Milan, Italy Developer: Hines Italia Srl Architect: Pelli Clarke Pelli Architects (Cesar Pelli, Gregg Jones) This office complex is located within one of the largest mixed-use urban regeneration projects in Europe, Porta Nuova in Milan, where 290,000 m2 of brown fields are being transformed into a LEED GOLD certified development. The three buildings are on a podium 6 metres above street level. They surround a large circular plaza that connects the existing city centre with a new 160,000-m2 pedestrian area, including one of the largest urban parks in Milan. The main tower of the complex is 230 metres high, making it the tallest building in Italy.

Copenhagen K, Denmark Architect: KBP.EU – a joint venture between KARRES EN BRANDS and POLYFORM Developer: City of Copenhagen This project’s concept is to build downwards instead of upwards, making it possible to construct new office spaces in the heart of a dense medieval city. By transforming an old playground and underground parking garage at Hauser Square in Copenhagen, an entirely new type of construction has emerged. The site’s unconventional character blends the building with its surroundings, creating an attractive working environment for approximately 100 daily users.


KING’S CROSS

London, United Kingdom Architect: John Mcaslan + Partners Other: Arup (Engineering), Vinci (Construction) The transformation of King’s Cross was largely completed in March 2012, in time for the London Olympics. The Main Train Shed along with both the Eastern and Western Ranges were restored and refurbished, with a new 7,500-m2 Western Concourse as the centrepiece. Twenty metres high, it is one of Europe’s largest single-span railway structures, with 16 steel tree-form columns radiating from a tapered central funnel. The £547 million redevelopment improves passenger facilities, interchanges with St. Pancras Station, Eurostar and Thameslink, as well as the London Underground, buses and taxis. Demolition of the old concourse and construction of the Southern Square started last autumn, with completion scheduled for 2013.


SOUTHEND PIER

Southend-On-Sea, United Kingdom Architect: White arkitekter AB Developer: Southend-On-Sea Borough Council Southend Pier brings new life to Southend’s shoreline. At the pier head, the Cultural Centre has become the town’s main attraction for tourists and residents alike. The sweeping geometric form and complementary materials celebrate the site’s windswept topography, integrating it into the scenic landscape. The dynamic roof shaped building houses a large events space with floor-to-ceiling glazed windows. The southern façade forms a sheltered entrance and terrace from which to enjoy magnificent views over the water.

Seoul, South Korea Architect: Junglim Architecture Developer: Ministry of Culture, Sports & Tourism This project’s aim is to refurbish public buildings that have been used for around 60 years, showcasing symbols associated with the Republic of Korea and providing a place where people can meet and socialise. Tying these places together could aid jump-starting efforts to rehabilitate elements of the buildings.

Mississauga, Canada Design Architect: MAD architects Local Architect: Burka Architects Developer: Fernbrook Homes, Cityzen Development Group For more than a century, architects have puzzled over a simple dilemma: how can they maintain the efficiency of the established high-rise formula of building design while escaping the monotony of what essentially amounts to a series of identically stacked plates on display? By cleverly playing with the form and evoking empathy, the Absolute Towers’ profiles seem to change continuously when seen from afar. From a closer vantage point, the geometric puzzle remains intact, but a feature at another scale begins to dominate. Designed to maximise viewing potential inside and out, balconies wrap around every floor to give each resident a unique experience of the city and neighbourhood, creating a wonderful impetus for social interaction.


AKASYA ACIBADEM LAKE & WOODS PARCELS

Istanbul, Turkey Architect: Mimarlar Workshop Developer: SAF GYO Akasya Lake Parcel has been created through the revitalization of the waterway as a biological pond located at the center of the land plot. Making this newly created natural texture a part of the daily life in this parcel, both as a view and a means of recreation, is an element that shaped the design. The fact that the buildings are located in a manner that protects them from the blustering north-east wind has allowed the use of sliding windows even at the towers. The spatial values that were lost at Istanbul during urban transformations were attempted to be revived with the presence of the 10000 square meter area to be utilized as ―Woods‖ for the Akasya project. At Woods Parcel a 40 storey iconic building is designed to create space for the woods. Social facilities, including recreational areas and playgrounds can be accessed by foot without having to encounter any vehicle traffic.


ISBJERGET / THE ICEBERG

Aarhus, Denmark Developer/Investor/Builder: PensionDanmark A/S Architect: Cebra, JDS Architects, SeARCH, Louis Paillard Is it possible to live in an iceberg? Yes! There is one right in the heart of Denmark’s second- largest city, Aarhus. Featuring 208 flats ranging from 55 m2 to 227 m2, the Iceberg brings elegance to the waterfront, an area that was once an industrial harbour. Inspired by the eternally shifting shapes and facets of floating icebergs, the French, Danish and Dutch architects used oblique roofs to provide residents with spectacular views of the sea, harbour, forest and skyline. The jagged peaks and valleys featured in this unique building reflect visual angles, just like real icebergs.


THE LIBRARY BUILDING, CLAPHAM ONE

London, United Kingdom Developer: Cathedral Group Plc and United House Group (joint partnership) Lead Architect: Studio Egret West Delivery Architect: DLA Architecture This astonishing mixed-use development comprises 136 stunning apartments, a beautiful library and a one-stop shop health centre on Clapham High Street in South West London. With a unique, white, curved exterior, the Library Building offers high-specification one- and two- bedroom apartments with walls featuring distinctive curves as well as stunning panoramic views across the London skyline. Designed by world-renowned architects Studio Egret West and delivered by Cathedral Group Plc and United House Group for the London Borough of Lambeth, the Library Building represents the best contemporary urban living London has to offer.

Istanbul, Turkey Developer: ECE Projektmanagement G.m.b.H. & Co KG Architect: ECE Projektmanagement Open since October 2012, Marmara Park is located in Beylikdüzü-Esenyurt, one of Istanbul’s fastest-growing regions with a catchment area serving more than 4 million people. The four- storey Marmara Park is one of Turkey’s biggest shopping centres, with a total leasable area of 100,000 m2 that includes a hypermarket, Bauhaus market, 250 specialty stores, restaurants, cafés and a cinema. Retailers include Saturn, Cinemaximum, C&A, H&M, Zara, Koton, Victoria’s Secret and Boyner. Based on the ―galaxy‖ design theme, featuring planet models and special illumination, it boasts a spectacular outer space atmosphere that makes the centre truly distinctive.


MECENATPOLIS

Seoul, South Korea Design Architect: The Jerde Partnership Local Executive Architect/Towers Design: EAWES Developer: GS Engineering & Construction Located in the emerging Habjeong district of downtown Seoul next to the main metro, Mecenatpolis is a transit-oriented destination featuring three high-rise residential towers and one class-A office tower. It lies above a contemporary open-air retail village with nearly 90,000 m2 of leisure and dining areas, an events auditorium and public park. Inspired by the elegant form and curve of a natural canyon, Mecenatpolis captures a free-flowing rhythm with an active water feature that draws people into the heart of the complex.


SHIBUYA HIKARIE

Tokyo, Japan Architect: Nikken Sekkei Ltd., Tokyu Architects & Engineers Inc. Developer: Council for Promotion of the Shibuya New Cultural District Development Project Shibuya Hikarie comprises 18 storeys of offices (about 50,000 m2 GFA), a 2,000-seat theatre, a 1,000-seat exhibition hall and a retail block with 235 shops and restaurants wrapped around an ―urban core‖ that connects the subway, railway and street. By stacking all these different blocks on top of each other, a vertical city was created. The offices and theatre are located at a higher level with the aim of creating a ―shower effect‖ for retail outlets and restaurants below. Hikarie boasts numerous spaces where people can socialise, including a roof garden, passageway and plaza.


THE STAR

Singapore Architect: Aedas Limited (Andrew Bromberg) Developer: CapitaMalls Asia Limited & Rock Productions Private Limited The STAR (The STAR Vista & the STAR Performing Arts Center) celebrates the rich and diverse activities that take place inside. Its multifaceted, dynamic, ephemeral design blurs the boundaries between the public and private realms, and retail and cultural components. Transitions are soft and flowing, encouraging discovery and resulting in a highly public, energetic North elevation and a completely open South elevation where one can see the facility’s inner workings through a ―visible section‖. The theatre floating above is cut with glass and titanium, helping to dissolve its mass, and playing with the polarity of positive and negative readings.


BEIRUT TERRACES

Beirut Central District, Lebanon Developer/Investor: Benchmark Architect: Herzog & de Meuron Developed by Benchmark and designed by Swiss architects Herzog & de Meuron, Beirut Terraces are a unique 110-m waterfront residential tower located in Beirut Central District (BCD), the most high-end residential area in Lebanon. Inspired by the city’s history, the Beirut Terraces represent the first vertical village concept with hanging gardens and extended terraces, set to revolutionise Beirut by reviving indoor and outdoor living experiences. The building concept, structure and appearance were conceived through awareness and respect for the city, and optimism for great things to come in contemporary Beirut.


CULTURE CASBAH

Malmö, Sweden Property owners: MKB Fastighets AB Architect: Lundgaard&Tranberg The Culture Casbah project aims to revitalise Rosengård, a neighbourhood on the outskirts of central Malmö, and integrate it as an essential part of the city. Its modern building and urban spaces will shake up the currently monolithic urban structure, and a new boardwalk forms the backbone of social activity. A vertical continuation of the boardwalk, folding upward like a narrow winding street, Rosengård Tower will act as a symbol of diversity, openness and vitality. Its stairs and small public squares that overlook Malmö will serve to unite the community in Rosengård’s Culture Casbah.

Nanjing, China Architect: Jahn Developer: Suning Real Estate Development Co. Nanjing River West CBD is located just outside the city limits, near busy roads. The retail centre will act as an arena, hosting events and attracting visitors with its biomorphic shape, energy efficiency and dynamic lighting. Rising up nearly 400 m, the mixed-use concave glass tower is establishing a new trend in architecture focused on transparency, ecology and user comfort. Minimal components were combined with various engineering processes to serve architectural, structural and mechanical purposes.


THE SQUARE 3 (SQ3)

Berlin, Germany Developer: Moritz Gruppe GmbH Architect: LAVA, Prof. Tobias Wallisser, Dirk Moritz Located near the Olympic sports centre, Europe’s largest urban nature reserve and just nine minutes from Alexanderplatz, the new THE SQUARE 3 urban quarter in Berlin will offer quality living, nature and sports amenities all in one place. It will include three mixed-use towers as well as three blocks that will regenerate this beautiful yet underdeveloped area. This sustainable development project includes hotels, a health centre, a kindergarten, a nursing home, 400 apartments, offices, a sports-themed shopping centre and restaurants. For the benefit of local residents, the mix of commercial, cultural and residential facilities will greatly improve the area.

KG, STRABAG Real Estate, Bayerische Hausbau Architect: RKW Rhode Kellermann Wawrowski Architekture + St채dtebau in cooperation with ECE architects Located in central Stuttgart (Germany), the Milaneo quarter is a new and vibrant urban district with outstanding architecture and high environmental standards. Constructed on an abandoned area that was once an old freight train station, the project comprises: approximately 415 apartments; a hotel with approximately 8,500 m2 and 165 rooms; some 200 stores with commercial space totalling 43,000 m2; food courts and restaurants; and service areas. The complex also includes 7,400 m2 of floor space for offices and an underground car park with 1,680 parking spaces. The entire Milaneo quarter is scheduled for completion by summer 2015.

North Malé Atoll, Maldives Master Developer: Dutch Docklands Maldives PVT LTD Architect: Waterstudio.NL Other: Dutch WaterValley, Christie’s International Real Estate The 5 Lagoons in the Maldives is a unique and unprecedented master plan developed by a joint- venture between the Government of the Maldives and Dutch Docklands International BV, the world’s leader in floating developments. The project, with nearly 8 million m2 of available water surface will include, the world’s first 18-hole floating golf course, floating private islands, floating resorts and a floating conference hotel. This massive project will be the biggest floating development ever built. By turning rising seas into prime real estate, and bringing in new investments, the project will also have a positive impact on the island’s international reputation.

Beijing, China Architect: Sasaki Associates, Inc. Developer: Hengtian Hi-Tech Investment and Development Co., Ltd. Beijing is modernizing rapidly with skyscrapers rising out of fallow fields, a new transportation system extending the city’s reach, and new environmental initiatives improving air and water quality. Against this background, a new urban district dedicated entirely to the cultivation of new ideas is emerging. Set to be built on the outskirts of the city, the National Creative Cluster will become China’s preeminent knowledge hub — both a centre for innovative home-grown talent and a destination for the world’s most creative thinkers. The success of the district lies in the fact that it will be a place where people can freely exchange new ideas.


BOSPHORUS CITY

Istanbul, Turkey Architect: Mimarlar Workshop Developer: Sinpas Gyo Located in Halkali, one of the urban transformation districts of Istanbul, the land plot extends in the northeast-southwest direction and provides momentum for Istanbul’s urban transformation with the rich recreational areas and 40 different types of residential buildings with a wide variety of spatial arrangements. The most important element of the masterplan is the recreational areas integrating ―water‖ and ―green spaces‖ and providing enriched outdoor areas. The water divides the space into two shores and creates a dynamic urban network with an inter-transit system. The green spaces are a high quality outdoor design providing possibilities for meetings and gatherings.


KAGITHANE OFISPARK

Istanbul, Turkey Developer: Tekfen Real Estate Development Co. Architect: EAA Emre Arolat Architects OfisPark is a primary example of the urban renewal process the KaUUthane region of Istanbul is undergoing. The architectural concept introduced by EAA Architects is influenced by the surrounding building patterns. This stands in stark contrast with the dehumanizing approach that often characterizes office buildings. The complex as a whole provides a high standard of design that will redefine ―office life‖ in Istanbul. This A+ office complex was conceived with the aim of establishing an independent social community. Instead of a single skyscraper, the complex consists of nine different buildings (all shorter than eight stories high) placed around a courtyard. These buildings are grouped in fours, connected via glass bridges on each level to enable flexible solutions for tenants requiring different sizes. The courtyard, with its cafes, restaurants and shops is designed to revive social life. Having earned a LEED Gold rating in Core & Shell, the project is slated to achieve up to 24% energy savings and 30% reductions in water usage compared to the Baseline Building.


TEKFEN BOMONTI APARTMENTS

Istanbul, Turkey Developer: Tekfen Real Estate Development Co. Architect: DB Architects Bomonti region is one of Istanbul’s first planned residential areas. Bomonti Apartments’ architectural design and philosophy were meant to keep the entire structure in harmony with the existing texture while at the same time exploring new features. The building blocks, courtyards, streets and open spaces, which have developed over the past years, fit perfectly into the entire project. The project is also a revival of Bauhaus style principles characterized by balanced proportions, forms that follow function, and an emphasis on daylight. Compared to similar recent projects undertaken in the city of Istanbul, the project possesses a set of distinguishing features that gives it a unique sense of identity. It is also the first residential project in Turkey to have earned LEEDcertification.


TRUMP TOWERS ISTANBUL

Istanbul, Turkey Developer: Ortadoğu Otomative Ticaret A.Ş. Architect: Brigitte Weber Architects Trump Towers is a mixed-use project located on Istanbul’s European side. The Project includes an office tower, a residential tower and a shopping mall. The towers are conveniently located next to a transportation hub consisting of a subway, bus, and metrobus stations. In addition, close to the towers lies a major interstate expressway used by hundreds of thousands of people travelling to and from Asia each day. Situated in one of the world’s most populous cities, the project will offer an integrated complex where people will be able to live, work, and shop all in one place. It is also only 1 km away from the city’s Bosphorus Bridge, which connects the European and Asian continents, and 20 km from the international airport.

Baku, Azerbaijan Architect: HOK International Ltd. Developer: Azinko Development MMC Featuring three flame-shaped towers, blue- and orange-tinted glass and honeycomb skylights, the Flame Towers in Baku, Azerbaijan represent one of the most striking mixed-use developments ever constructed. Designed to create a unique focal point on Baku’s skyline, the towers were built to reflect the region’s history of fire worship and natural gas, while delivering a bold vision for the future. Leisure and retail spaces provide seamless continuity between the interior and exterior, creating a natural connection between the towers that reinforces their urban surroundings. Lighting up Baku’s skyline, these flickering flames will offer an aspirational vision of the future, fit for this global city.

An indoor atrium with birch trees and hanging lanterns adds to the relaxed atmosphere and striking contemporary design. The Mood Pad combines cutting-edge technology with the ultimate guest stay. This custom touch-screen tablet enables guests to control every aspect of their room: television, free movies, window blinds, temperature, ambient lighting, wake-up alarm themes and Internet access.

Sao Paulo, Brazil Architect: Isay Weinfeld Developer: JHSF, Fasano Group The Fazenda Boa Vista development sits 100 km northwest of S達o Paulo on over 750 hectares of rolling hills and lakes. It features the Fasano Hotel, private villas, a spa, an equestrian centre, a sports centre and two 18-hole golf courses. Nestled between two hills with a majestic view of the sunset and lake, the 8,600-m2 Fasano Hotel is the architectural focal point of the area, with two symmetric S-shaped wings flanking the core building.

Open since June 2012, the hotel is a perfect expression of the Bulgari aesthetic of timeless glamour, set in London’s most prestigious neighbourhood, Knightsbridge. A blend of marble and silver exudes lavish artistry and understated elegance. Top-notch service quality, a perfect location and a luxurious and modern spa, pool and private screening room give this hotel an uncompromising sense of excellence.

This building was designed as an eco-friendly space representing the vision of Amore Pacific that combines the symbolic, functional and architectural roles of the building


BESTSELLER LOGISTICS CENTRE NORTH

Haderslev, Denmark Architect: C.F. Møller Architects Developer/Client: Bestseller A/S Designed to exceed the typical standardised solutions for logistics facilities, this building was conceived with a strong emphasis on creating pleasant and safe workplaces, allowing daylight to enter and creating intimacy with the landscape. There was a strong focus on sustainability in the planning, including recycled materials in the construction process, large-scale green roofs, low-energy machine equipment and the use of renewable energy such as solar and biodiesel for heating. The surrounding 500,000-m2 site is designed as a natural area with oak woods, wetlands and meadows—a fertile environment with rich biodiversity.


STEEL HEADQUARTERS

Louvain-la-Neuve, Belgium Architect: ASSAR Architects Developer: Steel SA The new two-storey STEEL Headquarters is built around a tall atrium covered by a skylight. The 1,390-m2 multipurpose project comprises light industrial areas, logistics areas and offices. Meeting rooms and offices are located on the upper level under a vaulted roof, while the industrial and logistics areas are located on the ground level. Extensions can easily be added by making the covered parking zone an industrial use area or extending the office areas into the current open-air terrace zone.


WASTEWATER TREATMENT PLANT IN NORTH ALT MARESME

Pineda de Mar, Spain Architect: Baena Casamor Arquitectes BCQ, slp Developer: Agència Catalana de l’Aigua ACA – Generalitat de Catalunya As part of three interrelated landscaping projects, the sanitation network system of North Alt Maresme was designed for the treatment of Santa Susanna, Calella, Pineda de Mar, Malgrat and Palafolls wastewater. Located in Montpalau’s former quarry, this project was completed alongside the construction and remodelling of the existing pre-treatment facilities and a pumping station, which propels water from the new pre-treatment facilities at the riverbed’s low point up to the future wastewater treatment plant.

Manchester, United Kingdom Developer/Occupier: The Co-operative Group – David Pringle, Director of NOMA Architect: 3DReid 1 Angel Square is a £100 million BREEAM Outstanding Building in Manchester. Designed and constructed for The Co-operative Group as Phase One of NOMA, the building was completed in December 2012 and will soon be home to 3,500 employees. Architects 3DReid delivered an exemplary sustainable building design that is already an icon on the Manchester skyline and the single biggest expression of The Co-operative’s business values. A unique combination of design features led to significantly lower operating costs for the business, while providing a flexible, stimulating work environment. As such, it is designed to permit a cultural shift towards modern ways of working.

Fornebu, Norway Architect: A-Lab (Arkitekturlaboratoriet AS) Developer: IT Fornebu Property The office building of the future is here today. Featuring low-energy design, maximum prefabrication, a gigantic steel superstructure, small carbon footprint and an extremely short construction period, the Statoil New Regional and International Offices deliver all this and more. A-lab’s concept beat out more than 40 other entrants and won the ―Future Commercial‖ category at the 2009 World Architecture Festival. In only 20 months, the 65,500-m2 building was erected in a new 12-acre park on the site of the former car park at Oslo’s Fornebu airport. The primary goal of the Mikado-inspired design was minimal disruption to the public park, while providing a flexible and stimulating work environment for its 2,500 users.

Investor/Developer: IVG Immobilien AG Architect: JSK international The unique architecture and ―New Work City‖ concept have made The Squaire at Frankfurt Airport one of Europe’s best-known business locations. The name signifies a central airport city square that brings business people together. True to this innovative concept, the building facilitates performance, motivation and creativity with amenities tailored to its 7,000 users, such as meeting locations, hotels, restaurants, shops, medical care, day-care and a fitness centre. The building’s anchor tenants are KPMG, Deutsche Lufthansa AG and Hilton Worldwide Group.
