Homes certification calls for a professional grade wrap around the foundation walls that provides durable protection against basement flooding.” Another example is in tiling. The new certification sees an underlayment that bonds to the structure to increase the load support and preserve the integrity of tile assembly, while also creating a tight, water resistant barrier.

PinkWood is a standard in all Holmes Approved Homes as is Roxul insulation, which also has fire and mold resistant qualities. Energy efficient standards include drain water heat recovery and insulation under the basement slab. Finally, to ensure it’s done right, Campbell says the certification calls for a total of six independent home inspections at various stages of construction. “These are done by only Mike Holmes approved inspectors, who are trained to ensure that the standards Mike Holmes
wants are part of all phases of construction.” The improvements only add minimal costs to a new home. “You’re looking at about a five per cent difference between houses built to minimum code and Holmes Approved Homes. In terms of Campbell Homes, it’s only about five to seven thousand dollars.” Campbell says it’s worth it, especially to own a home approved by one of the most trustworthy and recognizable figures in the industry. A Reader’s Digest survey ranked Holmes as the second most trusted person in
Canada – only behind David Suzuki. Forbes Magazine also ranked Holmes the third most trusted of 1,700 North American celebrities; only Morgan Freeman and Ron Howard ranked higher. It means extra paperwork and much more diligence for Campbell Homes but Campbell says it fits his philosophy. “The reason I started my company was because I wanted to build what I felt was a better product. I think the Saskatoon market is ready for something like this.” LS

Barbeque season is fast approaching, and many people will be looking to replace their old grill. As Bob Perry from Wheatland Fireplace explains, there are a number of different outdoor cooking options to choose from. Perry says that for the charcoal enthusiasts, cooking this way is “a passion. They will only use charcoal, and nothing but charcoal.” And to indulge in this passion, Perry recommends The Big green Egg, an all ceramic “big, dimpled green egg shaped” charcoal barbeque. This product is only sold by company approved vendors who are trained on how to best support customers purchasing this item. Perry says the appeal of charcoal is “the pureness of flavours it produces, and the fact that you can get it up to 700 degrees in 10 or 15 minutes, and it will retain that heat for a long time.” If you are looking to go in the opposite direction from traditional charcoal, maybe an outdoor kitchen is for you. Wheatland Fireplace carries the Bull brand of outdoor kitchens, and Perry says that you can easily get the customized look and experience you want. “These kitchens come with fridges, sinks, stereos, ice chests, the options go on and on and on. You name it; we can put it in for you.” According to Perry, some people choose to have their outdoor kitchens done in stucco to match their homes, while others opt for a rock or tile look. He also adds that the plumbing is winterized, and that “many people use this kitchen year round, even in winter.” An addition of a fire bowl can provide warmth for those winter outdoor chefs and the grill itself can be charcoal, propane or natural gas, depending on your preference. “The idea of an outdoor kitchen is really starting to

take off,” Perry says, adding that Wheatland Fireplace has had to double the size of their showroom recently in order to better showcase all of the new products available. One of those new products, and a product that Perry is very excited about, is the Traeger Wood Pellet grill. The Pellet grill uses 120 watt power to heat an igniter rod, which in turn heats up the wood pellets in the fire-pot section of the grill. The key to using the Pellet, says Perry, is that it allows you to cook “low and slow, or you can use it as a convection oven. The wood fire adds moisture to your food, and there are no flare-ups. You can even do a pizza off of a Pellet grill.” The Pellet goes through wood pellets at about the same rate a regular barbeque goes through propane, and a bag of pellets costs around $20, for which Perry estimates you can get about “ten hours cooking on high, but most people don’t want to cook on high all the time.” As well, the 100 per cent natural pellets are available in a number of different flavours, including alder, apple, cherry, hickory, maple, mesquite, oak and pecan, making the Pellet grill an ideal meat smoker as well. In order to maintain your barbeque or outdoor kitchen, Perry suggests covering your barbeque during winter, and making sure to keep the grill and grill shields clean of corrosive sauces. For this, Perry says “take the scraper off of your barbeque brush and throw it away. It scratches and scrapes the coating. It is the worst thing you can do for your grill. Just use the bristles.” And while it is safe to use tin foil on your Pellet grill, Perry does not recommend it for any other kind of barbeque. Whichever option you choose, enjoy your time outside! LS

They landed a distribution deal with Purity Light Health Products, representing over 2,000 health food stores across Canada, then signed an agreement with Neal Brothers Foods, a distributor serving retail stores in Ontario and Quebec. “Our products are also now being featured by Co-op retailers. That’s our biggest Canadian chain. We first met with them in June of 2012. They’ve been very accommodating and supportive,” says Natasha. Last year, Three Farmers also expanded its product offerings with the addition of two flavoured camelina oils: Roasted Onion Basil and Roasted Garlic Chili. The new C o n tin u ed o n p a ge 88

Slice baguette thin and spread evenly onto a sheet pan. Drizzle Camelina Oil over the baguette slices, season with salt and pepper, then toast them in the oven to golden brown (about 10 minutes). Cool before serving. Remove the seed and scrape the avocado out of its peel into a bowl. Add lime juice, camelina oil and crushed garlic, then mash together to desired consistency. Mix in chopped pepper and red onion. Season with salt and pepper. Serves six to eight.
Camelina Caprese Salad A simple, garden delight… 3 cups garden greens 1 cup cherry tomatoes, halved ¾ cup bocconcini cheese, halved or quartered 5 basil leaves, chopped fine 2 Tbsp. A year ago, the Vandenhurk sisters braved CBC’s Dragon’s Den and landed a deal with venture capitalist Arlene Dickinson. The episode, taped six months earlier, aired on October 10. “Dragon’s Den significantly boosted sales. As soon as the episode ran, the pickup was just awesome,” says Natasha, who reports that Three Farmers Camelina Oil achieved a 200 per cent sales increase in 2012. “This year, we plan on at least doubling our sales over last year.” It took almost a full year to complete the paperwork and finalize the Dragon’s Den deal. “Working with Arlene has been awesome. We’re in touch with her fairly often. She’s done some webisodes with us that she’ll be launching on her own site in the coming months,” says Natasha. The sisters plan to meet with Dickinson every business quarter. “We’ll come in with our challenges and problems and she’ll help us out in that regard,” says Natasha. Dickinson has also helped Three Farmers make connections in the corporate world. “This year, we’re launching a corporate

gifting package which will be an additional SKU for us,” says Elysia. Dickinson has also introduced several celebrity chefs to Three Farmers, including Jamie Oliver and Lynn Crawford. “Just making those initial introductions is very helpful for us,” says Natasha. As a chef, Elysia’s own profile continues to rise. Earlier this year, she appeared on the Marilyn Denis Show, as part of the daytime TV program’s Next Cooking Expert competition. This summer, she’ll be in the spotlight at the Calgary Stampede, appearing at the Calgary Co-op Kitchen Theatre, demonstrating recipes she’s developed featuring Three Farmers Camelina Oil. “Once you start using camelina oil in your recipes, it’s hard to go back to an olive oil that’s a little bit heavier,” says Elysia. “When you put it next to other oils, it’s a lot lighter and a lot fresher. It takes like spring!” Elysia demonstrated the versatility of Three Farmers Camelina Oil for the readers of Living Spaces, by preparing a full complement of fabulous garden-fresh dishes and sharing the recipes with us. Quinoa with Roasted Butternut Squash and Mushrooms A light, yet hearty salad 1 cup mushrooms, quartered and roasted 2 cups butternut squash, cubed and roasted 2 Tbsp. Three Farmers Camelina Oil 2 Tbsp. brown sugar or honey 2 cups quinoa, cooked 3 green onions, chopped ½ cup carrot, shredded ½ cup pecans, toasted and crushed ½ cup aged cheddar, shredded 2 Tbsp. cider vinegar 2 Tbsp. Roasted Onion and Basil Camelina Oil
Camelina Pesto Pasta with Shrimp Always a crowd pleaser…. 60g basil (about 2 large handfuls) ½ cup toasted cashews 2 Tbsp. lemon juice 3 garlic cloves ½ cup parmesan cheese 1 cup Three Farmers Camelina Oil ½ cup vegetable stock or milk 12 shrimp, cleaned 1 Tbsp. Roasted Onion and Basil Camelina Oil 3-4 cups cooked linguini noodles Toast the cashews until lightly browned in the oven or on the stove top. Toss basil, garlic, cashews, cheese and lemon juice into a food processor and puree together. While processing, add the Camelina Oil slowly. Bring a pot of lightly salted water to a boil for the pasta and preheat the grill for the shrimp. While cooking the pasta, toss the shrimp in 1 Tbsp. of Onion and Basil Camelina Oil. Skewer the shrimp for the grill. In a sauce pan, heat ½ cup of pesto and ½ cup of vegetable stock or milk. Whisk together and simmer to reduce slightly. Now, place the shrimp skewers on the grill and cook for about 3 minutes on each side. Once the pasta is cooked, strain it and toss it into the sauce pan with the pesto. Stir, season with salt and pepper and serve with your shrimp skewers. Put the leftover pesto into ice cube trays and freeze them into small portions for next time. Serves four. 90
Preheat the BBQ (or oven) to about 375° F. Dice the squash to small bite size pieces and quarter the mushrooms. Toss the squash and mushrooms with Camelina Oil, sugar, salt and pepper. Place them in tin foil and cook on the barbecue until soft, about 20 to 25 minutes. In a bowl, toss cooked quinoa, shredded carrots, green onion, pecans and aged cheddar together. Dress with Roasted Onion and Basil Camelina Oil and vinegar. Toss the warm roasted squash and mushrooms (along with juices) into the quinoa mixture, season with salt and pepper. Serves great warm or chilled and also makes a great stuffing for peppers or chicken. Makes six cups.
Prosciutto Wrapped Asparagus with Camelina Oil Delicious appetizer or side dish. Salty, earthy, and a crunch of sweetness. 10 asparagus 10 slices prosciutto 1-2 Tbsp. Three Farmers Camelina Oil Cut the woody bottoms off the asparagus and wrap a thin layer of prosciutto around it. Drizzle with Camelina Oil, season with pepper, then grill or sauté to desired doneness, about 8 minutes. Makes 10 pieces.
