Q: We moved into our house

last fall and are about to embark on a renovation. We bought a two-storey built in the 1930s with a dining room, living room and kitchen on the main floor. Our plan is to remove the walls and essentially open up the entire main floor. The only problem I foresee is that immediately on opening the front door you step directly into our living room. Do you have any suggestions to help me create the feeling of an entryway? Studying Bank of Mom and Dad’s impact STU NIEBERGALL The federal housing agency, Canada Mortgage & Housing Corporation (CMHC) recently announced that it is launching a study to better understand how much the Bank of Mom and Dad is backing the purchases of young home buyers. The idea of young home buyers being provided with financial support from their parents is not a new phenomenon. This type of activity has spanned many generations and I would guess takes on many forms around the world. Often this type of financial support from parents to their children is intended to get their children over the down payment hurdles they may be facing, and to ease their monthly mortgage costs. CMHC is suggesting that parents may now be providing financial assistance for their children’s home purchases, at record levels. Parents may have greater ability as their own personal wealth has been buoyed by the significant escalation of their own house values, mixed with the overlapping timing of receiving inheritances

from their own parents. Canadian banks account for approximately 70 per cent of all mortgages. Preliminary data shows that the number of applications now accompanied by “gift letters� is growing. These letters can be worth tens or even hundreds of thousands of dollars from parents. CMHC is suggesting that in some markets the “gifting� by baby boomer parents to help their children who are entering the housing market with down payments may be causing some “overvaluation� in the marketplace. Ted Tsiakopoulos, a regional CMHC economist, stated, “It may explain some of the gap between what’s fair market value and what people are paying, especially in the Toronto market where bidding wars and fierce competition continue to drive up house prices.� Tsiakopoulos went on to say, “It’s not data that’s readily available. It’s hard to get at, but it could explain a lot on the overvaluation front.� What insight will economists try to extrapolate from this data? They will factor the wealth transfer into housing models to see if it’s actually skewing house prices and purchases. Traditionally, economists have tended to focus on house prices compared to income, prices compared to rents, and the impact of low interest rates to better under-

stand the ups and downs of the real estate market. CMHC stated, “We’ve captured most of the variables we think are important. The missing piece is this wealth and gifting.� According to CIBC deputy chief economist Benjamin Tal, “The data is critical. It could be a market driver we’re not aware of. This transfer of wealth may be generating demand that otherwise wouldn’t be there.� I am pleased to hear that CMHC is beginning to study and compile data on this important driver that has always naturally occurred in housing and within families. What I am astounded by is that CMHC appears to be surprised that this may be skewing housing prices higher because of greater demand. Yet, it seems somewhat intuitive that if a percentage of young adults and young families were not able to enter the housing market without the help of parents that there would be less demand for housing. What I would also like CMHC to add to their study is to look at why we are seeing an increase in the number of parents who are gifting money to their adult children to enter the housing market. This phenomenon corresponds with some other interesting statistics. From 1981 to 2011, the proportion of 25- to 29-year-olds living with their parents increased by 123

per cent. Over the same 30-year period, the number in this age group living independently as couples fell by one third. Maybe, just maybe, the reason parents are helping their children out with home purchases is out of necessity, and if so, then this has a broader public impact. For many baby boomers, funds that are passed down to their adult children may be taking away from their own ability to maximize their contributions to saving for their retirement years. This will have a different public policy impact for future government that should already be concerned about baby boomer’s ability to fund their retirement years. At the same time, CMHC and

Entrance Furniture layout helps CONTINUED FROM F1 Considering how most people live and entertain today, it makes sense to open up the main floor of your house rather than having small, separated rooms. Furniture layout is the most simple and cost-effective way to achieve the look you’re after. In the photo on page F1, the room designed by Terracotta Properties (terracottaproperties.com) demonstrates this perfectly. By placing two sofas perpendicular to each other with a side table filling out the corner, the designer has created a visual hallway of sorts. To help achieve the feeling of an entrance even more, a hallway runner was placed behind the sofa to direct the flow of foot traffic from

the front door into the house. To sit in the living room you must go around the sofa just as if there were a wall in place. I like this solution very much. Terracotta also placed a tall wooden sculpture on what could be considered the foyer wall, again helping achieve the look and feel of a proper entrance. For practical purposes, you may choose to hang a mirror above a console on this wall. Alternatively, you could use an open bookshelf as a divider. Placed perpendicular to your front door you create the same traffic pattern that the sofa in the photo achieves, with the added bonus of a furniture piece that adds visual height to your room. Because the shelves are open on both sides, the decorative items you place can be enjoyed from both

your living room and entranceway. Very sophisticated indeed. My friends Jackie and Barry left a floating four-foot section of wall in place when they renovated. (Visualize a four foot-wide wall replacing the sofa in the photo above.) They wallpapered the side of the wall facing the foyer side, hung a mirror on it and dropped a chandelier from the ceiling. Voila! Instant entryway. I have been in many homes where the front door opens directly into the living room and wonder why the homeowners haven’t addressed the issue that you foresee. the federal government could be providing some remedy for young families and individuals who are relying on help from their parents by allowing 30-year mortgages and by not maximizing the fees they charge first-time home buyers who can only achieve the minimum 5 per cent down payment criteria. This would also provide some added relief to mom and dad’s financial future. It seems to me that would be a low-cost way for government to provide support to middle-class families on both sides of this story. Use energy-efficient ways to heat and cool your home

KIM COOK THE ASSOCIATED PRESS We’ve been picking flowers and sticking them in containers for thousands of years. The early Egyptians did it, as did the Chinese: Feng Shui guidelines for creating harmony in a home suggest placing vases of freshcut flowers throughout the dwelling to relieve stress, and increase productivity and creativity. Ikebana, the 600-year-old art of Japanese flower arranging, became a craft of high regard, with a spiritual element. Today, artisans, designers and even florists continue to dream up interesting new vessels. New York City-based floral designer Matthew Robbins has created a simple line of vases for Teroforma (teroforma.com) that takes some of the guesswork out of flower arranging. Each vase — Bud, Cutting, Bouquet, Branch — describes what works best in it, and each is crafted of the same neutral white bisque porcelain, with a subtle yet referential etched motif. “We wanted to create a line of vases that provided a perfect visual anchor for fresh flowers. Clean shapes and surfaces are wonderful; they keep the focus on the flowers,” says Robbins. The Museum of Modern Art’s store (momastore.org) of fered several interesting vases at t h i s s p r i n g ’s design preview in New York. French design team

Charlotte Arnal and Francis Fevre’s Zouzous vase is a polycarbonate receptacle enrobed in a shaggy coat of colourful polypropylene bristles. Also at the MoMA store, Charlie Guda perches a narrow vial in front of a small yet powerful lens to magnify a single f l o w e r. G u d a created the Big Bloom vase as homage to 18th-century French physician AugustinJean Fresnel, who invented a lens to enhance the brightness of lighthouse lanterns and contributed to naval navigation safety. And Ricardo Saint Clair’s playful chalkboard-faced vase gives you a surface to add an image or a message, and comes complete with chalk. Bliss Home and Design (blisshomeanddesign.com) has an array of ceramic vases with textural elements that add drama: The Pompon vase is festooned with white balls; the Sea Sponge is made of layers of glazed clay resembling fronds of ocean sponge, and Monkey Paw is made of dozens of iridescent ceramic blooms.

Toronto-based design outfit Chive (chive.com) has decided to focus solely on selling vases. At the NY Now show in February, their booth was abuzz with buyers placing orders for Pooley 2, a cluster of glazed ceramic bud vases affixed to a slab. Waterford’s Evolution series has striking examples of artisanal glasswork. The Menagerie Trinidad vase interprets the markings of an ocelot, while the Nairobi invokes the bold stripes of a zebra. The Agate vase was inspired by the colours and concentric bands of quartz agate. Ikea’s Socker vase is an enamelled steel-and-eucalyptus-handled bucket of diminutive proportions, so flowers displayed in it have the look of a European flower market.

June 5 is World Environment Day, and it got me thinking about how building has changed, especially in the last 10 years. There’s been a big shift to make homes more green, more energyefficient. It might be because people want to save the environment or they just want to save money, but either way it’s a positive change. As a homeowner, you have a lot of choices when it comes to living more green. One simple thing everyone can do is recycle — that’s a no-brainer. You can also switch to LEDs, which is a good idea since incandescent bulbs are being phased out anyway. If you haven’t made the switch, do it. Yes, they cost more but they only use about 10 per cent of the electricity incandescents use and they last longer. Incandescent bulbs only last about 1,000 hours but LEDs last 22 years, on average. There’s no comparison. And if you use dimmers that will save you another 20 per cent. There are also bigger changes you can make, especially when it comes to heating and cooling. Most homes use gas, oil or electricity but we’re starting to see more sustainable energy being used, like geothermal. It can cut heating and cooling costs by up to 70 per cent! Geothermal uses the temperature of the ground to heat and cool homes, which is about 5 C below the frost line. So it doesn’t create heat or cooling — it just uses the

temperature that’s already there, which makes sense. In the winter, tubes filled with a liquid refrigerant absorb heat from the earth and bring it back up to heat the home. In the summer, the system operates in reverse. The tubes absorb heat from the house and transfer it to the earth, then cool air is brought back up. The bonus is that there’s no big noisy A/C unit, so less complaints from neighbours in the summer time. And because there’s no combustion, you cut down on greenhouse gases and your home’s carbon footprint. All pluses. Geothermal is a great way to heat and cool your home — I love it — but the installation isn’t easy, or cheap. Contractors need to lay out and bury the tubing on your property, and make sure there aren’t any utility lines in the way. Doing it in horizontal fashion is easier but it’s not always possible due to property size. In that case, the tubes go vertical, which means digging a lot deeper. In-floor heating is probably an easier alternative for most homeowners. That’s when a heating system is built into your home’s flooring. It’s popular in kitchen and bathrooms, and it works well with different types of flooring, like tiling, laminate and some engineered woods. And because you’re heating your home from the floor up — not the air inside the home — it’s more energy-efficient. Think about how much air is inside a typical house. Now think about how much energy it takes to regulate the temperature of all that air. That’s a lot of hot air. And with an in-floor heating system, the temperature can be adjusted room to room with a programmable thermostat, so no energy is wasted. Plus, no air ducts can

mean less indoor air quality issues. There are two types of infloor heating systems: Electric and hydronic. Electric means wires are laid on top of the subfloor. When the wires heat up they heat the flooring. In a hydronic system, tubes are installed in the flooring to pump hot water. Both systems are good but electric systems are more popular. Since we’re only dealing with electricity, not water, the installation can be easier. I really like Schluter’s DITRA-HEAT system. It’s the first electric floor-warming system that also prevents your tiles and grout from cracking. That’s important since there will be more temperature changes going on in your flooring, it will expand and contract more. Usually that means the installing of two separate systems — a floor-warming system and an uncoupling system to prevent cracks. But DITRA-HEAT provides both systems in a single layer. That cuts down on installation and labour, which saves you money. The installer also has complete control as to where the cables go, so every installation is customized. Green alter natives are smart, especially when they help cut down on energy costs, but you need to do it right. Just because something says it’s green doesn’t mean it’s good, or that it works. Do your homework, do your research and always, always speak to the pros. Because if it compromises your home’s structure or can lead to issues like mould or other hazards, it ain’t green in my books.
