ometimes, spending a little money can save you a lot. When it comes to having house plans custom-designed, the expenditure can also help to ensure that you move into a home that has been built specifically to suit your needs and wants, rather than to merely appeal to the average homebuyer. John Robinson, along with a team of designers at Robinson Residential Design Inc., believes that a well-designed home can often include all the features that a home buyer wants, but in a smaller size than was previously thought necessary - and the home will be uniquely theirs. “A lot of people come with preconceived ideas so we tell them to just take a step back from it and let us figure it out, and we might find something that works better. Sometimes people think that their house has to be, say, 2,000 square feet but we can show

them how, through moving things around and re-shaping it, we can actually get the house smaller and still get it to work. It just takes a bit of work re-doing the layout. Sometimes, we can make the structure simpler and that has probably one of the biggest impacts on price,” said Robinson. But cost savings are not the only benefits of a custom-built home. “We want people to walk into your house and say, ‘I know whose house this is’,” he added. The process of creating a home design that is perfect for its intended residents begins with the designer determining exactly what is important to the home buyer. “We want to be able to think like they do,” said Robinson. “We ask a lot of questions at the first meeting - sometimes we will ask questions for an hour. But we try to make it a fun process - fun and rewarding.”

Another initial consideration is what style the purchasers would like the house to be: contemporary or traditional. Then, the buyers are asked what they really want in their home and what they dislike about some other houses. Kitchens and bathrooms are the most common places where buyers want to make changes. To further determine an individual’s specific needs, other questions might include: • How many people do you want to sit at the dining room table every day, and how many do you want to sit there at Christmas time? 12 You’re home Winter 2011 2012


creating • Do you have a pool table or exercise equipment? • Do you have a special piece of antique furniture that you would like to display prominently? • Do you have large furniture pieces? Robinson uses digital furniture pieces to make sure there is adequate clearance for traffic flow. Those who have special collections, such as sculpture and/or artwork, are asked to inventory it so that a spot can be allotted for each piece, and the lighting is then designed to highlight it. Designers can help home buyers get the most enjoyment of the features they want included in their homes, such as a great room. Robinson suggests that seating in the great room be placed so that it faces away from the kitchen, eliminating the constant reminder of work that may need to be done.

Designers also work with the home’s exterior, making sure, for example, that window styles are congruent with the rest of the home. Robinson said that a common mistake made when planning exteriors is placing features such as brickwork on the front of the house only and not wrapping it slightly around the side so that it has a finished look from all angles. Designers may steer home buyers away from certain features that they have learned are best to avoid, such as a bonus room over the garage. “It basically has a cold floor, cold walls and cold ceiling. At the end of the day, it’s not really bonus - it’s costing them a fair bit to build it, to frame it, to span over the garage and to heat it. From a cost point of view, it’s best to work that square footage into your house rather than over the garage. I don’t think it’s necessarily the best place to build.”

Another consideration is storage. Many homes are now being built without a basement, making provision for storage even more important. “Attics were once popular storage spots,” said Robinson, “but today, with truss framing and lots of insulation, the attic is pretty much inaccessible. Storage is something that you have to plan for. We will try to get as many closets as we can scattered throughout the house. In a garage, we can quite often get built-in storage high on the walls.”

Home buyers often feel that they need more rooms than they really do. “They think they need a family room, a den and a bonus room, and then they’ll put a games room in the basement. At the end of the day, do they really use all those rooms? They think they’ll use them more than they do. So by showing them how they might use those spaces, we can sometimes cut some of those rooms out and give them space they can use more day-by-day.” But the purpose of hiring a designer is not so that you can build a home that the designer would like to live in. “The main thing we try and tell people is that we are helping them design a house, but it’s not about us - it’s about them in the end. It doesn’t really matter what we like as much as we want to find out what they like and try and make it all work,” said Robinson. At a cost of less than one per cent of the price of the house, money paid to have a custom-designed home, regardless of its size, can be money well spent. “It makes a lot of sense to me,” said Robinson. “They are going to spend more than that on the blinds for their windows.” n

To accomplish this, you should have full confidence in your renovator, knowing that you are hiring a qualified professional. What do you look for to determine whether the renovator you are hiring is a professional? Niebergall says that a professional renovator will be able to

A professional renovator will have the technical knowhow and be able to deal with challenges and problems, and have access to a network of staff, sub-trades and suppliers who are ready to contribute their expertise to your project.


Other things to look for would include an open book with a proven track record. A professional renovator will be ready to supply you with references - previous customers who can testify to the quality of the work done. Your renovator should also be able to provide you with accurate pricing, and provide a detailed written contract. Niebergall says that if a project goes poorly you have little if any legal recourse in court if there is no written contract. A professional renovator also carries insurance and has protection when it comes to work place safety. “It is better to be safe than sorry,“ says Niebergall, “and in the unlikely event of an accident causing injury or damage to your own or neighboring properties, a professional renovator’s insurance protects you from liability and cost.”

Professional renovators will also carry all applicable licenses and permits. “Without a permit, there is no inspection to ensure that the job was done right,” says Niebergall. Finally, a professional renovator will provide a warranty on their work, and with professional installation, there is no risk of voiding the manufacturers’ warranties on materials and products.

The RenoMark™ is the mark of excellence in the home renovation industry. RenoMark™ Renovators have agreed to abide by the RenoMark™ Code of Conduct which includes being a member in good standing with the RRHBA; providing a detailed written contract; offering a minimum two-year written warranty; carrying a minimum $2 million in liability insurance; and having coverage for workplace safety and employers’ liability. Niebergall warns that some of the red flags to look for are when the renovator insists on cash payment. “Be wary of renovators who ask for a cash payment before the work is done,” says Niebergall. “Some shady renovators demand cash payment and then have been known to run off with your money.” Also watch for those who vastly underbid all other contractors. “They may have the best price, but that doesn’t guarantee the best work,” Niebergall says. Another red flag is when you have difficulty being able to contact the contractor. A reliable renovator should be returning calls in

Y

ou could call Ingrid Ruud a visionary. The Regina interior decorator has the ability to look at a room in any home and see its true potential.

“When I walk into a room, I can instantly see what it’s going to look like when it’s finished. Most people can’t visualize and that’s why they ask for assistance from an interior decorator,” said the founder of Ingrid Ruud Decor8…ING. Ingrid discovered the impact that colour, pattern and texture can have upon a room at an early age. “When I was ten years old, I came home from school one day and my older sister had surprised me. She had spent her first paycheque on fabric to decorate our bedroom. She had sewn and designed bedspreads and curtains in a lilac shade with a tiny floral pattern for our twin beds. The room was transformed in one day! My sister was definitely my inspiration!” she said. The former bank teller began her career as an interior decorator while living in Moosomin. Ingrid joined forces with her bank co-worker and neighbour Velma Moore to 24 You’re home Winter 2012

Three years later, we opened a small store on Main Street, where we sold wallpaper, blinds and home accessories. There weren’t very many people decorating homes at the time. It was a little bit of a challenge at first, but I believe we really made a mark in Moosomin,” she said. After 13 years, Ingrid decided to move back to her home city of Regina, where she continued with her career with Fiorante Homes and Commercial Ltd., then with Alford Floors & Interiors (1967) Ltd. While working as a design consultant with Alford’s, Ingrid earned a diploma in Interior Decorating, with honours, from the Stratford Career Institute. Ingrid also carries a diploma in floral design with the Canadian School of Floral Art. When her mother became ill, Ingrid had to reassess her priorities. “I really wanted to spend more time with my mom, so for more flexibility and having time to visit with her during the day, my husband and I decided to launch a mobile decorating business. Our fifth anniversary is coming up soon,” said Ingrid.

The next step is a consultation, which usually takes place in the client’s home. “I ask them what colours they like, what feel they want. Do they like traditional styling or modern? It’s not about what I would prefer if I were living in their home, it’s what they want,” said Ingrid. She presents her recommendations in a decorating booklet, which she leaves with the client. “Decorators have to be flexible and be able to give their customers what they are looking for,” said Ingrid. She demonstrated that talent when she recently transformed a onebedroom apartment condo property for her client, a busy career woman named Bonita. “It was lovely before we started, but it just wasn’t her. esigning a home requires both experience and innovation, qualities that the staff of KRN Residential Design have developed through its hands-on role in countless building projects.

Over his 15 years in the field, Kelly Nadler, KRNʼs owner and operator, has played a role in designing buildings for both commercial and residential purposes. “I started in the industry back in ʼ95, and I was designing homes for some of the major builders in the city,” he said. The projects became increasingly large and commercial, including restaurants, bars, care homes, special needs housing, offices, shops, strip malls and apartment buildings.

Five years ago, Nadler decided to shift his attention and founded KRN Residential Design. “Our firm focuses on living spaces for individuals,” he said. “Our primary goal is single-family homes, but we do a lot of condominium complexes as well.” The company now boasts four full-time and two part time staff, and five consulting engineers. “We are the design representatives for over 30 builders in the city,” Nadler said. “If a builder

were to come to us and have us represent them as a design firm, we would take their design criteria, their specifications, and we would adapt them into our communication with their clients, who would meet with us at our office.

“We would also work with the builderʼs budget, square footage numbers and limitations, and we would work with their client to consult with them to design their house around their family needs and lifestyles, and to try to maximize use of space and functionality of the home in order to deliver something to the builder and to their client thatʼs going to meet the budget.” Nadler emphasizes the importance of discretion in working with builders and their clients. “The builders share their plan, their information, their inside budgeting and their numbers with us so that weʼre able to work with the clients — obviously, thatʼs all confidential.”

That said, the expertise gained through working with builders also benefits the individuals and families who enlist KRN to design their homes privately. “Having access to that information from builders really helps us to cater to these individuals, because we can help them understand the pros and cons of different types of building materials,” said Nadler. “Weʼre also exposed to the actual building costs, so we can make our client aware of what to expect in this growing industry.”

“Weʼll be able to work with them personally to solve design challenges and come up with new ways to maximize use and space based on personal family needs and lifestyle,” said Nadler. “We get to know the people on a personal level and we design the house around them.” Nadler finds KRNʼs greater focus on residential design, rather than commercial work, personally rewarding. “I feel a greater sense of giving back to the community, because Iʼm dealing with a lot of people on a personal level,” he said. “I really enjoy dealing with people one-on-one.”


The floor-to-ceiling makeover included a chic new colour palette of grey, black and cream, complemented by elegant choices in granite, backsplash, flooring, a feature wall with designed anaglypta wallpaper, window treatments, lighting and accessories. “We found a beautiful chandelier with sparkling Swarovski crystals at an out-ofthe-way shop. It is one of the first things you see when you walk into the condo,” said Ingrid. She also commissioned an original piece of art to be created for Bonita’s condo by a talented young artist from Calgary whom she discovered at a local furniture and design store in Regina. “I’m able to source about 99 per cent of my product here in Regina. I’m really proud of Regina. Our stores are excellent; they carry everything that we need right here in the Queen City!” Establishing and sticking to a budget is vital, Ingrid pointed out. “I’m very careful with my client’s money. To keep costs down, I’m always bargain hunting. I scour all the flyers regularly. I’m always on the lookout!” said Ingrid.

Hiring an interior decorator can prove more economical than going it alone, she added. “My clients tell me they don’t want to make a mistake. They find making decorating choices overwhelming, because there’s so much to choose from.” What top three trends is Ingrid excited about at this time? “Wallpaper - it’s back!” said Ingrid. “Tangerine Tango is the 2012 Pantone Colour of the Year. I recently staged a home for Pacesetter New Homes Ltd. and I used varying shades of orange as the accent colour throughout the show home.” The Pacesetter show home is located at 305 Brookview Drive in Regina. Vintage is also ultra-chic these days. “Upcycling old pieces of furniture, lamps and accessories, and giving them a new face has been my passion for over 30 years! Bohemian décor has really come to the forefront,” said Ingrid. WHAT IS THE DIFFERENCE BETWEEN AN INTERIOR DESIGNER AND A DECORATOR? When planning a renovation, should you call an Interior Designer or an interior decorator? Ingrid Ruud, founder of Ingrid Ruud Decor8…ING, explains, “An interior decorator helps people with colour, textiles, furnishings, lighting and other materials. A decorator can help you put your room together.” Ingrid is a member of the Canadian Decorators’ Association. (www. cdeca.com) An Interior Designer can not only enhance the visual environment of a home, these professionals have the expertise to do structural and architectural work. “If a client needs walls moved or a project that requires structural design, I recommend calling an Architectural Engineer Technologist or a member of the Interior Design Association of Saskatchewan (IDAS),” said Ingrid. The IDAS website explains that Interior Designers have graduated from a recognized college or university interior design program and have seven years combined education and work experience, including familiarity with provincial building codes and laws. They must have also passed the National Council for Interior Design Qualification Exam (NCIDQ), the international standard examination for Interior Designers. In Saskatchewan, the title of Interior Designer is regulated and can only be used by Registered Members of IDAS. or Ken and Leanne Ripplinger, home building and design is a way of life.

Owners of Ripplinger Homes, the couple has been building custom designed residential homes for more than 15 years. Over those years, they have worked on more than 250 homes, but the third-ever home they built still remains the most special. Tucked away under the trees at the end of a cul-de-sac on Robinson Street, sits the Ripplinger family home. Built in 1998, the large, inviting 2,939 square foot house is in the heart of their favourite neighborhood - a factor that has kept the family of six in the home for the last 14 years. “We had previously completed a renovation home on Leopold Crescent and loved the neighborhood and the unique characteristics of our home - the only drawback was the low ceilings in the basement. So when the opportunity to build a new home in the neighborhood came up, we were excited,” said Leanne Ripplinger. “Many days and nights were spent creating the ideal house plan.”

Inspired by the style of older houses in the area, the Ripplingers took a classic design and constructed it, while at the same time adding modern day, luxurious features. “We wanted to create an exterior which looked like it was built many years ago. To this day, when people enter our home, they often ask if this was a renovation or a new build. We loved the timeless white stucco exterior with red shingles to complement the grand trees which are located on the property and around the neighborhood,” said Ripplinger. Blending the old with the new, the six bedroom, three and a half bathroom home features nine foot ceilings on all levels, hardwood floors, granite countertops, stainless steel appliances, three fireplaces, crown moldings, and a cantilevered bay window. The grand white pillars at the front exterior of the home are mirrored inside the front entrance, and are complemented by bulkheads, which are also featured throughout the main floor. Large windows, a key feature of all Ripplinger homes, are in every room of Ken and Leanne’s Robinson Street home. They flood the home with natural light and provide views of some of the most beautiful trees in the city. “Our location is fantastic,” said Ripplinger. “We live in a quiet area with a grand apple tree in the center of the cul-de-sac where the kids play and learned to ride their bikes. Situated just blocks from Davin Elementary School and surrounded by friendly neighbors, the area was an ideal place to raise children.

The great room at the front of the house is also very spacious and open - ideal for entertaining and interacting with family and friends. “Family time is very important in our home. We try to eat supper together as a family almost every day of the week, although that seems to get harder as the kids get older,” said Ripplinger.

The spacious, streamlined design of the home has allowed for the family to expand over the years, as well as their business.

In a profession that deals with new homes and designs every day, the Ripplingers have made some updates to their home over the last 14 years, but they have been able to find a balance between being home owners and home builders.

“We wanted something open, bright, and very spacious for all of us. We put a big office off the front entry, because at that time, we were running our home building business out of our home. With our office in the front, as well as the large dining room, we had lots of space to spread out prints

ne of the first steps in any home renovation project is determining who you’re going to hire to do your renovation. This can sometimes be a daunting task. With the number of general contractors, tradespeople and installation experts in Regina, how do you determine who is going to give you the best quality for the best price?

Of course, getting estimates and checking references are steps you should always be sure to take. But, first, you need to narrow down your search. Jason Zaphe, owner of JIC Windows & Doors, recommends people go about this by first checking the list of RenoMark™ Renovators. “It’s not just anybody who can brand that logo,” said Zaphe. He explained that the RenoMark™ program is organized and promoted through the Regina & Region Home Builders’ Association (RRHBA), and that the RRHBA ensures that all of the RenoMark™ members are qualified renovators. “They [the RRHBA] do screen the people that do join RenoMark™, so you are going to get people that are qualified,” Zaphe added. “You’re going to get people that are locked in, home-based, they’re not just here for the weekend to do something and then you never hear from them again; you know

you’re going to be able to find them again.” All members of the RenoMark™ program have to abide by the RenoMark™ Code of Conduct. This includes such principles as offering a minimum two-year warranty for all work provided, carrying applicable licenses and permits, providing a written detailed contract, maintaining a safe and organized workplace and being a member of the RRHBA. And while choosing a RenoMark™ Renovator is beneficial to customers, being a RenoMark™ Renovator is beneficial to businesses. JIC Windows & Doors, for example, has only been a member of the RenoMark™ program for about a year. But Zaphe said that he is already seeing the benefits of membership. Several of these benefits go handin-hand with being a member of the RRHBA.

“The Home Builders’ Association is promoting it, and anything related to the (RRHBA) … is as good as gold,” said Zaphe. “We get a lot of companies that do come to us because we are members of the RenoMark™ program and because we are members of the Home Builders' Association. They have come to trust both those associations and know that it’s not anybody that can just be accepted into those programs, that you have to abide by the rules and the standards and live up to their expectations.”

Q: i am thinking about buying/selling a house. do i need a lawyer? and will it cost me an arm and a leg?

A: You will most likely need a lawyer to effect transfer of title and to prepare and register mortgage documentation if financing is required. Lawyers are not often involved at the negotiation phase since if a REALTORÂŽ is acting as agent for the parties, standard forms will be used that direct attention to the most significant and common elements of a residential real estate deal. As for transaction costs, if you are selling or buying, the cost of a lawyer will be well down the list and a small fraction of the cost of your agent if you have used a REALTORÂŽ. If you are a buyer, you will typically not have any real estate fees as the seller will have incorporated them into the selling price. However, the legal and other related fees for the purchaser are larger than that of the seller. First of all, the registration costs of the transaction will belong to the buyer. The Land Registry charges $3 per thousand to issue a new title in your name. On a $300,000 purchase, this will amount to $900. If you are borrowing money to make the purchase and granting a mortgage to the lender, the Land Registry will charge $150 to register the mortgage which is a cost that the lender will have you pay. The mortgage documentation will be prepared by your

To back up the promise to repay, lenders will require "security" for the promise in the form of a mortgage on the property being purchased. By giving the lender a mortgage

The mortgage is prepared by a lawyer in accordance with instructions received from the lender. There will be a principle amount in the mortgage which will typically match the amount loaned, although it may state a higher figure if it is a line of credit type loan. The interest stated in the mortgage will tend to reflect the interest rate in the loan commitment though, again, it might state a higher rate if the loan is a variable rate loan.

For fixed rate fixed term loans, the mortgage will typically have a penalty if you wish to pay the loan out early. The minimum penalty is typically three months of additional interest. If you think there is a good chance you might need to move and sell the property within a few years, you might want to avoid fixing the interest rate for a term like five years, and choose a shorter term or a variable rate loan that allows prepayment without penalty.

Q: I have been trying to sell my house for some time. I have received an offer to buy it and receive payment over time by way of an agreement for sale. Are there any legalities I should be aware of? A: Selling property under an agreement for sale is risky. The prospective buyer likely has a very poor credit history or poor current ability to repay. There is a reason no one in the actual business of lending will finance the purchase. As a seller under an agreement for sale, title remains in your name until all payments have been received but if the buyer defaults, canceling the agreement for sale is no easy matter - it is essentially the same as foreclosing on a mortgage. n

Habitat for Humanity Regina is a nonprofit organization working towards a world where everyone has a safe and decent place to live. The organization mobilizes volunteers and partners to build simple, decent and affordable housing to provide low-income families with access to affordable home ownership. Habitat for Humanity Regina also raises awareness of the need for affordable housing and promotes home ownership as a means to breaking the cycle of poverty. Habitat for Humanity Regina is a member of Habitat for Humanity International, which has built, rehabilitated, repaired or improved more than 500,000 houses worldwide, providing shelter for more than 2 million people.

In 2004, Habitat for Humanity Canada took part in a study sponsored by Canada Mortgage and Housing Corporation (CMHC) that interviewed 185 partner families. The findings demonstrated the benefits of the Habitat for Humanity program: 40.6 per cent of families surveyed reported a marked increase in the school grades of their children; 54.2 per cent noticed an improvement in children's behaviour; 22.9 per cent of the parents went back to school; 34.1 per cent of the income earners moved on to better jobs; and, 36.1 per cent were less reliant on social assistance and community services

In fact, the ReStore is the foundation of the organization, offsetting as it does all of Habitat's administration costs. “It’s an incredibly important part of our operation,” said store manager Gary Kendall. “It supports our cost of doing business. It supports us as we build homes for those who need them.” The ReStore sells new and used surplus building supplies and other donated materials to help reduce costs for home owners, landlords, craftspeople, community groups and artists. There's always something there to help with any kind of project. "We always have a supply of excellent products. Right now we have a great stock of brand new windows," Kendall said. Not only does the ReStore offer good deals on building materials, it also keeps stillgood items out of the landfill. Construction companies or others with extra stock or individuals working on DIY projects with good, used materials can drop them off. The Habitat for Humanity deconstruction team of Habitat staff and volunteers also works with builders, developers and homeowners to salvage reusable building materials from structures prior to demolition or remodelling. Building materials and supplies, like gently used doors, cabinetry and appliances that are removed from a building, are sold at the Habitat ReStore to offset the cost of running the ReStore. 38  You’re home  Winter 2012

More and more companies and people are discovering how cool it can be — the ReStore has been so successful that it's had to expand. he bathroom: It’s usually the smallest room in the house but it’s where people’s waking moments begin and end.

That’s why more and more homeowners are turning away from utilitarian style baths and creating spa-like retreats in their homes, says Shelley Colleaux, show room manager at Kitchen & Bath Classics.

In the case of bathrooms, she says most renovators tend to start with the tub. “There are so many tubs available, allowing people to customize. Whether it’s whirlpool jets, air jets, or traditional, it can be found. “The one style, though, that people are choosing today is a free-standing bath tub – a new, modern take on the old claw foot tub. It can be square, rectangular or oval but people are wanting it aproned down to the floor rather than set into it.” She notes air jets are trending at Kitchen & Bath Classics. “These have, instead of water going through the system, warm air. People like that because it’s really maintenance free.”

Bain-Ultra, the first company to produce an air jet tub in the 1970s, has just introduced a new version, the Geysair. “They have actually humidified the air blowing into the tub, which makes it heated more than any other air tub,” Colleaux explains. “It’s the only one like it on the market.” Adding to the spa effect, Colleaux says lights and even aromatherapy lights are other options with people. “It adds to the full sensory effect that homeowners are trying to achieve in their bathrooms. “When it comes to fixtures, people are going back to chrome,” she adds, “and they’re preferring very square faucets. They want a clean, modern look. This is also why bigger, square rain shower heads are currently so popular.” Other shower trends include what Colleaux calls the full ‘car wash’, with numerous features, including multiple shower heads, hand showers, and body wash sprays. Tiled walls and frameless glass shower cabinets are also in vogue at Kitchen & Bath Classics. Looks are equally important when it comes to toilets, Colleaux reports. “We’re seeing skirted toilets increasing in popularity. It hides the piping and is easy to clean while looking really great. We’re also seeing more onepiece toilets as opposed to the traditional tank and bowl. “Another popular look is to have the toilet wall mounted. There’s no tank to be seen, just a nice clean button on the wall. Again, it’s easy to maintain and looks fabulous.” You’re home Winter 2012 45


This design desire is also being repeated with vanities, Colleaux continues. “Homeowners are opting for vanities with legs, or vanities that are wall mounted. They look more like a piece of furniture. It’s a trend that has come from Europe.” At the Kitchen & Bath Classics show room people can see it all – showers, tubs, toilets, sinks, faucets, and specialty items or accessories such as towel warmers and towel bars. While the various options may seem overwhelming, Colleaux says there’s an easy way to start. “People can ask themselves how they want to use their bathrooms. Do they want to spend time soaking in a deep tub or just take a quick shower in the morning?” Once that’s determined, she says the design will flow from there.

ou’ve done the rounds of the latest show homes that have sprung up across Regina over the past few months. Returning home, you look around your own place and wonder: how do I get that show home look for myself?

Well to help you out, this article will explain some of the ways in which I went about achieving the style for my latest show home for Deveraux Developments, located at 2636 Green Water Drive in The Greens on Gardiner. When starting a project it’s important to know what you are hoping to achieve. For this show home, my goal was to create something a little unique. Trying this for your own home will get you thinking outside the box and out of your style comfort zone.

Of course it can be a little overwhelming knowing where to start to get inspiration. I suggest looking through interior design magazines or books for ideas. Being aware of the trends can really help to give you new ideas for your own home. This doesn’t mean that you must only stick to the current fashion because an interior is harder to change than your wardrobe. However neither do you want to get stuck in a decorating rut. Reading the latest interior design magazines and doing a spot of research on the internet will help you get inspired for your project.

To create that unique look, one of the first decisions I made was to locate the fireplace in the middle of the main living space. This zoned the area into living and dining without creating a barrier. Simply moving the fireplace from an exterior wall into the middle of the space created a unique yet functional element to the home. Additionally I wanted to use stone, but in an unusual and different place. Putting it on one wall in the master ensuite was a great way of using the material somewhere unexpected while still being functional and stylish.

WHITE HOUSE Being on trend for a show home is also important. This year, white interiors have been gaining in popularity and it just so happens this classic colour is one of my favorites. I ran white throughout much of the show home, which allowed me to use bright pops of colour on the walls, furnishings and accessories.

WALLPAPER AS ART For those of you who have already visited the house you may have noticed the ‘wallpaper art’ as I call it around the house. Its resurgence in popularity in Europe is due in part to the many wonderful and exciting patterns and colours that are now available. Wallpaper is a great way of creating something unique and beautiful in your home and you are bound to find one that expresses your personality. However I tend to refrain from doing a whole room in wallpaper, rather using it as an accent to give a splash of colour and interest as seen in the master bedroom.

FEELS LIKE HOME Finally, let’s talk about how to keep the balance between a lived-in house and a show home. One of the challenges of a show home is the sterile feeling that can result from a lack of occupants. I try to counteract this by using art and accessories. These give a space personality and warmth, helping the home to feel less sparse. Things like books, clocks, plants and candles can all soften a space. For a “lived-in” home, the challenge is often clutter which distracts from the design. I would suggest trying to be selective about what stays out on display. Investing in good storage solutions can help de-clutter your space, giving your carefully styled home the ability to really shine! There are my suggestions to help you on your way. If you still feel overwhelmed by the thought of undertaking this all on your own, you always have the option of finding a designer to do all the hard work so you don’t have to! n

Q: HOW DO I DECIDE bETWEEN A CLOSED, OPEN OR CONVERTIbLE MORTGAGE? A: With closed, open and convertible fixed rate mortgages, you can choose the term that provides the level of security (and interest rate) that is right for you.

For example, if you don’t anticipate paying off your mortgage before the end of the term by making a prepayment, a closed mortgage provides the lowest fixed rates available. However, if you change your mind, you’ll probably have to pay breakage costs. An open mortgage can be paid off in part or in full, without breakage costs. But because of the extra prepayment flexibility, interest rates are often higher. A convertible mortgage gives you the security of a closed mortgage, but can be converted to a longer term closed mortgage any time, without breakage costs. If you think interest rates may drop, this allows you to pick your moment to lock in your rate. But this is only beneficial if you convert and lock in at the right time.


Q: I s it worthwhile to make prepayments on my mortgage? A: Prepayments are optional. Additional payments go directly toward paying down your mortgage principal, the amount you initially borrowed for your mortgage. That means they help you pay off your mortgage faster – and, over time, that can save you interest costs.

Q: I'M THINKING OF SELLING My HOUSE HOUSE. WHAT SORTS OF RENOVATIONS SHOULD I UNDERTAKE TO MAKE IT MORE SALEAbLE? A: That is one of the most common questions a REALTOR® hears, but unfortunately there is no simple answer because the response will be situation specific. The correct answer will depend on how good or bad the overall condition of a property is as well as which components require attention. Generally, inconsistencies in the condition of a home should be corrected. For example, if the house has newer hardwood floors in the living areas but worn carpets in the bedrooms then it makes sense to spend the money on new flooring in the bedrooms. If the flooring throughout is rough, does it make sense to redo them all? Again that will depend on what the general condition of the rest of the house is. If the rest of the house also needs work then it would not make sense to spend money only on the flooring. However if the flooring is the only thing or one of few things that needs attention then it may make sense to replace it.

Q: OTHER THAN CORRECTING THE INCONSISTENCIES ARE THERE ANy RENOVATIONS THAT A HOME SELLER SHOULD CONSIDER? A: Let’s separate renovations from repairs. The first and most important thing to do to get your house ready for sale is to do minor repairs and tune ups. Specifically that means fixing anything that is broken, such as leaking taps, loose doorknobs, burnt-out light bulbs, broken fence boards, etc. Next, move on to minor improvements such as touch-up painting, deck repairs and staining, refastening any loose trim, replacing stained or chipped sinks, those sorts of things. Then decide if there are any of the larger components that require attention. Perhaps a whole room (or two) needs painting. Painting gives you the highest return on investment when selling. This is where the decisions become a little more difficult because as the repairs become larger the return on those repairs becomes smaller.

Q: yOU MEAN THAT THE MORE MONEy yOU SPEND, THE LESS yOU GET bACK? A: Generally, yes. New kitchens and bathrooms will certainly help to sell a property but usually the increase in the sale price is less than the renovations will cost. So it really doesn’t make sense to spend $30,000 on new cabinets if you are only going to get $20,000 more on the selling price. One of the most difficult decisions will actually be determining what to do and what not to do and where to stop. Doing too much could actually cost you money.

Q: HOW DOES A HOME SELLER KNOW WHAT TO DO AND WHAT NOT TO DO? A: First, have your REALTOR® look at your property and offer his or her suggestions. Then proceed with necessary minor repairs and touch up painting as required. I would suggest that you even repaint rooms that only need it for cosmetic reasons. You should always de-clutter and do an extensive and intensive cleaning of the entire house and yard. But I would stop short of any major renovations. Major renos should be done for your own use and not for resale purposes. Ultimately the greatest value you receive from a major renovation is the enjoyment it provides and any increase in value is only a bonus. Finally, you may want to call a professional home stager for assistance. A good home stager will make suggestions for repairs and improvements and help you finally prepare the home for sale. And the very last piece of advice would be to hire a professional for whatever repair or renovation work that you decide on. I have seen too many homes where the owner tried to do the improvements themselves and did more harm than good. Unless you are as good as a professional, it is best to hire someone and spend the money to do it right. n

egina has an interesting mix of housing styles. We remain primarily traditional, but builders are starting to answer the call for more modern styles of housing, leading to a unique mix of housing product that creates multiple styles in Regina neighbourhoods. When it comes to types of housing, many neighbourhoods, such as Skyview, Maple Ridge and The Creeks, feature the two-storey, bungalow and bi-level homes that have traditionally made up Regina’s subdivisions over the past 25+ years. “Everybody has a different version of their ‘dream house,’ whether it’s a two-storey, bungalow or bi-level,” said Doug Rogers of Terra Developments Inc., developer of Skyview. In other communities, new housing products are beginning to be added to the mix. “The market is changing quite a bit, simply because the cost of housing has almost doubled in the last five years, so we have to get more creative with the types of things we bring to the

But because of our economy and us growing and it becoming more expensive, I would say, Regina has grown up. We have the same issues as big city developments.... Kevin Reese of Karina Developments Ltd., developer of Hawkstone and The Creeks, said many builders are looking at developing secondary suites within a home to provide help with mortgage payments for homeowners. All developments have guidelines that encourage the creation of cohesive neighbourhoods. “We feel architectural guidelines are an important way to encourage the best in design practices and to help build and protect home values,” said Chad Jedlic of Harvard Developments, the developer of Fairways West, Edgewater and Greenside Terrace. Jedlic added that Regina’s home builders have a good understanding and appreciation for the value of architectural guidelines.


“You can make exteriors interesting, even if it’s (a small home),� added Reese. “Nice finishes on the exterior make them look really good.� When builders take a planned approach,the result is a more unified neighbourhood concept. By purchasing a strip of lots, the builder can create a streetscape with architectural controls including elements such as roof designs and trims.

“Our general philosophy is variety,â€? said Moroz. “Our architectural guidelines are designed to encourage invigoration and variety. There’s definitely some movement in the market to different and creative things‌ There’s also a bit of a throwback to the ‘50s.â€? The ‘50s influence is also referred to a mid-century style. Architectural guidelines often incorporate a neutral look within new styles. “We try to incorporate as much stone and brick, keeping along the theme of having some natural reserve,â€? said Rogers. tips for a smooth renovation Follow these 10 tips when you embark on your home renovation project:

Establish good two-way communication with the renovator. It’s essential to have good communication for a smooth renovating project. Does the renovator listen? Does he or she answer questions clearly and candidly? Can you reach him when you need to? Does he return phone calls promptly? Does he let you know when problems arise and work with you on solving them? Make sure you have compatibility and “fit” with the contractor. You’ll spend a lot of time with your renovator so it’s important to have a good rapport and trust in him. Set a clear and mutual understanding about the schedule. You and your renovator should agree on the schedule up front to avoid conflict and problems later in the project.

Request a written proposal. Often times, two people remember the same conversation differently. Get the proposal in writing and work with the renovator to ensure it reflects your wishes. Determine a clear and mutual understanding on the miscellaneous details. There are a lot of little details that need to be settled before work starts. What times of day will they be working? How will he access the property? How will cleanup be handled? How will they protect your property?

Agree on a well written contract that covers all the bases. The contract should include these elements: a timetable for the project, price and payment schedule, detailed specifications for all products and materials, insurance information, permit information, procedures for handling change orders, lien releases, provisions for conflict resolution, and details on the important issues (such as access to your home, care of the home, cleanup and trash removal). Ask for a written Lien Waiver from the renovator upon completion of the work. If the renovator hires subcontractors for portions of the work it is their responsibility to see them compensated. In order to ensure this has been done and to protect yourself, ask for a written lien waiver when the work is finished. This document will verify everyone has been paid.

Establish a project plan, covering all phases and dependencies in the work. Plan your big picture goals with the renovator and talk out your needs. Hire a renovator who will plan it out with you, listen to concerns, and answer questions.

Remember to be flexible. Renovating is an interruption of your normal life. Remember to be flexible during the project so that you can handle the unexpected and go with the flow.

Create a clear and mutual understanding of how Change Orders will be handled. With renovating there is always the chance you may want to change materials or other project details during the job. Agree with your renovator on how these changes will be handled before the start of work. enovating your kitchen is no small task. It could involve changing anything from paint and countertops to flooring, cabinets and appliances. And when you look at the number of choices available for each of those elements, the task of deciding what to do and how to do it can feel a bit overwhelming. Angus Smith, manager of Kitchen Craft Cabinetry in Regina, said that renovating a kitchen can definitely be a stressful time for homeowners. To help remove some of this stress from the situation, people in the kitchen renovation industry recommend doing such things as hiring a designer or contractor, doing your homework and keeping your expectations in check. 62 You’re home Winter 2012


One of the biggest perks of hiring a designer is getting a kitchen that’s both stylish and functional. Trends that kitchen renovators have been seeing lately focus on clean, modern designs, usually in shades of greys or white. But, at the same time, homeowners want their kitchens to be functional and relatively maintenance-free.

“In a situation of a renovation, quite often people have lived for a number of years in a home that they wish they had easier access to cabinets, drawers, that sort of thing,” said Laura Bernier, who’s been a designer for 10 years and currently works at Kitchen Craft Cabinetry. “They don’t want to have to be crawling on their hands and knees to find things.”

A maintenance-free kitchen can also be found in the type of countertop chosen. Brian McIntyre, branch manager of Floform Countertops in Regina, said that he’s seeing a lot of people choose quartz over granite, largely because quartz isn’t porous and therefore doesn’t need to be sealed. But, he said, someone looking for a more unique kitchen may choose granite, because the fact that it’s made naturally means that every slab is going to be different, while quartz’s manmade origin makes it a bit more repetitive. Having a designer by your side during the process of choosing the elements of your kitchen can help you make these decisions because it means you’re more informed. “It gives [the customer] a better understanding of what material suits their lifestyle,” said Brenda Jesse, a customer service representative at Floform Countertops.

Hiring a designer or contractor can help you plan for more than just the style of your kitchen. “We should be able to walk them through or talk them through problems that we’ve seen that have happened in other renovations,” said McIntyre. He explained that this includes such things as floors not being level, electrical problems or mould. A designer or contractor is likely to have seen problems like these in past jobs, and so they’ll have a better idea of how to deal with them than someone who is doing their own home renovation without any past experience. This past experience is also part of the reason why it’s so important to do your homework before starting on your kitchen renovations. Both Smith and McIntyre recommend checking with several renovators, whether they’re contractors or designers, before deciding on whom to work with. This includes getting estimates, checking references and asking tough questions.

What recourse do I have when it isn’t finished? Who can I speak to? Are you going to call me back?” said Smith. “Just ask the questions and just see how comfortable that business makes you feel.” Doing your homework will also help you to have a better idea of what you want. Bernier, for example, often asks her clients for a wish list of items that they want included in their kitchen. This way, she can compare what they need with what they want, and design a kitchen that includes as many items from both columns as possible, while also staying within the client’s budget. This, of course, also means that it helps to have a budget in mind before starting. “Quite often, I’ve worked with people that don’t have a plan, and … things don’t roll smoothly, or they’ll be part-way through and change their mind and want to do something different, and all of a sudden it adds to the expense of the project. So it really helps to get the budget together to have everything in place before you start,” she said. Finally, keeping your stress level down while renovating can also be done by keeping an open mind, particularly regarding the amount of time the renovation is going to take. Depending on the extent of your renovation, it could take anywhere from two weeks to a month, and that timeline could be extended because of Regina’s busy building and renovation market. “With our little boom that our little city’s having, it’s hard to keep up,” said Jesse. “It’s great, on one hand, but you want to please everybody all the time; that’s not easy.”

Sinisa Stefanovic is the co-owner / operator of Armada Construction Corporation, a custom construction and renovation company in business for over two decades. Employing 11 workers, the Moose Jaw-based business applies its expertise to “the complete package, interior and exterior,” said Stefanovic. “I couldn’t say that there’s a facet of building and renovations that we wouldn’t take on.” In renovating a home’s exterior, “the trend is to make it maintenance-free, for most people,” he said. Products like stucco, stone, PVC, aluminum-clad windows and aluminum soffit, facia and claddings are preferred by many homeowners because they are so easy to maintain.

In southern Saskatchewan’s highly variable climate, maintaining the interior temperature of a home is crucial to both conserving energy and increasing the comfort of its occupants. Stefanovic said that many older homes are in need of upgraded insulation. “Homes that were built before the mid-1970s were all built with 2x4 construction, and you can only have an R-12 in there,” he said, adding that R-20 is today’s building standard. Stefanovic describes the steps that are required to bring a home’s exterior up to present standards. “You would take the exterior down to the sheeting, and then you would put on, depending on what your final exterior’s going to be, either your housewrap or your insulation right away.” In combination with the remaining, antiquated insulation, the renovator could install a new exterior with a value of up to R-13, thus improving the walls’ total value enough to meet present standards. It is important to note that full temperature control involves more than just the walls of a building. “There are lots of ways you can improve: triple glazed windows, with low-E gas (like Argon gas) inside the panes, low-E coating for ultraviolet rays,” said Stefanovic. “Insulation in your attic is very important, so you have to bring

that up too. That’s not considered part of your exterior, but it’s very important for heat-loss.” Another benefit of a new home exterior is improved soundproofing, especially desirable for those living near busy roads, facilities or airports. “If you go to triple pane windows, your soundproofing is tremendous compared to windows that were made pre-1980, or even the dual pane windows of today. There’s a big difference between a dual pane window and a triple pane in terms of soundproofing,” said Stefanovic. Practical concerns aside, a new exterior will also make your home more attractive. Stefanovic says that varying textured looks are currently in style. “The trend today is stucco and some stonework in the front, and some nice, contrasting colours on window frames,” said Stefanovic. “There are a variety of different colours, but the trend is definitely a stone veneer or some kind of surface other than just stucco or siding.” Earth tones are still popular, but their value has changed. “Earthies were quite popular five years ago and still are today, but we’re moving toward lighter colours today: beiges, light sands, whites, with a mixture of dark for trim and other window frames,” Stefanovic said. Ultimately, he advises that renovators should consider the surrounding colours more strongly than current hues and shades, for a home looks its best as part of a harmonious neighbourhood. n

A: Preparation is the most important part of any type of reno. Do your research. Take samples home to see what they look like in your lighting. And if you’re putting any money into it, love what you’re buying. If you have to wait a few months to find the product you love, that’s worth waiting for. Even if a renovation is small, make sure you know what you’re doing. Most companies you buy product from, such as tile or paint or flooring businesses, have professionals to give you suggestions. If you have someone installing a product, make sure they are good at what they do.

A: Paint can fix a lot of things for a very low cost – from wall colour to cabinets. Make sure you ask for the right paint for the application. Changing hardware on your kitchen cabinets refreshes the room. Also replacing trim and mouldings is huge. Changing from oak to white is a big facelift. Trim is also wider than it used to be. New furniture, lighting and appliances can update a space.


Q: HOW DO I MIx A NEW LOOK WITH PARTS OF My HOME THAT I CAN’T CHANGE? A: Find something you absolutely love that will blend nicely with what you have. For example, if you don’t really like your kitchen countertop but can’t change it, find a backsplash you love that blends with the countertop.

Q: HOW DO I LIVE DURING A RENOVATION? A: Any reno is going to take time – it’s not going to happen overnight. But don’t go on a holiday. You have to be nearby to make sure those working on your home are doing what you wanted. Don’t worry about “bugging” them. Check every other day. If you’re living in the house, that’s easy to do. You have to be around. Make sure the craftsmanship is good, and if you’re not happy, speak up right away. The other issue is timing. Allow for more time to have the project completed than anticipated. Also find a time in your life that works. For example, don’t renovate while planning a wedding or having a child.

Q: I REALLy LIKE COLOUR. HOW CAN I INCORPORATE THAT INTO My RENOVATION? A: With any design, less is more. Something very busy isn’t going to last very long. Also stay away from coloured items you can’t change. For example, keep blinds neutral. Then play up colour with things that are more disposable. With any renovation, think 20 years from now. Large items should be more timeless.

Q: WHEN CHOOSING PRODUCT, WHAT SHOULD I THINK AbOUT bESIDES bUDGET? A: Make sure you love what you’re buying. Then think about how you live. Will the products hold up to your lifestyle? You may love hardwood, but are you OK if your child drops a plate on it and creates a big dent in the floor? Maybe laminate would be better for you. You may like the look of ceramic tile, but do you like the feel of it? Does your paint need to be washable if your kids are very messy? Also determine if your environmental footprint is important to you. Many factors affect product choice. n

t one time my wife and I used to spend a lot of weekends looking at show homes. With all of the construction going on here in Regina, there are plenty to choose from and it was nice to look at them and get some ideas for our own home renovations. Eventually though, we just stopped going. It has probably been three or four years since we last set foot in a show home, and in that time entirely new neighbourhoods have been built. This weekend we loaded the kids into the car and decided to see what was new on the market.

And then in the master bedroom they had this:

All of the homes that we saw were beautiful, and all of them had interesting ideas. But one home had something that really made it standout and made me sit up and take notice. It was the Harmony Builders showhome located at 4818 Upson Road, here in Regina. Priced at a cool $1.2 million, this home was chock full of neat ideas such as a wallpapered ceiling in the master bedroom. But what really excited me was the marketing in the house.


In the bonus room, this was displayed:

All of them had interesting ideas. But one home had something that really made it standout and made me sit up and take notice. You see, wherever they had put extra time into the home, they called attention to it with a little sign and some great copywriting. Every house that we went through had a great room in it that would be perfect for pulling out some board games and spending an evening with the family. But only Harmony Builders had this. The take-away is that these signs force

an image into the reader’s mind. I may not have thought of playing board games in the rec room, but as soon as I see this sign I’m immediately imagining the ďŹ replace roaring on a cold winter night, Mom and Dad sipping a glass of red wine, the kids in pajamas, and a board game laying across the ottoman. Everybody is laughing and having a good time. Now I’ve personalized the house. Now it feels like mine.

I wrote an advertorial for Harmony Builders a few years ago when they were just starting out. I respected their apparent work ethic and the quality that they talked about putting into their homes. I don’t know who they are using right now for their marketing, but whoever it is has hit it out of the park with this subtle but effective touch. To be honest, I wish that I had thought of this. If you are in the business of selling homes, you should be doing this. N

It’s important for consumers to do their homework before proceeding with any home renovation project, advises Darren Bezborotko, owner of Home Solutions in Regina. “A very good place to start is with the members’ directory of the Regina & Region Home Builders’ Association (RRHBA), to find the names of reputable renovators,” said Bezborotko.

“When you deal with RRHBA members, you know that you’re dealing with trusted companies that will take good care of you through the process.” It’s important to meet with and ask for references from several companies, then follow up on those references, he advises. “As a home owner, you need to find someone that you’re going to feel comfortable with. They’re going to be in your home and part of your household for a significant amount of time.” Ask for estimates and get them in writing. “The estimate shouldn’t change significantly, unless the home owner asks for additional work outside of the original agreement,” he added.

Home Solutions received this year’s Best Kitchen Renovation Master Award from the Regina & Region Home Builders’ Association for renovating the kitchen of a home on Quebec Street, located in the historical General Hospital area. The home, owned by Shannon and Daryl Brown, was built in 1946. The kitchen had not been renovated since the 1970s and was definitely showing its age. Not only was the kitchen outdated, it was less than functional. “It was an old but structurally beautiful home that needed a facelift. The home owners had a real vision for what they wanted to do with the home,” said Bezborotko. You’re home  Winter 2012  79


Home Solutions got the project rolling by completely gutting the kitchen, tearing out old cabinets and the existing flooring. An entire wall was knocked down to create a more open and inviting space. Home Solutions joined forces with Fanny’s Furniture & Kitchens to transform the room with gorgeous custom Kekuli Bay cabinets. The home owners chose a “transitional” style of cabinets that represented a blend of old and new style elements. Kekuli Bay describes the transitional kitchen as offering “the clean lines of contemporary with the warm feeling of classic. This style offers a way to break away from traditional design rules and allows a mixture of finishes and details.”

Particularly striking is the backsplash created from stainless steel subway tiles. “The stainless steel subway tile was specifically chosen by the home owners. It was part of their vision for this kitchen,” said Bezborotko. Also stunning are the contrasting granite countertops. While a light-coloured granite countertop is featured on the banks of lower cabinets, a contrasting darker granite was selected to highlight the furniture-style island.

A bright and cheery window area in the kitchen was transformed into an inviting breakfast bar with colourful bar stools – a great place for the family to start the day! “The kitchen is now suited to a modern, young family. At the same time, we respected the integrity of the way the house was built. While the kitchen has a really nice modern feel to it, it blends in well with the home’s character style,” said Bezborotko. “The project was a real collaboration between the home owners, Home Solutions and Fanny’s Furniture & Kitchens,” he added. “We sat down together and determined the design elements and how to best use the available space.” The Master Award is definitely a high point in Bezborotko’s career. “It was exciting to win and be recognized by our peers,” said Bezborotko. After working for a number of years for local construction companies and training under journeyman carpenters, Bezborotko decided to venture into business for himself in 1999 and started Home Solutions. The company provides a wide range of services, including kitchen and bath renovations, basement developments, additions, installation of hard surface flooring and custom deck construction.

As a long-time member of the RRHBA, Conexus has seen many changes within the Association. eing a smart consumer means protecting your investment and when you build your home, signing a contract is the best way to do that.

Before you build, make sure that you have chosen a professional, reputable builder. The Regina & Region Home Builders’ Association (RRHBA) members are the best in the industry, know the importance of having a good contract, the need to follow building code and safety guidelines and are on the look-out for their client’s best interests. When you choose an Association member, you are choosing a professional. Once you have decided on which builder to hire, the next step is to discuss the details of a contract with your builder. With large builders, this is usually done at the sales office, where you and the salesperson together work through the items that go into the contract. Alternatively, the builder may write up the contract on his or her own and present it to you for consideration. Or you may choose to have your lawyer prepare the contract. There is no mandatory or standard contract form; many professional new home builders use forms adapted from model contracts developed by their Home Builders' Association or new home warranty program. A good contract will cover issues including a description of the lot, the model, the selected upgrades and other obvious items such as the price and financing terms. In addition, it should include information on restrictions and obligations that may affect your rights and responsibilities as a home owner, such as:

Without a written contract that outlines the agreed upon price and responsibilities of both you and your builder, it is your word against theirs. In the event that there are cost overruns or payment issues, you have little protection if work is not being done as expected. s a landscaper designer, I’ve seen it all, from barren wastelands to jungles that got away. It seems that backyards are this intimidating place for most homeowners. Many people feel that they can’t make changes so the backyard stays the same, year-after-year. Here are my 5 favourite excuses that people use when stuck in a gardening ‘rut’. 1. “If I replace my lawn with gardens, I will have to spend more time in the backyard working?” This is a completely false statement. The truth is, grass requires more maintenance than any other item you’d replace it with. A well planned garden will use less water and require less weekly attention than the average lawn. The key is to have a garden that works in your location. Doing a little research will provide years of reward. Get your camera and take some pictures of what grows well in your neighbour’s yard. That’s always a great place to start. 2. “I have a large tree and nothing grows under it." This really isn’t a challenge but an opportunity. Under a tree is the first place people want to sit in the hot summer months. Make this garden inviting using the following simple tips. Work with the roots of the tree instead of trying to compete with them. Plan the garden in the area between the roots and think of them as your framework for designing the space. Using shade loving plants sometimes isn’t enough as they have to compete with the tree for water and nourishment. Plant

your shrubs and perennials inside a larger pot in the ground which allows them a chance to get established. 3. “It’s going to be expensive to make big changes." It’s true, landscaping is never cheap if done properly but there are a few things to consider. A well designed outdoor space holds its value when it comes to resale. Also, no one ever said that you had to do it all at once. Have a plan and work towards the yard of your dreams as the funds become available. 4. “I don’t have time to look after my outdoor space." Often, having the right tool for the job makes it so much easier. With new technology, gardening has never been so simple. Light-weight, battery-operated, environmentallyconscious garden tools make all the difference. Gardening is supposed to be a pleasure, not a chore. 5. “My children need a place to play." Perfect… kids love to garden. Plan a space with your children that they can participate in. Let them help pick plants and design their own section of the yard. Remember, this is a garden for them to play in and some things aren’t going to make it but that’s okay. A garden is a great spot to spend the afternoon for the whole family. any of us would like to see progress in addressing important environmental issues such as climate change and reducing greenhouse gas emissions, improving air quality and protecting our natural resources. At the same time, many homeowners are interested in lowering operating costs and adding value to their homes. Having a healthy home also tops the list for many. The good news is that with a home renovation, any project large or small can be a step towards a “greener” home. Our professional renovators are helping homeowners take a leadership role on these issues. A professional renovator can guide homeowners through their “green” choices, pointing out features, costs and benefits. Look for the RenoMark™ logo when looking for a professional renovator. RenoMark™ renovators are members of the Regina & Region Home Builders’ Association and they have the expertise when it comes to “green” home renovations. There are three important steps to work through when “greening” a renovation project: increasing energy and water efficiency; ensuring clean indoor air; and choosing resource-smart materials and products. By far the most important of the “green” options is saving energy and water. Renovating offers the opportunity to reduce significantly the amount of energy and water used in the household, reducing the impact on the environment and saving on operating costs now and in years to come. These upgrades can also add value to the home making it more attractive to others if there is the decision to sell. There is a wide range of energy and water efficiency improvements that can be made. Replace or upgrade heating systems with high-efficiency equipment, and in doing so look for ENERGY STAR® certified products. If the project involves exposing exterior walls or renovating the exterior, take the opportunity to add insulation. When installing new windows, choose higher-performance windows and look for ENERGY STAR® certification. Upgrade light fixtures and bulbs to compact fluorescent, halogen and LED lights. If water heating equipment is getting old, consider replacing it with new more energy efficient models. Replace appliances with new ENERGY STAR® appliances. When choosing new plumbing fixtures, look for those with the WaterSense® certification as they are the most efficient on the market. One of the best steps to take before planning a renovation is to get a home energy assessment from an independent certified home energy 98 You’re home Winter 2012

evaluator. This will identify how the home uses energy, where it is being wasted and what changes need to be made. This can assist greatly with the renovation plans and is an essential component in qualifying for an energy upgrade grant. Until October 31, 2013, Saskatchewan homeowners are eligible for home energy-upgrade grants through the Saskatchewan EnerGuide for Houses Retrofit Grant Program. To qualify, homeowners must have an initial evaluation before work is started and a second evaluation once work is completed. The maximum provincial grant is $5,000. A renovation project is the perfect opportunity to improve indoor air quality, and protect your family’s health from molds, chemicals and other pollutants. A healthy home needs proper ventilation to bring in fresh air and get rid of stale or moist air, chemicals and other indoor pollutants. As the home gets more airtight, additional ventilation may be needed to keep indoor air fresh and healthy. Consider adding a heat recovery ventilator that delivers fresh air without extra heating costs. “House as a system” thinking is important when planning a renovation, because changes made to one part of the home can affect other parts. Ask about the “clean air” products that can be used when upgrading. Such products would include pre-finished hardwood flooring, ceramic, stone, marble and other hard-surface tiles for flooring and walls, low or noVOC paints and adhesives, and many others. Choosing resource smart products and materials is another important method of “greening” a renovation. Here are some examples of the type of products that are better for the environment. Materials made from recycled waste including insulation, and decking materials that are made from recycled plastic, just to name a few. Some products are made from easily renewable or wellmanaged resources or natural materials that involve less processing. Ask suppliers for the “green” information on the particular product options. Locally-produced materials reduce energy intensive transportation. Durable products that last longer may cost a little more upfront, but are money-saving and better for the environment over time. There are many reasons for choosing to go with a “green” renovation. It is a personal decision. But whether it is for financial savings by lowering household operating costs and adding value to the home, or whether it is because of the benefits to the environment or to personal health, it is always the right choice to go “green” in renovating.
