Right design can create a dream kitchen A good work triangle is imperative Anita Murray Postmedia News It’s the heart of the home, where everyone gathers and everything happens, yet all too often our kitchens don’t work the way they should. So what do we do wrong and how can we get the most out of them? Jim Deslaurier is co-owner of Deslaurier Custom Cabinets in Ottawa. He has seen a lot of mistakes in his 30-plus years in the business and says much of it starts with design. “I’ve walked into brand-new kitchens and gone, ‘Oh my God, why did they put the stove over there?’ ” “The most important thing you can do for a kitchen ... is the design,” adds Friedemann Weinhardt, owner of Ottawa’s Design First Interiors. And there is a right spot. According to the National Kitchen and Bath Association, you need a minimum

of four feet between points in the triangle and a maximum of nine. Any more than that and you’ll have “a lot of wasted steps,” says interior designer Sandra Gibbons. But just as you don’t want your appliances too far apart, they shouldn’t be too close together either. Anything that impedes the flow in the kitchen cuts down on its ef-

ficiency, like appliance doors that block off the space when they’re open, she says. And squeezing everything together, as is often done when the kitchen space is small, can mean not enough counter space. “That doesn’t mean that you need miles of counter space,” Weinhardt says. “What that means is you need

the counter space in the right place.” It’s important, for instance, to have counter space on either side of the sink to ensure there’s an easy work flow for the two main functions at a sink — washing dishes and preparing food. All of them stress the importance of work flow and function in the kitchen. “The functionality is where you really have to get it straight,” adds Giuseppe Castrucci, vice-president at Ottawa’s Laurysen Kitchens. But before it even comes to the design of the kitchen, there are things to consider, like what Castrucci refers to as the hate list and the wish list — because it’s important to know what you don’t like about your current kitchen as well as what you’d like to have in a new one. “Sometimes a hate list is more important than the wish list,” he says with a grin. The lists create a process of elimination that usually helps you figure out what will work for your new design, adds Deslaurier designer Pam Vanderbraak.

How government erodes housing affordability Stu Niebergall It is an interesting dichotomy. On the one hand, municipalities, provincial governments and the feds like to tinker with housing policy to demonstrate to citizens that they are addressing housing affordability in our communities. At the very same time, these same governments use new housing as a way to download their larger financial challenges onto new home buyers. Sometimes I have to wonder if they simply see new housing as an ATM machine. This is why we calculate that government imposed costs by municipalities, provincial governments, the federal governments and the Crowns account for
over 20 per cent of the cost of new homes in Canada. To illustrate how this often works, let me share the latest decision by Canada Post to charge a $200 per house levy to provide service to new homes that receive their mail through “superboxes” (CMPS). Many years ago every home in Canada received door-to-door mail service. Canada Post then could not afford to maintain that service to new communities, so they reduced services to save costs and created “superboxes.” Anyone who lives in a home built since the ’80s is familiar with walking to a central group of mailboxes to get their mail. In my home, this is how we get our mail. Personally, I don’t mind it at all. However I do recognize that I receive a lower level of service than people who live in older neighbourhoods. Now Canada Posts is asking new homeowners to pay extra for a lower level of service.

We should not be surprised to hear that Canada Post continues to see mail volumes decline, which makes containing losses increasingly more difficult for them. According to Canada Post spokesperson Jon Hamilton, Canada Post is facing over $300 million in losses while households are receiving 20 per cent less mail than they did even five years ago. So they are going to raise between $25 million and $35 million a year by transferring some of their inefficiencies onto new homeowners. When governments download costs onto new homeowners they tend to create spin on the item like Canada Post has done in their statement, “We’re not in the development business; we’re simply in the mail-delivery business.” Who ever said they were in the development business and yes we know you are in the mail delivery business. As well, you need to know what you want in the way of appliances — a kitchen can’t be designed without them. “It causes a lot of wasted time when your appliances are not totally picked,” Deslaurier says. Gibbons agrees, saying there are no standard sizes for appliances anymore. And Castrucci adds that often people don’t have a good sense of space. “They really want those big huge appliances and it doesn’t fit the kitchen footprint.” Along with that, you need to know what you want your appliances to do and how they work. Deslaurier knows this from experience, having brought home an oven that he got a great deal on but his wife hated because it wasn’t wide enough to fit her big turkey. “She suffered for 10 years with the wrong oven,” he says with a laugh. When it does come to the design of the kitchen, there are more things to keep in mind. It’s important to know, for instance, just how the kitchen will be used. “How many people are going to actually work in the kitchen? How often do you and your husband cook at the same time? That affects how we should start trying to set that up,” Deslaurier says. Castrucci adds: “Each individual person works differently in their kitchen. They have certain things they want at their fingertips because they know what kind of food they cook every day.” Knowing that makes it easier to design the kitchen to fit your lifestyle. Will the style of the kitchen you want — assuming you know what that is — fit the house? “It’s got to be what you like, but it’s also got to tie into the other rooms in the house,” Deslaurier says.

and/or become more innovative in managing their costs, it is far easier to raise $25 to $35 million dollars on the backs of new homeowners. The problem is not just that Canada Post has created this fee, which is a relatively small portion when you consider all the costs that go into a house. The problem is that this is not an isolated occurrence. Every level of government has taken this approach with an ever-expanding list of levies and fees that are often in the hundreds of dollars and thousands of dollars per home and sometimes tens of thousands of dollars per home. Then governments scratch their heads and wonder why we have a housing affordability problem and why household debt related to housing is so high.

They make it sound like those affected don’t have to pay and someone else who is perceived to have a greater ability to pay can be forced to. This is illustrated in Canada Post’s press release when they state, “charged not to homeowners or home builders, but to developers.” Trust me when I say this, new levies and fees by any level of government, ultimately never fall onto developers and is always a cost that is passed on to new home buyers. This is without exception and Canada Post knows that. Now $200 may not seem like a lot on a new house, but that is not the point. My point is instead of Canada Post dealing with systemic issues of how to create a better value proposition for their customers

Closed-cell spray foam tops home insulation options

Everyone’s always asking me what’s the best insulation? Batt? Loose fill? Rigid? Different insulation will work best for different jobs. But there’s one product that has proven itself consistently on every job I’ve used it: Closed-cell spray foam. For me there’s nothing better. It does what good insulation is supposed to do. When we talk about spray foam there’s open cell and closed cell. Open cell means the tiny foam cells aren’t completely closed — you can crush open-cell spray foam in your hands. But with the closed variety the tiny foam cells are closed and tightly packed together. This makes the spray foam denser — it’s rock solid — and increases its R-value (resistance to heat loss). This also makes closedcell spray foam more expensive than open cell; but the former ends up paying for itself so it’s worth the investment. Still the choice is ultimately up to the homeowner. Closed-cell spray foam gives you energy savings by protecting your home against heat loss — that’s huge. It creates a complete thermal break in the building envelope. So if your basement is normally cool in the summer it won’t be if it has spray foam, which stops heat loss even when it’s hot outside. It doesn’t let heat come in or out, and
it helps keep your entire home cool with minimal air conditioning. What makes spray foam so ef fective? It controls moisture — that’s the big one. Forty per cent of heat loss is due to air movement, but the other 60 per cent is related to moisture. Heat moves with moisture. The warmer the air, the more moisture it can hold. Cold air means less moisture, which is why your hands and lips get dry in the winter when you go outside. But spray foam creates a barrier to stop moisture movement, which helps stop heat loss. Spray foam is also inorganic which prevents mould growth. It doesn’t absorb moisture so it won’t compress and lose its Rvalue. You don’t have to worry about it sagging in your walls and leaving open spaces like batt insulation can. It has its own vapour barrier, and it isn’t harmful to your indoor air quality once it is cured. Even the best systems will not work if they aren’t installed properly. Spray foam is no exception. It needs to be applied by a specialized installer. Cutting corners leads to major risks. Trust only the pros. Who’s a pro? A foam master. These are professionals who are certified and approved spray foam installers. When you hire a foam master you know that the job will be done right the first time. Spray foam is an expensive product so you don’t want to pay for a bad job. Let me give a scenario. I was working on a house that had been retrofitted with spray foam. That means spray foam installers came
to the house years after it was constructed to install spray foam. So instead of having open walls to install the spray foam in, everything had been drywalled over. The original spray foam company that came in to quote the job — who also happened to be the pros I use — recommended to take the plaster down, re-stud the walls and then install the spray foam. T h e h o m e ow n e r s d e cided that option was too expensive. They went with a retrofit where holes were drilled along their walls — in random places — and then filled with open-cell spray foam. When a home is retrofitted with spray foam this way all you can do is hope that the cavities get filled. Usually this never works. In fact, it rarely works. Yes, it was only a fraction of the original quote, but it was a total waste of money. The damage done to their home left them no choice but to call me. And the worst part was that the foam they used contained urea formaldehyde, which was banned in 1980 because it releases formaldehyde gas into the air over time as it cures. Energy costs are increasing every single day. If you want your home to be energy efficient, proper insulation installed the right way is the way to go. It pays for itself. A bite of the Big Apple Scott McKeen Postmedia News Jean and Dan McCloskey’s one-bedroom Edmonton condo is not large, by any means. It’s about 800 square feet. Jean calls it rightsized. The couple lived for 25 years in a larger place in the same building. But then they considered a second home in Victoria, where they might escape Edmonton’s winter for a few months. In the end, two rightsized places — one in Edmonton, one in Victoria — trumped a single large condo for the retired couple. But it’s not like the McCloskeys just divided up the furniture and moved it into their new spaces. There was plenty of creativity that came into the picture, as Jean transformed the Edmonton condo into a stylish abode much like something you would see in New York. Jean studied design for a time at the University of

Jean is executive director of the couple’s condo building. The entryway is astonishing. The initial view is of a naturally lit, angled hall. The left-hand wall is gallery-like, in its display of a series of paintings. The right wall angles in and out, creating small spaces for Jean to play with. At first, there’s a slipper chair
and small writing desk. Then a leather corner seat, fitting snugly into the next alcove. A couple steps down and across the hall is an art deco chest below a pewter deer head. Across and down from it is a large mirrored pedestal for a polar-bear sculpture. On the walls are numerous paintings by Jean’s sister, Marilyn Dyer. All around are sculptures, vases or decorative furnishings acquired over the years on Dan and Jean’s travels. The hallway opens up bit by bit until ... ta-da, the condo proper, with its exposed kitchen and living room. The white walls a r e a c c e n t e d b y d a rk wo o d s i n t h e k i t c h e n . The upper cabinets feature artisan-glass inserts, lit from inside. The place is tastefully ador ned with sculpture, painting and blown glass. “People do say this looks like something from New York. I just think of it as home.”

Ceasefire strained as Palestinian shot dead Robert Tait the Daily Telegraph JERUSALEM — Hamas accused Israel of violating the shaky two-day-old ceasefire in Gaza Friday after an Israeli soldier shot dead a Palestinian man close to the security fence that encloses the territory. Anwar Qdeih, 23, was said by a relative to have been shot in the head as he tried to place a Hamas flag on the fence near the town of Khan Younis, in southern Gaza. The relative said an Israeli soldier had fired in the air three times before firing the fatal shot. At least 19 other Palestinians were wounded in the incident. The Israeli military, which regards the zone close to the fence as a no-go area, said it was investigating. A spokesman for the Israel Defense Forces said soldiers had opened fire after large numbers of Palestinians attempted to breach the fence. “About 300 Palestinians tried to get close to the security fence. Revolution everywhere.” Many of them represented Egypt’s upper-class, liberal elite, which have largely stayed out of protests in past months but were prominent in the streets during the anti-Mubarak uprising that began Jan. 25, 2011. “We are in a state of revolution. He is crazy if he thinks he can go back to oneman rule,” one protester, Sara Khalili, said of Morsi. “If the Brotherhood’s slogan is ‘Islam is the solution’ ours is ‘submission is not
the solution,’ ” said Khalili, a mass communications professor at the American University in Cairo. “God does not call for submission to another man’s will.” Frustration had been growing for months with Morsi, Egypt’s first freely elected president, who came to office in June. Critics say the Muslim Brotherhood, from which he hails, has been moving to monopolize power and that he has done little to tackle mounting economic problems and continuing insecurity, much less carry out deeper reforms. Morsi’s supporters, in turn, say he has faced constant push-back from Mubarak loyalists and from the courts, where loyalists have a strong presence. The
courts have been considering a string of lawsuits demanding the dissolution of the Islamist-dominated assembly writing the next constitution. The courts already dissolved a previous version of the assembly and the Brotherhood-led lower house of parliament. Morsi made his move Thursday, at a time when he was bolstered by U.S. and international praise over his mediating of a ceasefire ending a week of battles between Israel and Hamas in Gaza. Only a day earlier, Morsi had met with U.S. Secretary of State Hillary Rodham Clinton just before the truce was announced. Mustafa Kamel el-Sayyed, a Cairo University political science professor, said Morsi may be confident that the U.S. won’t pressure him on his domestic moves. “The U.S. administration is happy to work with an Islamist government (that acts) in accordance with U.S. interests in the region, one of which is definitely the maintaining of the peace treaty between Egypt and Israel” and protecting Israel’s security. U.S. State Department spokeswoman Victoria Nuland said Friday that Morsi’s declarations “raise concern for many Egyptians and for the international community.”

175 m1 3/4 cup butter or margarine, divided 3.75 L 15 cups miniature marshmallows or 3 pkg (250 g each), divided 7 ml 11/2 tsp vanilla extract, divided 4.5 L 18 cups Kellogg’s* Rice Krispies’* cereal, divided Prepared whipped vanilla frosting M&M’S® Milk Chocolate, Mint and Peanut Holiday Mix candies
Mix butter, brown sugar and syrup together in a sauce pan, heat to boiling. Take off heat and add peanut butter, peanuts, rice Krispy and vanilla . Mix until well blended. Spread into a greased 8x8 pan. Spread 1/2 bag of melted chocolate chips over the top. When cooled cut into squares.
1. Grease two 11 x 17-inch (45 x 29 cm) rimmed baking sheets; set aside. Prepare the Rice Krispies* Squares recipe according to preferred method (in batches as needed). Firmly press 1 1/2 batches of the mixture onto each prepared baking sheet; chill sheets until firm.
White Chocolate-Candy Cane Cheesecake Ingredients:
1 3/4 cups granulated sugar (425 mL) 1 jar marshmallow creme (7 oz/200 g) 3/4 cup evaporated milk (175 mL) 1/4 cup butter (50 mL)
1 3/4 cups CHIPITS® Butterscotch Chips (425 mL)
1 cup chopped salted mixed nuts (250 mL) 1 tsp vanilla extract (5 ml)
Directions:
HEAT oven to 325ºF. MIX crumbs, 3 Tbsp, sugar and butter; press onto bottom of 9·inch springform pan. Bake 10 min. MELT 4 chocolate squares as directed on package. Beat cream cheese and remaining sugar in large bowl with mixer until well blended. Add melted chocolate and extract; mix well. Add eggs, 1 at a time, mixing on low speed after each just until blended; pour over crust. BAKE 45 to 50 min. or until centre is almost set. Run knife around rim of pan to loosen cake; cool before removing rim. Refrigerate 4 hours. Grate remaining chocolate square. Top cheesecake with Cool Whip, crushed candy and grated chocolate just before serving.
Peanut Butter Blossoms 48 CHIPITS KISSES Milk Chocolates 1/2 cup shortening 3/4 cup Peanut Butter 1/3 cup granulated sugar 1/3 cup packed light brown sugar 1 egg 2 tbsp milk 1 tsp vanilla extract 1-1/2 cups all-purpose flour 1 tsp baking soda 1/2 tsp salt granulated sugar
Directions:
1. Heat oven to 375ºF. Remove wrappers from chocolates. 2. Beat shortening and peanut butter in large bowl until well blended. Add
1/3 cup granulated sugar and brown sugar; beat until fluffy. Add egg, milk and vanilla; beat well. Stir together flour, baking soda and salt; gradually beat into peanut butter mixture. 3. Shape dough into 1-inch balls. Roll in granulated sugar; place on ungreased cookie sheet. 4. Bake 8 to 10 minutes or until lightly browned. Immediately press a chocolate into center of each cookie; cookie will crack around edges. Remove from cookie sheet to wire rack. Cool completely. About 4 dozen cookies.
3. Arrange the squares, largest to smallest, alternating angles so points stick out, on a cake stand, platter or cake board. Secure the star vertically on top of the tree with a skewer. 4. Use frosting as desired to decorate and secure the M&M’S® chocolate candies onto the tree in a decorative pattern.

1 cup Honey Maid Graham Crumbs 3/4 cup plus 3 Tbsp. sugar, divided 3 Tbsp, butter, melted 5 squares Baker’s While Chocolate, divided 3 pkg. (250 g each) Philadelphia Brick Cream Cheese, softened 1/4 tsp, peppermint extract 3 eggs 1 tub (500 mL) Cool Whip Whipped Topping, thawed 1/2 cup crushed candy canes

2. Cut a 20 cm (8-inch) square and an 18 cm (7-inch) square from one sheet. Cut a 15 cm (6-inch) square, two 12 cm (5-inch) squares, two 10 cm (4-inch) squares, two 8 cm (3-inch) squares, one 5 cm (2-inch) square from the second sheet. Use a cookie cutter, to cut a star from the excess treats. Reserve any excess treats for another use.
Directions:
1. Line an 8-inch (2 L) square pan with foil, extending foil over the edges of the pan. 2. Combine sugar, marshmallow creme, milk and butter in a heavy-bottom saucepan set over medium heat. Cook, stirring constantly, until mixture comes to a boil. Continue to boil, stirring, for 5 minutes.
3. Remove from heat; gradually add butterscotch chips, stirring until chips are melted. Stir in nuts and vanilla. Pour into prepared pan. 4. Chill for 2 to 3 hours. Remove from pan and place on a cutting board; peel off foil. Cut fudge into squares. Store tightly covered in the refrigerator. Makes about 5 dozen pieces or 2 1/4 lb (1.05 kg) candy.
Chocolate Truffles Recipe Ingredients:
3/4 cup butter (175 mL) 3/4 cup HERSHEY’S® Cocoa (175 mL) 1 can sweetened condensed milk (do not use evaporated milk) (398 mL) 1 tbsp vanilla extract (15 mL) Icing sugar
Directions:
1. Melt butter in a heavy saucepan set over low heat. Add cocoa; stir until smooth. Add milk; increase heat to medium. Cook, stirring constantly, for 4 minutes or until mixture has a pudding-like consistency and is smooth and glossy. 2. Remove from heat; stir in vanilla. Cover and chill for 3 to 4 hours or until firm. Shape into 1 1/4-inch (3 cm) balls; roll in additional cocoa powder or icing sugar. Chill for 1 to 2 hours or until firm. Store, covered , in refrigerator. Makes about 2 1/2 dozen truffles.
