The Wagner family’s new home in The Meadows is proof that good things come in small packages. Andrew and Jilaire Wagner are the husband-and-wife team at the helm of Maison Fine Homes and Interior Design. The business represents a merger of each of the couple’s skills: Andrew is a Mechanical Engineer by profession, while Jilaire is an experienced communications and design professional. The duo expects to construct seven homes in Saskatoon this year, ranging from $500,000 to spectacular custom builds topping the million dollar mark.

In May of 2013, Andrew, Jilaire and their daughters, Camden and Ayda, moved to an ultra-charming 1,780 square foot two-storey Craftsman-inspired home in The Meadows. “It’s a design that’s part of a new series of floor plans we’ve developed. The house was three-quarters built when we decided to move into it ourselves,” says Andrew Wagner. Andrew says moving into the home gave the family of four an opportunity to test drive the new design. “We’re really liking it. The size and the footprint aren’t large but it has a lot of functionality built in.”

The move represented a significant downsize from the Wagner’s former home: a sprawling infill residence with over 4,000 square feet of developed living space. Although their new home on Pritchard Crescent has a much smaller footprint, in many ways it feels more spacious, says Jilaire Wagner. “Although we’ve decreased our living space by half, it doesn’t feel like it. We actually have more storage in this house than we did in our previous home.” The couple spent a lot of time developing the home’s footprint and floor plan, which includes a 250-square foot bonus space on the third floor. “We were trying to design the perfect urban home,” says Jilaire. “This house is only 22 feet wide. That’s kind of a magic number, because it fits on a 30-foot lot, so it’s perfect for an infill lot. It can also be twinned as a duplex, because at a width of 44 feet, it would fit on a duplex lot very easily. “The other thing about it being only 22 feet wide is that we were able to do full joists across the whole basement. There are no teleposts limiting how the basement can be laid out,” says Jilaire. The spacious feel inside the home belies its compact footprint. “Inside, we wanted a really hard-working house. This home has all of the same functional zones that 2,600 or 2,800 square foot houses have – but in a much smaller footprint. We still have a mudroom. We still have a second floor laundry. We have the master bedroom with a really nice ensuite,” says Jilaire. A tour of the home begins in the spacious entrance. The Wagners believe it’s important to make a great first impression and don’t believe in scrimping on foyer space. Just off the foyer is an inviting flex room which the family uses as a music and art room. “It would also be an ideal den, TV room or home office,” says Jilaire. A pretty powder room is just next door. A contemporary open galley kitchen is the star of the great room. “We

wanted it to feel very bright and open. We wanted to do more of a grounded kitchen, so we chose custom grey cabinetry and matching quartz countertops,” says Jilaire. A 9-foot, six-inch quartz island extends across the kitchen. The monochromatic colour scheme was a bit of a design risk, but one that paid off. “Usually, you pick a countertop that contrasts with the cabinetry. We decided to do both in the same shade. I think it creates a furniturelike appearance – like a dresser or armoire. It adds a lot of elegance to the kitchen,” says Jilaire. The biggest design splurge in the kitchen was the striking backsplash, featuring Calacatta marble in an intricate herringbone pattern. Mixed metals are one of the year’s hottest design trends – one that Jilaire has embraced. The home’s selection of fixtures – from lights to faucets – includes an intriguing mishmash of aged gold, black iron and sparkling chrome. Adjacent to the kitchen is a mudroom, featuring a custom storage wall with built-in adjustable shelves for boots and shoes, cubbies for mitts and toques, and a catch-all drawer. A six-inch wide ledge extends along the opposite wall – an ideal spot for lunch kits and car keys. A row of coat hooks makes it easy to hang up jackets as you enter through the back door. A pocket door conceals the mudroom from the kitchen. “It stops the visual clutter and maintains privacy when everyone is in the great room,” says Jilaire. She describes the home’s living room as ‘kind of petite.’ However, the small space delivers big style with its contemporary floorto-ceiling river rock natural gas fireplace, dressed in sleek MDF panels which were painted in a grey lacquer to match the kitchen cabinetry. Large windows, eight-foot interior doors and nine-foot ceilings make the area feel more spacious than it is. The Wagners purposely designed the home’s stairways to incorporate built-in storage solutions on all four levels of the home. “The staircase continues all the way up. On each floor we incorporated different types of storage – from book shelves to cabinets for toy storage,” says Jilaire. The family’s three bedrooms are located on the second floor, along with a four-piece bath and a generously-sized laundry room. The ensuite also features grey storage towers which flank the wallmounted commercial sink. “The towers offer a lot more storage space than a conventional vanity. We even have room for our linens,” says Jilaire. The home’s third floor bonus space is used as the family’s TV room and play area. With large windows on each end and a dramatic vaulted ceiling, the bonus room is an inviting retreat. “It’s the girls’ favourite room in the house. They call it ‘the attic.’ They think it’s very cool!” says Jilaire. The Wagners made every square inch of space in their home count, including the basement. “We’ve developed the basement as a client meeting space and office for our company,” says Andrew. “It’s almost like having a demonstration suite. When we’re meeting with a client, we may want to demonstrate how something in the house works. We can come upstairs and show them the set-up of the kitchen, the mudroom or all of the built-in shelving,” he adds. “We’re really excited about this plan because it’s such an interesting way to use space,” says Jilaire. “What Andrew and I are trying to do is build special homes. No matter what our clients’ budget is, we want to create something that’s very personal, special and unique to them. That was the goal in creating this floor plan. We wanted to deliver something that was a little more economical to the market but still had all of that functionality and style.” LS

Over the past few months we have had some nasty cold snaps. This means winter construction and lots of changes to the techniques we use in the summer. Here are some of the most commonly asked questions that I receive.

Q: Since the ground is frozen how are you able to dig basements in the winter? A: This is one of our toughest hurdles of winter construction. The ground hardness depends on several factors: moisture, snow cover and different types of soil to mention a few. For instance, if we had a lot of rain in the fall that was absorbed into the ground and then it froze, that soil is much more like a block of ice and much harder than if it was a dry fall. We excavate our foundations with a large trackhoe equipped with an earth bucket. In the winter that bucket has to come off as it will not penetrate the soil, instead we use a large steel ripper tooth which looks like a four foot-long jackhammer without the vibration. We pick away at the frozen soil until we are down a couple of feet and put the earth bucket back on to clean the hole. Then we repeat the process for as long as it takes. A normal summer excavation takes between four to six hours; January excavations can take as long as four days. It’s not fun but it’s a choice you make being in the excavating business in Saskatchewan. Q: How much more does it cost to do a foundation in the winter? A: There are several factors that are involved when pricing winter concrete work. As explained above, the frost needs to be ripped and takes a lot more time and is very hard on our machinery. In order to pour concrete in the winter, we have to use heated concrete which is done by steaming the cold aggregates (rock, sand) and by heating the water to a very high temperature. After the foundation has been poured, the whole foundation needs to be covered or hoarded and heat must be pumped into the tarping to protect the concrete from freezing. The three factors – ripping of frost, heating of concrete and hoarding of concrete – are passed onto the customer and can add anywhere between 10 to 15 percent on the original quote. Q: How cold is too cold to pour concrete? A: Our workers will often work up to –40°C. The ready-mix suppliers usually stop hauling concrete at -30°C. Even though heat and different chemical admixtures have been added to the concrete mix, there is a much higher risk of mechanical breakdown and at the cost of concrete we would like to keep those odds in our favour.

TecHStyles turns the spotlight on home innovation

Get ready to sample the future! TechStyles is set to dazzle a home-savvy crowd when HomeStyles returns to Prairieland Park, March 20-23. Building on the success of its debut last year, TechStyles will showcase the latest innovations and cutting edge technology for the home. “TechStyles was born because we saw there was growing interest in home theatre over the last ten years, and in home automation in the past couple of years, and we thought, this is its own thing. We wanted to capitalize on it, and showcase it to consumers,” says Karen Kobussen, Regional Manager, Member Services for the Saskatoon & Region Home Builders’ Association who produces the show. The success of last year’s TechStyles has attracted more exhibitors for 2014. “It’s about a whole environment that’s totally automatic and electronic,” says Kobussen. It’s about security companies that offer whole home automation, programming your lights when you’re overseas, energy efficiencies, geothermal and solar heating, flushing your toilet or starting your washer with your smart phone if you want, and much more. “It’s almost like the future is now,” she adds. One of the new exhibitors is DesignerStone, an innovative product newly arrived in Saskatchewan. Stone panels a quarter inch thick are said to be the first innovation in stone in a decade. “The applications are endless. We use them for fireplace surrounds, walls, ceilings, floors, you name it,” says Scott Hein, exclusive supplier in Saskatchewan. Hein has just finished outfitting the ensuite shower in the Hospital Lottery Show Home with DesignerStone. “We did a shower in there with our Carrara White Marble,” says

Hein. It’s a walk-in style shower with stone on two sides and glass on the other two. The panels are 100 per cent natural stone and sourced around the globe. “This stuff is quarried all over the world, Africa, Asia, Brazil, and there’s a few other places,” says Hein. The stone is put on an engineered polymer backing which makes it literally ten times stronger than traditional two centimeter stone. Hein says it’s also 100 per cent waterproof. DesignerStone will bring an onyx panel to TechStyles. “This is amazing stuff. It’s a translucent 100 per cent natural stone that comes in the same size panels (5 x 8’) and you can light them up from behind,” says Hein. He just sold one to a high end restaurant in Waskesiu and they’re using it in their bar front. Superior Cabinets looks forward to participating in TechStyles, to showcase the hub of the home, the kitchen. “Through our Digital Showroom we can do interactive design with our clients,” says Shahan Fancy, Corporate Sales Development Manager. “It allows clients to interact and navigate with various designs, change cabinetry colours, door styles, paint, flooring and countertops all at the click of a button.” Visitors to the Superior Cabinets exhibit will see how this technology works.

“When clients choose to work with Superior Cabinets on their renovation project, we take it one step further and utilize the Digital Showroom to show clients what their kitchen will look like in colour 3D. This tool allows clients to visualize their space beyond the rudimentary black and white renderings and take their design to the next level,” says Fancy. Also in Superior Cabinet’s dynamic display watch for additional innovations like their Intelligent Drawers System, display bifold lift up cabinet doors with soft close, ergonomic considerations, cabinet pull-outs and organizers. For other kitchen fashions, Fancy says, “You’ll have to stay tuned, as this display is guaranteed not to disappoint.” You’ll find Superior Cabinets in Hall A, Booths 932 and 935. Shaw has innovative new products, apps and features they will highlight at TechStyles. “We think that TechStyles is the perfect place to help both builders and home buyers get the most out of our network,” says Brent Beatty, Major Accounts – New Developments at Shaw. System Built Developments is an innovative new manufacturer in Saskatoon that builds homes using the System Built Construction process. “The process combines ‘panelization’ or ‘automated panel building’ with modern modular building technologies and is the most sophisticated construction method in the world,” says Sansom. “The house or building is constructed in pieces or separate box-like

Isn’t it about time your home started paying its own way? As the host of HGTV’s long-running hit series, Income Property, Scott McGillivray helps home owners across Canada generate income from their own residences. In each episode, McGillivray rescues cash-strapped home owners and teaches them how to renovate their property and transform underutilized space into income-producing regulation suites. COMFORT real estate investing, because I love talking about that. I always strive to give people good take-away information. But when I come back to a market, I like to give people new information, so this year, I’m also going to talk a bit about working with contractors: how to find the right contractor and what renovations they should focus on.” The development of secondary suites in the basements of new and existing homes has become very popular in Saskatoon. Many local builders are now offering the option of a secondary suite when designing and building new residences. “Saskatoon isn’t the only city that’s championing purpose-built secondary suites. It’s catching on everywhere. It’s such a fantastic way for first-time home buyers to get into the real estate market. Buying a home is getting more expensive, so this is becoming a reality for anyone who wants to purchase a home,” says McGillivray. McGillivray will also share advice for people who are interested in following in his footsteps and establishing their own careers in property investment and management. “I’m going to talk about how to get that first property, what to look for, how to finance it,”

says McGillivray. “The key is to be able to set yourself up to get multiple properties. A lot of people make the mistake of putting all their eggs in one basket on the first property, and then they’re just kind of stuck. They have all of their resources focused on one single property, and have no idea how to get another one. “I really take a larger goal-oriented approach to real estate investing, so that your first property is just that – your first property, not your last property.” Audience interaction is a big part of McGillivray’s lively presentations. “I’m going to leave more time for questions in Saskatoon this year. I was just overwhelmed with questions last time and I wasn’t able to answer too many people. If you have any questions about real estate, real estate investing, the show – I’d love to answer them!” says McGillivray. Season Eight of Income Property is now airing on HGTV. Last year, the show expanded to one-hour episodes. Viewer response was overwhelmingly positive. “We were a little worried because it was double the amount of time we were asking from the audience, but it turns out that it’s what they

wanted. The ratings are even better with the one-hour show! It dominates the night every time it airs,” says McGillivray. Fans said they wanted even more information on buying and renovating properties with revenue potential. “I love that we have the opportunity to do that now,” says McGillivray. “It’s been an unbelievable run and the show is going strong. The fans are ready for more!” McGillivray is currently wrapping up the filming of Season Nine, as well as developing two new shows. Flipping The Block is one of the two new shows currently being developed by McGillivray’s new production company, SKIT Inc. “Flipping the Block is about renovating an entire apartment complex,” says McGillivray. “It’s a big show. I don’t know how else to put it. It’s as real as it gets. It’s something that every home owner is going to be interested in.” He anticipates Flipping The Block will begin airing by the end of 2014. For the design team at Centennial Custom Homes – a division of Centennial 360 – it can be a singular item that provides the creative spark for a new project. “Often the inspiration starts from a single piece,” notes Rebecca Simpson, a member of the design team at Centennial. “In one case it was a necklace. In another it was a pair of shoes. Sometimes it could be a pillow that we just love the colour and texture of. It starts the ball rolling.” Michael Shaw, division manager, adds, “It leads you to the towel selection, which leads you to the cabinet selection, which leads you to the paint colours. It all just kind of comes together.” Another key part of developing new ideas is using the internet – specifically Houzz. com. A little like the popular website Pinterest, Houzz focuses on interior design ideas. Ranging from the latest trends to the down-

right strange, Houzz also offers the ability to put together your own design book, to keep track of all your favourite photos. “You can lose hours on Houzz, just looking at different ideas. It’s thousands and thousands of pictures – some fantastic, some awful,” explains Shaw. Coming up with great ideas that fit the client’s needs means spending a lot of time imagining the type of family that will call the house home. A lot of thought goes into the layout of each design to make the space efficient and workable for day-to-day living. It’s important to start with a good layout. “You can make anything look pretty, but the layout is important from the very beginning,” says Shaw. “We want the house to not only look beautiful, but it needs to be user-friendly. We pride ourselves on the fact that our houses are beautiful and practical,” Simpson says. C o n t in u ed o n p ag e 32

Northern Sky Developments As a custom home builder, it’s not surprising when Zak Kostyna of Northern Sky Developments says most of their design ideas come from their clients. “We show them pictures of past projects and our design library, but also reach out to internet resources where ideas can be easily found and shared,” says Kostyna. “We really encourage them to come up with as many pictures as they can, and then incorporate as many of their unique ideas as the budget allows. Nobody has an unlimited budget, so we find ways to include the key design needs in one way or another.” Like many other builders the Kostyna family travels frequently and they make note of the architecture and trends in other cities. “It might sound weird, but when we come back from a trip, for every picture of smiling family, friends or adventure, there seem to be as many or more of terrific architecture, outstanding homes, or little architectural details.”

Kostyna credits the family’s globe-trotting for the Asian, Latin and European influences that turn up in their designs. “We often put up new and interesting ideas on our Facebook page, sometimes even just downright weird ones! If we get a lot of likes on something, we know we should be thinking about incorporating those things in our designs,” notes Kostyna. The award-winning home builder is known for the use of wood and other natural products in their spectacular houses. While modern building materials are intended to be quick and easy, the products make it a challenge to add character to a space. “We’ve really been inspired by the architecture of Greene and Greene, who kindled the ‘arts and crafts’ style in California in the early 20th century. Their styling also supports the ‘vintage industrial’ decorating trend we see emerging. Think Restoration Hardware,” says Kostyna.

Customer feedback and the location of the house can play a significant role in the design of a new build, according to New Rock president and CEO Cam Ens.

Cam Ens, president and CEO of New Rock Developments says inspiration can come from a variety of sources. First and foremost the location of the property can play a significant role in the design and layout. “Inspiration is derived from the environment that surrounds our developments. Every city, and indeed every community within that city, has its own unique character,” notes Ens. A house in the new subdivision in Kensington may look very different from a house in Rosewood. Ens adds he also loves to visit homes in other communities to see what’s trending. He also uses the internet to stay on top of new innovations and cutting edge design. As a leader in providing entry level housing, Ens says they focus on efficient use of

space – making sure every square foot is used effectively. This requires careful attention to detail in each build. Ens says it also means listening carefully to clients who’ve purchased their homes for ways to improve their product. “A primary contributing factor is feedback from our customers on the features and elements that they liked in the homes they have purchased from us plus suggestions on other things that they indicate would be a nice addition to their home.” The feedback they’ve received from customers has inspired different elements of designs in their new show homes. “We also highly value feedback from our customers, which has led us to incorporate a more open plan design with greater form and function and more gathering space.”

Where do you recommend we focus our budget? A. You will get the most performance out of your home by investing in insulation. We recommend starting with insulation because it reduces heat loss from the home, allows the furnace and other appliances to be sized smaller and to work less, and improves the overall comfort of the home for the life of the house, not just the life of the appliance. By investing a few extra thousand dollars into your home’s shell, you will improve performance and reduce energy consumption. Here’s what we suggest can be done for a smaller investment: • Install a minimum of R50 in your attic.

• Use closed cell spray foam for the rim joists. Rim joists are notoriously hard to insulate properly and spray foam is the most effective way to seal up the leakiest part of the home. The same is true for spaces above the garage and overhangs.

• Insulate your basement with a minimum of R20 (20-30% of a home’s heat can be lost through an uninsulated basement). • Install rigid foam insulation under your basement slab. A concrete slab draws the heat out of your home on a continuous basis. Installing foam insulation between the concrete and the ground breaks the heat transfer, keeping your home warmer. A larger investment, but one that is equally important, relates to the approach used in insulating the walls. Typical wall insulation is R20. We recommend increasing this by using one of the following techniques:

• Build an additional 2x4 wall on your exterior. Offset the 2x4s to reduce the direct heat transfer through the wood to the exterior. Insulate the 2x6 wall with R20 as usual, and insulate the 2x4 with R12 batts. You achieve R32 plus the performance will be significantly greater than a traditional 2x6 wall as you have eliminated much of the heat transfer that occurs through the wood frame due to thermal bridging.

Q. What one design element can make the biggest impact won the ambiance of a new home? A. No design element can affect a home so dramatically than LIGHTING! Lighting transforms rooms by adding interesting shadows. It showers pools of light on artwork, while its soft glow creates a scalloped effect on upper cabinets. It offers warm inviting rays in entryways and interesting wall-washing effects in hallways. Each layer adds a sense of intimacy. Without proper lighting, even the most spectacular architecture and artwork will be bland and mundane. Ninety-five per cent of all floor plans have areas of insufficient lighting. A builder’s basic floor plan can be instantly transformed by selecting the right light fixtures, knowing where to position lighting and choosing the correct wattage. Q. Where should lighting be installed in great rooms? A. Start by establishing your focal points. Where do you want your eye to be drawn? When done right, lighting functions as a beautifully tuned instrument, creating a perfect composition of light, layers and flow. Consider gimble lighting over the fireplace to allow for directional heads, complemented by a series of sculptural wall sconces measured to fit pre-determined artwork. Select undercabinet lighting for floating shelf areas. If your great room has high ceilings, consider a centralized large-scale hanging fixture to accentuate your selected style. Add a series of directional recessed down lights – installed 14 to 20 inches from the wall, spaced 18 to 24 inches apart – to create interesting wallwashing beams of light. If recessed lighting is positioned further from the wall, you may lose this effect. Q. DOES my floor plan haVE sufficient lighting? A. Certain rooms require more task lighting than others, including bathrooms, kitchens, walk-in closets, pantries and offices. Main areas such as living rooms, hallways, media rooms and dining call for ambient lighting. This Lighting Requirement Formula can help you plan the right schematic. First, multiply the length of the room by the width to calculate the total area. Multiply the area by 1.75 to determine the total wattage you will need to light the space. For example: If your great room is 14 feet wide and 20 feet long, the total area is 280 square feet. Multiply 280 x 1.75 = 490. According to the formula, you will need 490 watts of total light to efficiently light your space. Divide this area into 60-watt recessed potlights. (8 potlights x 60 watts = 480) You may wish to add wall sconces on a dimmer switch to accentuate ambient lighting. If you have a 10 to 14-foot ceiling, consider a sculptural central hanging pendant to define your style. Lighting is the reflective jewelry of the room. Look for statement pieces to make your room sparkle! LS

The kitchen is the heart of most homes, a place where families and friends gather and enjoy each other’s company. It is also one of the areas of the home that is most often renovated, as popular looks and options for your kitchen are always changing. According to Murray Cressman, owner of Majestic Cabinets in Saskatoon, this spring’s trends for cabinets is “light and airy,” while designs that promote “clean lines” are also popular. Cressman says these looks are achieved “with a heavy emphasis on grey tones, bringing in accent colours with a backsplash or even with your appliances.” He explains that “a modern, industrial, high gloss look is also trending this spring, a high gloss look that is sleek and clean. For woods, look for a more natural or rustic look and accent that with high gloss top cabinets. There will be less abrasion to the glossy look if you use the high gloss products higher up.” As well, Cressman says that “quartz countertops are also big this spring, and they are a good choice if you are looking for long-term quality.” 44

Cressman says that this modern design is replacing “the more bulky, substantial look of a few years ago. Raised panel doors are being replaced by the sleek look. Unless you have a log cabin, using oak or natural maple woods are going to look more dated.” If you are looking for a quick change for your kitchen, Cressman suggests looking at painted finishes for your cabinets. “Painting your cabinets can give you a quick, fresh change for a mid-range price. You can get a new colour or go for a distressed look for your flat-front cabinets.” If you are thinking about re-doing your kitchen, Cressman says there are several things to take into consideration. “You need to think about what kind of lifestyle you lead. How often do you use your kitchen? Do you have kids or pets? What do you want your home to look like?”

To prepare for your first consultation, Cressman says it is really helpful to the designer if you come with an idea of “what kind of appliances you want. This is a really important first step for us to work from. If you can come with some rough measurements as well, that is also good information to have.” Cressman adds that Majestic has a “free measuring service. We will send our person out at least twice to take measurements.” He says you can expect to meet with the designer “around three times before the renos start – once to initialize details, once to review them and then once to finalize everything.” Cressman further adds that kitchens are “very customizable to your preferences and lifestyle, and our designers are happy to work with you to achieve your look.” Majestic has some tips for looking after your cabinets, including keeping harsh clean-

ing chemicals from coming into contact with your countertops and finishes. Avoid putting damp cloths on your cabinet doors, as this can damage your finish. Of course, do not use abrasive tools like steel wool or powdered cleaners, and try to avoid having appliances like coffee makers or kettles directly on or underneath your cabinets. Don’t use waxes or polishes. It is also best to not use your dish rag to clean your cabinet surfaces, as it contains grease and soap. For the best outcome, Majestic recommends using a soft, lint-free cloth with simple warm water and mild soap, followed immediately with wiping your cabinets dry with a clean cloth. In the spring of 1996, Robert and Darlene Fraser built their first show home on Laycoe Court in the brand new subdivision of Silverspring. They’d incorporated R & D Fraser Homes earlier that year. Robert continued to work with CN Rail to support their new enterprise, but it only took a couple of years until business was booming and Robert was building houses full time. “Things took off kind of quickly for him,” notes son Clay Fraser. The second year of business, Fraser Homes built 12 homes. In 1999, the City of Saskatoon asked Fraser Homes to participate in a parade of show homes in Silverspring. In order to participate a builder had to be a member of the Saskatoon & Region Home Builders’ Association. Clay says membership gave their company several advantages over competitors.

“We reaped a lot of benefits by being a member of the Association,” Clay explains. “It helps just being up-to-date with different aspects of the industry. I think it might give our clients confidence to know that they’re protected from some of the smaller builders or fly-by-night builders that come into the city.” The Frasers also appreciate being part of the Association and the charitable causes they champion – such as the annual Children’s Hospital Parade of Homes. In addition to being a member of the Saskatoon & Region Home Builders’ Association, Fraser Homes is also a member of the Saskatchewan New Home Warranty Program and has received the Diamond Service Award from them. Over the past 18 years, Clay and his brother, Tory, became more and more involved in

the business, starting with framing and finishing tasks. Tory now serves as site manager and Clay as general manager. Now the company averages between 60 and 80 homes a year – including single and multi-family homes. Keeping the business flourishing for future generations of the Fraser family is a top priority for Clay. “We’re a family-run business (and want to) keep that for generations to come as well for my son and my brother’s sons,” Clay comments. “We don’t have a five-year plan like some other companies do. For us it’s just taking care of each client that comes through the door.” While they are Saskatoon’s third largest builder, they have no sights on becoming number one. Their goal is to retain their reputation of “showing honesty, quality and having outstanding service for our clients… The number one thing in any industry is showing that you care about your product and that you are there to look after your clients.” Fraser Homes has never missed a possession date. Many of the trades people and suppliers have had ties to the company since the very beginning. This reduces delays during construction. Recently, Fraser Homes expanded into condo projects. Dawson Estates in Hampton Village is their third condominium project and the company plans to continue with a mixture of single family and multifamily projects. “We’re trying to do a (condo) project a year, if possible, if we can find land available to do that,” says Clay. “We have a lot of repeat customers. One of the best advertising you can get is word of mouth and referral from your previous clients,” says Clay. “We build everything from a starter home to an executive style home that you’d see in Greenbryre Estates. And it doesn’t matter which house we’re building – the same quality goes into every home that we build.” This year Fraser Homes will be part of a builder parade in Kensington in July, but there are still lots available in all the new areas of the city: Evergreen, Rosewood, The Meadows and Greenbryre Estates. Protect your garage floor from the elements

The Slide-Lok flooring treatment adds style and function to your garage.

Long consigned to unglamorous duty as the repository for household odds and ends, outright junk (and even the occasional vehicle), today’s suburban garage is starting to become valued real estate in the battle for more living space. Home owners have many choices to make that newly appreciated space even more appealing. One such option includes durable, stylish treatments for the concrete floor. Cliff Thiemann offers Slide-Lok Garage Flooring at Saskatoon Custom Garage Interiors Inc., which he owns with Larry and Elaine Westby. The busy shop stocks a wide selection of garage shelving, wall storage options and even ‘man-cave’ accoutrements like bar stools and beer keg coolers. But a well-appointed garage begins with the floor treatment. “It’s kind of a ‘wow factor’ after someone sees a garage we’ve done,” says Thiemann. “People can also see it in our showroom,

which is done up like a garage.” The Slide-Lok flooring treatment utilizes a new generation of fast-curing material, called polaspartic. It can be tinted to suit the needs of the home owner, and micro-media agents like quartz and colour chips add a handsome, textured look. “In many cases the garage can be a mancave, but moreover it’s a multi-purpose recreation room,” says Thiemann. “People add TVs and beverage fridges and keg coolers. If you’re only having another couple over it’s fine to stay in the house, but if you’re having a party, then back the cars out, clean the floor and you’ve got another room.” Even if the family garage is never destined to become an entertainment space, that newfound ability to thoroughly clean the concrete floor will really make life easier for woodworking hobbyists and weekend grease monkeys. Applying the floor treatment begins with patching cracks and then diamond grinding

the concrete floor to open up its pores. Thiemann says the preparation of the concrete, and doing any necessary repairs, is just as important as the quality of the finished product. The polyaspartic material is different than just water-based repair material because it penetrates into, and bonds with, the concrete. It actually soaks into the concrete to about one-eighth of an inch, and adds a top coating of about 30 millimetres. The flooring can be applied in one day and is four times stronger than epoxy. It will also not yellow or fade and is UV-, impactand abrasion-resistant. It can be applied at temperatures as low as -29C, though curing

times will increase. But generally you can walk on the floors after four hours and drive on it within 24 hours. “Polyaspartic, after it’s fully cured, is a non-porous product. So gas, diesel, salt, oil and water just sit on top. It protects the concrete and it looks great.” Finishing the edges of the flooring adds even more value to a garage. Speed Cove applied to edges of the floor gives it a nice round finish and adds another level of weather- and pest-proofing to the space while complementing the look of the room. The Speed Cove product is precast in four- or six-inch heights, and is treated at the

Nature dominates our outdoor landscapes, and being intentional about bringing it into our gardens is a natural step. Combining the five elements of nature – earth, fire, metal, wood and water – can become a basic organizing principle when considering a landscape design. Incorporating the elements of nature is not a huge leap in landscape design. “That’s naturally where it’s going to go,” says Tom Levy, owner of Vision Landscape and Design. The use and placement of the elements creates balance in the overall design. Vision Landscape has been creating designs in Saskatoon for over ten years. Working as a landscaper motivated Levy to start his own business to improve the quality of residential landscaping. “What we do is more of an art form, it’s not ‘get in, rush, do it, finish it, get paid.’ I think of it as a piece of art once we’re done,” he says. “Earth is best represented by bringing in boulders, stones and even clay pots,” says Levy. The soil itself may be the easiest element to work with since it’s already there, waiting to be formed into the desired contours. “I like giving people their hardscape and initial layout with a few key trees, and then add to it as they see fit,” says Levy. In the layout, curves tend to win out over straight lines.

Although Levy prefers the straight lines, he notes, “there are no straight lines in nature.” Fire has been an element of survival since the dawn of time. As a source of beauty, fire is a spectacular centering feature, drawing all to its hypnotic warmth. Adding a firepit to a strategic location is the simplest way to include the element of fire in your landscape. “If a fire pit is not desired, the effect can also be achieved through choosing brightly coloured plants in orange and red hues,” says Levy. Bring ambience to evening gatherings by lighting up your nightscape with lanterns or candles. The strength and structural impact of metal offers a pleasing contrast to the softer surfaces of grass, plants and leaves in your garden. Metal in a landscape can be artsy or functional, or both. “Bringing metal into a design allows the home owner or landscape designer to add a personal touch to the landscape by adding a favourite metal sculpture or a really cool decorative trellis,” says Levy. Steel planters or furniture create interest in outdoor chat areas, whether it’s stainless steel or metal you’re going to let rust. The element of wood is naturally occurring in the landscape. presence through fences, bark mulch and patios. But it also adds a powerful aesthetic presence through structures like pergolas, arbours, gazebos and privacy screens. There are meaningful benefits to having a water feature in your landscape in addition to the visual. “Water brings a life to the garden,” says Levy. “A moving water feature, such as a waterfall or fountain can bring a feeling of tranquility and also be a place for wildlife to meet.” Flowing water releases negative ions which are said to positively influence the immune system and may be mood enhancing. One of the big trends in landscape design right now is low maintenance. “I’d say about 90 per cent of the people that come talk to me are saying I want something very easy to take care of, low maintenance,” says Levy. Another trend is to blend your vegetable garden into your landscape. “There’s a trend into edible plants where you don’t need a specific garden. Beside your patio or up your pergola you could plant some peas or some lettuce. Peppers or other vegetables can be planted in random spots,” says Levy. “Some people plant corn or some wheat just to make

it more useable space and not have a specific place for a garden that they have to tend to.” Levy likes to help clients uncover and articulate their vision. “Most places I go to they say, ‘I want a really nice yard, I don’t know what I want.’ But that’s not true; everybody knows what they want. In the end it’s about personal taste and what works for them. “I tell people, design for your dream yard instead of designing for a budget,” says Levy. The nice thing about his approach is, with a landscape you can start with a scaled back version if necessary and add items as time progresses. If you start by designing for a budget, you may get a yard you don’t really like. There are ways to get something amazing without having gaps in the layout. Deciding to super-insulate his home was a moral issue for Andrew McKinlay. The costs involved in retrofitting a home built in the 1960s may have argued against it, but the benefits go beyond mere financial rewards for the Saskatonian. “I feel we need to be taking these steps, even if the economics aren’t there yet. Sooner or later we’re going to have to do these things, and I’d rather be part of the solution than part of the problem,” says McKinlay. So, part of the solution he is. McKinlay contracted Vereco Homes Ltd. to handle the retrofit, which meant analyzing his Richmond Heights bungalow and recommending environmentally-friendly improvements. The plan evolved into stripping off the old vinyl siding – which he recycled by selling it – and sealing the house envelope with a vapour barrier, dubbed xWRAP, and adding eight inches of rigid insulation. “Our gas bills are lower, and the house is warmer in the winter and cooler in the summer,” says McKinlay. The extra insulation in the walls makes the home quieter as well. It’s something he’s noticed because his home is on a bus route. Sterling Summach and Jeff Espeleta, owners of EVCO Developments, are builders accredited to work with Vereco Homes on smart green homes. They are seeing more Saskatoon clients turn to super-insulation to control heating costs and stem energy use. “People are becoming more environmentally-focused,” says Summach. “It’s a point of being a good citizen and being concerned about alternatives. But in the end, it all comes down to payback. People want to

know what the return on investment is going to be to invest in a green technology, and if it makes sense.” Summach says the calculation that has to be made balances energy cost savings over about eight to 10 years. That’s the tipping point for most retrofits, he finds. “We’ve started to see a lot more people super-insulating their houses. You’re looking at an eight-year payback on it, but what they’re essentially doing is limiting their need for a whole lot of gas for a traditional furnace. “A lot of people will elect to go with an electric baseboard heater, but then throw in solar panels as well. So you’re using very little energy to heat your space, and then you’re offsetting by adding solar.” Other green technologies, like harvesting geothermal energy from deep underground for heating and cooling, have a much longer payback period, and are not as popular with his customers. With the xWRAP system, EVCO Developments takes an existing house and basically covers it in anywhere from eight to 12 inches of rigid insulation, creating deeper window boxes and door frames, and then re-siding the building. “We can build it in such a way that once it’s done, you’d never know that the house has been super-insulated. It will look like every other house on the block, it’s just going to be a lot more efficient.” The cost varies, depending on the size of the home and the complexity of the work, but a simple bungalow will start at about $10 per square foot. The siding costs are in addition to that and depend on the client’s choices.

The xWRAP system is all about controlling air movement, says Summach. The external air vapour barrier – a peel and stick system – is almost like putting a whole rubber boot around your house. “In our climate, part of the issue comes with air exchange. If you have a leaky house, the more air exchange you have and the less efficient it’s going to be because you’re exchanging the warm air in your house with the cold air outside, and vice versa in the summer.” Because fresh air is important for health, the system depends on a high efficiency air exchange system that also works as a heat exchanger. In winter, it takes energy from the air, leaving the house to heat the air coming in. It can also regulate the humidity in the house with an optional addition to the system. It also hooks up with the exhaust fans in bathrooms and kitchen. Some clients are getting away from forced air heating altogether, says Summach. He’s noticed a lot more people going toward boiler systems for in-floor heat or for the modern style, highly efficient radiators. “From an efficiency standpoint, the heat transfer coefficient of water is as much as four times higher than forced air,” he says. Summach says that while Saskatchewan is blessed to have lower energy costs than many other parts of the world, it makes converting homes to new technologies a longer process. “There are products that we are sitting on here that are fabulous, but aren’t quite ready yet for our market just because people are still very conscious about that payback time.” The solar option appealed to McKinlay. He added both electric and hot water solar panels to his roof to complement the super-insulation. “We actually generate more electricity than we use now, so the utility company pays us for the excess that we send back into the system. And for about six months of the year the hot water panels supplies the home with all the hot water it needs.” He admits the payback is quite long for both solar systems, but is happy with the positive example it sets. “If enough houses did this, we wouldn’t need our coal-fired power plants.” LS

Regardless of where the office is located, there is one primary concern, according to Bowman: “Organization is key for any good office, whether it’s open or closed.” Visit any design store to find unique ideas for storage and organizing things. Even simple matching baskets can provide a neat and clutter-free way to keep everything in its place. Built-in cabinetry, while expensive, can be a smart investment for home offices as it provides countless storage options and matches with the rest of the cabinetry in your home. Cabinetry is also a great way to make a big impact and create a space that is functional yet beautiful. Bowman also says lighting has a big impact in your office. No matter what size of workspace you have, take some time to think about what kind of lighting you need. Track lighting and puck lighting and even a clip-on lamp can brighten up your area without taking up a lot of space. One of the major obstacles to a clean neat looking office is what to do with the many cords that come attached to the electronics of modern life. Whether you work from home or just need a space to organize your bills, a home office can provide organization and beauty to your home. The first step in creating a home office is finding a designated space. While most people think of a spare bedroom in the basement, Tamara Bowman of Metric Design says offices can be located anywhere in your house. “It’s finding that pocket within the home that’s dead space or maybe space that isn’t really being used as well as possible,” says Bowman. Innovative offices have been created using a built-in desk and filing cabinet under a staircase. Or transform a wall in your mudroom or a corner of your living room with a table and lamp and inventive storage. Even a large landing at the top of the stairs can work

for an office. As long as there’s room for a desk or table and some lighting, there’s room for an office. Bowman says her team of designers are doing more and more offices incorporated into the main living area of the house. “You know families don’t spend enough time together – so that’s why we are starting to see some of the home offices come out into the living area, so you can do some of your paperwork and your filing while you’re still with the family,” Bowman explains. The location of your office may depend on the level of privacy required. If your work requires lots of quiet time or confidential phone calls, it may be better for you to have a segregated room. On the other hand, if you want to be connected to the pulse of what’s going on in your family, then an open office in a central

It should also be a place you embrace. Who wants to work in a crammed, disorganized, dark room? Liven up the space with bright colour on the walls, a favourite piece of art and, of course, tons of creative light fixtures to make an office you want to spend time in. Including an inspirational photograph or souvenir from a trip may give you just the nudge you need to get your work done. Bowman says, “[It’s about] making the office space beautiful; making it not an eye sore… making it part of the space you’re living within every day and making it a feature.” LS

Stainless steel has been the darling finish of the kitchen landscape for decades, but with the introduction of a new finish from General Electric, its reign is being challenged. The new GE finish is a warm, matte grey called slate. A warmer alternative to stainless steel, the stone-like, earthy slate pairs well with the hardwood floors, wood cabinets and stone surfaces so popular in kitchens today. The creation of the colour wasn’t as simple as throwing some samples together. Chris Bissig, manager of concept and brand development with GE, describes the process as both a science and an art. About a year and a half ago, Bissig and his team started to look into alternatives to stainless steel, noting that some kitchen designers and users felt the ubiquitous silver finish was “a little cold and clinical in some environments,” said Bissig. They wanted to find a finish that was softer and would blend in more with the surroundings, especially considering the current trend of kitchens and living rooms merging to become more open living spaces. They visited homes, talked to people about their kitchen décor, and took notes about what they were using in terms of floor-

ing, cabinetry, paint colour and countertops. The trends were clear: Wood cabinetry, stone countertops, tile backsplashes, hardwood floors, warm paint colours and textured finishes. With that data in hand, they started developing a finish to match those warm tones. “We were hanging out a lot in the paint booth, mixing colours,” said Bissig. “So you add a little bit of yellow, a little bit of red, maybe a little more grey, looking for something in a little bit of a darker tone to match some of the darker tones you see in wood cabinetry or stone.... “We started adding metallic flake as well to add a little more richness, a little more reflectivity, and at the same time, we’re also looking at varying levels of gloss. That was a very experimental phase, where we were looking at a lot of different samples, a lot of different ideas.” The end result was a neutral grey that’s warm enough to match the natural tones they were seeing in kitchens, but not so warm that the colour started looking brown. looking clean. The fingerprint problem was also something GE wanted to address with this new finish, and slate’s matte sheen does resist fingerprints. To clean the slate finish, all you need is soap and water, and ideally it doesn’t have to be cleaned as often as stainless. There’s definitely a demand for the new look – sales of slate have been double GE’s original estimates. Bissig says he thinks there are a couple of big reasons for the finish’s popularity: the fact that it’s easier to clean, and that it’s an alternative to pretty much everything else on the market. Stainless steel was introduced in the late ‘80s and has been huge since the early 2000s, while white has been around for over 100 years. Slate is neutral and versatile, but also different and unique. The slate finish even matches the other stainless steel appliances you might already have in your kitchen because it features stainless steel handles and touch points. Does the popularity of slate spell the end for stainless steel in the kitchen? Only time will tell, but for now, home owners are eager for the change slate offers. “There’s been a need out there for something that’s different,” said Bissig. “A lot of consumers have been looking at black, white and stainless for a long time.” LS

If you want to be on trend with your flooring this year, choose hardwood or a lookalike with a wide plank size. The visually striking look of wide planks is different, but still classic, and draws attention to the grain of the wood – whether artificial or natural. “The wide planks are popular beyond belief,” said Trevor Pickerl, operations and sales manager with Cornerstone Flooring and Interiors. “It’s more aesthetically pleasing. With inch and a quarter or two-inch boards, you have lines going through your house like crazy. So now with a wider board, it’s displaying the wood a lot more than the lines.” Wide boards can work in both modern spaces and in houses with a more rustic style. In a higher-gloss and lighter shade, the minimal lines lend themselves to a clean, contemporary look, while a darker matte colour draws attention to the pattern of the planks, bringing up connotations of antique furniture and times gone by. No matter the style of the house, wide planks always have the effect of making rooms seem a bit more open compared to smaller boards. Pickerl notes that the many repeated lines of a more narrow board can make a room seem more closed in. Engineered hardwood works especially well with the wide style because hardwood has some problems with stability the wider the board gets. Solid hardwood is a threequarter inch thick piece of wood, while

engineered hardwood features a top layer of hardwood cross-layered with other materials. There are a couple of benefits to engineered hardwood over the natural thing: it can be easier to install because it can be a floating floor, and the layered structure holds up better in variable climates, like in Saskatchewan. Where natural hardwood expands and contracts, engineered hardwood always keeps its shape. “Engineered hardwood is becoming more popular these days because of its durability,” said Pickerl. “It’s more structurally sound than hardwood.” Another trend gaining momentum in hardwood and lookalikes is mixed-width planks, says Pickerl, where wide widths are paired with narrower widths. The mixed look has a similar effect to wide planks, where the eye is drawn away from the lines the planks create, and focuses more on the grain. With wide planks, the effect is achieved by minimizing the number of lines, while with mixed-width, it’s achieved through the contrast between the different-sized planks.

People choosing the random widths want a more unique look than a plain hardwood floor, says Pickerl. “Everybody has the hardwood floor nowadays... so now they’re getting more creative and mixing it up a bit and getting a little bit of a design in there.” Hardwood – whether natural or engineered – will always be the gold standard in flooring, but the alternatives have improved significantly in the past few years. Laminate producers have learned how to mimic hardwood to the point where it can be hard to tell it apart from the real stuff, and laminate is less susceptible to humidity and temperature changes, though the price is about the same. Pickerl is especially excited about advances in luxury vinyl planks. The cost for the boards is roughly the same as hardwood, but Pickerl says home owners can save some money on the installation because it’s much easier to install. “The durability of the vinyl planks, the ease of installing the vinyl planks, is a lot better,” said Pickerl. “Vinyl planks are so popular, and have come such a long way with the look of it – the realistic look of the hardwood.” Nothing can truly beat the look and feel of natural wood, but the lookalikes are pretty impressive substitutes. Whether the real deal or an imitation, more and more home owners are choosing the classic hardwood look, and Pickerl thinks the wide planks and random widths are only going to gain popularity over the next few years. Is your home fully protected? With home prices continuing to climb in Saskatoon, making sure your home and possessions are properly insured has never been more important. But the good news according to Andrew McDougall, with Cherry Insurance in Saskatoon, is that ensuring that you have enough coverage on your home is more affordable then you might think. “People are often surprised at how inexpensive home insurance is,” McDougall explains, adding that insurance brokers figure out the minimum insurance needed by using a formula that takes into consideration the year your house was built, the size, how many bathrooms, the type of home it is and where in the city it is. “From this data, the system generates a replacement value.” For example, McDougall continues, “the system might come up with the replacement value figure of $700,000 for a $350,000 home. That is the amount it would take to rebuild that home.” McDougall estimates that, on average, a bare minimum policy would cost the home owner only around $1,200 a year, and this cost can be paid in one instalment or in monthly instalments. He also notes that, if you have not made any insurance claims in five years, most brokers will give you a 15 per cent discount on your policy. A basic insurance policy covers what are known as ‘named perils’. These include fire, lightning, wind and hail as well as liability and theft. However, according to McDougall, “very few people go with just the basic insurance. They want to make sure that they are covered as fully as possible.” 70

You can buy extra insurance to cover disappearances of your belongings (when something has disappeared without there being an obvious burglary of the home), and McDougall suggests purchasing extra insurance if you own high end items so that you can receive the full value back for them, especially as “around 80 per cent of a home’s value comes from its belongings.” McDougall strongly recommends buying sewer backup insurance, which is not included in the named perils. However, as McDougall says, “although sewer backup insurance is technically an option, it’s not, really, because most brokers will just automatically add it to your package. Let’s face it, your sewer is going to backup before your house is going to burn down, in most cases. We’ve seen a lot of this in the city the past few years.” McDougall points out that the cost of sewer insurance is dependent on where your home is located in the city, but insists that it is coverage you don’t want to be without. While it is not the law in Saskatchewan that home owners purchase home insurance, McDougall explains that most lenders will make insurance a requirement of mortgages. He estimates that, overall, around 98 per cent of home owners in the province carry some form of home insurance. At the same time, McDougall says that the percentage of those who rent and carry tenant insurance “is substantially less, maybe at about 50 per cent. Imagine living in a black-and-white world, like a film reel from the 50s, an achromatic existence. Thankfully we live in colour, and can enjoy the radiance of an expansive palette in our natural surroundings. Splashing your world with colour can be as simple as splashing your walls with a new hue. Colour adds ambience and creates mood, so refreshing a paint colour will refresh your look and possibly your outlook. Farrow & Ball Paints and Wallpapers has suggested four key colours for 2014, designed to bring us back in touch with nature: ‘Cooking Apple Green,’ ‘Stiffkey Blue,’ ‘Purebeck Stone,’ and ‘Mole’s Breath,’ says Michelle Rowlett, Interior Design Consultant for Braid Flooring. The flooring company has recently become the exclusive supplier of Farrow & Ball products in Saskatchewan. An established company based in Dorset, England, Farrow & Ball operates a little differently than its counterparts. “Farrow & Ball is unique in that the paint is tinted and mixed K l a ss e n in the factory in England and then shipped world-wide,” says Rowlett. “There is no need for paint shakers or messy tinting machines.” This means colour 2014 & Ball integrity remains stable and Farrow r: u accurate. competitor. The coverage and feel is phenomenal,” says Rowlett. Paint colours and wallpaper designs at Farrow & Ball are very designer driven, with special attention paid to what designers are looking for. Patterns for wallpapers are researched both historically and forward looking to inform future design trends. “The National Art Gallery of Canada uses it and it’s used almost exclusively in Europe; it is the number one paint there,” says Rowlett. Like the stellar reputation of many European fine fashions and clothing, Farrow & Ball paint has long epitomized this level of refined European product, she says. “It’s still made the same way it was when it was invented in 1946, with an emulsion method, like mayonnaise, therefore it requires no shaking after production,” says Rowlett. It contains no Volatile Organic Compounds (VOCs) and no latex, which is actually plastic. The paint is clay and water based, with high levels of pigments to ensure rich intense colours. “This product is geared to the client who wants the best, is concerned about quality and wants a zero off gassing product in their home,” she says. Farrow & Ball takes a fairly focused approach to selection. Some paint companies believe more is better and may offer up to 3,000 colours. “Realistically you might use 60 of them,” says Rowlett. Farrow & Ball offers 132 colours. “They’ve sort of weeded out the riff raff if you will. They really focus on exactly what is working in today’s interiors.” The company introduces nine new paint colours every two years. They also retire nine colours so that their total selection remains the same, at 132 colours, keeping things fresh and current. New wallpapers are launched periodically as well, with the most recent launch taking place at the end of January. Nine new paint colours were launched in September 2013, meaning the next new launch will be in 2015. It’s easy to match paint with wallpaper. “If there was a lavender back with a silver grey image, those two colours would be part of the Farrow & Ball colour family,” says Rowlett. This spring, consider refreshing your hues, whether it’s a new wall pigment or breathing new life into a piece of furniture. These stylish yet highly functional rooms can be layered with sensual textures and classical design elements for a more formal aesthetic, or accented with high contrasts such as yellow, black, and gray for a modern pop. They can have deep rich tones and sparkling crystals for a glamorous Hollywood style, or sweet soft monochromatic hues for a watery look with aqua blues. Before you start on your bathroom renovation, consider some of these questions: What draws you in? What do you love? Which “feeling” speaks to you? Each style represents a feeling; each feeling is enhanced by selected components to create the overall flow of the space. If a bathroom is renovated without a design plan, it may not give you the end result you were looking for.

Develop your plan carefully and consistently, ensuring each selection fits your overall style. We create perspective sketches with our design plans so customers can visualize their finished space before a single wall is built. Perspective sketches allow you to visually walk into your space and “experience” the flow. Next, consider all the surfaces. Undertones are so very important. Try to ensure each layer flows beautifully into the next. From the floor tile, cabinet stain, countertop, backsplash accents, shower floor tile, shower accent tile, wallpaper and wall colour, each element should be selected carefully to complement the next. As each piece is chosen you will begin to see the room evolve. One of my favorite “feelings” for a bathroom is a spa retreat. I love the look of clean white luxurious marble tiles, interplayed with shimmering crystal backsplashes. The strong bold lines of contrasting wood tones stand out when paired against crisp white quartz countertops. It’s

the positioning of each lustrous component and the layering of all the elements which creates harmony and tranquility. To create a dramatic statement, consider incorporating accents such as hanging crystal pendants instead of traditional wall sconces and a contemporary circular central chandelier. I like to add at least one interesting lighting element to each bathroom. Look for distinctive pieces which make a statement. We all have budgets and the trick is to find the best way to work with all the pieces within that budget. Consider using a generic white faux marble on the bathroom floor in order to afford gorgeous pendants or a dramatic chandelier. During our recent trip to the Dallas Market, we brought back a bounty of new exciting lighting fixtures, from 36inch crystal slab vanity lights to circular bold contemporary chandeliers. It’s these types of accent pieces which can make such a beautiful difference. It can take a bathroom from a standard builder basic to a luxurious spa retreat. The icing on the cake comes in the form of bling! Just like dressing a body, the jewellery is the finishing touch. For bathrooms, the “jewellery of the room” is the selected hardware.

Choose carefully! Just like jewellery, too much is simply too much! Look for clean square lines, interesting combinations and uncommon positioning. Handles can be positioned to run horizontally instead of vertically. Knobs can be centralized to look more like the hardware on quality furniture. The final element is wallpaper. Collections are available in styles from cool contemporary large-scale prints to silvery metallic textures to ornate traditional motifs, rescaled in a contemporary styling. One of the newest colour tones is the resurgence of burnished gold. The new prints of gold, gray, black and silver work beautifully with the burnished gold in light fixtures. The combinations of both gold and silver allow for fixtures in either metal combination. The new wallpaper selections are very exciting with literally thousands of options to choose from, allowing us to personalize and add drama to any room. They came for the lifestyle, they stayed for the boom. Owners of Delonix Construction Ltd., Daryl Shannon and his wife, Vanessa, had grown tired of the hectic pace of life in Vancouver. “I was involved with commercial construction there for eight years,” Daryl reports. “We did everything from 30-plus storey, mixed residential commercial condos to exceptionally extensive renovations on heritage places such as cathedral churches and buildings on the UBC grounds.” A competitive swimmer, Shannon had visited Saskatchewan previously but was unsure where they would settle. On a whim, he rented a car and drove to Saskatoon. “I was driving north on Idylwyld when I saw the flags and decided to check out River Landing. It was just after Christmas but I realized it was where I wanted to be.” It was a good choice. The Shannons moved to Saskatoon in 2007, settling into a cozy little bungalow on the border of the Mayfair and Hudson Bay Park neighbourhoods. Shannon, a carpenter by trade, spent nine months renovating their new home while the couple settled. “We were really here just to enjoy a

quieter life. I never intended to start a company and hire employees.” Then the boom struck and the Shannons realized the city was a fantastic place to be further involved in his trade. “We spent 2008 getting the paperwork together and in 2009 Delonix Construction was ready to operate,” he says, noting the company started as a renovation business. “I enjoy the interaction with my clients. I find the renovation side of the business really challenging but enjoy pushing myself that way.” The company has grown because it capitalized on some niche areas, Shannon says. “Number one is garage packages. Because of our sub-trades we can do everything from small to large 60-foot plus garages. The clients love it because we do everything – from excavation to finishes. They don’t have to outsource their own contractors.” Delonix has been building an average of 50 garages every summer. At the same time, it’s done kitchens, bathrooms, basements – even home additions. confident enough to take the next step: new home construction. Shannon had put Delonix into several lot draws before finally securing a lot in Kensington. The past few months have seen the company hard at work constructing its first ever new home. “The difference between renos and new home building to me is just a matter of scheduling. I’m fortunate to have connected with some very good sub-trades – we’ve had the same plumber for the last five years and an electrician for four.” He says the Kensington build – a 1,402 square foot, two-storey home – is one of the new narrower style homes but that the company is adding innovations not usually seen. “For its size, it’s going to be one of the few homes with a mudroom and lockers, a large selling feature. It also has a fully developed basement. “We’re coupled on an easement with the neighbouring property, which adds about seven metres to the width of the property,” he continues. “We’ve pulled the house in a little so it’s not crammed against the one next door. We’ve also tried to centre it and added some cantilever for detail. This gives personality in the house – such as bigger windows and also a window on every wall, another rare thing in homes that size.”

He adds that stone and hardwood will be signature features in all Delonix homes. The home was listed in mid-February – after this edition went into production – but Shannon was confident it would sell quickly. “With our own employees we’re trying to culture a keen sense of the trade itself,” he says of his approach to building new homes. “I don’t want to sub out everything; I also want to have employees on staff who can do the work.” Shannon himself is involved at every step but especially on the turn-key side, ensuring customers are happy with the project. “I’m the guy who visits home owners, says I’m responsible for this and want to make sure they’re happy.” A young company, Delonix has worked to ensure it’s reputable. It’s a member of the Saskatoon & Region Home Builders’ Association as well as the Canadian Home Builders’ Association. It’s also joined the Progressive Home Warranty Program and was even offering third party warranty to renovation clients. “We believe this creates value for our clients and that both programs offer exactly what our clients need.” Delonix will continue offering renovations while it builds new homes. Four questions to ask your cabinetry builder when starting a new or renovation project Q: What are the cabinetry materials, construction and interior details that will be used on my project? A: When designing a kitchen, it is easy to get caught up in the overall look and aesthetics of the space and lose focus on the function of your kitchen and its cabinetry. It is important to go over these details with your designer prior to construction to avoid any mishaps.

The type of hardware that will be used is extremely important and will greatly affect the durability and longevity of your cabinetry. Using soft-close, undermount slides will save your drawers from being slammed and needing to be replaced. Ask what type of hinges, slides and shelving clips will be used and how the drawers and doors are constructed. Some companies build their own boxes and order in manufactured doors. A company that produces their own boxes and doors will create a seamless finish as well as a quality product. This will also allow more design freedom as you are not limited to certain sizes by the manufacturer. It is important to make sure all interior accessories have been selected and incorporated into the design so there are no surprises upon installation. These items should be well labeled on the designs and can include anything from cutlery dividers to garbage bins and custom pullouts. Q: What do I need to sign off on? A: Before any plans go into production, you will want to review everything in detail and sign off on all drawings, colours and design specifications. Things to look for include any custom design details, accessories and correct door and drawer placements. Typically, you don’t need to worry about measurements or dimensions at this point as this is up to the cabinetry company to confirm.

A: Both renovation and new build projects can cause noise, distractions, dust and inconveniences but it is important to remember that quality work takes time and doesn’t happen overnight. The bulk of most projects may happen in the first couple weeks, however there may be minor adjustments that will need to be made over the remaining weeks.

Charmaine Elmgren with Centennial 360 says one of the biggest advantages to copper fixtures is their environmental sustainability – something customers have increasingly asked about over the past decade. “These fixtures, produced by Native Trails, are all made from recycled copper,” she explains. “People are excited about that.” According to the Native Trails’ website, copper fixtures are also more sanitary - uncoated copper provides an antimicrobial living finish to the sinks. “The copper actually kills bacteria, which is great for the bathroom and even better for the kitchen,” adds Elmgren. They are also really unique, because each is hand-hammered. “Every piece is slightly different, so you won’t have the same as anyone else,” says Elmgren. It takes several days and thousands of hammer strikes to make a copper sink or tub. A video on Native Trails’ website shows the intricate process of heating the copper and then hammering each individual indent into the piece. The company works with artisans around the world to handcraft its kitchen and bath products from natural, sustainable materials such as recycled copper and reclaimed wood.

Elmgren says the video illustrates why such a product costs a bit more than an average sink or tub – it’s a hand-crafted product. “You’re paying for a more luxury product,” she notes. “It’s a unique style that you might call ‘contemporary rustic,’ and it’s not something you see every day.” While a copper fixture might seem a luxury product, it’s not unattainable. “Yes, it is more expensive, but if a person loves it and it completes their room then it is priceless,” says Elmgren. She advises consumers to calculate the cost per use of a product when determining its affordability. “People often come in and are shocked that a standard toilet with a strong flush costs around $300. If you think about how often that toilet is used and how many years you will have it, $300 really isn’t that much,” Elmgren points out. “We can easily spend that on one or two nights in a hotel room or on a couple of nice dinners with the family.” While there are copper kitchen sinks and even range hoods, Elmgren says copper sinks are more commonly being purchased for bathroom ensuites, as well as for wet bars. This is Saskatoon’s newest community: Aspen Ridge. “Aspen Ridge likely will be approved by city council this spring and dirt work will begin sometime this year,” reports City of Saskatoon Land Bank manager Frank Long. “It’s expected the ﬁrst move-ins will take place in 2015.” Located in the University Heights area, Aspen Ridge is just northeast of Evergreen. “We started the model of an urban village in Willow Grove,” reports Derek Thompson, Land Development project manager with the Land Branch. “The concept of a square with commercial development and mixed housing makes it like the ‘downtown’ of the neighbourhood. “The other feature was a linear park offering connectivity throughout the entire neighbourhood. We found that creating these makes the neighbourhood more sustainable. People tend to get out of their cars more like they do in some of the older areas such as Riversdale or Broadway.” For that reason, Thompson says those concepts were slightly tweaked but used in Evergreen and will be repeated in Aspen Ridge. McOrmond Drive, extended past Evergreen on its way to the future commuter bridge, will be the community’s main street. He notes, though, that Aspen Ridge will see at least one new innovation, based on public consultations known as Saskatoon

Speaks. “Rather than having an arterial roadway with earth berms and nothing fronting onto so that neigbourhoods have their back to that roadway, we’re transforming that.” “Through Saskatoon Speaks we heard that people wanted more mixed use, more mixed housing types, more walkable communities,” explains Tyson McShane, senior planner with the Land Branch. “They wanted a bit more urban in the suburban neighbourhoods. So this shift in thinking enabled us to create connectivity in Aspen Ridge, to make it more seamless even though it has a major, busy road running through it.” McShane says Aspen Ridge will be the first community in Saskatoon employing the new concept of a multiway boulevard. “We’re taking a busy road – McOrmond Drive – but making it more pedestrian and people friendly.” Rather than berms or sound walls, McOrmond Drive will be lined with higher density housing – buildings that tend to be taller. “There will be a wider boulevard and sidewalk but a new feature between those and the street is an access lane. This is where there will be parking, slower traffic and a bike lane. It’s essentially giving more separation between the commuter traffic and friendlier neighbourhood traffic, creating a much more walkable environment.” McShane adds that the multi-use, higher density housing will be concentrated around C o n t in u ed o n p ag e 82

COMMUNITY c ontinued from page 82 McOrmond and Aspen Ridge’s village square. “This is a crucial feature because, at 50.09 people per hectare, the new community will be Saskatoon’s most densely populated.” The innovative design with concentration in the centre means that single-family homes on the perimeter will provide the lifestyle those buyers tend to prefer, McShane continues. “It’s really a perfect blend. People who want to live with a coffee shop around the corner will have that but people who want a quiet cul-de-sac will find that, too. There are numerous housing choices. “This is the type of neighbourhood that people could spend their entire lives in,” McShane exclaims. The perimeter of Aspen Ridge will see some natural features preserved, the most

notable being the northeast swale that borders its northwest boundary. The swale bumps against the river valley and is home to ponds, marshes and rich grassy stretches in the lowlands, wildflowers, waterfowl and migrating wildlife. “We’ve worked with Meewasin Valley Authority,” McShane says, “and the swale is designed so that people can walk into it. It will be preserved as a natural area and is really quiet.” “A green bridge will connect Aspen Ridge to the swale,” Thompson reports, noting the bridge is really more of an elevated narrowing of linear green space that crosses over McOrmond Drive. To the south of Aspen Ridge is the University of Saskatchewan’s Kernan Prairie as

well as its east management area. While these have no public access, the Kernan Prairie is preserved natural grassland that will afford people living next to it lovely seasonal views. Another unique feature of Aspen Ridge is that the Land Branch has a partner in its development. Victory Majors has about a quarter-share in the project. One last notable feature is the perimeter highway to the northeast of Aspen Ridge. While being developed by the provincial government and with a proposed future interchange, Aspen Ridge residents will have convenient access to the provincial highway system. You can get it for around $220 a year, split up into 12 monthly payments.” He goes on to add that “at the very least, you want to ensure that you have liability coverage. And if you’re living in a basement suite, it might be smart to have some theft insurance, as well. She says it’s a very select crowd that wants these fixtures, and notes they are more commonly seen luxury homes, whether they are new builds or renovations. Elmgren says copper fixtures have been sold to home owners in various areas in Saskatoon including Lakeview and a custom home on Temperance Street. It’s a good option for those who prefer the silvery tone to the typical rusty colour of copper. Elmgren says people who are doing full-scale bathroom renovations might choose the copper sink, and then build the room around the product. “They would be redoing the whole style of the bathroom. The copper fixture sets a tone for the design format of the room. It’s the starting place that customers can build their room around.” Elmgren says choosing a copper sink or tub is part of a movement towards creating a retreat at home and starting with a focal point. Over the past few years, copper fixtures have enjoyed a rise in popularity similar to the trend of freestanding tubs and the resurgence of coloured tubs. “It’s not just about function but also about beauty,” she explains. “People are starting to make their homes a retreat. The thinking is, why not bring it into the home so we can have a retreat every day.” Elmgren says that means not “hiding away” functional items in the bathroom. “It’s showcasing them because they’re beautiful, whether it’s copper sinks or tubs. Design is moving in that direction.” Elmgren says when Centennial 360 began selling the Native Trails’ copper products a couple years ago, cabinets with a distressed wood look to them were also gaining popularity. Demand for copper fixtures increased because of the environmental aspect, the “retro” look, and the changing perspective of turning fixtures into focal points in the bathroom. “A copper sink or tub is a piece of art in itself. It makes a statement in a room. Design no longer needs to be sacrificed for functionality,” says Elmgren. LS

High school students face a catch-22 when entering the job market for the first time: they need experience to get a job, but they need a job to get experience. E.D. Feehan High School made steps to solving this problem when the school restructured several years ago to offer more career-oriented programming. One class in their Career Academy lineup that’s been particularly successful is the Construction Technology course. In Construction 2030, students build a house from scratch, right on the high school’s property. “We start from absolutely nothing,” said Scott Hahn, the construction teacher. “And it’s a ready to live in house when it leaves here in June.” In the first semester, they set up the site, put in all the floor joists, put up the frame, shingle the house, install the exterior windows and doors, do the wiring and plumbing, put up the insulation and vapour barrier, and board it with drywall. In the second semester, they do all the mudding and taping, install the floors, install the interior doors, side the house, paint, stipple the ceiling, and install all the cupboards. Once the houses are complete, they

are purchased by Whitecap First Nation. “People are always a little skeptical,” said Hahn. “They’re high school kids, how good of a house could be made? Nothing could be further from the truth. They’re inspected, and we make sure everything is done right. They are very well built houses.” By the end of this school year, the class will have produced six houses in five years. Usually, they build one house per school year, but with the popularity of the program and support from the Knights of Columbus, they’ve expanded the class to run in both the morning and afternoon, allowing them to build two houses this year. Originally, the school had worked with Habitat for Humanity, bringing students to Habitat job sites in the afternoons. But after busing to and from the site, they would only have a short time to actually work on the house, and students would be scattered all over the site. After conducting a workshop on scaffolding, Breck Scaffold Solutions approached Hahn about sponsoring the program, and he jumped at the chance. This is their final year on a five-year contract with Breck, and while C o n t in u ed o n p ag e 92

they haven’t officially renewed any contracts by the time of print, there’s a lot of interest in continuing the program. They work with different companies almost every step of the way, bringing in professionals to teach the students and guide the work. Hahn says that without the support of their sponsors, the program wouldn’t happen. “It is kind of amazing,” said Hahn. “Every company we have asked to do any work with us, they have been more than happy to contribute and get their guys involved. They want to see people in the trades.” High school students from anywhere in the city are invited to attend the class, and they receive two credits per term. But the benefits go well beyond the academic. Students receive 300 apprenticeship hours towards any of the trades, and while they have no official statistics, Hahn says he guesses about 50 per cent of the students who take the course are going into trades af-

ter leaving high school. “We have employed lots of students,” he said. “Any one of our students who have applied for the summer internship have had full time employment over the summer in a trade. And lots have been hired to stay on full time if they’re in grade 12.” Even if the students take the course and discover the trades aren’t for them, they still leave having learned some useful lifelong skills. For the students attending the construction course at E.D. Feehan, the job experience dilemma has been solved to some extent, and Hahn is excited to be a part of that change. “I think it’s important for students to start thinking about careers, and this definitely gives them an opportunity to test the waters of what they might see in their future,” said Hahn. “It’s difficult for people to pick what they want to do for the rest of their life, and here you get to see it, you get to do it.” LS

had to make sure that when I left SIAST, I hit the ground running. I worked my way up very quickly and picked my places carefully. I worked at Boffins, Soleio Foods and Dakota Dunes. Every place I chose to work was strategic; it had to advance my career and offer something I needed to learn.” Brownbridge now rules the kitchen as executive chef of Saskatoon’s new Holiday Inn, located at the corner of 22nd Street West and Pacific Avenue. No ordinary Holiday Inn, the downtown property is the Canadian prototype for the international hotelier’s new Hub concept. Hub enhances a guest’s in-hotel experience by combining the front desk, lobby, business centre, restaurant and bar into an open concept design with a residential feel. Brownbridge was asked to blaze a new trail and develop a restaurant that offered an innovative regional menu in addition to traditional Holiday Inn fare. “Because of Tom’s experience and knowledge base, we’ve been able to break that mold. Our parent company, IHG, has given Tom their blessing to create his own menu. We’re the only property in Canada that’s offering a menu that is exclusive to us,” says Adam Peterson, food and beverage manager with Holiday Inn Saskatoon. Brent Andrew, the hotel’s regional director of sales and marketing, says Brownbridge’s culinary innovations wow local diners and visitors alike. “There’s an opportunity for our guests to experience new foods and flavours they can’t enjoy anywhere else - saskatoon berries for example. Our international guests do backflips over that because they’ve never been exposed to it anywhere else.” Brownbridge also brings a new level of creativity to the hotel’s catering and banquet services. For every event, he prepares a custom menu to satisfy the client’s wishes. The Holiday Inn team begins the process with an in-depth consultation with the client; Peterson, Brownbridge and Andrew all participate in the conversation. Brownbridge describes himself as a “very bold kind of cook. I like a lot of power flavours and mixing things up.” His culinary philosophy can be seen in the dishes he prepared for our “In The Kitchen” session, which took place in one of the Holiday Inn’s three penthouse suites. 2 cups unbleached all-purpose flour 1/3 cup granulated sugar + 1 tsp. 1 tsp. Kosher salt 1 tsp. baking powder 1 tsp. baking soda Finely grated zest of 2 lemons 2 tsp. finely chopped dried lavender, divided 4 Tbsp. unsalted butter, chilled 1/2 cup greek yogurt 1/2 cup buttermilk + 1 tbsp. 3/4 cup powdered sugar, sifted 2 Tbsp. freshly squeezed lemon juice

1 Tbsp. olive oil 1 cup julienned onions 4 cups duck confit, shredded 1/2 cup tamarind sauce 1/4 cup chopped green onions 12 small flour tortillas Vegetable oil for frying 1 cup grated monterey jack cheese 1/2 cup mayonnaise 1/2 cup sour cream 3 Tbsp. (or more) fresh lime juice 1 1/2 tsp. finely grated lime peel 1 jalapeno, seeded, minced 2 garlic cloves, pressed 1/3 cup chopped fresh cilantro 8 cups thinly sliced nappa cabbage and purple cabbage 4 green onions, minced (about 1/4 cup)

Center an oven rack and preheat the oven to 400°F. Line a baking sheet with parchment or a silicone mat. Place this baking sheet onto another one to protect the bottom of the scones from overbrowning (it’s not totally necessary but I like to do so). Set aside. Sift the flour, salt, baking powder and baking soda into a medium bowl. Add the 1/3 cup of the sugar, lemon zest and 1 ½ tsp. of the dried lavender. Mix to combine. Cut the chilled butter into half-inch pieces and drop into the bowl of dry ingredients. Using a pastry blender or your fingers, cut the butter into the mixture until it is evenly distributed and no large pieces of butter are visible. Combine the yogurt and a half-cup of the buttermilk in a glass measuring cup, whisk. Add to the dry ingredients and stir with a fork until the dough comes together. Coat your hands with some flour and pull the dough from the bowl onto a floured surface. Knead the dough lightly, folding and flattening it several times. Pat the dough into a 6-inch circle, approximately 1-inch thick. Using a 2 ½ inch round cutter, cut dough into individual scones and place on baking sheet. Bake the scones for about 8 to 10 minutes, until golden brown. Cool the scones on the baking sheet on a rack for 10 minutes. Meanwhile, in a small bowl, combine the remaining lavender, powdered sugar and lemon juice. Stir until smooth. Place the scones on the rack set over the baking sheet. Drizzle the icing over slightly warm scones. Serve with clotted cream and fresh berries. Makes about 1 and a half dozen.

In a sauté pan, over medium heat, add the olive oil. When the oil is hot, add the onions and sauté for one minute. Add the duck confit and sauté for one minute. Season with salt and pepper. Stir in the tamarind sauce and sauté for two minutes. Season with salt and pepper. Stir in the green onions and remove from the heat. In a large skillet, heat the vegetable oil for frying. When the oil is hot, fry the tortillas, a couple at a time, until golden brown, about two minutes. Remove the tortillas from the oil and drain on a paper-lined plate. Whisk mayonnaise, sour cream, 3 tablespoons lime juice, lime peel, jalapeno and garlic in large bowl. Stir in cilantro. Add cabbage and green onions; toss to incorporate evenly. Season with salt and pepper. Cover and chill one hour. To assemble, lay one tortilla in the center of each plate. Place a half-cup of the duck mixture on top of each tortilla. Top the duck meat with the shredded lettuce, tomatoes and cheese. Top with a second tortilla and repeat the latter procedure. Top each taco with the remaining tortillas. Garnish the tacos with the cilantro, lime juice and crispy duck skin if desired.

Rub spices thoroughly around pork, massaging inside as well. Wear gloves. (No massage certification needed!) Place pork inside a roasting pan, drizzle with white wine and sprinkle with tarragon. Cover, and keep refrigerated for 24 hours. Pour rendered fat over pork until covered. Wrap tightly with plastic wrap and aluminum foil and place in oven at 225°F for four hours until tender. Remove from fat and let cool. Shred with hands or a pair of forks. Again, gloves. Set aside.

To prepare Nachos: Cedar plank (soaked in hot water) Tortilla chips 1 1/2 cup grated cheddar cheese 1 1/2 cup monterey jack cheese 1 whole roma tomato, diced 1/2 vidalia onion, diced 1/2 bell pepper, diced 1/2 whole jalapeno, sliced thinly Preheat oven or BBQ to 375°F. To build the nachos, place a layer of tortilla chips on plank. Using tongs sprinkle shredded pork across the first layer. Top with cheese and toppings. Repeat layer. The layering process is crucial. Don’t dry chip your company, they know where you live. Every chip should have equal parts of each flavor. Finish with remaining cheese and place plank in oven. Remove when cheese is thoroughly melted and cedar begins to permeate from oven, about 15 to 20 minutes. Add diced avocado, cilantro and fresh lime juice on top if desired. Serve Immediately.

If your mother-in-law is coming over, it’s sure to score you some points,” says Brownbridge. Brownbridge’s next two dishes reflect his love of street food: Pulled Duck Tacos, topped with duck crackling and served with Cilantro Lime Slaw, followed by Cedar Plank Nachos with Pulled Pork Confit. “I’m a great fan of street food. If I can find a way to take street food and give it a twist, I’m in my element,” says Brownbridge. He maximized flavours by preparing both proteins in a confit. “Instead of just putting sauce on pork and pulling it apart, we covered the pork in pork fat, let it cook for 12 hours and then we pulled it.” Subtle hints of cinnamon, cloves and allspice give the nachos an incredible flavour profile. Heating and serving the nachos on a cedar plank attaches a subtle smoky flavour to the ingredients. For his tacos, Brownbridge covered duck legs in confit, then slow cooked the meat for six hours. “We took them out and shredded the duck meat. I loaded it up with tamarind

4 Tbsp. (1/2 stick) unsalted butter 1 large yellow onion, chopped 4 cloves garlic, chopped 1 cup ketchup 3 Tbsp. tomato paste One 12-ounce can Coke 1/2 cup cider vinegar 1/3 cup Worcestershire sauce 1/2 cup packed dark brown sugar 2 tsp. chipotle powder 1 tsp. fine-ground white pepper 1 tsp. kosher salt

2 lbs. of burger meat 8 slices of American cheese 8 Tbsp. “Drive-in” Sauce (recipe follows) 4 toasted brioche buns 4 eggs When mixing your hamburger, don’t overwork it. Place meat at room temperature in a stainless steel bowl, salt and pepper liberally, working the seasonings into your mix. Take eight ounces of hamburger, quickly form it into a ball and place directly in a hot pan. With a spatula, press down firmly until the patty is about a ¼” thick. This is that fast food look we are aiming for. I like to have a little bit of pink in my burger, so I tend to cook it to medium rare or 140 to 145°F. Place two slices American cheese on patty and allow to melt. Toast your brioche bun and spread with one tablespoon of Drive-in Sauce on top and bottom bun. Fry your egg in a pan, sunny side up. Place egg on patty and press firmly. Let that yolk ooze out on the meat. Enjoy with a beer or Cherry Coke. Makes four burgers.

Brownbridge loves taking American diner classics and elevating them to new heights. “The ultimate comfort food is the perfect cheeseburger,” he says. “The choice of meat is really important. At The Hub, we do a blend of ground chuck, short rib and brisket. It creates so much flavour,” says Brownbridge. Speaking of indulgent flavours, one decadent slice of his Bacon Toffee Cheesecake says it all. “I’m a big proponent of healthy food. But when I go out to eat, I want to indulge. I want bacon!” he laughs. Brownbridge is in the final stages of developing a new menu for The Hub, due to be introduced in April. “It will really centre and focus on our identity and who I am as a chef,” says Brownbridge. “ I don’t cook just for me, I cook for our guests. That means finding out what their interests are, what they’re craving, where the trends are going. I’m trying to constantly keep ahead of that.” LS

In a heavy saucepan, melt the butter. Sauté the onion and garlic in the butter until translucent, about 10 minutes. Add all the remaining ingredients and simmer for about 15 minutes, until the flavors have blended. Continue cooking until the sauce begins to thicken, 20 to 30 minutes. Taste and adjust the seasonings with salt and pepper if desired. Puree in a blender and let cool.
