It is our pleasure to welcome you to the newest addition to our ‘Love’ range: Love Cornwall Equestrian and Countryside guide 2014. Here you will find all the latest information, events and show dates for the year ahead, meaning you shouldn’t miss a thing. We have lots of advice on offer from the RSPCA, as well as an interesting article written by mr Ivor Mann, FRICS, FAAV, of John Coad & Son, Helston, a chartered surveyor, valuer and land agent on buying or renting an equestrian property for the first time. Our Countryside section focuses on everything from fishing and falconry to clay pigeon shooting. We would like to take this opportunity to thank
previous Cornwall Show Guide producers - Teresa Chapman (pre 2013 programmes) and Vicky and Becky of Cornish Saddlery, Blackwater (Cornwall Show Guide 2013) - for their advice, support and contribution. The ‘Love’ team wishes you a great 2014. If you like what you see this year, get in touch with one of the team and you could see yourself in next year’s guide. Happy reading!

Country Pursuits Ways to enjoy the great outdoors
Cornwall is renowned for its beauty and there are many fun ways to enjoy its splendour solo, with friends and with family. Spending time in nature is the perfect antidote to today’s stresses and being absorbed in a sport gives the mind a true break.

Falconry The Fascination of Flight Falconry is an ancient art that is believed to be the oldest sport in the world. It began as a way to secure food for the falconer but today is enjoyed by many as a fascinating pastime. Owls, kestrels, peregrine falcons and harris hawks all offer the chance to witness extraordinary flight skills. There are opportunities throughout the county to watch spectacular displays of birds in prey in flight. However, there are also instructors that can teach you to fly and handle these beautiful birds yourself. It is even possible to learn how to hunt with them as in days of old. Going out with dogs and ferrets which work together to flush out game such as rabbits and pheasants is extremely exciting. Birds of prey can also give us a solution to pest birds that are so prevalent in Cornwall.
love_equine_2014_p5.indd 1
Within two hours of being on site they can create a ‘no-fly’ zone since they pose a danger to seagulls, pigeons and starlings. Seagulls are a protected species and employing birds of prey to operate as a deterrent is both a practical and environmentally friendly way of dealing with the problem. Watching these fantastic birds in motion, whether they are working or playing is awe inspiring. Being able to get close to them in static displays is an extraordinary experience for people of all ages. Their beauty, majesty and incredible skills teach a new respect for these wondrous birds. Whether you see a display at one of the county shows or buy an individual session just for you and your friends and family, you will come away with a renewed sense of the wonders of nature.

Clay Pigeon Shooting Hitting the Mark
An addictive sport, it doesn’t take long to become extremely competitive when clay pigeon shooting. There are many places in and around Cornwall to learn and to practise the sport. It’s surprising how difficult it can be to hit the clays, and this is largely down to stance, gun mounting and position of gun when the clay is initially sighted. Instructors will teach all of this and then there is a variety of ways to enjoy your new skill. Skeet, sporting clays or trap shooting all provide different challenges. Skeet is when the clays are flung high from two different stations at differing angles. Trap shooting sees the clays being fired from one location and sporting clays uses a variety of locations, which is more complex. The clays are just over 10cm in diameter and are thicker in the centre. making them harder to shatter. The guns used are generally double barrelled shotguns. Generally people trying the sport need to be over 12 years old but some organisations do supply smaller shotguns better suited to younger people. Clay pigeon shooting is a skill of precision and skill rather than physical fitness. It is a superb way of spending time with friends and, as your shot improves, becomes more and more rewarding.

FISHING
Tall tales and happy times Cornwall offers a wealth of opportunity for those keen to fish. The range of fish available is huge and the landscapes are stunning places to sit and contemplate while waiting for the fish to take the bait. Sea fishing is immensely popular and even more so in these days of valuing sustainable and locally produced food. Sea bass are prized but the humble mackerel also makes a wonderful dinner. There are many charters available at reasonable prices and the skippers know the best places to visit. An excellent day can be spent travelling by boat to beautiful bays and coves and seeing the county from the water takes some beating. Others prefer fishing off the rocks of the rugged coastline and pollock, mackerel, wrasse, garfish, plaice, dabs and conger can all be found. Meanwhile for those wishing to explore the inner reaches of the county, there are some beautiful rivers in which to catch salmon, brown trout and rainbow trout. There are many coarse lakes which are stocked with high quality fish such as bream, carp, tench, rudd and mirror. There are organization around the county that teach total beginners and more experienced fishing folk can enjoy the varied challenge that the county offers. The perfect place to begin some tall stories.

South West Equine Protection Without SWEP the Moorland that surrounds us would be littered with suffering ponies, the charity works tirelessly to rescue ponies that are in poor condition, have been hit by cars and have been abandoned. Throughout the process both staff and volunteers see the change from the distressed ponies that come in, through to the cheeky happy ponies that go off into there new loan homes. We aim to improve the quality of life of these ponies and give them the care and attention they deserve. When we receive pictures of ponies that have been re-homed it is very rewarding for staff and supporters.

HORSE HEAVEN The RSPCA has the following recommendations for making sure that your horse or pony is happy and healthy. Every animal is different, but there are five main areas of concern: Health and Welfare, Behaviour, Diet, Environment and Company.
Health and Welfare 1. 2. 3.
Check your horse for signs of injury and illness daily. Consult a vet if you suspect that your horse is in pain, ill or injured. Worm and vaccinate your horse against equine influenza and tetanus regularly. You may also consider vaccinating against equine herpes virus. 4. Learn to recognise lameness. If your horse becomes lame it should not be worked and you should consult your vet. 5. Inspect hooves daily, including the underside of the foot. Overgrown or unbalanced hooves can cause severe discomfort and damage to the internal structure of the feet, legs and back. 6. Your horse should be seen by a farrier registered with the Farriers’ Registration Council every four to six weeks, even if they are unshod. 7. Horses’ teeth erupt through the gums continuously. They can develop hooks and sharp edges that can cause painful injuries inside the mouth. Get them checked by an equine vet or qualified equine dental technician at least annually. 8. Poorly fitting tack can cause injury and pain, as can poor riding technique or riding by people too heavy for the horse. 9. Before allowing horses to breed, check with your vet. Ensure provisions have been made to care for both parents and offspring. 10. Before buying a horse, find out what health and behaviour problems it has or may be prone to. 11. Only use medicines and feed additives recommended for your horse by experts as they can be dangerous if given to the wrong animal. 12. Insure your horse to help cover the cost of veterinary treatment.

Behaviour
Home Sweet Home
1. Horses must be given the opportunity to run freely in a paddock as foften and for as long as possible in the company of other horses. 2. Take the time to learn how your horse learns so that you can train him humanely and effectively. 3. Horses can be trained using positive, reward-based methods. Do not shout at or punish your horse as fear of punishment can cause a horse to become aggressive or develop behaviour problems. 4. Take time to learn how your horse normally behaves. If your horse starts exhibiting abnormal behaviour, you should seek immediate advice from an equine specialist vet as they could be ill or suffering. 5. Do not use anti-cribbing collars, anti-weaving grilles or other devices that simply attempt to stop the performance of abnormal behaviour. Instead, get advice to tackle causes such as stress isolation or boredom.
1. Make sure your horse lives in a place that is secure and free from hazards. 2. All horses should have access to a paddock where they can exercise every day, in the company of other horses, for as long as possible. 3. Horses must have access to shelter from sun, wind and extremes of weather or temperature. They must have dry areas to stand and lie down on. 4. A horse can become ill or show abnormal behaviour if it is confined to a stable for long periods of time. If your horse is stabled, ensure all areas of your horse’s environment are well ventilated, clean and draught-free. 5. Stabled horses are more likely to be exposed to germs, toxic dust and fumes. They need good quality, clean, dust-free bedding to lie upon. 6. Have a plan to deal with emergencies such as fire in buildings and flooding of land or buildings. 7. Transport can be stressful for horses. When you transport your horse, make sure it is comfortable and safe at all times. 8. Ensure the size and temperature of any place you leave your horse (including a trailer or horsebox) is appropriate.
You Are What You Eat 1. There must be continuous access to fresh clean water. 2. Horses should be provided with as much opportunity to graze as possible as without it they can develop disorders of the gut and stomach ulcers. 3. Not all pasture provides adequate nutrition and many will be too high in calories. Horses may still need additional hard feed and forage to maintain their appropriate bodyweight, particularly between late autumn and early spring. 4. Horses fed diets low in forage and high in concentrates (hard feeds such as cubes or grains) are at risk of digestive problems. Stabled horses should be given plenty of forage. 5. Horses should be fed only good quality, mould and dust-free forage. 6. Changes in your horse’s lifestyle, such as increased or reduced work, movement on and off pasture, pregnancy, lactation and ageing will require changes to your horse’s diet. Ask an equine nutritionist or vet. 7. Rapid changes in diet can result in illness. Any changes to your horse’s diet must be introduced gradually, over a period of around two weeks. 8. Horses must be fed only diets designed for horses. They must not be given lawn clippings or access to large amounts of fermentable foods such as apples as they can be fatally toxic. 9. Horses should not become overweight as this can introduce laminitis, a very painful disorder of the feet. A common factor triggering laminitis is feeding on lush spring and autumn grass. 10. Speak to your vet about how at risk your horse may be of developing laminitis and how you can help reduce that risk. 11. Remove toxic plants, shrubs and tress such as ragwort and yew from paddocks and other areas. Toxic plants, even if they are dead, must be dug up and taken completely out of the horse’s reach. If your horse’s feeding habits change, consult your vet, as your horse could be ill.
love_equine_2014_p13.indd 1
Company 1. Horses are social animals so they should not be housed alone in individual paddocks or pens. 2. Horses should be allowed as much time as possible in paddocks interacting freely with other horses. Isolated horses may experience high levels of stress which can lead to abnormal behaviour. 3. Stabling should be designed with partitions that allow horses to see and interact with their neighbours, including allowing them to put their heads over stable doors. Horses that do not get on well with each other should not be stabled next to each other or put in the same paddock. 4. To minimise aggression, horses should be kept in the same groups each time they are let out into paddocks. 5. Where it is necessary to introduce new horses into groups, they should be carefully observed to ensure that they do not receive excessive aggression. 6. Sufficient space should be available to allow horses to get away from others and avoid being cornered. The whole group should be checked for signs of injury more frequently than normal.

So you would like to buy property for horSeS/ponieS? Probably one of the main criteria is the money available. Do you want to buy a farm with house, buildings and land to breed numerous horses/ponies? As a guide an 80-100 acre farm with farm buildings would cost in excess of £1 million. A house with 2-3 acres of land would be something in the order of £450,000 - £600,000 depending on the house. Bear in mind a two bedroom house is less expensive and ideal for a newly married couple where the wife has a passion for horses, but it is possible that children may follow and more bedrooms are needed at a later date!! For those already in a house and not wishing to move to a smallholding, there is the option of renting or buying a field for one or two horses. As to values, one should bear in mind that a house on its own is worth say £250,000, whilst a two acre paddock will be £20,000 to £30,000. However, to buy a smallholding where the house is adjacent to the 2 acres, the ‘marriage’ value of the house and land would make the total nearer £450,000 to £500,000, but then you would not have to travel to your land. Land comes up for sale in different locations and in differing quantities. Ideally, one horse per acre is the norm but rarely does one acre come on to the market. It is often fields of between 2-5 acres, as agents usually divide large blocks of land to make it easier for purchasers to afford the land for their hobby/pursuit. (The land is often worth more per acre for the horse and pony brigade or others who wish to own their piece of Cornwall!)
When buying said fields look out for the following: 1) Does it have road access, are you able to drive to the field on a Council maintained road and is there a gateway on to the road? 2) Is that gateway wide enough to take a car and can you park your car inside the gateway off the road? If a minor road, you may be able to enlarge gateway without planning permission, but if on a major road, planning consent may be required. 3) Are you likely to keep a horse box on site to transport your horse/ pony to shows or whatever? Can you reverse your car and trailer through the gateway? Are you going to leave the trailer on a hard base, as in winter you will be unable to traverse a wet field. 4) On the planning front, do you wish to erect a stable, tack room or sand school? If you do, you will need to make a formal application to Cornwall Council which will cost money for the planning fee, and for someone to complete the necessary planning application unless you are able to do it yourself. Do you want one stable and a tack room with fodder store, what materials do you use, how about maintenance? As to number of stables, remember one horse to one acre. 5) Security etc. You may wish to padlock gates to ensure that your horse does not escape, or is released or stolen. Likewise, is the stable and tack room secure? Are the hedges/fences to the field secure – are there gaps in the hedge to enable the horse to escape onto a neighbour’s land or onto a road or does the land need to be fenced? 6) Does the proposed land have access to quiet road or bridleways? If you want to enjoy your horse and perhaps your friend’s horse and their company, you will need to consider a hack. Are the roads safe, are there verges to get away from cars, is your horse ‘car proof’? If not you may need direct access to bridleways or open moors where there are public rights of way. 7) Water. Your horses or ponies will require water. Obviously if you have a stable in place you can catch the water off the roof – rainwater harvesting – but unless same can be stored the ponies will still need to drink in a prolonged dry period. If you do not have water on site, where is the nearest mains supply? Is it in the road adjacent and can you tap into it – if the main is in the road, is it on ‘your’ side of the road? If not, you may have to pay the Council to ‘break’ the road incurring additional costs, and there is the
love_equine_2014_p22.indd 1
possibility that as you are liable for metered water costs, you will be responsible for the bill if there is a subsequent leak. If you have a stream or natural supply, so much the better and cheaper! 8) In the summer, you can turn your horse out to grass (assuming the field is already in grass) otherwise you are looking at £150£200 per acre to reseed – and don’t forget grass does not grow overnight. In the winter you will need to supplement the food to your horse, i.e. hay. If your field is large enough or too large for your horses to graze, you will need to restrict their grass intake during spring/summer months by perhaps putting up an electric fence. The excess grass growing on the other side of the fence could then be cut for hay for winter feed. If you wish to save the grass, ensure you employ the services of a local farmer or contractor to do the work for you if you do not have the ‘gear’ to do it yourself. Also bear in mind that grass cut for hay needs to be left on the ground for at least a week in the sun and ‘turned’ to dry out. Remember also that when your grass is cut, you are not the only one in your area trying to save hay or silage, and your friendly farmer may be off doing his own harvest and you could be put to the back of the queue! 9) The restriction of fast growing grass in the spring as outlined above can cause a problem known as ‘laminitis’ chiefly to ponies but also horses. This is a disease affecting the hooves which will be known by horse owners. This is the reason you occasionally see a horse kept on a small area of grass field which to the untrained eye looks to be ‘bare’. 10) Vet. If you keep horses/ponies, you will need access to a good equine vet. Make enquires of your local veterinary practice and ask your friends who keep horses. 11) Likewise, your horse will require ‘shoes’ so you need to acquaint yourself with a good local farrier. 12) Insurance. The minimum required is ‘Third Party’ insurance in case your horse escapes and causes damage, a car crash or whatever, or is let out of the field by someone unknown to you. Check with your house insurer first and then a specialist Insurance Broker. 13) Where? Where are these properties to be found? – Watch the local press for advertisements and contact your local land agent who usually knows, or hears what is coming onto the market in the local area.
12/02/2014 15:09:36
Most of the previous points apply whether you own or rent a field. If you rent, this is cheaper and costs in the region of £10 per head per week. Stabling could be more. Livery where the owner of the horse does all the work i.e. Puts the horse out to field in the morning, cleans the stable and brings it back in the evening (called DIY livery) costs more, and where the owner of the property does all the work this costs even more again. Watch for VAT @ 20% on top which could add even more. The above is a general view only and is intended as a guide for prospective vendors and purchasers. It does not go into the detail for specialist breeders, race horse owners and the like. In the meantime, enjoy your horse or pony, but remember that it is like a member of the family requiring your attention at all times.
most importantly, get good advice from your Accountant and keep in touch with your agent. This article was provided by: Mr Ivor Mann, FRICS, FAAV, of John Coad & Son, Helston, a Chartered Surveyor, Valuer and Land Agent, who has practised in the area for over 30 years advising smallholders and landowners with regard all aspects of land including Valuations, Planning Applications, Single Farm Payment, Taxation & all Rural Matters. For assistance he can be contacted on 01326-572661, contact@johncoad.co.uk, www.johncoad.co.uk.
If you are a vendor of property, whether for horses or just a house, always make sure that you present it to the prospective purchaser at a time of year when it looks its best. If the house is your main residence, the value of the house is exempt from Capital Gains Tax (CGT) but any farmland and buildings could be liable to CGT after a personal annual allowance of approximately £10,000. Therefore, if twenty years ago you purchased a five acre field for say £10,000 and now sell it for say £60,000 there is a gain of £50,000, less your personal allowance of £10,000 means very simply, that you have to pay Capital Gains Tax on £40,000. This could be quite a sum, so

Inspired Equine Services Providing high quality barefoot hoofcare and hoofcare education is the simple philosophy behind Cornish company Inspired Equine Services. Set up by Tim Barnett, a qualified equine podiatrist, the Haylebased business provides expert trimming care and advice for barefoot horses, and has even managed to save the lives of some animals. Tim explained: “I took on Chester aged six in 2008 as a last chance to save him. He was bred as a racehorse but found his calling in three-day eventing. “Unfortunately whilst jumping Chester sustained severe rotation to his front pedal bones – an injury which usually results in a horse being destroyed. “Removing his shoes we set about clearing infection and restoring health to the feet through the methodology of Applied Equine Podiatry (an alternative to traditional shoes). “Through understanding the role of individual structures of the foot and how they work together we were able to bring balance and health to the feet to enable healing and Chester to return to light work within two months, despite two vets and two traditional farriers declaring him beyond recovery and signing papers for him to be destroyed. “Today Chester is enjoying hacking many hours a week barefoot, sound, and very much alive.”
