We’ve been designing and building communities for 40+ years. Creating this kind of success requires a proven expertise to turn the vision into reality — a reality of exciting venues that make sense economically, practically and environmentally. Development calls for the understanding and integration of many complex factors, including market demands, environmental restraints, transportation access and traffic, as well as the impacts of financing, scheduling and public involvement. play Marriott Marquis Houston Houston, Texas

The Marriott Marquis is a game-changing project in the heart of Houston’s downtown convention district. The 1.1 million SF, 29-story building includes 1,000 guest rooms and over 100,000 SF of meeting and banquet space – all linked via sky bridge to Houston’s 2 million SF George R. Brown Convention Center. Envisioned as both a meeting destination and an urban resort, the Marriott Marquis features a 55,000 SF outdoor amenity deck - 115 feet above street level and overlooking Discovery Green Park. This is not just any amenity deck. The Marriott Marquis features a meandering 550-foot river in the shape of Texas, a pool bar, extensive outdoor function space and an infinity edge pool. Other features include Grand and Junior ballrooms, meeting and function rooms and pre-function areas. The street level lobby features the Marriott’s trademark ‘Great Room’ and multiple food and beverage venues.

work Energy Towers I, II, III and IV Houston, Texas

The firm master planned, designed and built this twenty-acre (20) office park located in the heart of Houston’s Energy Corridor. Designed to provide a highly efficient building add-on factor and unique features for today’s highly mobile workforce, this office park also provides the tenant amenities associated with a highly productive office campus. Adjacent garages are connected via a 12’ wide, climate controlled walkway. Building exterior amenities include a lake with fountain spray feature and walking paths and benches for the enjoyment of the tenants.

Technip Houston, Texas

Technip is the primary tenant of a new office building designed by the firm which met Technip’s requirements: plenty of space to accommodate their office consolidation, and amenities to enhance recruiting and retention. Plannned, designed and executed within only twelve months, the floorplates are divided into four sections giving their highly mobile workforce mission-critical flexibility for consultants and projects while affording full-time employees perquisite privacy from consultants.The 17-floor, 400,000 SF space also includes conference rooms, a training center with eight permanent training rooms, and an executive floor and amenity space with fitness center and deli.

RR Donnelley Houston, Texas

RR Donnelley’s renovated space is a confluence of hospitality and corporate design. Beginning with their private elevator lobby, leather walls and wood tiles create a warm welcome. Walnut and wenge wood is employed at the reception desks, credenzas and cabinets to contrast the light walls and flooring throughout the space. Strategically located, the firm’s offices provide local service and top-of-the-line facilities to their clients to make the long hours as pleasant as possible. To assist with accomplishing this, a kitchen/lounge combination room comes equipped with commercial-grade appliances and European-style cabinetry which hold an assortment of beverages and snack foods. From cubicles and private offices to state-of-art conference rooms and hoteling services, elegance and comfort are visible and successfully promote RR Donnelley’s upscale, established image.

First City Tower Houston, Texas

Originally designed by Morris Architects (now Huitt-Zollars) and completed in 1981 (see black and white photo below), this 50-story Modernist icon underwent a renovation by the firm in 2005 to secure First City Tower’s place as one of the premier Class A office buildings in downtown Houston. The renovation creates a lobby that reaches through the façade to greet visitors at the curb. The renovation of ground floor lobby, retail mall area at building’s tunnel level, and surrounding plaza totaled 75,000 GSF. Subsequent to the renovation, BOMA International named First City Tower The Office Building of the Year. First City Tower is also a Landmark Award finalist.

Even within the confines of a minimal budget, our Interiors team created a fresh vibrant design and transformed these underutilized amenity spaces into engaging destinations for employees of the building’s various tenants.

live Regent Square Houston, Texas

This walkable mixed-use urban village is being completed on a 24-acre site on Houston’s Allen Parkway in close proximity to downtown Houston. Phase I includes 740 residential units, 230,000 SF of retail and restaurant uses, and 160,000 SF of office space. Phase II of the project will offer 1,000 more residential units that include three condominium towers and an additional 100,000 SF of retail space. The master plan encompasses a four-block site designed as a pedestrian-oriented environment with mixed-use amenities such as shops, cafes, and restaurants located on tree-lined streets. Street-level storefronts offer easy accessibility to shopping, dining, and entertainment with open spaces conveniently located throughout the 24-acre site. Buildings have been designed with traditional materials and architectural elements to provide a memorable identity to this urban mixed-use destination. Regent Square will qualify for LEED Neighborhood Development certification - a rating system integrating principles of smart growth, new urbanism, and green building into a national standard for neighborhood design.

This award-winning 43-story high-rise condominium is a residential tower with 249 units above a podium comprising 10,000 SF ground-level commercial /. retail space wrapping the parking garage. Designed as a ‘Point Tower’, it was the first of its kind in Austin. Amenities include a fitness center, private guest quarters, private dining rooms on the fifth floor, a swimming pool, patio and lounge for the convenience of the residents. Spring Condominiums follows the City of Austin’s adopted downtown design guidelines and the street frontage follows Austin’s Great Streets design standards.

live W7 Fort Worth, Texas

Situated on 15.5 acres, this 1.1-million SF urban village is located in Fort Worth’s Cultural District, which includes the Modern and Kimbell Art Museums along with the Amon G. Carter Museum and Will Rogers Auditorium West 7th consists of 345 residential units, 345,000 SF of retail, and 200,000 SF of spec office. Movie Tavern Partners of Dallas anchors the retail component with seven screens on three levels for first-run and art films and a restaurant-bar combo with a balcony on the top floor. Above retail is a 120,000 SF office space, an LA Fitness, and a Lucky Strike Bowling Alley. The firm has a major stake in the area as a whole and our presence has played a vital role in the area’s development.

Lantana Master-Planned Community Denton County, Texas

Lantana is a 1,750-acre master-planned community of approximately 4,000 singlefamily residences, an 18-hole golf course and club house, various community amenity facilities, three school sites, and 40 acres of support retail and commercial property. The comprehensive plan for Lantana comprises six integrated master plans including land use, transportation, water, wastewater, drainage, and economics. Each plan works in concert with the others to provide a diverse community where residents can live, work, shop, and play. With more than 200 acres of nature preserve including lakes, wetlands, and creeks, the community combines a diversity of commercial and recreational areas. The firm has primary responsibility for the layout and civil design of all infrastructure to support the proposed master plan of the Lantana project and is providing full-time construction supervision services.

Texas A&M University Cain Hall Site Redevelopment College Station, Texas

Located at the gateway to Texas A&M University’s main campus, this project comprises a new hotel/conference center and academic building currently under construction, and the new 1,400-car, multi-level structured parking facility which is already accommodating Aggie football fans. The centerpiece of the new Texas A&M University Cain Hall Redevelopment project will be a full-service, 4-star, 250room hotel and 25,000 square-foot world-class conference center. The hotel’s design captures the essence of the Texas A&M campus and serves as a conference center for faculty, visiting lecturers, student organizations, corporate recruitment, former students and all university-related organizations. Building features will include four (4) stateof-the-art conference rooms with smaller breakout rooms, a formal 16-seat boardroom, classrooms, virtual offices, a 600-guest ballroom, restaurants, full-service kitchen with catering available, and, of course, the 12th Man Bar and Lounge where the Aggie spirit is embraced and its traditions and legacy are honored.

learn Santa Monica College IT Building Santa Monica, California

Designed to strengthen and define the Pico campus’ southern edge, this building is a model of integrated ‘green’ technologies — meeting and exceeding LEED Silver standards. Sustainable strategies include solar panels, natural ventilation, a visual screen of glass fritting whose opacity changes in response to programmatic needs, use of recycled materials, and a large concrete roof which functions as a sunscreen and rainwater collection system. The roof also accelerates and funnels wind into turbines which subsidize the building’s power needs. The IT building centralizes the college’s IT group offices, Data Center, Network Services, Telecommunications, Media Center, Reprographics, and equipment and training by gathering them all under one roof.

learn Performing Arts Center Texas State University - San Marcos, Texas

‘State-of-the-art’ may be an understatement here. This impressive facility totals 43,700 SF (300-seat recital hall and 400-seat proscenium theatre) with an 80’ fly tower and an orchestra pit. Well-equipped to meet the needs of the University’s vocal, instrumental, drama, and dance programs, it also houses an expansive scene shop, three well-equipped rehearsal rooms, dressing and classrooms, green room, VIP suite and three-story lobby. An adjacent 450-car garage with a 7,100 SF telecom department; a chilled water plant; and extensive streets and grounds improvements complete this LEED-NC certified commission.

Tan Tao Health Science & Medical City Medical School & Biotechnology Lab Ho Chi Minh City, Vietnam

The new Tan Tao Health Science and Medical City Medical School and Biotechnology Lab carefully form the identity of a 40-year campus masterplan in the rapidly developing Long An province of Ho Chi Minh City. The Medical School contains a wide variety of academic and medical programs: 500-seat auditorium, classrooms, library, Outpatient and Inpatient Simulation Labs, Anatomy Lab, Medical Wet Labs, Research Dry Labs, and Administration Suites. The Biotechnology School contains academic and medical researchbased programs, a 250-seat auditorium, classrooms, vivarium, a Stem Cell Research Lab, Biomedical and Biotechnology Labs, Research Wet Labs, Bioinformatics, and Administration Suites.

Woodlawn Academy San Antonio, Texas

This beautiful school houses students from Pre-K through Eighth grade. Great care was taken to ensure the work restored and retained the charm of the original buildings. Bright floor patterns, warm wood and colorful tilework are visible throughout. The 22,000 SF Addition / 90,000 SF included science labs, a cafetorium, and an art lab. Enclosing and adding climate control was one particular update very welcome by students and staff alike. The new principal told us recently that they often hear students saying,

Memorial City Mall Renovation Houston, Texas

Notable among Houston’s major regional shopping centers, this $157M design-build project transformed Memorial City Mall into one of Houston’s premier retail destinations which includes an NHL-size indoor ice skating rink, upscale restaurants, water features, a movie theater, a two-story Italian carousel and a 1,000-seat food court. To keep customers apprised of the creative methodology, Morris established mCity Central. This unique departure from the traditional architectural process was a glass-enclosed, open-to-view design studio onsite and offered a “visible” storefront where plans and renderings were posted on an ongoing basis. Chisholm Creek, Oklahoma’s first walk-able mixed-use development, will be nestled in the growth corridor of Northeast Oklahoma City. From eclectic dining and top-shelf shopping to world-class hotels and contemporary business and residential, this green urbanist development will be the crown jewel in one of the nation’s hottest cities. Chisholm Creek has something for everyone. Visitors and residents can expect a wide variety of entertainment options.
