A boutique shopping center inspired by Charleston’s Historic King Street. The Shoppes at Magnolia Row includes over 51,000 sq ft of retail spaces on the first level and units for future expansions and various rented spaces on the second level. Magnolia Row provides a southern touch of style and charm while evoking the character of the revitalized Charleston Warehouse district. After doing some shopping, customers can walk over to the 44th & Kings Pub that includes outdoor seating with hanging lights and corn hole underneath large live oak Myrtle Beach, SC

challenges included constricted storage space, a tight six-month schedule from conception to move-in, and the need for a design which would be portable in the event of a move. The owner also requested highly visible, customer-friendly technology. To address these issues, the team designed portable custom freestanding furniture which maximizes storage space.

A sleek custom-made cash wrap features a flush-mounted logo and backlit acrylic element in the owner’s signature color.

A comprehensive product display allows customers to make selections in the store, purchase on the spot, and ship items home.

All the major display millwork, including the built-in wall display cabinets, is easily removable in the event of quick relocation.

A contemporary backdrop for a timeless product line. Because the cookware is visually stimulating, the design team created a “white box” backdrop which highlights the form and beauty of the product. Natural light, seamless technology, and integrated storage all contribute to the efficiency and appeal of the Majorspace.design

Charleston, SC

A concerted effort was made to diversify the offerings and appeal to family visitors. The Hard Rock pyramid was demolished and replaced with a Dave & Buster’s, whose design is reminiscent of warehouses prevalent in neighboring, regional cities like Charleston and Savannah. The undistinguished Froggy Bottoms nightclub was changed to Wahlburgers, replete with active outdoor seating. The Hard Rock Cafe was related to a prominent corner and remains a beacon for the Myrtle Beach, SC

districtTHE AVENUE

A must-see for any visitor since 1995. The entertainment district of live music venues, nightclubs, and bars was anchored by the iconic and novel pyramid-shaped Hard Rock Cafe. Over the years - due to inevitable establishment and clientele changes - the former Celebrity Square property suffered.

The architectural character evolved from reference imagery and a careful consideration of values of the target market that were transferred to an image-rich storyboard. The team then refined concepts in a Vision Book with elevations, renderings, and sections developed during the design process. Designs for environmental graphics included storefront and signage design criteria, recommended materials, allowable signage, merchandise display requirements, and a tenant leasing marketing brochure.

FRIENDLY CENTER

The design challenge was to connect an existing commercial center with good visibility and a thriving street presence with a new 240,000 SF development. The solution: an open lawn which serves as a “window,” connecting the two developments, including an island green subdivided into three open-air venues with a kiosk, a large fountain plaza, and open green space with an informal canopied stage.

Drawing connections between retail, restaurants, and multifamily. The comfortable environment offers pedestrian-friendly, bricklined circulation paths and gracious visitor amenities to support Friendly Center activities and build customer loyalty.

Mount Pleasant, SC Retail A mixed-use hub prioritizing form, function, and a sense of place. This 500-acre mixed-use community was designed to be a thriving district where people can live, work, and play. The history of Seaside Farms is a story of people and their stewardship of this land. As centuries passed and farming grew less popular, tracts of land like Seaside have transitioned to different uses. Seaside Farms, however remains and viable and thriving farm under the ownership for the J.C. Long family since the 1940s. The property continues to realize the family’s vision of creating an ideal place for both commerce and family life as it evolves. Seaside Farms epitomizes a mixed-use development, blending the best residential options with a high-end retail mix that promotes an overall feeling of community that has been present on this land for centuries.

Transforming a vacant warehouse into a thriving mixed-use destination. BoomTown anchors Pacific Box and Crate, a mixed use development on an industrial site which formerly housed Pacific Guano and Dixie Box and Crate. The renovation of an existing brick warehouse created a mix of open offices and enclosed meeting rooms to support a variety of contemporary work models, with creative and energetic “fun zones” encouraging cross-pollination and spontaneous interaction. The original structure featured expansive high-bay space but offered little visual or spatial definition. A weathering steel and corrugated metal exterior, galvanized steel canopy, and edgy balance of sleek and gritty materials integrate with exposed structure to create a contemporary workplace vibe. Large curtainwall inserts and skylights bring natural light deep into the interior, while punches of color and whimsical wallcoverings add visual interest to the space. Custom furnishings made from reclaimed docks and barns, refurbished white metal lamps, and artwork tailored to the space all contribute to the company’s unique energy. A light filled sunken living room serves as a multiuse space for relaxation or meetings, and a company bar is a popular late-day meeting

The adaptive re-use of an existing abandoned warehouse creates opportunities for a transparent, contemporary workspace with an industrial aesthetic. A mission-driven space enhancing the Wilmington community. The design for this 53,000 SF brewery supports a larger mission than brewing great beer: reducing violence in the community by employing active rival gang members and uniting them around a shared vision. The facility will feature production space, administrative space, and a taproom; employee-focused areas include classrooms and wellness facilities for 100 employees.

HTC

Breathing new life into a historic building in the Arts & Innovation District. Originally constructed in the 1950s, this historic storefront is now the HTC Aspire Hub - an inspirational work-share center that’s infusing new life into the Myrtle Beach Arts and Innovation District. The space underwent significant interior renovations with special care given to preserve the building’s history. The result is a collaborative facility designed for individuals and groups to work side-by-side across open work spaces, private offices, conference rooms, and presentation areas. In this evolving healthcare climate which relies increasingly on outpatient care, spaces designed for maximum efficiency, flexibility, and patient comfort are critical to project success. The healthcare market encompasses diverse populations, and different practices will have very different needs; however, working within proven design parameters, we can tailor a Medical Office Building’s design to suit the needs of each tenant, and be comfortable and convenient for patients and staff, while providing flexibility for future uses and changing medical technologies.

Medical Office Building

Balancing community and privacy to create a supportive patient experience. This innovative mental health and wellness center provides treatment for adults who are struggling with mental wellness, as well as those who are seeking growth in their personal and professional lives. The 3,400 SF renovation includes check-in and waiting areas, private waiting area, consult rooms, group therapy room, observation room, and both private and open offices. The design was crafted to create a soothing environment to reduce stress and remove the stigma of receiving mental health services. Delivering patient-focused care close to home. This new medical facility for the Fuquay-Varina community provides a supportive, reassuring experience for patients and families close to home. The prototype design for UNC Healthcare includes an urgent care clinic and family medicine practice under the same roof. The patient-centered design for the family medicine practice includes 24 exam rooms, a point-of-care lab test area, and a phlebotomy lab; staff work areas are separated from patient corridors, allowing staff to work and collaborate in care team work areas. The compact, efficient floor plan for the urgent care is designed for operational efficiency and serves patient needs with five exam rooms, x-ray, and point-of-care lab testing. showroom provides a space to highlight student work and emerging NC

A behavioral health center dedicated to child and adolescent care. Three entities – Cone Health, Guilford County, and Sandhills Center – formed a unique partnership dedicated to expanding behavioral healthcare services in the community. Working with healthcare providers Cone Health and Alexander Youth Network, and with input from North Carolina’s Department of Health and Human Services, and architecture firms LS3P and TFF Architects, the team envisioned the Guilford County Crisis Center: a place where children, adolescents, and adults could come to receive walk-in care, residential treatment, and outpatient services.

LS3P has a broad portfolio of hospitality work including significant brewery/ taproom, restaurant, hotel and event venue experience. From Edmund’s Oast brewery in North Charleston to the new Tru Colors brewery in Wilmington, we are well-versed in the technical needs of breweries and the aesthetics that make these establishments welcoming gathering spaces. Our restaurant portfolio includes a broad range of project types ranging from cafes to bars to fine dining; examples include Savannah’s Husk and Artillery Bar and Charleston’s Two Keys Public House and the rooftop bar at The Vendue. We have designed event spaces at all scales as well, from the club-level hospitality space at the Charleston Riverdogs stadium to the Wilmington Convention Center.

ARTILLERY BAR

An elegant new look for a cherished Savannah landmark. Erected in 1896 for the Georgia Hussars, the ornate storefront building added a distinctly elegant quality to its sector of Jasper Ward. Inspired by Venetian Gothic design, the exotic, terra cotta spiraling columns and arches adorned with pinnacles and quatrefoils distinguish it today as a remarkably unique work of architecture on the Bull Street corridor. In its most recent revival, this historic treasure has now become Artillery, an upscale cocktail bar that pays homage to its notable past. Once a storehouse where the Georgia Hussars’ armory kept the Calvary’s artillery, the locale has been aptly named and its style conveys subtle references to its history while introducing modern design elements that represent the owner’s contemporary brand. Prior to the renovation, the building had been a retail space. Much of the interior had been concealed with carpet floors, suspended ductwork and gypsum walls. The renovation retained exposed existing brick walls which, with the addition of steel frame windows and doors, now houses the wine cellar. Historic woodwork and trim was repaired where possible and replicated in a similar style to replace missing elements. Savannah, GA

From storefront to farm-to-table staple in the Upstate. The design for this farm-to-table restaurant and market allows the local and seasonal cuisine to take center stage. The 3,700 SF existing building was a former grocery store which had been compartmentalized into multi-tenant office space; the new design subtly divides the open-plan space into zones serving the various program elements including casual walk-up order counter, butcher area, retail area, bar area, and main dining area. Each zone is visually distinctive within the unified design aesthetic that flows from the interior to the outdoor seating area. Greenville, SC

COLLINS QUARTER

Antique gas lanterns were added at the main entry, and simple black awnings were added along the Bull Street and Oglethorpe facades which respect the newly uncovered

Savannah, GA SF

An artfully restored and iconic Savannah eatery. The renovation of 151 Bull Street included modification of the existing space to include a kitchen, accessible restrooms, two dining areas (one on the street level and one in the sunken garden level), and a coffee bar with walk-up sidewalk service. Access to the garden level was reinstated from the exterior with the addition of a new stair in the Oglethorpe Avenue sidewalk and installation of a new door within the existing opening.

Transom windows while providing protection for outside dining. The once wood-paneled and shuttered space has been opened up and given new purpose to this historic cornerstone.

Previously concealed by wood panels on the exterior and a dropped acoustic ceiling on the interior, the transom windows were carefully restored to provide increased natural daylight to the dining area as well as to reinstate the original window height.
