With deep regional roots and a national reach, we offer largefirm expertise and resources with small-firm relationships and service. In everything we do, we’re guided by our vision: In our commitment to the Southeast, we create architecture that enriches community through a culture of design excellence, expertise, innovation, and collaborative engagement.

We curate clubhouses that provide a welcoming and engaging visitor experience. From casual “eighteenth hole” taverns to grand ballrooms and athletic facilities, clubhouses serve as a social hub for guests, community members, and visitors alike.

LS3P has been integral to the hospitality markets across the Southeast. We are adept in navigating design review boards, and we collaborate with developers, associate architects, and designers to create vibrant and memorable hospitality spaces.

Country Club Reimagined

Carmel

The transformation begins with the reimagined entry with a gabled portecochere, monumental doors, and elegant stair, leading into a grand lobby with an open reception area with timeless finishes and refined furnishings.

The new design includes a 27,000 SF addition and updates to the existing 43,000 SF of facilities. An elegant, spacious new ballroom with floor-toceiling windows, a neutral palette, and statement lighting will provide space for weddings and other milestone events, with two grand staircases leading to an outdoor terrace below.

Private event rooms blend modern and traditional elements to accommodate dining, meetings, and celebrations, and the President’s Room and Board Room reflect the new aesthetic. The inviting Club Lounge is filled with bold accents and local art, and a fast-casual dining area features a barista area and graband-go options.

Twin Mills at Trilogy Lake Norman

The Twin Mills Club is the private member club which acts as the centerpiece to the Trilogy® Lake Norman residential community. The clubhouse is a 2-story, 30,000 SF building with a gathering foyer, dining facility, commercial kitchen, workout rooms, spa, showers, lockers, and administrative space. The Club provides dining options for all times of the day; indoor and outdoor pools; an Outfitter space complete with kayaks, bikes, and other outdoor gear; pickleball and tennis courts; and access to a fleet of boats at nearby Lake Norman.

Nexton Midtown Club

The design for this amenity center blends a modern aesthetic with Lowcountry elements. The complex includes a single-story amenity center with activity room, game room, kitchenette, and bathrooms; a singlestory pavilion with patio and outdoor kitchen; and a single-story information center with pool equipment storage, restrooms, and flexible use space.

Welcoming and flexible open-air spaces on the site include a pool and pool deck, screened-in covered porch, outdoor firepit area, and event pavilion. The sleek “warm-industrial” design unifies the three buildings with architectural materials such as composite wood cladding, standing seam metal roofs, and interior roll-up garage doors for maximum flexibility of use.

Broadstone Nations

This multifamily development in Nashville, TN captures the spirit of the Nations neighborhood: an upand-coming industrial area which attracts an artistic, trendy, free-spirited crowd. Unique amenities include a co-working lounge with Lego wall and meditation space, an onsite distillery, a makerspace, and podcast/sound booths for conference calls and audio recording. Fitness spaces include individualized workout rooms and a saltwater pool.

The interior design reflects the upscale bohemian vibe of the residents. An airy double-height lobby features graphic murals, sculptural lighting, and eyecatching textures and color accents. The mix of furnishings and seating options range from circular swings to leather chairs to soft upholstery, and the interplay of rich greens and blues with orange accents animates the public areas.

Private Club

The renovation to this private club takes advantage of one of the best sites in an historic city in South Carolina. The building, originally built as a Shrine Temple in the early 1960’s, was transformed into high-end Private Club that includes a Ballroom, Informal Dining Room, Lounge and Formal Dining Room. The aesthetic of the interiors reflects the rich traditional heritage of the city, with traditional moldings, and other high-end finishes. New large exterior windows grace the interior spaces with incomparable views to Charleston’s harbor and historic sites in and around the harbor.

Design inspiration drew from two rich sources: the southern traditional heritage and the maritime heritage. Traditional composition, moldings, materials and patterns used are familiar to southern traditional design. Maritime motifs and patterns were woven into this rich tapestry with wood moldings that resemble rope and patterns in the custom carpet that allude to maritime themes.

Wendell Falls Clubhouse

This amenity center for Wendell Falls houses a fitness center and swimming pool, meeting and event spaces, administrative space, and a café. The center will serve 4,000 residential units in the new mixed-use development. The community recalls the regional vernacular of farmhouses and historic neighborhoods, and the center uses palettes, textures, and architectural elements familiar to the area. The sloping barn roof and warm wood materials are inspired by the agricultural history of the region, while expansive glass and exterior detailing provide a welcoming, contemporary aesthetic.

Del Webb North Myrtle Amenity Center

This recreation and amenity center will be an exclusive facility for the community residents. The campus consists of a 13,000 SF clubhouse with a fitness center, natatorium, teaching kitchen and meeting spaces; a 1,500 SF commercial retail space with operable glass garage doors opening out onto a promenade and food truck court; pool house with outdoor kitchen and gaming table; exterior pool; bocce courts; pickleball courts; golf chipping green’ and event lawn. LS3P was tasked with revamping an existing Pulte Del Webb clubhouse prototype design to a more modern, yet Lowcountry coastal style.
