SECTION ONE

R e de si g ni ng H e a lth Care Se r vic e s The skilled care center of today has remained largely unchanged for over 40 years. The typical design of long corridors of resident rooms intersecting at a corner nurses station was borne out of minimizing operational costs, rather than maximizing the resident experience. The skilled care center of yesterday was focused on minimizing staff cost, maximizing efficiency, and reducing redundancy. Today, health service providers are looking to reinvent the skilled care approach to focus on positive resident outcomes, even if it requires higher operating costs. The idea behind The Green House Project and similar programs, such as the Household Model, are based on creating comfort, familiarity, and community. These emotional bonds have been shown to enhance the resident experience and facilitate better outcomes. Some of the key tenants of this design concept focuses on a home-like setting with fewer rooms oriented around an open common living, dining, and activity area. Residents have greater interaction with each other and with staff. The operational approach focuses on dedicated staff who are mission driven with elder care as a calling, more than a job. These changes have been embraced in the Florida building code and are a growing trend in elder care.

LS3P has designed several projects using this approach. It is particularly successful for memory care. There are operational and design costs that make this approach more expensive, such as a redundant facilities (storage, kitchens, utilities, private dining and living for residents with more specialized needs, etc.). Nurses stations are also removed in favor of mobile workstations or smaller facilities nested around the common area. Creating small, typically stand-alone households of care requires more infrastructure and perimeter enclosure but can result in a key market differentiator and positive resident experience. We feel this approach is a valid consideration to possibly replace some of the Vicar’s Landing Health Center. The current 60 bed facility could be renovated so that one or two wings could be elevated to create covered parking below (meeting another stated resident need) with Green House style units above. Based on comments from the Owner, the current resident census is 48 or so. This census may have to be temporarily decreased to create sufficient swing space for a renovation or replacement project. The master plan could also include phased construction to allow some units to go off-line while the new facility is constructed. See Figures 1A - Health Center Site Plan and 1B - Health Center Green House Plan for some potential design concepts regarding this issue.

SECTION TWO

IL Bu i ldi ng & Entr yway The existing entry sequence is beautifully landscaped with a porte-cochere entry adjacent to a relaxing water feature. We feel that all of the essential elements of the entry are functionally present; however, we would recommend several modifications. The focal point of the entry is the parlor. This vaulted space has ample natural light and is flanked by covered porches. The feel and layout of the space is aged and doesn’t capture a sense of community or village. This is the iconic entry element that needs to set the standard and image for Vicar’s Landing. Unfortunately, the gridded façade and lack of architectural grounding is slightly underwhelming.

We would propose a more iconic, timeless entry icon. We feel this entry view needs to be curated so that every part of the entry sequence tells the story of the quality, community, and permanence of Vicar’s Landing. To that end, we would explore with the VL Team some design concepts that could be implemented without completely rebuilding this element. The massing, location, and interior layout work well and should be retained, but a more iconic design exterior feel is needed. Similarly, the porte-cochere and covered porches are well done, but we feel could be re-imaged with heavy timber and an improved color palette, to convey a sense of gravitas and luxury. We also feel that the landscape, though beautiful, could be enhanced with more verticality to create a sense of enclosure and permanence with more live oaks and flowering trees. Figures 2A and 2B show the existing and a proposed concept design sketch of the entry. Figure 2C and 2 D shows a reference from the Cloister at Sea Island that could serve as a model for porches and the portecochere.

As for outdoor amenities, there is very limited open space on the current property. Active amenities like pickle ball courts, outdoor yoga areas, dog parks, grill areas and others will be difficult to locate, since the site is already densely developed. One possible solution is to create elevated active space over covered parking. This would address the resident’s desire for more covered parking while creating an upper-level venue for more amenities. Figure 3A shows the current parking and 3B show a possible parking and outdoor amenity structure. Vicar’s Landing has an excellent range of indoor amenities and common areas. The existing art/activities room, fitness, group fitness, hair salons and various venues for relaxing, meeting and dining are all well designed and well maintained. As we discussed in our walk-through, most of the existing common and amenities need only interior finishes and refreshes.

However, in our experience, we find that the next generation of residents will demand a wider offering of more upscale amenities. In the proposed concept sketch for expanding the Health Center, additional first floor common areas facing the central lake could be created in conjunction with elevating a portion of the Skilled Care rooms to a Green House type model on the second floor of a parking structure (see Figure 1B). This highly desirable space along the main promenade around the lake could be an excellent opportunity to create a broader offering of upscale amenities, such as a spa, stationary indoor lap pool (i.e. Endless Pool), sauna and steam rooms, personal training space and others. We also feel that there is sufficient space in the existing dining, that private dining areas could be rebranded to create private tasting rooms with personal wine storage lockers. With our experience in luxury senior living, LS3P’s design team is seeing many similarities to our boutique hospitality and private club designs. The future residents of Vicar’s Landing will seek finishes, activities and styles that must rival their current club, travel and lifestyle experiences

SECTION FOUR

In fr astr u cture

Additional study is required to fully determine the impact of possible changes on the infrastructure. None of the changes considered would significantly alter the number of residents, so the capacity of existing domestic water, fire water and sanitary sewer would likely not be affected. The proposed changes would create some additional electrical demand, but improvements in HVAC and lighting would likely not alter loading significantly. Perhaps the most significant infrastructure need would be storm water. Adding more impervious areas may require the use of subsurface storm detention. LS3P has a strong relationship with the Owner’s preferred engineers, Prosser (Civil Engineering) and TLC (MPE). We would include engineering analysis of infrastructure needs as part of our master planning effort.

As indicated previously, we believe that covered parking could be developed as a lower level expansion of both the Health Center and as a new Outdoor Amenity Space. We would recommend that covered parking be provided with several differentiators. Some covered parking could be secured with a garage door. This would allow residents with unique collector cars to have secured storage. We also recommend making some of the spaces deeper, so that secured resident storage could be incorporated in the end of a parking space. Resident storage is typically identified as a need, as people downsize to IL and AL living arrangements. Figure 1B (page 7) shows parking under a possible Health Care Center renovation and Figure 3B (page 11) shows parking under a possible outdoor amenity expansion. Figure 4A shows how parking can be constructed to create various options for secured parking and secured storage.

SECTION SIX

Employe e B re ak Are a s The employee break areas are scattered across the campus and located in small “found” spaces. Staff morale and retention is critical to the success of Vicar’s Landing. We feel that the best way to create a sense of value for staff is to provide outstanding break areas, places in which they can “meet and eat”. There is potentially space between Stratford and the Maintenance Building on the south end of campus to create a more robust center staff break area. In order to maintain staff efficiency, there should also be smaller dedicated break areas in each of the main venues. We noted during the walk-through that staff lockers, dining, personal space, staff toilets and lactation should be considered in the planning process. A focus group of key staff would benefit this process and validate that staff is included in the planning process.

Having developed several similar masterplans, our fee would typically be in the range of $60,000 to $90,000. The fee is dependent on the level of services to be provided (see description in Section 8). COST ESTIMATING Large projects are broken down into smaller tasks, and these tasks are assigned personnel and a due date. Our project managers monitor these tasks weekly and bi-weekly at office production meetings. Furthermore, we employ independent cost consultants to provide cost estimates during Design Development and Construction Documents phases of our work. • Estimates are shared with the Owner and project designs are adjusted as needed to conform to the project estimates. • We provide alternate bid items, if approved by the Owner, to ensure budget compliance. • During construction, we have found it useful to establish allowances for unsuitable soils and for unforeseens within each contract for construction. This allowance contingency, with the Owner’s consent, can be used to offset costs encountered without increasing the cost of the work. • We work from an extensive database of qualified contractors maintained by our Bidding and Contracts department. • Our Specifications Department continually researches materials and construction methods to lower costs without compromising quality.

FEES Professional service fees represent the amount of time required to complete the requested services properly and to the Owner’s satisfaction utilizing qualified, trained personnel to facilitate agency approvals and minimize changes during construction. Thus, in order to prepare a competitive fee deemed fair to all parties, we suggest an initial meeting to allow us to completely understand the project scope including the contract format, schedule, type, and extent of services requested. After we have a complete understanding of the project parameters, we will propose a fee for the services requested. We are happy to work within any reasonable fee format, including a percentage or lump sum basis, with reimbursable expenses as itemized expenses or included in the basic services fee. We are often asked to structure our fee proposals to follow the fee guidelines established by state agencies, which is acceptable. Please note, these guidelines often serve as a basis for negotiation but vary according to the type, scope, and the specific services desired. BILLING LS3P provides architecture, interiors, and planning services on a time and materials basis as outlined in the contract documents. Design services will be billed monthly in accordance with the percentage of work complete and the terms of compensation. We submit invoices to the client by the 10th of the month covering work performed during the previous month. Additional services by LS3P, additional services by consultants, and/or reimbursable expenses are also billed monthly based on accrued amount including markups.

SECTION EIGHT

P roj e c t P ro c e ss

LS3P’s process for master planning is one that focuses on collaboration and inclusion. We prefer to design with the ownership, management, key residents, and construction team together in charrette work sessions. This provides wider input and greater acceptance and unanimity in decision making. As part of our master planning process, LS3P would include meetings with management and staff to determine needs, operational changes, and other goals for the project. Since you have recently completed Focus Groups, we do not feel that this is a service that will be required; however, we would want to fully understand the resident desires. Our services would include planning and design for all of the key elements identified by the management team. We would develop likely two or three options for review, then refine the preferred option. LS3P would engage Prosser and TLC Engineering to assist in the evaluation of existing facilities and plan for future work. We would collaborate with your Program Manager and Construction Team to develop conceptual pricing for the various elements of the plan. Once master plan options have been developed, priced, and vetted by the management team, LS3P would present the plan in several community meetings to gauge interest and feedback from residents. After additional refinement, we would work with your team to develop implementation schedules, more accurate pricing models and prioritize sequencing to minimize disruption to residents and operations. Once the masterplan has been finalized, LS3P would enter into separate agreements for architecture, engineering and interior design for the specific renovation and expansion projects, based on fees appropriate to the scale and scope of each unique project.

S e n io r Li vi ng E xp erie nc e in Florida LS3P has developed over 20 master plans for Senior Living projects over the past 10 years. Most have been for similar equity model, luxury CCRC projects. Our experience is spread across the Southeast with two similar projects in Florida. One was for the University Village in Tampa and the other was Wellington Green in West Palm Beach. We are working to expand our presence in Florida and Vicar’s Landing is a project of strategic importance for LS3P.

LS3P served as Design Architect for this inviting coastal Continuing Care Retirement Community in Wellington, FL, in association with Architect of Record MSA Architects; RD Jones provided interior design services. The stately design incorporates hospitality elements to create an aesthetic that feels more like a grand hotel than an institutional environment. Residential wings with 500 beds define and envelop a welcoming entry courtyard, and blended indoor/outdoor spaces throughout the campus create a sense of connectivity and encourage activity. A cupola over the main entry and towers at the residential wings act as beacons to welcome residents and visitors. An expansive outdoor terrace leads to a pool deck celebrating outdoor leisure and a coastal lifestyle. The campus includes 16 villa units, 60 garden flat units, and a building that houses 224 independent living units and 124 assisted living units. The campus also features 65,000 SF of amenity space and a sales office/gate house that recalls the polo culture of the surrounding area with design elements drawn from stables. Site amenities include an outdoor pool, cabana, putting green, dog park, bocce, pickle ball, gardens, three large lakes, and a horse paddock for equine therapy. YEAR COMPLETED TBD

Independent living options range from the 800 SF one bedroom/ 1-1/2 bath to the 2,450 SF two bedroom/ 2-1/2 bath, all with walkin closets, high ceilings, hardwood floors, and island kitchens with quartz countertops. The Barclay offers a wide range of unit plans each with unique features and views providing each resident a truly individual home. The Barclay includes a wide range of resident amenities such as an indoor pool, spa, fitness area, common living room and library, card room, billiards room, arts room, and flexible multi-use space located on the ground floor for easy access along the primary path which opens to expansive north and south facing terraces. Four dining options include a grill, bistro, upscale private dining room, and a bar/coffee shop. In addition to designing the development, LS3P assisted the client with a comprehensive masterplanning, visioning, and programming effort for the 11-acre site which also includes multifamily residential development, future expansion of the Barclay, and a hotel. Located on Kiawah Island, the complex offers independent living options as well as assisted living and memory care units with easy access to shopping, dining, entertainment, and the cultural amenities of nearby Charleston. The architecture reflects coastal traditions with broad porches, low-slope roofs, and brick accents with contemporary yet timeless detailing. The interior design is modern and crisp, with the color palette, textures, and patterning recalling nearby maritime forests and marshlands. Independent living units offer full island kitchens, high-end finishes, and walk-in closets; assisted living units feature kitchenettes. The residential wings define richly landscaped courtyards. A double-height lobby frames views extending to the outdoor terrace, a grand outdoor area with an expansive patio for dining, open lawn, and infinity pool. This upscale continuing care retirement community offers a lifestyle focused on engagement and connection. The community is nestled within one of the most desirable places to live in the country, and the design was inspired by traditional grand homes in the area. Modern touches blend with these familiar elements to lend a timeless appeal. The balance of modern and traditional can be seen in the substantial moldings in the lobby and dining areas and the pareddown profile of the contemporary gray paneling. Pops of blue accent the bar area, along with a modern circular coffered ceiling that unifies the public spaces. Patterns in the carpets and flooring are custom with a vintage flair, and custom railings around the Commons area, finished in a soft gold to complement the light fixtures, speak to the ceiling pattern. Arches, a prominent theme in surrounding residential architecture, provide a stately familiar element. Connectivity is central to the design, and the multi-level amenities area incorporates large open spaces between floors to connect residents to various activity options. Gathering spaces and engaging amenities throughout the campus provide spaces to build relationships, welcome guests, enjoy a fitness routine, or attend a community event. This long-range masterplan for Laurel Crest Continuing Care Retirement Community created a phased expansion plan which will better serve the needs of current and future residents. The resulting expansion adds independent living units to meet market demand, and creates additional amenities such as wellness and pool facilities, alternative dining venues with a new kitchen, and larger apartments with an attractive open layout. The masterplan also expands assisted living and memory care programs, and adds skilled nursing beds to provide more private room accommodations and improved rehabilitation services. The masterplan takes advantage of the natural beauty of its 18 acre site on the banks of the Saluda River, and offers a wide range of amenities and services to its senior residents across the full spectrum of care. With over thirty years of experience in planning, design, and historic preservation projects across coastal Georgia and the Southeast, Neil is highly skilled at navigating the requirements of complex building design with significant technology and sustainability requirements. Neil has built and renovated over 600 structures in Savannah’s Historic District. Project by project, from small renovations to large-scale adaptive reuse designs, Neil has not only revitalized Savannah physically through designing, preserving, and improving buildings that form this urban experience, but he has also had a significant impact on the economic vitality of all Savannahians. MAINTENANCE

EXPERIENTIAL GRAPHIC DESIGN

A typical building lifespan is measured in decades; buildings that will serve their users well over the long term are timeless, durable, and easy to maintain. Key strategies include careful detailing for ease of cleaning, repair, and routine maintenance; careful selection of finishes and systems for durability is also important. When materials are selected and installed with longevity in mind, the resulting spaces should stand up to the demands of continuous use and be designed for routine cleaning with details like rounded corner tiles to facilitate mopping and stain-resistant finishes that tolerate frequent cleaning. Mechanical, electrical, and plumbing systems will all require regular maintenance, so designing adequate access to equipment will also make repairs and routine maintenance more efficient. Our team can help you develop a life cycle cost analysis to help you make wise decisions regarding finishes and systems that balance durability and investment, both in terms of initial costs and operating, maintenance, and replacement costs over the anticipated life of the building.

LS3P offers full in-house Experiential Graphic Design (EGD) services which include branding and graphics integrated with the architectural and interior design. EGD is the marriage of graphic design, architecture, and interior design which combines typography, color, and form. In our recent experience on campus, Vicar’s Landing leadership noted other opportunities that are worth noting for consideration in a master plan. The following are some additional opportunities to elevate the resident experience by re imagining some of the existing spaces and creating space for additional amenities. • Refresh and reinvigorate dining options • Additional auditorium space to create more back-of-house and staging areas for catered events • Improved physical therapy space, with possible smaller areas for private training. • Consolidate kitchen functions if possible.
