Pricing your home The Right Price: Getting the best return on your Durango area home investment Setting the price for your home can be tricky for a number of reasons. First of all it is your home and it can be difficult to be objective about the charms and drawbacks. You also want to maximize your return on this important financial investment. You’ve got to navigate between two risks: overpricing your home, thereby missing the critical initial market period, and losing money by under pricing your home. Fortunately, with my experience and market knowledge, I can help you select the best price.

What is the right price? The truth is, you aren’t setting the price for your home – buyers are. After all, you’re setting a realistic price in order to attract buyers’ attention. You do this by looking at the current asking prices for comparable properties in the area, as well as by finding out about recent sales.

• Make any minor repairs that need doing.

These factors are all impacted by national market conditions, current interest rates, the availability of financing, and the state of the economy. There are also shifts in demand associated with the time of year when you are selling your home. A competitive market analysis will give you a solid foundation for the realistic pricing of your property, thereby putting you in tune with buyers.

• Nothing livens up a house like a new coat of paint.

• Take a picture of your home. Particularly if you are selling your home in winter, a summer photo can help.

• Competition: Are there many homes similar to yours available right now and what condition are they in? How long have they been on the market?

• Work on your home’s curb appeal. Check your landscaping and make sure that the yard is looking vibrant. • Clean everything! This means giving every area in the home a good scrub, and keeping on top of daily clutter. • If you have too much furniture, consider storing some. • Replace the carpets if they are hopelessly stained, but try steam cleaning them first.

Prepare for Showings: • Make your home bright and airy. Put high-wattage bulbs in all light fixtures and turn on all the lights even if it’s daytime. Open all the drapes; raise all the shades. • Take your pets with you, and leave for the showing.

• Physical characteristics of your home: The location, age and physical condition of your home are all pivotal factors. The size of the house and plot of land, the floor plan, and the architectural style will also play key roles. • Your needs: The price you paid and your cash needs from the sale are important factors, as is your level of motivation or urgency to complete the sale. You will tell me the vision you have for your new home. We’ll discuss neighborhoods, considering what type of environment you like, amenities, school age children, pets and much more.

Home Search Once I have better idea of what you are looking for, we’ll explore different areas, including some you may not have thought about before. We’ll look at an array of prices and home styles so that by the end of the day, you’ll know what’s available at your price point, and I will have a good idea of what you are looking for and what your priorities are.

Make an offer Once we find that perfect property, I will do a comprehensive market analysis to make sure that what you offer for the home is a fair and competitive price. I will show you the recent sales data and market trends so that you fully understand your new investment. We will put together a contract that outlines the particulars of the transaction, including your offer price, closing date, inclusions and exclusions, and many more important details. Your offer to purchase is normally presented with a 1-2% deposit. This "earnest money" is commonly put into a trust account, and becomes part of your down payment at closing. I will use my extensive experience and negotiation skills to get the best deal for you.

Simplify the transaction Besides helping you find your dream home, I coordinate and handle the countless little details including: • Managing inspections • Working with your lender and appraiser to make sure that your loan comes through in time • Conferring with the title company about closing details, and the preparation of your settlement statement • Making sure you receive a recorded deed and title policy • Remaining your primary source of information and assistance, months, even years after your closing I won’t sell you a property that I don’t believe in.
