Mr. Richard J. Schnieders Chairman & Chief Executive Officer SYSCO Corporation 1390 Enclave Parkway Houston, Texas 77077-2099 Dear Mr. Schnieders: I would like to take just a moment of your time, speaking to you from a Northeasterner’s perspective. As a former New Yorker, born, raised, and educated there, I believed like most New Yorkers, that beyond the Hudson River loomed a vast wasteland, void of the dynamic creativity and intellect only found in Manhattan, and perhaps Boston. Thirty years ago, I came from New York City to Houston, Texas, with much apprehension, to study architecture at Rice University. After receiving a Masters in Architecture I decided to stay in Houston; married a Texas girl, raised a family, and have enjoyed the fruits of success in building a well-respected, award-winning architectural design practice. I have been working directly with SYSCO Corporation for over two years now. I have had the privilege of meeting not only you and the executive committee, but each and every one of your business unit leaders as well. This has offered my team and me the unique opportunity to understand your company’s workplace needs, your management style, and most importantly, your corporate culture. For another firm to learn and integrate this knowledge of SYSCO would take quite some time. I request the opportunity to demonstrate my team’s design prowess and creativity by taking the Master Plan Concept we have developed, and you have reviewed, to the next level. This would include developing concept plans, drawings and elevations of the Phase One and Two buildings. We ask for only 5 weeks to accomplish this, and by doing so will conclusively demonstrate that SYSCO need not import the euphemistic “archistar” from my hometown, New York City, or anywhere else for that matter. Talent, creativity, and imagination can be found right here in Texas! Thank you for your consideration. Sincerely,

Michael Cooper, AIA Founding Principal MC/mg

nobody knows you better than we do.

The 500,000 s.f., 20-story building responds to its prominent site with sculptural rooftop lanterns overlooking Memorial Park and the downtown view. The 25,000 s.f. footprint allows for structural simplicity and maximum user flexibility while featuring column-free corners. Away from freeway noise, the tree-lined entry plaza featuring a water sculpture, allows for a restful garden as well as vehicular drop-off. The singular large lobby utilizes special illumination on wood veneer, stone, and glass walls with stainless steel detailing to capture the richness of the materials. The air-conditioned link to the garage has a broad expanse of glass providing a window to the entry plaza.

MI Drilling Corporate Architecture

Organizations today often evaluate the merits of centralizing vs. decentralizing their corporate structure. MI Drilling went through such a process and determined centralizing their corporate headquarters would best serve the company’s long-range business and planning goals. Their corporate headquarters had been located in Houston’s CBD, while their laboratory testing and engineering facility, a significant component to their core business, was located in a new facility on their own suburban campus. MI’s decision to consolidate their two operations at their campus rested on three goals: 1) Providing MI with an advantageous economic solution that capped their real estate expenses, 2) By being together under one roof, MI is better able to provide their customers with faster turnaround service, and 3) Providing better connectivity between employees and MI leadership. Ziegler Cooper Architects designed a 5-story office building that connected, physically and architecturally, to the lab facility on their 17.8 acre campus. In addition, the campus setting provides landscaped greenspace and a quieter setting away from the hustle and bustle of downtown Houston.

Veritas Corporate Architecture

Ziegler Cooper was challenged to bring together disparate corporate functions that were spread throughout Houston in 3 separate offices and 1 warehouse. And so it was that we master planned an 18.5 acre corporate campus and designed two 3-story, 153,000 sf office buildings. In addition to the 2 office buildings, we designed a new, interconnecting warehouse/shop building for the campus. One of the central goals, stated by the Chairman of the Board, was to have the buildings clustered around a generous, landscaped courtyard to promote a collegial atmosphere and connectivity between the various employee and leadership groups within the company. The buildings were arranged in a “C” shape around a central courtyard, which also fulfilled another goal, that of creating a secure environment. We designed the exterior façade of limestone-hued precast concrete panels and bands of blue/green glazed glass to accentuate the strong horizontal theme and interconnectivity of the buildings on the low-rise campus.

The Phase I 300,000 s.f. office tower responds to its suburban site by using landscaping to integrate the office tower with its commercial neighbors. The tower was designed for adaptability, structural simplicity and interior flexibility. Ear-marked by a refined and highly detailed glass curtain wall with aluminum clad structural columns at the ground level, the building’s public face commands a strong presence. The lobby interior walls are clad in stone panels with stainless steel detailing.

SCI Corporate Architecture

SCI Management Corporation asked Ziegler Cooper Architects to assist them in planning for their future facility needs for the next 10-20 years. Ziegler Cooper Architects began with a complete strategic facility plan in which four facility concepts were explored. Each concept was explored in depth and total project costs were prepared to determine the least expensive solution. Upon site selection, Ziegler Cooper Architects began schematic design on a 180,000 s.f. office tower to be located directly adjacent to their existing 12-story office building. Extensive site analysis revealed the attractive possibilities of key views to downtown and Buffalo Bayou, as well as geometric and massing relationships which complement and contrast the existing tower and site. A gently curved curtainwall on the north facade was selected to facilitiate a panoramic view of both Buffalo Bayou and downtown. The south facade was changed to pre-cast concrete and glass to relate to the existing tower. To further reinforce the notion of a single corporate facility, a centrally located, pyramid shaped, glass entrance pavilion and vehicular drop-off was proposed. State-of-the-art systems combined with a clean, sophisticated, well crafted design brings a corporate image to SCI for the next 20 years.

2200 West Loop South Renovation | Corporate Architecture

Ziegler Cooper Architects’ challenge was to re-image a Houston landmark in a premier site for the next decade. The building, originally designed in 1979 by SOM, is sited to the east edge of what is a large 8-acre site and with surface parking. The market dictated the construction of a parking garage and garage link. Ziegler Cooper Architects specified new glass and the painting of the existing spandrel to lighten the dark brown image. New sitework, landscaping, lobbies, restrooms, elevators and MEP systems completed the re-image goal.

Villa d’Este Urban Residental High-rise

Ziegler Cooper Architects was asked by Giorgio Borlenghi to design a “Houston” building which integrates modern technologies and materials with residential characteristics and elements. The design for this 461,000 s.f., 28-story luxury high-rise condo is guided by ideals of strength, intimacy, richness and timelessness. Residential characteristics such as bow windows, deeply set windows and use of elegantly detailed stone adorn the building. A distinct base, middle and top serve to reinforce the timelessness and careful proportion of the tower. The ideal balance of precast concrete spandrel with operable glass windows and doors creates a vertical slenderness. The unique colors contrast the blue sky and green forest yet give the building a natural, less man-made appearance. The crowning “eyebrow” elements shade the penthouse balconies as well as provide distinct identity from a distance.

HKS continues to be a leader in the advancement of sustainable design. We have used practices and standards of energy conscious and site sensitive design for over 10 years. A set of guidelines has been developed in our firm that represents energy efficient and environmentally responsible practices. They are recommended in supporting a sustainable design checklist. For example, issues may include: • Environmentally sensitive design • Protection and preservation of natural resources • Energy conscious design • Water conservation • Increased materials reuse and recycling • Environmentally sound building materials and construction • Eliminate hazardous substances • Improve indoor and outdoor air quality HKS has several LEED Certified Professionals on staff including, Kirk Teske, AIA and Ward Thompson, AIA, ACHA, as well as a number of others who comprise the HKS Committee on Sustainable Design. Recognizing the importance of education on this topic, this committee holds monthly roundtable discussions with HKS personnel as well as outside professional consultants to accelerate the advancement of sustainable design within our practices. The proposed HKS design team is confident in their ability to successfully integrate the design efforts of our individual disciplines to produce a facility that is environmentally sustainable. HKS works on all of its projects to deliver a project that has a healthy indoor environment that is fundamentally smart design and energy efficient. Our most notable and recent implementation of these principles is the Sabre Corporate Campus project in Southlake, Texas. Completed in December 2001, the 525,000square-foot campus is one of the first and largest projects in the United States to receive the LEED 2.0 Silver Level Certification. This project is a benchmark in the Dallas area for energy efficiency, water conservation and indoor environmental quality. The headquarters project is a two million square foot master planned corporate campus situated on a 157 acre, heavily wooded site adjacent to the highly acclaimed Solana office development. The building is oriented for energy efficiency as well as day lighting. Its exterior skin includes native Texas stone, aluminum, low-E glass, and precast concrete. Recycled gypsum, certified forest products and low VOC compliant materials were used throughout the project’s design and construction. A water retention pond provides irrigation to the site. The building’s mechanical engineering engaged extensive modeling of heating, ventilation, and air conditioning to provide right sized equipment and energy minimization. An environment friendly decision was made to provide building heating and cooling from equipment that does not use freon. A Xeriscape landscape using indigenous vegetation as well as reducing paved surfaces to reduce the heat island effect is part of the building’s exterior design.

Ballet West Performing Arts Center will be located in Salt Lake City, Utah. The 110,000-square-foot arts center, currently in the design development phase, incorporates water efficiencies, energy and atmosphere, materials and resources, and indoor environmental quality elements. The performing arts center will be oriented on the site to minimize disruptions to the site and create a cost-effective footprint. The building features maximize day lighting, low-E glass, waterless urinals, and automated electrical light harvesting and sunshades. A Xeriscape landscape using indigenous vegetation is part of the building’s exterior design. During construction, recycled gypsum, construction waste recycling, certified forest products, and low VOC compliant materials will be considered. In addition, the building will not use an abundance of concrete or freon, reducing heat and waste. The design will work to incorporate concepts that will allow the building to reach a level worthy of a LEED Silver Certification. RadioShack, in Fort Worth, Texas, is a LEED registered project pursing LEED Silver Certification. The 900,000-square-foot headquarters project is identifying numerous sustainable design strategies that will be implemented as the design progresses. Seton Medical Center/MOB included sustainable design project features. Two consulting firms worked with HKS to incorporate the design features. Glenrose Engineering, known for their environmental sensitive site design, assisted the team in determining the most ideal building site location to work with any past contamination areas, endangered species habitat, sensitive water recharge zone and reirrigation on the site. In addition, Earthy Ideas prepared a report of recommendations to implement in the design. These recommendations included thoughtful landscape design, environmentally appropriate building systems, careful selection of building materials, planned waste management, coordination of trades through the construction manager and operations and maintenance plans to provide continued performance. Seton representatives and HKS reviewed lists of recommendations and incorporated many of the suggestions where cost would allow.
