Beautify the basement for work, play Lighten and brighten lower level Melissa Rayworth THE ASSOCIATED PRESS It’s easy to find advice on decorating nearly every inch of your home. Kitchens, living rooms, bedrooms, baths — even mud rooms and closets get attention. But the lowly basement gets short shrift. These subterranean spaces present a host of decorating challenges, from low ceilings and limited natural light to never-ending battles with dampness and even flooding. Yet basements can be untapped treasures. Kathryn Bechen, author of the new Small Space Organizing (Revell Books), first tackled basement decorating while living in a tiny basement apartment. Years later, she preaches the same decorating techniques that helped make her underground rental into a cozy
home: Decide exactly how you’ll use your basement, and then either embrace its dark coziness or use colour, texture and the right furnishings to bring the illusion of bright, open space. Bechen says it’s worth the effort, especially for people with small homes, to convert a previously ignored basement into a family gathering spot, workspace or media room. Here she and interior designers Brian Patrick Flynn, founder of decordemon.com, and Kyle Schuneman, an expert on decorating small spaces, offer advice on making basements beautiful. “Since there’s usually a major lack of natural light in basements,” Flynn says, “inject light by using muted colour and tons of white. What I often do is stick with muted greys on the walls, then use ultra-white on ceilings to help bounce light throughout the space. But to make it more punchy, I toss in a super-saturated accent colour such as fire-engine red, grassy green or orange.” White furniture may seem like a recipe for disaster, but

table lamps will also help, and Bechen says the old advice about mirrors shouldn’t be ignored: Strategically placing a mirror opposite even a
tiny basement window will help maximize light. The opposite approach also works: Decorate with sleek, low-slung furniture in dark colours to create a sophisticated lounge effect, using the cozy intimacy of the basement to your advantage, says Schuneman. He says this sexy lounge look isn’t hard to accomplish, and makes a low ceiling less of a detriment. Have fun gathering ideas by visiting clubs and restaurants that feature this look. All three designers believe basements are perfect spots for bold decorating. Experiment with colours you don’t normally use or indulge in theme decorating that might feel like overkill if you did it throughout your house. Basements are perfect “for having a retro moment,” Schuneman says, since many of them feature vintage wood panelling and decorative touches that have been in place for decades. … if there are vintage pieces already in your basement, why not amplify them, rather than removing them? Another option: “Go for
the feel of a little seaside cottage,” Bechen says. Use shades of pale blue, sand and white in linen, light cottons and berbers. Go all out with seashells and decorative pieces with ocean or island motifs. Beach cottage style subconsciously reminds you of open spaces and sunshine, she says, transfor ming the feel of your basement. And if your basement will be used as a media room, go with a movie theme by framing vintage movie posters bringing in some Hollywood style, she says. “Many basements have drop-down ceilings, which are definitely practical since it makes for easy access to plumbing and electrical,” Flynn says. But inexpensive drop-down tiles are often unattractive and look cheap. “I usually recommend high-end ceiling tiles with architectural detail. They’re double or triple the price of basic drop ceiling tiles, but they give a much more sophisticated look. Plus, you can install them yourself.”

Homes of future smaller, cheaper and greener Stu Niebergall Are you planning to move to a new home in the next few years? Thinking about renovating your current home so it’s more appealing to potential buyers when you do decide to move on? Or maybe you just want to change your space to follow the latest trends? Whatever your plans for your existing or future home, research from the National Association of Home Builders (NAHB) and Better Homes and Gardens magazine shows what features and floor plans will be popular over the next few years. According to a NAHB survey of home builders on their expectations for homes in 2015, smaller homes with lower prices and more
green features will be the predominant force in the marketplace. As the average size of new single-family homes continues to decline to 2,377 square feet from a peak of 2,521 in 2007, floor plans are focusing on frequently-used rooms. More than half of the builders surveyed said the size of the family room will increase, while the formal living room, entry foyer and dining room are expected to decrease or disappear. Other features that builders predict are highly likely to be included in the average new home of 2015 include a walk-in closet in the master bedroom; a laundry room; ceiling fans; a master bedroom on the first floor in homes with two storeys; and a two-car garage. Nearly 70 per cent of the respondents said that homes will be greener, and about one-third expect them to have more features related to technology. Eighty-nine per cent of consumers want highefficiency heating and cooling in their next home, 85 per cent want
high-efficiency appliances, and 78 per cent want upgraded features and fixtures such as granite countertops, wood flooring, upgraded faucets and lighting fixtures. The most common green features in 2015’s new homes will be low-E windows; engineered wood beams, joists or trusses; water-efficient features such as dual-flush toilets or low-flow faucets; and an Energy Star rating for the whole house. The Home Building Industry operates in an environment that when customers have high expectations, the Industry answers their call by being more innovative, more productive and more responsive. When the market speaks, the Home Building Industry delivers. When it comes to energy efficiency, for example, the R -2000 program was a voluntary initiative by the Home Building Industry that produced an amazing range of technical innovations that can be found in virtually every new home built today.

Both the R-2000 and the Energy Star for New Homes standards have recently been reviewed and improved to achieve a “next generation” status that will take both of these programs to the next level. With respect to energy efficiency, the industry is on track to meet consumers’ energy expectations for the homes of the future. When it comes to expectations for space, the families who will be looking to move into new or renovated homes have high expectations in this area as well. Efficient use of space ranks highly in consumers’ desires. The top-ranked living spaces include a separate laundry room; additional storage space; walk-in closets or built-ins; a home office space, workspace or family computing centre; and everyday eating space in or close to the kitchen. A December 2010 survey of Better Homes and Gardens’ readers who consider themselves prospective home buyers or who are planning a major improvement to their
home indicated that home buyers don’t want any “wasted space” in their next home and they are seeking significant value for the money they spend. Another option, he says, is installing stamped metal tiles: “They have the look of an old school Victorian ceiling, but all you need to put them up is a pair of safety gloves.” If there is harsh overhead lighting, consider swapping out old fixtures (especially fluorescent ones) with something that radiates warmer, more flattering light. Or, Bechen says, at least swap out bluish fluorescent lights for ones with a pink hue. First, choose materials that can handle moisture. Even basements that don’t normally flood can still have a buildup of moisture. Schuneman recommends laminate flooring or vinyl floor tiles for durability and for style: Thanks to improved technology, he says, “there’s some really rad stuff out there.” Bechen recommends cork flooring, which is durable, warm and soft underfoot. And Flynn recommends carpet tiles. “You can install them yourself,” he says, “plus they can come up if the floor gets wet, then you can take them outside and dry them in the sun.” To keep new flooring in good shape, consider using a dehumidifier. And a free-standing fireplace can help banish both cold and moisture, assuming you have the proper ventilation to use one safely. “Basements don’t have to be all concrete and plastic,” Flynn says. “I like to incorporate organic elements wherever possible, such as sisal on a stairwell. The rough texture is great for traction, and it creates more of an inviting, residential feeling upon entry to a basement.” Along with using organic materials, Bechen suggests bringing in plants — real or fake. If you have a small window, she suggests decorating near it with plants that thrive in very low light. High-end silk plants also can bring a sense of outdoors and open spaces, she says. Tucked away from the main traffic areas of the house, a basement can be the perfect place for independent work or play.
MIKE HOLMES Make it Right
Homeowners plan renovations for different reasons. Sometimes it’s because they’ve seen a friend’s new kitchen or something on a design show that sparked their imagination. Other times it could start with a repair that turns into a complete makeover. But by the time the renovation is finished, most homeowners will want to know how much that reno has increased the value of their home. But value is a tricky subject. Let me give you a scenario: A homeowner decides to renovate their bathroom. They want the kind of bathroom that would be in a million-dollar home — but their house is actually worth closer to $500,000. The bathroom ends up costing $40,000. Has the value of the house increased by $40,000? No. At most probably just $15,000. So was it a bad decision? It depends on why the homeowner did it in the first place. If they did it just because they wanted the bathroom of their dreams, then I say the reno did its job. But if they got the new bathroom to increase the selling price of their home, then a $12,000 bathroom reno would have been enough. In other words, a $40,000 bathroom reno wasn’t a smart investment.

Mike Holmes consults homeowners on their home renovation options. Then there are some projects that could cost you a fortune but actually decrease the value of your home. When does this happen? Usually with very specific projects that are important and valuable to the current homeowner but not necessarily to everyone else. For example, someone might be a huge hockey fan. So much so that they renovated their garage into a hockey-themed man cave. No doubt that reno could have cost upwards of $10,000 — at least. While the homeowner sees it as a huge plus, prospective buyers might see it as a huge minus — an extra cost they will have to take on to turn that man cave back into a regular functioning garage. So, is customizing your home specifically to your taste and needs wrong? It depends on why you’re doing the renovation. Did you want to increase the selling price of your home? Or are you planning
on living in the house for 20 or 30 years, or even growing old there? This changes how you should approach renovations. People used to buy homes to grow old in. They wouldn’t care how much a reno increased the selling price of their home because they weren’t interested in selling it. But things have changed. Now when most people buy their first home they’re already planning to move out within five years. If that’s the case, I don’t recommend renovations based on particular tastes or additions that potential buyers might see as extra costs. Things like pools, home offices, man caves and saunas are not smart projects to invest in if you’re only interested in increasing the selling price of your home. Pools take a lot of work and money to maintain. It could be a hard
sell to potential buyers. That’s why there are so many companies out there that specialize in filling them in. A home office might work great for one family while others would rather have an extra bedroom or playroom. And man caves — well, I love them. But that’s me. Most buyers just want a place to park their car and store tools. As for saunas, I never recommend getting one installed inside your home. I don’t care if you’re planning on living in the same house for the rest of your life. Getting a sauna means a lot of additional moisture is being created within your home’s envelope — not smart. If you want a sauna, build it outdoors. But don’t think buyers are going to cover the cost of your installing it. In most cases, they’ll get rid of it. And that will cost them — which means it will cost you in your home’s selling price. I like the idea of buying a house that you plan on living in for a long time. That’s when renovating and customizing your home to your needs is smart if it makes you happy. But only start focusing on the renovations and additions you want after you’ve taken care of the ones you need — namely repairs. Investing in the most important repairs protects all future investments and renovations. Because when you get your priorities straight, the house always wins. Pat Smoliak, a senior whose active life is now based out of a third-floor apartment condo, decided to avoid that problem by downsizing four years ago. She sold her 1,600-square-foot home on a great street in Edmonton. The house was a lot to look after following the death of her husband, Nick. “It wasn’t an easy move to make,” Pat says. “But it gets harder the longer you take to make it.” The biggest roadblock for people, she thinks, is all the keepsakes and clutter in the average senior’s house. She advises a slow pace to culling the heirloom herd. She went through her house three times. Her kids took some stuff. More went to charities or in a garage sale. Some went into the garbage. Clearing out the clutter is liberating, Smoliak said. So is her new condo. It’s small and easy to keep clutter-free and clean. It’s also close to everything she needs. She enjoys heated underground parking, an elevator and a balcony she’s done up with a couch swing and a flower garden. The balcony sits overtop a pretty busy road. There’s a firehall just up the way. “That will be my entertainment when I get old,” she said with a laugh.

Next to the patio doors is the fireplace. “I just love it,” Smoliak said. “I wouldn’t do without it now. It just makes it so warm and comfortable.” The kitchen is lovely, with its central island and slide-
