GO TO THE BEST TO BUY, SELL or VALUE YOUR RANCH Charles Middleton rode into Lubbock on horseback in 1898 and started the family owned farm and ranch real estate specialty firm in 1920. Now, Chas. S. Middleton and Son is the first name that comes to mind when people are looking to buy or sell a ranch, no matter what the size. What sets the Lubbock-based firm apart? Experience and integrity. “Two things haven’t changed since we opened our doors,” said broker Charlie Middleton, now the fourth-generation real estate broker since the firm began. “The beauty of nature and the value of hard-won land.” The importance of a good ranch broker with an expert appraisal team to back him up can’t be underestimated. “We have a great team that knows and understands the different areas we cover, and we have some of the best appraisers in Texas and New Mexico,” Middleton said. “When it comes to a recreational buyer, like a deer hunter, we know what a specific property has to offer and we know its value.” And our team is full of hunters. Middleton serves on the board of the Lubbock Sportsman Club DSC Chapter. Another one of the firm’s brokers owns one of the top outfitting businesses in New Mexico, and most all of the Middleton brokers enjoy hunting. CSM has been the broker of the sales of some of Texas’ most legendary ranches,
including the sale of the more than a half-million-acre Waggoner Ranch, known as the largest ranch in the nation under one fence. “I think a lot of it is the firm’s reputation,” Middleton said. “My dad was the third generation, and he and my granddad covered a huge area. Now it’s expanded even farther.” CSM’s listings also include the Mesa Vista Ranch, owned by the late T. Boone Pickens. “My dad probably did 30 deals with Boone over the years,” Middleton said. Don’t let the large ranch sales scare you away, though. CSM has offerings for any deer or quail hunter. “We have fantastic offerings in all sizes,” Middleton said. “We have listings from 64,000 to 160 acres and everything in between, at every price point you can cover. Currently we have approximately 60 ranches for sale!” In today’s farm and ranch real estate market, there’s no substitute for a good ranch broker with an expert appraisal team to buy or sell property. If you’re looking for a firm that knows farms and ranches, call CSM & Son.

Rolling the
‘one deer dice’ By Dave Fulson
For Lone Star Outdoor News
Dave Fulson
10 |
Over the years, I have spent a fair amount of time in Vegas casinos, mostly during downtime at various hunting trade shows, and generally in the role of observer. I am not a gambler. I seldom put my fate or finances in the hands of Lady Luck. But I do admire a gambler who can put the entire bankroll on one number and spin the wheel, or throw the dice. But while timid in the casino, I’m a high roller at times when it comes to whitetail bucks. Much of my career has been tied to hunting and guiding for whitetail, especially in my home state of Texas. There is great pleasure in hunting a really good ranch or property that holds a good number of big deer. I too enjoy the feeling of anticipation that comes from not knowing what may pop out of the brush and then having to make that “is this the one” decision. But the ultimate challenge, in my mind, is setting your sights on a particular buck, and truly committing yourself to hunting that buck and none other. Last year I took that challenge at the 14,000acre whitetail mecca known as the Star S Ranch near Mason. Few ranches manage both their whitetail and habitat better than this sprawling piece of Texas. My longtime hunting companion and whitetail guide Brian Bannister had filmed a particular buck on the ranch and sent me a still frame off the video. Knowing I was going to be coming out for whitetail, and knowing my love for unusuallooking bucks, he correctly guessed I would fall for this buck.
DEER HUNTING ANNUAL 2019
Lone Star Outdoor News
A photographer friend had sent me a nice shot of the same buck right out of velvet. The deer sported a smaller than normal body frame, and the pencil-thin neck of a early season buck, but Bannister had seen this deer over a few seasons and assured me it was an old buck on his way down in both body and antler. An even better reason to target him. I gambled big time, and I would spend all my available days that season hunting this buck only. I told Banniser that if we couldn’t find him, I would be fine with knowing we gave it our all in a dedicated search. We struggled with early season heat that left only brief windows early and late for the bigger deer to come out of the thick brush to feed. We fought bad moon phases, a bad break or three, while concentrating in the area my friend felt was the core territory of this particular buck. We saw some other great bucks, a few bigger than anything I had ever passed, and certainly deer that would outscore our target buck, but our guy seemed to have moved on. Then on a blistering hot day, at exactly 3:30 in the afternoon we, with my cameraman trailing behind, nearly stepped on our buck snoozing in the middle of a thick mesquite grove. He popped to his feet, wearing the same astonished expression as I no doubt sported. As Brian said, “that’s him,” I took a frontal shot at about 25 yards. We had our ghost buck. Holding out for a particular buck is a challenge. But doing so, and succeeding, is one of the sweetest accomplishments a hunter can experience. The risk is great, but the reward is larger still. And every time I look at this buck on the wall, I will sure be glad I did it this time.

Nikon continues to raise the bar for riflescope performance as it surpasses the century mark of optical innovation. The all-new PROSTAFF P5 is a continuation of that legacy wrapped up in a 1-inch main body tube and a versatile 4x zoom ratio that offers a wide field of view and increased image detail throughout the magnification range. The optical system of the PROSTAFF P5 was created around Nikon’s renowned leadand-arsenic-free glass that is fully multicoated with anti-reflective compounds, providing hunters and shooters consistently bright images in all lighting conditions. Durability is a priority for hunters and shooters alike, and the PROSTAFF P5 is engineered for minimum weight and maximum strength, featuring an enhanced zoom ring, focusing eyepiece and turret caps all made from aircraft-grade aluminum. Matched knurling on all controls also received an upgrade providing increased grip and visual appeal. Included in the PROSTAFF P5 lineup are long-range models that offer turretmounted side focus parallax adjustment to enable finely tuned sight picture without the need for the shooter to change position. Matched with a generous eye relief on all models in the PROSTAFF P5 family, shooters and hunters will benefit from the ability to acquire a target quickly, maintain stock/cheek weld during magnification changes, all while keeping their brow safe from the dreaded scope kiss — even with the heaviest recoiling cartridges, lightweight rifles and severe shooting angles. The PROSTAFF P5 is the first 1-inch riflescope in Nikon’s hunting lineup to offer the new MK1-MOA long-range reticle with matching MOA turrets. The MK1MOA reticle provides precise visual reference points for ranging, shot holdover as well as windage corrections. The renowned BDC reticle and Nikoplex reticles are also offered for those that want a ballistic compensating reticle or a single aiming point. All reticle options are supported by Nikon’s Spot On Ballistic App for quick referencing in any hunting/shooting situation. As with all Nikon riflescopes, the PROSTAFF P5 models are nitrogen purged and O-ring sealed for waterproof, fogproof and shockproof performance and are backed by Nikon’s NO-FAULT Lifetime Repair/Replacement Policy. A WONDERFUL DILEMMA
By Craig Nyhus
Lone Star Outdoor News You finally spot him, and it’s a good look at an awesome buck. You know most hunters already would have their rifle pointing out of the blind’s window. But questions pop into your mind as you mentally count the inches of antler. How old is he? Did we see him last year? What will he be like next year if I let him walk? You’ve tried to manage the property to someday get a look at a buck like this. Your heart is beating, but you try to remain calm while you analyze the whole situation. You see the signs, knowing he’s an active participant in the breeding cycle. You see the super-long G2's, but also the fork on the right G3 and the kicker on the left. You know you will question whatever decision you make as the buck tenses, and you know he’s about to leave. It’s decision time. What happened with this buck? He walked away. The buck was known to Shiner Ranch wildlife manager and biologist Jason Sekula at the Frio County ranch. “He was 5 years old and an awesome 180-class buck,” Sekula said. “He was a real dominant buck and rutted hard. He was hard to pass up.” The buck made a leap at age 6. “He grew a drop off his base and a few more kickers,” Sekula said. “He scored in the low 190s.” The buck survived another season, and was harvested at age 7. “His frame grew and he got bigger overall, but lost the kickers,” Sekula said. “He scored just over 203.” Sekula said it turned out to be a good decision to let the buck add the two years, plus, in the additional two years, the buck likely bred five does each year. At 100-percent fawn survival, he produced an additional 10 offspring on the ranch each year, not to mention the offspring later produced by his progeny. “The majority of the time it works out for the better, but I have plenty of stories that didn’t,” he said. “It’s heartbreaking when you let one go that is that nice and find him dead in the pasture before the next year.”

The FLX Bluetooth option lets the user access the camera from a mobile device for field-application use. WEBB COUNTY, TEXAS SURPRISE yourself
Nestled along the Rio Grande River, Webb County is rich with history and even more rich with culture. One of Texas’ largest counties, you’ll find an eclectic urban vibe, historical landmarks, and vast countryside spanning more than 2.1 million acres. You can spend a weekend here — or spend a lifetime. Webb County’s brush country is home to some of the most outstanding ranches, which include a vast array of wildlife. Ranch leases in the area are dedicated to hunting a wide variety of wildlife spanning from dove to exotic game. White-tailed deer reign supreme over the land, along with mourning dove, white-winged dove, mule deer, javelina, quail, and Rio Grande turkey. The hunting season opens in September and runs through the month of February. Hunting leases can be obtained in numerous ranches for all types of game. In South Texas, the buck is king — and Webb County is among the top whitetail hunting regions in North America. Sportsmen travel from all over the world to Webb County for a hunting experience only possible in the wild brush along the Rio Grande. The Cola Blanca Big Buck Contest has risen to become one of the state’s best-recognized hunting contests, gathering hunters from all over the U.S. and Mexico. Nothing pairs better than a freshwater lake and a hot South Texas day. Lake Casa Blanca State Park has more than 1,600 acres of lake waters ideal for water sports, fishing and family fun. Lake Casa Blanca State Park is the perfect spot for fishing. It’s open from 7 a.m. to 10 p.m. every day. The park is equipped with a fishing pier and boat ramp where you can set up and reel in largemouth bass, hybrid striped bass, channel, blue and flathead catfish, crappie or carp. Also, a rich and diverse ecosystem makes Webb County home to hundreds of local and migratory bird species. It is the only place in the United States that you can find four species of kingfishers: ringed, belted, green and Amazon. Other birds to spot in our border region include the Morelet’s seedeater (formerly known as the white-collared seedeater), scaled quail, grey hawk, Audubon’s and Altamira orioles, green parakeet, Muscovy duck, red-billed pigeon, and the clay-colored thrush, among others. Take aim at a new experience in Webb County.

Climate-Controlled
Side-by-Side from Can-Am By David J. Sams
Lone Star Outdoor News You are rolling down your ranch road at 25 mph in your side-by-side, it’s 104 degrees, dust is sticking to your sweat, grasshoppers are hitting you in the face, and all you can think about is air conditioning. The Texas heat is unbearable, but fall is coming soon, and so is an airconditioned UTV. Can-Am just unveiled two new additions to its Defender side-by-side vehicle family for 2020. The Defender Limited has the industry’s first climate-controlled cockpit. The system operates like your truck A/C, and it will go from heat on cool mornings to blowing full-speed cold by afternoon — all without touching anything. The fully enclosed cab has extra sound deadening, electric windows and a front wiper with wash. The fan blower motor pushes a lot of air throughout the cab with eight vents, and drowns out much of the vehicle's motor sound. Can-Am claims it is also the quietest cab out there. The large doors did rattle some, just like your truck doors will do on bumpy terrain, and the super-large windows could use tinting to help with the sun’s rays. The passenger does lose a bit of legroom because of the blowers, but I think the trade-off will be well worth it. The new Defender PRO features a 6-foot multifunctional cargo box along with a lower box storage area that’s accessible from both sides — perfect for storing the gear you don’t want full of dust. The extended cargo box doubles the loading capacity, and the adaptable flatbed configuration maximizes hauling solutions. The long wheelbase is similar to the Lone Star Edition and has no problem with turning diameter and a slightly higher road clearance. I test drove one with 800 pounds of logs and sand in the bed along the 11-mile track. Had I not looked back, I would not have known there was a load in there. It drove smoothly and had all the power it needed. They also improved the ergonomics in the cab. I also tested the Defender 6x6, a 6-wheeled version of the Pro. It has all the handling, weight and towing capacities, and it turned the rocky creek part of the test track into a smooth event, rolling over rocks that slowed down the shorter Limited. For most of Texas, I think the six wheels could cause unnecessary maintenance, but if your ranch has a swamp, you might consider this option. The entire 2020 Can-Am Defender fleet is available with an 82-hp Rotax HD10 engine that offers a segment-leading 69 ft-lb of torque. The folks at Can-Am put on a great event, with a real-world test track cut out of the Texas Hill Country. Having the Canadian designers and technicians, often speaking French, who built these vehicles on-site was a treat, and they got to see how these side-by-sides would be used in the Texas heat.

Hunters are realizing how much time they save by not going to the field to pull memory cards. Moultrie Mobile extends its cellular trail camera leadership with its integrated cameras that combine the quality and reliability of Moultrie game cameras with the revolutionary Moultrie Mobile technology to send trail camera pictures to your smartphone or desktop, while Moultrie’s cellular field modems convert your Moultrie game cameras into wireless game cameras. “There is no doubt, this is the year of the cellular trail camera,” said Brian Malone, director of brand management for PRADCO Outdoor Brands. “Each year, we hear more customers telling us that after trying a cellular trail camera, they will never go back.” Moultrie Mobile has introduced two new cellular trail cameras and two new cellular modems for 2019. The XV-7000i and XA-7000i cellular trail cameras connect to the Verizon 4G and AT&T 4G networks, respectively. These cameras let you access game-camera images and control camera settings directly from your smartphone, tablet or computer. Each trail camera features 20-megapixel images, invisible no-glow flash, 80-foot detection and flash range, an Illumi-Night2 sensor for crisp and clear night images, blazing .3 second trigger speeds, and record 1080p video. The MSRP is $179.99. The popular cellular MV2 and MA2 Cellular Field Modems run on Verizon and AT&T, respectively. Field Modems convert a traditional camera into a fully featured, cellular system. A modem mounts to the same tree as the trail camera and connects to the camera via a steel-braided USB cable. The new Field Modems are compatible with most Moultrie game cameras built since 2015. The MSRP is $119.99. To ensure everyone has the ability to get in on the cellular-camera craze, you’ll see generous rebates being offered on all new Moultrie Mobile products. The new 4G field modems will cost $99.99 and the 4G cameras will cost $129.99 after manufacturer’s rebate. Data plans were designed for convenience and affordability. Monthly plans start at $4.99, and you can start and stop your subscription at any time. There are no contracts, no activation fees, and no cancellation fees. Moultrie Mobile also has set the standard for app design, making advanced features like filtering, sorting, tagging, and sharing extremely easy and intuitive. Built for hunting, the cellular game cameras will definitely step up your scouting game, but did you know they also function as excellent security cameras for security-conscious homeowners and wildlife cameras for outdoor photography enthusiasts? Check out all of our Moultrie Mobile devices and choose the best trail camera for your needs.
