t various times of one’s life, the ideal home has very different features. Bevan and Karen Sthamann have created the perfect home for the upcoming years when they are retired and their children have all left home. “We just really designed this for where we are, at our stage of life,” said Bevan Sthamann. “It’s definitely a retirement, empty-nester plan.” In designing this home, the couple allowed themselves to be slightly self-indulgent and no longer felt the need to put the concerns of their three children ahead of their own. “It was: what we did, we wanted; and what we wanted, we did,” said Bevan, who is the founder of Sthamann Homes Inc. and now operates the business in
partnership with his son, Samuel. Among the personalized amenities that Karen and Bevan have included in the home are a very large master bedroom, which is the only bedroom on the main floor, and a four-season sunroom that they call their “Hawaii” room. The room is completely surrounded with glass and has a fireplace and heated floors to give a tropical ambiance even when the outside temperature drops. To add to the island feel, the room has been decorated with “a lot of Hawaiian plants, like hibiscus and bird of paradise, and that sort of thing,” said Bevan.

The home is a bungalow with a lower-level walk-out. It comprises about 2,100 square feet on the main floor and approximately 2,500 on the lower level, which includes the sunroom. An abundance of windows and a spacious, open design allow natural light to spill throughout the home. The Sthamanns have been able to avoid the look of the living area being one big room, though, by using different types of flooring and ceiling finishes and by having a built-in feature between the great room and the dining room. The two rooms are separated by a large, rich, counter-height buffet server topped with pillars. “That gives us some division, yet it’s open,” said Bevan.
At various times of one's life, the ideal home has very different features. While Bevan and Karen’s wish lists for their new home were very much alike, they each had their own special requests. At the top of Karen’s list was a large, open kitchen with a one-level island in the centre. In that island, she didn’t want a cooktop or sink because she wanted to use the entire surface for food preparation and baking. 12 You’re home Fall 2013
Bevan wanted lots of woodwork in the home something that Sthamann Homes is noted for - and his desire was also fulfilled. Throughout the home, the warmth and richness of quarter-sawn oak imported from the northeastern United States, some of which was reclaimed from an old barn to use for flooring, is prevalent. Quarter-sawing is a method that reveals a unique, consistent look to the grain and provides stability to the wood. The technique was used commonly in the 1900s but is now rarely used. The wood produced has what Bevan describes as, “old-time, antique-type look.” While some of the couple’s wishes were unique, they found that many of their desires were similar to those of new home buyers that they encounter in their business. “This house has what our customers are asking for now, like granite countertops, a custom tile shower and a heated, travertine marble floor,” said Bevan. None of the details were chosen for their possible effect on resale value though. “More of our clients are thinking, ‘let’s just build what we want.’ And I always tell the clients, ‘if you want it, chances are somebody else does too,’” said Bevan.

The Sthamanns found that they had other similarities with their clients during the building process. “When we built, we turned out to be just like any of our other clients - we wanted a change or two here and there,� said Bevan. “That just says we’re all kind of the same, right? It’s the little tweaks that you want to make that you didn’t see beforehand.� The home, located on Wascana Gardens Drive in Wascana View, backs onto a flood plain, so Bevan and Karen are provided with views of the prairie sunset and various forms of wildlife that happen to pass by. “We’ve got the birds big-time and, until just prior to the flood of ‘11, we had coyotes that would come right up to our back fence,� said Bevan. What is the couple’s favourite room or aspect of their new home? Bevan considered the options, saying, “We’ve got our own home office/den, TV room, great room, and the master bedroom is big with a big walk-in closet, big ensuite - every room is great. I couldn’t pick a favourite room.� n

very city is wonderfully unique - the product of many years of development, and Regina is no exception. A walk down any Regina street is a walk through time, encountering the city building legacies of the past and present. Buildings are the most visible form of any city’s urban landscape and with residential homes and buildings occupying almost half of our city’s foot print, housing plays a pivotal role in defining our city’s character. The Regina & Region Home Builders’ Association (RRHBA) represents hundreds of businesses involved in the Residential Construction Industry in Regina. “Our industry has not only built the homes in our city, but has also designed and created Regina’s neighbourhoods – places that truly give our city its unique character,” said Stu Niebergall, President & CEO of the RRHBA. “Neighbourhood designs are always evolving and the current trend is going back to the street-car communities of the past with their grid pattern of streets, and homes with verandas in front and garages in back, facing onto a lane,” said Niebergall. The grid pattern of these old neighbourhoods is said to promote a through flow of traffic which is hoped to encourage a return to walking and cycling as modes of transportation. The idea of this type of “eyes- on- the-street” design is also said to promote both safety and community building. In telling the story of today’s new communities, sustainability is the guiding principle. Niebergall says that Regina’s community developers are practicing these concepts by not only creating neighbourhoods that promote all modes of transportation, but also a mix of commercial and residential land use, higher density housing forms, and more diverse housing options. These new sustainable designs will define what our future city will look like. Although we may be returning to the neighbourhood designs from the past, there are many differences between a wonderful old home in one of our established neighbourhoods and the new homes being built today. Home building designs, materials, techniques, and systems have advanced significantly in the past decades, especially in the area of energy efficiency. “We are so proud to say that in Regina, we are the current leaders in the ratio of new homes built as Energy Star or R-2000 certified,” said Niebergall. It has been said that we don’t build them like we used to. However, Niebergall says that’s because we build them better, and energy efficiency is just one example of how we do so.

ondos often look alike, sharing the same floor plans and neutral colour schemes. One way to personalize your space and make it your own is through the art you select and display on the walls.
Scott Nicholson, executive director and curator of Scott Nicholson Fine Arts in Regina, says artwork not only can differentiate the look of your space but it is a smart financial move. “To begin with, artwork is a great investment, and one that will appreciate over the years,” he said. “Secondly, it adds a certain ambiance to an environment. It’s a conversation piece, a centre of focus.” He says while there are no hard-and-fast rules in selecting or displaying artwork, people should take into account the scale and size of the room where the work will be displayed. And he strongly advises people choose pieces they love – not ones that simply match the décor. Like anything we put on display, artwork should communicate something about us – and something to us. “You never match it to the décor or the sofa. Those will change. Buy what you like – what attracts your eye,” he said. “Some people buy a piece because they like a certain colour or form, or it reminds them of something from the past. It has to do with how that painting makes you feel. It is the emotions it evokes.” People choose pieces that inspire or energize, and images that resonate with them. In short, the work of art makes some sort of personal connection, he says. “It should speak to you. People purchase a work of art because it catches their eye, it makes them feel happy – it evokes emotion. That’s what art does – it creates good emotions.” Indeed, Nicholson recalls a client he recently assisted who was drawn to a painting because of its colours and large size. “When we hung it over the fireplace, she jumped up and down – she was so happy. That painting just did something. It added a certain interest, and it gave the room a feel.” That’s the kind of reaction Nicholson likes to see. “Art should be fun and enjoyable,” he says. “It creates a mood, it creates a sensation, it creates a feeling.” Artwork can breathe new energy and vitality to a space, or change its look. “It can completely transform the look of a room,” said Nicholson, noting sometimes artwork can change the look of a space more than furniture.

Nicholson worked as a curator for a number of major public galleries in Saskatchewan for nearly three decades before launching his own fine arts consultancy venture about a year ago. An artist himself, he has several fine art degrees, and works with both corporate and private clients. He says while some still view art as a “serious” endeavour and something only for the wealthy, that attitude is changing. “Art is for everyone. It should be friendly and approachable. We have artwork for every buyer, at every price point. It can be $200 or $20,000. The price doesn’t matter.”

It’s one reason some of the old-school rules simply don’t apply anymore. Hanging work so the centre of the painting is at eye level, for example, has been a general guideline, but Nicholson says it doesn’t necessarily apply.
They may also want to seek the assistance of an art consultant to choose works that complement their condo décor and reflect their personality.
“All the new condos that are coming up in Regina look very much the same – art can really personalize that space,” said Nicholson. “It expresses your own taste and style.” n
“People hang it behind the dining room table, and sometimes it’s just leaning on a ledge. There are no real rules anymore on where to put it or how to frame it.” Indeed, many are eschewing the frame-mattand-glass look in favour of a more informal style. “A lot of times, people just hang the plain canvass,” he said. “It’s more casual and more approachable. We’re seeing that as a big trend.” For those looking to invest in some artwork, re-invent their space or put their own stamp on their own walls, but are unsure where to start, Nicholson suggests visiting any public or commercial gallery and having a look around to see what sparks their interest and catches their eye. urniture-style vanities are becoming a new favourite feature in bathroom design. With a freestanding appearance more like high-end dressers than your usual bathroom cabinetry, they add an elegance to the room that's hard to achieve with other looks. “All trends begin somewhere,” said Robin Dewolf, certified kitchen designer and director of training with Huntwood Custom Cabinets Ltd. She says furniture-style vanities have always been available, but the styling is typically more expensive than your standard vanities, so the design hasn't been as widespread.
“Typically, furniture-style includes more detail, finer woods, and finishes,” she said. “Adding embellishments to exemplify the style you are trying to convey completes the desired look.” Finding a furniture-style vanity that fits your space perfectly can be a challenge, which is why most are custom built – another reason why the

While style is generally at the forefront when choosing this type of vanity, Dewolf says function is still the most important consideration. “Consider the whole space. Scale is important. Heights are important to consider – especially when you learn the type of sink the client wants to incorporate. I’ve seen some real misses when a base height vanity included a high vessel sink for a short client.” The grand, furniture-style vanities with several pieces look fantastic in a large space, but you can also achieve the look in a smaller washroom. “For small spaces, always consider the scale of the furniture. Because furniture vanities are freestanding, you may opt for some furniture-style options such as feet, arched toe area, decorative ends, moldings, hardware.” Many people opt for a traditional look when installing these vanities, including rich woods like cherry, detail on the doors and drawer fronts, and transparent stains or glazing to emphasize the styling on the doors, says Dewolf. Doors on traditional styles would include five-piece construction with detail on the inside of the door frame, and raised centre panels or applied molding.

On the ultra-high end, you can invest in sweeping, hand-crafted pieces of furniture, but that doesn't put the look out of reach for smaller budgets: the look can be achieved with applications like feet, the right hardware, or a rounded front. Furniture styling today may simply mean to include a furniture element, says Dewolf. “Anything goes! Sometimes it’s as simple as adding a rounded front to a cabinet… In many instances, furniture-style may mean to include furniture embellishments such as, feet, aprons, appliques, decorative hardware.” Even doing something as simple as adding legs to lift a vanity off the ground can mimic the feel of a piece of furniture. Aside from adding a touch of class to the bathroom, furniture-style vanities also have some practical implications: most styles include a lot of drawer space, so linens can be tucked away out of sight but still easily accessible, and the taller height is more comfortable for many people.
But if that traditional look isn't quite your style, furniture vanities can also be created with a more contemporary design. In a contemporary setting, you want to see clean, sleek lines, with wood that is smooth and painted, or unique woods where the grain is the focal point. Dewolf says slab and arts and craft style doors work well with contemporary designs. Styles are also moving toward a merging of traditional and contemporary styling, along the lines of the “Pottery Barn” style, says Dewolf: “A free-standing look, with square legs, and open shelving below.” Dewolf points out that furniture is an investment, and cabinetry is no different; furniture-style vanities in the bathroom need to be treated with care. Huntwood uses a catalyzed conversion baked on finish that's durable and will withstand years of use, but you should always wipe up water, and follow the manufacturer’s directions when cleaning. “Be aware that cabinets with a water-based finish will react with water, oils, and many of the chemicals typically used in the bathroom, including cleaning agents, lotions, and sprays.” Proper care will be easy to follow when you have a piece of gorgeous furniture in your bathroom that you just love. hink wallpaper is a fad of the past? Think again. The return of wallpaper has hit the interior decorating scene by storm.
One of Regina’s own popular interior decorators is a fan of the versatile wall coverings. Ingrid Ruud happily uses wallpaper in her projects, whether to create impact in smaller spaces or to define areas within larger rooms.

This isn’t Ingrid’s first encounter with wallpaper. “Because I started my ‘hands on’ decorating career in Moosomin during the ‘80s, wallpaper was a big part of our business,” said Ingrid Ruud, founder of Ingrid Ruud Decor8…ing Consultant. “Our customers had no desire to hang wallpaper and needed someone to apply it and so it began. Borders were very popular at the time but I can’t see them coming back any time soon,” she remembers. Of course today’s wall coverings aren’t the same as the wallpaper on your grandparent’s walls, or even your parents. The 21st century sees wallpaper not only being used for decorative purposes, but also to advance technology. New types of wallpaper under development include wallpaper that blocks certain mobile phone and Wi-Fi signals. This is being produced to increase the privacy of home owners or business owners. The wallpaper is coated with a silver ink which forms crystals that block outgoing signals. The Spanish firm Think Big Factory even recently announced that they are developing wallpaper which will serve as a computer interface. hen Chad Christiansen, Bill Parks and Mark Dean founded Spring Green Homes Ltd. three years ago, one of their first priorities was to join the Regina & Region Home Builders’ Association (RRHBA). Spring Green’s focus on SIPs should be of particular interest to the environmentallyconscious consumer. “We’re one of the very few in Regina that use Structurally Insulated Panels [SIPs] for their walls,” said Christiansen. “The panels consist of an insulated foam core sandwiched between two structural panels of OSB [oriented strand board].” Clever use of SIPs closes the breaches that plague older homes. “There are limited studs in our walls other than around the windows and at the panel joints, so there’s relatively little thermal bridging,” Christiansen said.

“With the SIPs panels, there’s also very little waste, especially on-site — they’re all produced in a factory where their scraps and cut-offs are used for other panels,” said Christiansen. The panels also speed the building process and allow workers to close

he look is clean, modern and sleek. The classic mantle-andhearth fireplace is giving way to contemporary designs that emphasize clean, simple lines, with natural gas the top option alongside a growing trend for electric flames.
Fireplaces are also getting bigger, influenced by the advent of widescreen television sets. And, there are more options when it comes to finishes, spanning from classic brick and rock to ultra-sleek tile, glass and metallic finishes – even wallpaper. “People are into more modern design,” said Steven Semeniuk, manager of Wheatland Fireplace in Regina. “A big look is stacked stone fireplaces with the TV above it.” Semeniuk says homeowners are moving away from the log sets and traditional louvered treatments in favour of clean-face units and wider dimensions, with manufacturers coming out with more size options. See-through, or doubled-sided fireplaces are a fast-growing trend, adding a new approach in home décor. See-through styles offer light and heat on both sides of a wall, with the fireplace serving as a focal 42 You’re home Fall 2013
point for two rooms, or as a divider for larger areas. See-through fireplaces connecting the bedroom with the master bathroom are popular as it warms both rooms, and allows homeowners to enjoy a soothing bath while soaking up the atmosphere of the glowing flames. “Double-sided fireplaces are a big trend, and you are going to see a lot more of that soon.” Today’s fireplaces are a whole lot more versatile, with a range of styles, surrounds and finishes to complement any décor. Semeniuk says looks can easily be changed and updated as well by simply adding decorative rocks or glass crystals, for example, or installing a new fire insert – or even a coat of paint. It’s an easy and affordable way to revamp or customize an indoor or outdoor fireplace. Fireplaces add value to a home, and can significantly reduce heating costs, a prime consideration given Saskatchewan’s chilly climes, he adds. While some fireplaces heat only one room, others offer heat distribution systems that can circulate warm air to other parts of the home. “It is more efficient because you can just heat the room you are in. A big advantage is you can transfer the heat to other rooms.”

Natural gas fireplaces are the number one choice as they are convenient, easily maintained and cost-efficient. “Anyone can walk in the room and flip a switch, and it costs really nothing to run,“ he said. “You can heat the room, and keep the furnace turned down. It would probably be between $20 and $25 for 100 hours of use – and that is a lot of use.” Electric fireplaces are becoming popular because of their ease of maintenance, versatility and simple plug-in installation. They add atmosphere without any construction costs, and their price point is significantly lower. Electrics also have a heating element, so are able to take the chill off a room. Semeniuk notes the new styles have come a long way from the older electric models in simulating realistic flames. Wood-burning models have dramatically increased in efficiency, and now come out in ultra-modern designs. The Stuv model out of Belgium, for example, features a streamlined design that has the linear look of a modern gas fireplace. “Put a bunch of logs in, and it is one of the most amazing flames to
watch,” said Semeniuk. “They burn so efficiently now, and so clean – not like most people think. You can use it every day and will only have to clean out the ashes about once a month.” While more costly for those who have to buy wood to burn, they add a rather unparalleled ambiance, including the aroma that comes from a crackling wood fire. “The wood burners do give that different feel.” Ethanol burners are also gaining popularity, as they are portable and efficient. People can use them indoors and out, and are ideal as a table top fire. “They don’t give off a lot of heat, but it’s a clean burning fuel.” Semeniuk says fireplaces offer a range of benefits to a home, creating ambiance, warmth and comfort while adding value and cutting heating costs. or professionals with shift work, or empty nesters who spend Saskatchewan winters in warmer climes, home maintenance like yard work and shoveling snow can be a source of stress and worry. Luckily, there is another option: condominium ownership. Condos take some of the weight off of home ownership, and condos come in all shapes and sizes to meet a variety of needs, from affordable apartments to high rises downtown to two-storey townhomes. Rod McPherson, sales and marketing manager with North Ridge Development Corporation, says condos appeal to a couple of specific groups of people, and with good reason. “We're getting a lot of single professional people working in services, like nurses, fire fighters and police officers who have shift work or long hours or various hours, because condo living has low maintenance or no maintenance whatsoever,” he said. “The older people or empty nesters who go to Phoenix or go south can just pack up their bags, lock their door, and know that the snow will be shoveled. There's a lot more security... they don't have to worry about their house like they would in a single detached home.” Basically, condo owners are buying a lifestyle, where much of the maintenance aspect of owning a home is taken care of for them. Condo life is similar to apartment style living, says McPherson: You're responsible for maintenance on the inside of your home, but if something happens on the exterior, the condo association takes care of it. The association has insurance on the structure, and maintains the landscaping and roads on the street, and also takes care of general maintenance for each condo, like shoveling snow, cutting grass, watering trees and so on.

If the thought of artificial turf makes you balk, think again: the turf used these days is so realistic it's hard to tell the difference. McPherson says some brands even use a bit of yellow in the colouring so the turf isn't perfectly green, adding even more to the realistic look. “It really is carefree from that point of view. If you weren't at your house for four months or five months, it should look the same as when you left it.” There is a trade-off for all this freedom, though, as condo bylaws can be quite extensive; for example, bylaws can restrict the type of flooring you can use, or what you can put in your backyard. Centre Square Place (CSP), a new 10-storey apartment-style condominium located on the corner of Broad Street and 15th Avenue, is transforming the city’s skyline with its extensive glass exterior and contemporary circular-themed structure. It offers Reginans something they haven’t had in decades: an enhanced urban living experience. The construction of the 71-unit development is being directed by Centre Square Developments and Hydeman Property Management Ltd. Wayne Hydeman, founder and CEO of Hydeman Property Management, says that over 70 per cent of the units are now sold. Hydeman says that designing an urban condo development is very different from a suburban multi-unit project. “There are different needs for condo owners in an urban setting than for those in the suburbs,” says Hydeman. “Because Centre Square Place is an urban development, in order to provide a private, immediate recreational green space for our owners, we built a green roof on the 11th floor.” Avid gardeners will find the area enticing. In this dedicated green space, owners can plant and nurture their own flowers and veggies in a community style garden. The building’s rooftop also features a fitness centre and a walking track, which Hydeman anticipates will be well utilized. “In talking to developers in other cities, we’ve found that these facilities don’t get used to the extent that one would expect. I think that may depend on the location of the fitness centre within the building. Developers normally put amenities like exercise rooms in the interior of the building, away from everyone. It should be just the opposite. These spaces should have natural light and bring the owners as close to being outside as possible,” says Hydeman. Residents who make use of the rooftop facilities will enjoy a 360 degree panoramic view of the city skyline. From the building’s rooftop, residents will have a bird’s eye view of the Legislative Building, the University of Regina, the Saskatchewan Science Centre and the downtown core. In analyzing the needs of urban dwellers, the developers behind Centre Square Place also foresaw the need for a concierge service. Hydeman says that buyers are indicating this service “will be a real bonus, not only from a personal services perspective, but as a security measure. The concierge knows who is in the building and who doesn’t belong. They will ensure that maintenance is completed in a timely fashion.” Busy professionals will appreciate the convenience of concierge service, adds Hydeman. He expects the concierge service will evolve over time, as residents of the building identify their own individual needs. “It can be as little or as much as the residents prefer,” says Hydeman. The building’s plaza level will be dedicated to commercial enterprise. The aim is to select tenants who will cater to the needs of Centre Square Place residents. “We’re looking at a café, wine bar, a deli or small food store… amenities that meet the needs of our clientele. At one of the shops, we’re looking at them being an outlet for the pickup and delivery of dry cleaning. You don’t have to run out for your laundry; it’s just delivered back to you,” says Hydeman. The plaza area has been designed in a way that will attract pedestrians and serve as a patio for some of the businesses on warm sunny days. Centre Square Place offers a choice of five different floor plans, ranging in size from 900 square feet to 2,000 square feet. Premium finishes include gleaming hardwood floors, floor-to-ceiling maple cabinetry, granite countertops, undermount sinks and upscale lighting, will surround residents in luxury. Constructed to a LEED shadow standard, Centre Square Place is environmentally friendly by design. he Cathedral district is one of Regina’s most desirable neighbourhoods. It’s historic, it offers a variety of stores and restaurants, and it’s within walking distance of downtown Regina. So it’s no surprise that the owners of the Strathmore, one of Regina’s newest condo developments, were eager to build in the area. “You’re close to small local shops, as well as all the downtown core, you’re right by Wascana, and access to public transit and everything is all within a very reasonable walking distance; it’s a big thing to us,” said Drew Hunter, vice president of The Prairie Connection Ltd (TPCL) Consulting, the owner and developer of the Strathmore. The condo development brings a modern edge to the historic district it’s located in. The apartment-style units feature granite countertops, ceramic tile flooring and engineered hardwood flooring, as well as a stainless steel kitchen appliance package and in-suite laundry appliances. It was built by Deveraux Developments, a company that does everything from building houses to developing and owning rental properties using a modular construction method. One nice touch that accompanies the development is its indoor, ground-level parking garage. “Living in Saskatchewan, people like covered parking or underground parking,” said Rick Turchet, vice president of Business Development at Deveraux Developments.

Hunter agreed, adding that covered, heated parking without the incline of underground parking is something that a lot of buyers are looking for. “We went with ground-level parking so that you can drive directly into your parking garage rather than having to go underground and worry about any icing on steep entryways into the parkade. And having ground-level, it’s all secure, indoor, heated parking.” The addition of this parking garage, Hunter explained, also means the removal of ground-level condo units, which are, “generally speaking, the least desirable and the least secure.” Instead, all of the Strathmore’s condos are built on top of the parking garage. There are 24 apartment-style units in total, eight on each level. The construction of the development was quick; TPCL Consulting and Deveraux Developments began talking about the project in early 2012, and construction crews broke ground in July 2012. The units were set in place the weekend of February 8, 2013, and the first residents were able to take possession on June 15, 2013. The reason for such a quick turnaround was the type of construction used. Rather than going with the traditional stickbuild, TPCL Consulting and Deveraux Developments employed a modular build. All of the units built in this way, along with a portion of the hallway on each, are individually constructed at a climate-controlled factory in the U.S. When the building is ready to be constructed, the units are brought up to their final location in Regina, then assembled in a building-block style. “So when they come, they come with the insulation, they come with the drywall, they come with the paint, kitchen cabinets, flooring, bathrooms, including the kitchen sinks, everything’s done,” said Turchet. All that remains is utility hookups and a bit of finishing work, such as paint and drywall touchups. This modular style of building is considered a very innovative way to build, and its ease and timeline make it desirable to developers like TPCL Consulting.

“We haven’t done anything this scale; we’ve done about 10 infill houses in the city, and the construction timeframe for our condo complex is not much longer than it is for a … bungalow or twostory house,” said Hunter. “That was one of our attractions to it, the time to market; we were able to start and build and finish a condo in a really quick turnaround, which was really attractive to us.” The modular construction also allows for less impact to the construction site and the surrounding area, as most of the construction is done in a factory. This means that very little noise and garbage is released into the area’s environment. In addition, having the units individually built results in a quieter environment. “Rather than having one foot of insulation and sound protection between floors, we’ve got two feet, with each modular having a ceiling and a floor truss,” said Hunter. “So there’s more sound protection between the units, which is nice, being in a condo complex.” Despite its building-block style of construction, modular building does allow for a variety of units. For example, the Strathmore features both one- and two-bedrooms units, ranging in size from 770 square feet to 1,110 square feet. The perfect start for a new family

F
or Trevor Hein and his wife, finding a new home was about more than just buying a house. They wanted an acreage, particularly one with lots of trees that was located within 20 minutes of Regina. During their search, they found Mikron Homes & Construction Ltd.’s ranch-style estates just outside of Regina’s city limits. It turned out to be the perfect stroke of luck. “We just kind of stumbled across [the house],” said Trevor Hein. “We were actually touring around, trying to find another acreage that we saw online, and we couldn’t find it,” added Mrs. Hein. “We just happened to come down this road and saw the house for sale, and decided to come in, check it out.” The house they spotted was a 2,349-square-foot bungalow with three bedrooms, a den, two-and-a-half bathrooms and a large, airy basement. Not everything was finished - the kitchen, for example, was still missing the cupboards and other finishing touches - but the Heins could see that this was the house they wanted. The only element the property was missing was the trees, but that was an aspect the couple was willing to compromise on - besides, they said, not having the trees only meant that they would be able to develop the property the way they wanted to. So far, Mikron Homes has helped the couple get started by planting a variety of trees along the perimeter of the property, as well as planting some mature lilac bushes and a few willows. The Heins are hoping to expand on this with more trees, and are thinking about eventually including a bit of farming. But for now, the couple is enjoying their new home and all of the perks that came with it. The master bedroom is

It looks very modern… very classy.” spacious, as is its en-suite bathroom which has a European, classic look. They’ve also been enjoying the lighting system in the living room and dining room which allows them to switch between settings that best complement such events as movies or dinners. One of the couple’s favourite aspects is the kitchen. “It’s huge,” said Mrs. Hein. “There’s so much cupboard space that I don’t even know where to put everything. And … we think they did a really great job of putting the colours together and just bringing it all together. It looks very modern…very classy.” Although most of the house was finished by the time the Heins put their offer in, there were some elements that they were able to choose. But overall, the couple was quite happy that most of the decisions were already made. “I’ve built before, and I find it hard getting these little samples,” said Trevor. “For me it’s hard to do. I don’t mind that someone else picks it.” The Heins are quite happy with everything that Mikron Homes chose - and their satisfaction with the company extends beyond
that, too. They said that Mikron Homes has been great to work with, particularly when it comes to dealing with the little things. For example, the Heins wanted a very short timeframe between putting an offer on the house and moving in. They put in their offer in March, and they were able to move in within about a month. It was a fairly quick process, and the couple gives Mikron Homes a lot of credit for getting everything finished on time. “I think we made an offer probably in the beginning of March,” explained Mrs. Hein. “Then we asked for a possession date within about three or four weeks… that’s a really short period of time. They were able to accommodate us and we moved in on April 1.” One of the biggest reasons for such a short timeframe? A wedding. “We wanted to move in and we wanted to get married out here,” said Mrs. Hein. And because Mikron Homes was so accommodating, the couple was able to tie the knot in exactly the fashion they wanted: in their new living room, surrounded by family. It’s really a partnership that is fun for us, and we try to make it fun for the customer and make their home beautiful, so it works out well.” While the name “Budget Blinds” could imply that the company focusses on low-quality, inexpensive products, that is not the case. “It means that we have something that will fit everyone’s budget,” said Fisher. “So you tell us where you’re comfortable, what you want it to look like and how you want it to function, and we will narrow that down to a couple of products. We have some very, very economical fabrics, right up to high, high end custom fabrics and styles.” Selecting the perfect design is much simpler when the company’s consultants eliminate the choices that do not suit the client’s budget, needs or tastes. “It can be completely overwhelming when you go into a big box store or you go into any store for that matter, to try and choose, so we ask a lot of questions so we can find the perfect product,” said Fisher. “We don’t leave a window until someone says they love it, or it’s perfect, or it suits everything that they need — we try and make it very custom.” The company’s dedication to its customers is demonstrated by Budget Blinds’ investment in its new showroom. “We are here to stay. A banquette seat or ottoman with built-in storage is attractive and useful. Outdoor benches with built-in storage can also do double duty. Murphy beds are the ultimate in efficient furniture; they fold away into the wall, and modern versions even have a foldout desk on the reverse side. • Look up. Most older closets were designed with a clothing rail and one deep shelf above. The vertical space inside a closet is often unclaimed, and Morrisseau says Rona’s selection of closet organizing systems give endless combinations to make use of that room. • Storage can be stylish! There are so many super-stylish storage boxes and baskets on the market today. Perfect for open shelving, these containers are a great way to keep things easily accessible but hidden from view. Morrisseau notes the overall trend in home design is to keep the lines clean with light colours and clutter out of sight. “People are keeping things behind doors so that it’s not exposed,” she said. “We are using cabinets to create looks for bathrooms, entertainment units, laundry rooms, mud rooms, front entrances - it’s just how we put the cabinets together to create the storage we need,” she said. Mud rooms are a major focal point in many new homes, with benches and pantries where jackets and shoes can be stored out of sight. They can be recycled or contribute to communication companies who support phones for shelter resident programs. • Donate to a charitable group. Post unneeded items on a freecycle website. Your old building supplies, electronics, even cars can find a new purpose through any number of specialized recycling programs. De-cluttering is a great way to improve the efficiency of a living space. But, aside from the rare few who are living an ultraminimalistic lifestyle, there are always things to store. egina and its census metropolitan area have been well-served by the staff of Town & Country Plumbing and Heating since 1963. Through the versatility of its staff and its participation in the home building industry through the Regina & Region Home Builders’ Association (RRHBA), the company has become a prominent member of the area’s residential construction community. Town & Country Plumbing and Heating, its name notwithstanding, offers more than just plumbing and heating services. “That’s kind of our core, but we do all aspects of mechanical systems in the home: plumbing, heating, refrigeration work, air conditioning and electrical,” said Dan Turgeon, one of the business’ five co-owners and co-operators. In order to provide such a diverse range of services, Town & Country has a staff of 210 employees, which is managed by Dan Turgeon and the other co-operators: Chris Turgeon, Paul Benson, Jason Foulston and Cynthia Lizee. “Each one of us has our own specialty and we work together to give customers a rather complete experience,” said Turgeon, whose own specialty is in sheet metal and heating, ventilation and air conditioning installations. “We are a diverse company, and we can handle jobs from very small to very large. We have a very complete service department and an after-hours service department for those emergencies that come up,” Turgeon said. “We’ve got people on 24 hours a day in all trade areas so when there is trouble, we can react quickly.” Although the business is defined by its services, Town & Country also has a retail sales division, selling the products that it installs. “We have a rather diverse showroom where our customers come in to choose components and products for their homes, like plumbing products, tubs, showers, faucets, sinks and toilets,” said Turgeon. “Home owners find it helpful to be able to come in and look around, and look at what is included in a standard package and do any changes that they might see fit.” (Continued on Page 70)

The business has been a member of the RRHBA since 1975 and Turgeon himself has played an active role within the Association. “I’ve been a board member and a past chair of the Regina Home Builders’ Association,” he said. Participation in the Association was an educational experience: “One of the things that I found, because I was rather young in the Association, was that it really helped formulate those kinds of relationships with people who’d been in the industry for a long time.”
Although the RRHBA helps its members to become known to established members of the home building industry, it also helps those members to learn about how their field is changing. “The Home Builders’ Association does a very good job of briefing the members on new things going on within the provincial government and different code bodies,” Turgeon said, “so we are always briefed on the new happenings that make sure that we are positioned to deal with any new code changes or anything like that.”
Those relationships motivated Town & Country to join the RRHBA decades ago and they remain essential today. “Originally, it was because that was the core of our business — the contractors, the home builders who were in that Association — and so that helped us to form relationships and get known in the industry,” said Turgeon. “That’s the only way that a business can grow in our industry: through those relationships.”
Often, the RRHBA even plays a role in keeping the government informed and shaping the new legislation that emerges from the political process. “It’s a way to support the industry as well, in terms of the work that the Home Builders’ Association does with the city and with provincial government and such,” said Turgeon. “It’s important to have a body like the RRHBA to, number one, participate in those changes, and then to brief the members on everything that’s happening so that we don’t get surprised.” n

ith increasing numbers of people opting for condo living, downsizing may mean more than corporate restructuring. But there are numerous ways to make your new space seem larger than its physical dimensions would suggest. Condominiums come in a range of sizes, but many are smaller than the standard detached house. That limited space can be a challenge, especially if owners are moving from a house with a full basement and a ton of storage space. Getting everything to fit, even for first-time home owners, is one thing – getting it all looking good can be another. The latter can be as much a question of balance, scale and proportion as much as it is the actual physical dimensions. Balance is relatively easy – you want to ensure that all the heavier elements, like your couch and bookcases for example, are not all on one side of the room. The terms ‘scale’ and ‘proportion’ are often used interchangeably by the interior design industry, but do, in fact, have different meanings. Scale refers to the relationship between two or more objects. While scale is more absolute, proportion is less so and requires an almost innate understanding of the interactions between objects within a three-dimensional space, like a room. And, it’s very much in the eye of the beholder. If you’ve ever walked into a room where everything seemed to be in its proper place, but it just didn’t “feel right,” the room was probably out of proportion, according to Kurt Walling of The Brick in Regina. While scale is a set quantity, it’s actually very easy to trick the eye into believing a room is in proper proportion. That “eye” for proportion can be a new condo owner’s best friend. When furnishing a condo, Walling said it’s important to start with the physical dimensions. “Be thorough in taking precise measurements. Measure everything. Not just once, but twice. This is a huge issue, especially with appliances,” he said. And, do it before you go shopping! While many appliance and furniture suppliers now offer wide selections of condo-sized products, having that dream sectional can be a nightmare if you get it home and it doesn’t fit in your new living room. Walling also pointed out that many new furnishings are not only scaled to fit neatly into the reduced space of condos, many also have features to help address that common condo concern - finding a space to put everything. Some ottomans and even some sectionals, for example, have hidden storage compartments. Keeping odds and ends out of sight can also help with proportion, he said. “If the space is too cluttered, it will look smaller.” As a former commercial photographer, Walling brings that photographer’s “eye” to help his clients ensure their new condos meet all their family’s needs, without looking or feeling cramped. “Your space will achieve its full potential when you consider proper balance, size, scale, proportion and utility,” he said. It’s relatively easy to trick the eye into thinking a space is larger than it really is by using elements of the room to draw the viewers’ eye in one direction or another. Walling gives the example of living rooms, where the largest piece of furniture - the sofa - is usually placed against the largest wall. That can make an already small room look even smaller. Placing a long, narrow picture above the sofa makes that wall, and the room itself, look longer by drawing the eye in a horizontal direction, according to Walling. Similarly, a truly striking piece of furniture or art work can distract the eye away from less attractive elements of a room. “You can trick the eye with something bold and striking,” he said. The effective use of colour can also help make rooms look larger or smaller. Lighter colours give the impression of space, while darker colours can make a small room look even smaller. Furniture styles will also affect how roomy a room feels, with spare, modern furnishings lending an open, larger feel to a room and larger, heavier pieces taking up space and making the room feel smaller. “Be creative, but keep in mind size and scale,” Walling said. While all this talk of balance, scale and proportion may sound confusing, it’s really all just a matter of doing what fits and what feels right for you and your family. When planning your new condo, the “eyes” have it. Just don’t forget that tape measure! n

he kitchen backsplash has gone from functional to fabulous with floor-to-ceiling installations, elegant natural materials and bold patterns. No longer just a practical addition, today’s backsplash has taken a front seat in design.
“The backsplash is considered the most important part of kitchen design. It is a focal point of the room,” said Erin Capp, designer and co-owner of Wood Ridge Flooring Ltd. Capp and Rene Putzlocher opened their store in 2009 answering a market need for mid- to highend products in Regina. Like many design choices, the rules for backsplashes are that there are no rules. “You want to pick a tile that appeals to you. This is by far the biggest factor,” said Capp. Natural products like stone and granite are trending while subway tile continues to have great staying power in both traditional and contemporary settings. Originally unveiled in the subways of New York in the early 1900s, these rectangular tiles are usually presented in an offset pattern and white porcelain. “Subway tile is a great use for any budget. It looks great and it’s so easy to add some focus tiles above a range or to add a linear accent,” said Capp. Modern takes on this classic include glass versions in all colours, alternate layouts like vertical, diagonal and herringbone and a variety of sizes. Glass tiles have been around for a number of years and offer sparkle and clean lines to a kitchen. It’s best to pick a colour that complements the cabinetry and countertops rather than an exact match.

Mosaics continue to hold strong on the tile scene. A new addition to the traditional square mosaics are long, skinny tiles in various materials. They are most commonly found running horizontally, but can also make a great impact when installed vertically. These are often found in mixed materials like glass and stone together, or shiny and matte metals. In the world of backsplash, size matters. No longer a simple extension of the countertop, the backsplash now often extends to the ceiling or the cabinets above. Whether the tiles themselves are large or small comes back to that personal preference, and the overall look of the room. For kitchens with detailed cabinetry or floors, a large-profile backsplash will be the way to go. However, clean and contemporary rooms can handle a smaller and more busy tile like the penny round or mosaic. Penny rounds are just as they sound; round tiles the size of a coin in any number of finishes like metal, glass and porcelain. Beyond the mosaics and subway tiles lie endless possibilities of custom tiles and design. For home owners who truly want to customize the space, there are options like self-designed mosaics and large-scale pictures printed on the tiles. No longer are backsplashes function first. The modern kitchen backsplash has stepped into the spotlight with unlimited potential for daring design. “Backsplash is a high-impact zone, so if you have the guts to try something different you’re going to get a great result,” Capp said. When snow, mud, rain, and even summer sand gets lodged in footwear and gear, a mudroom is the perfect place to keep it from spreading throughout the rest of the house. Not every home has the space available for an entire room devoted to sloppy boots and wet mittens. However, a mudroom can be created even in a small alcove. Thinking creatively can help you turn an entryway - or even a closet - into a small mudroom. Equipped with just the essentials, this space will not lack in form or function.

Keep in mind that while mudroom items are primarily meant to be functional, that doesn't mean they can't be stylish, too. If and when you cannot find pieces that fit the dimensions of the space you have, think outside the box and build them yourself. n
To get started, think about what is housed within a mudroom. You are sure to find a few key elements: •a bench for putting on and taking off shoes •hooks for coats, scarves and hats •trays for wet boots and shoes •cubbies or baskets for miscellaneous gear •a basket for pet leashes or keys •a rack for wet umbrellas • shelves to store dry towels to dry off pets or people Next, assess how much space you have to devote to a mudroom. Keep in mind that you may be able to find an antique piece of furniture that combines the bench with hooks and even a mirror at an antique store or online. Otherwise, it can be fashioned easily with just a few materials. For those who have adequate space in their entryway, a two-seater bench is a must. To add decorative flair, cover a cushion sized to the bench with a water-resistant fabric designed to be used outdoors. This way kids or adults with damp coats or pants will not ruin the cushions when they sit down. If space is limited, a simple stool tucked into a corner provides a place to sit. Stow a few wicker storage bins under the bench. These can be assigned to each member of the family and be used to hold backpacks, gloves and hats or even sports gear. If there isn't much room beneath the bench, purchase inexpensive boot trays that can keep wet shoes from puddling right on the floor. You will find that well-placed wall hooks can tidy up a mudroom or foyer quite easily by having a place for just about everything. Q: WHAT CAN I DO TO MAXIMIZE A SMALL SPACE? A: Quite often, condominiums may be smaller in size than other types of homes. It’s important to utilize every inch of space. Use light-reflecting surfaces like mirrors or metals to bounce light around the space. Place mirrors across from focal points in the room to give the illusion of a deeper space. Glass table tops, open arm or armless furniture allow light to pass through the items, giving a sense of a larger space. Use smaller scaled furniture for smaller sized condos – apartment size sofas, slipper chairs, etc. Furniture with clean lines reduces the amount of detail your eye picks up on and creates the sense of more space. You can also make the space feel larger by moving furniture out and away from walkways. Reduce clutter by keeping things organized with baskets, chests, etc. Keep accessories to a minimum on shelves – a few vases and decorative candles. Sheer window coverings allow light to filter in while giving privacy during the day. Remember to also have privacy window coverings installed. Without them, people can see into your home very easily during the night!
Q: IS THERE MULTI-FUNCTIONAL FURNITURE THAT WOULD BE SUITABLE FOR A CONDO? A: Extendable tables and folding tables allow more people to be seated when needed and take up a smaller footprint. Nesting tables are great to pull out when serving food and drinks to company, then can be neatly tucked away. A chest can be used as extra storage for blankets and pillows while also being extremely useful as a coffee table. If your second bedroom doubles as your office, sofa beds and Murphy beds are a great option when company comes to visit.

Accent colours should flow throughout the condo to give consistency to the colour scheme.
Choose a colour that can be repeated throughout the home – for example choose one colour for the bedrooms and a lighter or darker version of that colour for the rest of the space. With this monochromatic scheme the space will feel larger and brighter. And remember, when you paint or make upgrades, always keep resale in mind. Chances are you won’t live in a condo forever and you want the place to appeal to a wide demographic.
Q: WHAT SORT OF LIGHTING SHOULD I BRING INTO THE SPACE? A: Additional lighting such as table and floor lamps give another layer of light and dimension to the space. Bringing in extra lighting brightens and opens up the space as well as adding another decorative element to the space. For dimly lit corners and counters in the kitchen, under-cabinet lighting is a great idea. If bringing in an electrician to wire lighting isn’t an option, battery-operated LED puck lights are a great solution. Be sure to get a good quality LED that shows white light rather than blue. Bathroom and linen closets are great places to install puck lights as well.

oday’s kitchen sinks are much more than just a place to wash dishes. Bold, bright and beautiful, they are a key element of your kitchen décor.
From modern streamlined designs to old classics redone in contemporary materials, there are numerous options for the discerning home owner to “sink” their teeth into. And, the new kitchen sinks not only come in a variety of styles and materials, but in a wide range of colours as well. The standard stainless steel kitchen sink has morphed into a design feature that brings modern style to this central part of your house. For most of us, the kitchen is the heart of the home. More than just the place to prepare and cook food, it's also used for entertaining guests and, often, for eating family meals. One of the best new trends is actually an old material, re-vamped for the 22nd century: cast iron. “It is so durable,” Day said. “It doesn’t chip and it doesn’t break.” Unlike stainless steel sinks that do scratch and aren’t totally stainless, which anyone who’s ever had to scrub one knows, cast iron stays looking great for years. The cast iron sinks also come in an amazing range of styles and colours. “You have to see it to believe it,” said Day. Another popular new material is granite. Stone countertops have become almost de rigeur for the modern, stylish kitchen, and the sink can now be incorporated right in, giving your kitchen counters a seamless look. Having a sink made of the same material as the countertop allows that part of the kitchen to flow effortlessly, blending style and function into clean lines that will complement any kitchen design. The unit is housed behind doors that are closed when the TV is not on and can be opened and recessed when it's time to watch a show. Cover-up: Wall-hung flat screen televisions can be camouflaged with a piece of artwork or another wall decoration. Many times the TV is recessed into the wall, and the canvas or mirror is mounted on
a device that can move it out of the way to reveal the screen on the move: There are mechanisms that can lower or raise a TV from a hidden location, whether in the floor or ceiling. The TV can descend or ascend vertically, or a hinged device can flip the TV up or down, depending on need, much like a small LCD television that mounts on the underside of a kitchen cabinet. under the bed: People have long embraced the under-thebed storage options, but what about using that space for a TV? inding the right flooring for your condominium can be a challenge. Condo owners are relieved of many of the responsibilities home owners have, but there's a trade-off in adhering to condo bylaws.
Robert Grain, Parkland Carpet One manager, says fitting within the bylaws is one of the biggest challenges with flooring renovations, and installations in new condos. What types of flooring can be installed in which rooms, and what kind of noise suppression needs to be used? “If you install a laminate or hardwood in a living room where there used to be carpet, the neighbour below you would hear you more. And the goal is that we would add an underlayment that would reduce the noise of the general sound, and impact.” Grain says there are two types of sounds in buildings: the general sounds of people having a conversation, and impact sounds, like dropping a spoon, for example. Underlayments reduce both of those sounds. Sound can be measured, and underlayments have ratings that tell you how sound-resistant they are. Grain says most condo bylaws require a rating of around 50, but Parkland usually aims for a rating above 70. The underlayment won't eliminate sound, but it will reduce sound. Another challenge with laying new flooring in condos is that some of the hottest options right now, like hardwood, require a relatively flat floor. Grain says condos often have problems lurking under the original carpet. “So when we remove the carpet and cushion in order to install these materials, floor prep issues can lie underneath that we need to deal with that we couldn't see through the carpet. So we have to have a built in allowance for what-ifs, what we find underneath the carpet and pad when we remove them.” You’re home Fall 2013 91

Because of these issues, carpet is always the safest option in condos, especially in older buildings, where builders didn't foresee the rise in popularity of hard surfaces, so didn't take the time to create a level floor. Vinyl, whether rolled or in planks or tiles, is also a safe option for condos because the material is quieter and more flexible than hardwood. Grain says luxury vinyl plank and tile flooring is growing in popularity because it believably mimics the look of hardwood or tile, and can be easier logistically. “You can make your environment look fresh and brand new with carpet and roll sheet vinyl, and it looks super because the materials are just great, but if you're wanting the solid surface flooring all the way throughout it's going to take more budget.” From an installation standpoint, Grain says the easiest choice for condo residents is to install carpet where there was carpet, or vinyl where there was vinyl, but he understands that design and fashion are important. There are solutions to any problem a condo owner might face, so if going the hardwood route, the owners should have extra money set aside to help deal with any surprises. 92 You’re home Fall 2013
It also helps to go to a business that knows the buildings in Regina. Parkland has been installing flooring for 30 years, so they may know the condition of the floor before any old flooring is ripped out. When sitting down with condo owners, Parkland will discuss the layout of the condo, usage, and how many people live in the house. Is there just a couple, or a whole family? Will they be occupying the condo all year long, or going away for the winter months? If the condo is only used for part of the year, vinyl might be a better choice because hardwood needs controlled humidity, and vinyl is not climate sensitive. Grain says it's important to get the right product into the right environment. “We find out the needs of the owner and fit the product that's going to suit those needs best. We consider durability, wear, fashion, and also the environment they're going to have … If we use the same product in every condo, that's not going to be the right answer.” For more information, visit www.carpetone.com. n

Plywood and MDF:
What's the difference?
F
or decades, plywood was the go-to inexpensive wood of choice for many home repair projects. In fact, it was actually the first manufactured wood product available. Then the term MDF, or medium-density fiberboard, started making its way onto home improvement shows and among do-it-yourselfers, making it a popular improvement material in recent years. Still, many people do not know the differences between these types of wood products. Plywood is constructed by gluing several layers of thin wood veneers between two pieces of wood to create a solid sheet. Experts say there is an odd number of veneer layers, and each one is attached at a right angle to the one below to add strength to the plywood. There may be knots or irregularities in the plywood because it is made of actual slices of wood. It comes in a variety of strengths, depending on the thickness of the plywood. Thickness can vary by sheet depending on the manufacturer, so each sheet may not be consistent. MDF is formed with wood fibers or shavings mixed with glue or resin. Under heat or pressure, the MDF is made into a solid material. Because MDF is not made from slices of wood to form veneers, it will not have the traditional graining or knots associated with wood. This can be an advantage or disadvantage depending on how it is ultimately used. MDF is often easy to cut, drill and manipulate because users will not have to work around grain or knots. But users should be careful to drill pilot holes before attaching MDF because it can split. Due to machine creation, MDF is generally uniform in thickness, which makes it consistent for many uses. It is important to note that sanding and cutting of MDF can cause the release of formaldehyde. Safety goggles and a mask are a must when using this product. Plywood is more readily used for walls, ceilings and subfloors because of its strength. MDF is widely relied on for building cabinets, crafts, shelving and trimwork n

Q: What can be done to minimize the likelihood of disputes and facilitate the resolution of disputes that can arise in the context of home construction or improvements? A: The best thing anyone can do, whether a purchaser or a supplier of goods or services, is to document the original agreement and follow up by documenting performance during the course of the contract. Most people assume legal disputes are about legal issues. Few are. Almost all legal disputes are driven by disagreement over factual matters. If a lawyer assesses a case and determines confidently it is a cold hard winner on the law, what is really meant is that there is indisputable evidence of facts of such a nature that a fair application of the law must inevitably lead to a successful result.
Q: So to keep disputes to a minimum I should ensure there is little potential for disagreement on the facts?

A: Yes. It starts with the original contract. What is being ordered? What purpose is it intended to fulfill? What will it cost? When will work be completed? Who will do what? A: Not really. Paper is but one form of documentation. Virtually everyone today has a tool literally in the palm of their hands to document progress as work progresses. Their smart phone. When an issue arises, a photograph attached to an email sent from owner to supplier and vice versa defines and brings the issue to the attention of the other and creates a permanent dated record which may later be referred to if there is disagreement about what was ordered or promised or completed, by who, to whom, and when, as well as the conditions at a specific point in time. As simple as it sounds, this form of documentation can be extremely effective in resolving disputes even before they arise, and where a dispute does arise that requires judicial involvement, will generally be admissible and highly persuasive evidence of the facts that go to the root of the dispute. n

ith more information becoming available all across the country, landscaping has clearly passed kitchens and bathrooms as the number one spot to invest in your home when considering resale value. This is really important considering Scotiabank has gone on record stating that 50 per cent of Canadians plan to sell their homes in the next five years. So where are the right spots for you to improve? While flowers and hedges help home value, they do not garner the biggest returns. If you want to make the most of your investment, consider curb appeal or outdoor living spaces. Several years ago, we thought that first impressions were being made at the front door or in the front hallway. We now know that prospective buyers begin assessing your home from the moment they see it for the very first time. The front yard has become crucial because that first impression is worth up to seven per cent of your home’s value (The Gallop Organization). When asked, real estate agents will tell you that the best front yards are the ones that are landscaped and welcoming. Some of the biggest assets in a front yard include: • A front walkway to a clearly defined front door • A driveway that doesn’t dominate space, but that works with the rest of the design • A shade tree These are pretty big investments if you don’t already have them. If you want to save a little money and still leave those buyers smiling, try adding a bench or front yard seating. We’ve all heard of baking cookies in the kitchen to fill the house with a great smell on open house days. Having a bench in the front yard is a similar trick. When asked, buyers looking at homes with outdoor seating in the front describe the space as being more welcoming than homes without. Some of the other easy tricks: • Avoid large plant beds; they can be intimidating to those nongardeners. Instead, go with planters with bright flowers near the door. • Install some outdoor solar lights that highlight your homes best features; most buyers will drive by new homes after work and lighting at night can give you a real advantage. The front yard is definitely important, but it’s the backyard that can really set your home apart. It’s all about outdoor living space. Buyers are often willing to purchase a home with less square footage if there is a large deck or patio in the backyard. A good patio can actually increase your home’s value by up to 15 per cent (Gallop Organization). On an average home valued at $300,000 you could see an increase of $45,000. It makes sense. We love being outdoors and creating an outdoor living area is just like adding another room to your home. With outdoor kitchens, lights, furniture, sofas, fireplaces, music systems, televisions and artwork, the outdoor room can now offer absolutely anything anyone could ever ask for. So how big should the deck or patio be? At the store, large patio furniture is shown as compact as possible so that they can get more sets on the showroom floor. Don’t be deceived by this. Too often home owners plan their outdoor space and can’t find the furniture to fit it. The easiest way to answer this question is to go to the furniture store and pick out what you really want for your space and then measure it. Bring some friends and make sure to measure your potential set with people sitting in it. Also consider how much room you need to walk around the furniture if it’s being occupied.

A good rule of thumb is a four-person square table needs a patio that is 12’x12’. This might seem large but it is important to allow for flow around the table as well as enough space for your guests to sit comfortably. Including the barbeque as you plan your space is also very important. Make sure you allow enough space so that no one has to sit beside a heat source on a hot night. For a 6 person table, a decent sized barbeque, and an area for conversational seating, aim to install a 750-1000 sq. ft. deck or patio. It might seem like a large investment, but all the experts say your money is secure and it will make a big impact on prospective buyers. That’s really the key to maximizing your outdoor asset: create a space that meets your family’s needs but also increases your home’s resale value. I have one more secret to share with you. Landscaping is the only investment that INCREASES with time. Both Moneysense Magazine and the Gallop Organization agree that as your landscape matures, you can see up to a 200 per cent return on your investment. So feel comfortable spending a little money in order to make a profit and at the same time, enjoy your outdoor space … you won’t regret it. n

Q: I understand that I can purchase Critical Illness insurance through my bank to help pay off my mortgage in the event of a major critical illness. Is this product different than what is offered through an insurance company? A: Absolutely! There are several major differences between "mortgage critical illness insurance� and a policy offered through an insurance company. Most plans offered through banks cover only three illnesses: heart attack, cancer and stroke. Insurance companies offer plans that cover up to 24 different illnesses and conditions, including Acquired Brain Injuries, which occur almost more often than all the other illnesses combined, especially in younger and more active individuals. In fact, brain injuries are the leading killer and disabler of Canadians under the age of 40! Another key feature of a plan through an insurance company is the ability to get your money back after a set period of time if you don't put in a claim. It’s sort of a savings plan if you DON'T put a claim in. Further, unlike the bank plans, the coverage doesn't necessarily end when your mortgage is paid. The coverage can continue as long as you want, and if you do collect, the benefits are non-taxable. With bank plans, coverage is only available in conjunction with a mortgage life insurance plan and the maximum benefit is limited, often only to $300,000. Neither of these limitations exists with a plan from an insurance company.

Q: Having a Critical Illness plan with a return of premiums sounds like a good idea. Is there a chance that I get a tax write-off or a deduction for my premiums? A:The short answer to this question is... NO! However, if you are a business owner that has an incorporated business there are some options for you that are unavailable to the average Joe. By setting up a Medical Trust through your company, premiums for some insurance products including Critical Illness can be deducted as a business expense under certain conditions.
Q: If I die from my illness while the coverage is in place, what happens to the premiums? A: Most Critical Illness plans have a waiting period of 30 days. In other words, the policy will not pay until you have survived this 30-day period after the date of diagnosis. In the case of a plan purchased through an insurance company, you can add a rider to the policy that will return all the premiums to a named beneficiary in the event you don't survive the waiting period. So, the bottom line is you will get your money back one way or another, even if you don't get diagnosed. n

Secondary suites make sense
I
s there a housing form out there that can work for young adults who can’t afford their own home unless they supplement their income to support their mortgage payments? What about those who want to keep parents close to them? And baby boomers who have children in post-secondary school who need some independence but staying close to home makes more economical sense? I could list a number of other scenarios, but what I am talking about is secondary suites. They are one of the fastest growing trends in North America and this flexible built form will be coming of age soon in Regina. There are many benefits to adding a secondary suite to your home. You can earn additional income to help pay your mortgage and meet the costs of home ownership. You have more options to accommodate extended family such as elderly parents, children attending post-secondary school, or perhaps even a live-in caregiver. For the community as a whole, there are many benefits as well, such as increasing the stock of affordable rental accommodations, helping to create income-integrated communities, and maximizing densities. Secondary suites provide a natural opportunity for modest density increases in low-density neighborhoods, while respecting the scale and character of existing neighborhoods and supporting the viability of existing community facilities, schools, transit etc. As such, secondary suites make for efficient use of infrastructure. Ultimately, neighborhoods become more complete when there is a wide range and flexible choice of housing forms. Many home owners who consider themselves somewhat handy are taking on the building of secondary suites themselves, thinking how hard can it be to slap up some drywall, install a sink and throw in some appliances? They’ve read the how-to books and watched the DIY shows - surely anyone who can swing a hammer and turn a wrench can put up some walls and doors. But what they really need to know is that there is more to it than one may think. There is, for example, the matter of zoning bylaws and parking requirements that can impact the suit design. compliance, other building code compliance and conforming to property standards bylaws. You need to know the risks involved when attempting to do the work yourself or in hiring an unqualified handyman. That is why we are so passionate that when it comes to building secondary suites, home owners are encouraged to hire a professional. If the renovator is a member of the Regina & Region Home Builders’ Association (RRHBA) then they are already part of our RenoMark™ program and therefore have the know-how to take on the challenges of such a project. RenoMark™ members have agreed to abide by a professional set of standards which include, for example, carrying all applicable licenses and permits. When a permit is pulled, an inspection is done to ensure the job was done right. Carrying insurance is also a requirement so that there is protection when it comes to work place safety and our renovator members also have agreed to provide a written contract which provides the home owner with legal recourse if something goes wrong. If you are building a brand new home and would like to include a secondary suite, the RRHBA has New Home Builder members who can create a secondary suite as part of your new home build. Once again, when you hire a Builder member of the RRHBA, you are hiring a professional. Every Builder member of the RRHBA is qualified through completion of the Certified Professional Home Builder Program, and they must also be a member of a third party new home warranty program, which provides protection to the consumer. In addition, Home Builder members have access to all kinds of research and information related to home building, and can keep up to date on technological advances, codes and regulations, products and materials, and financing and design.
