Lone Star Outdoor News Current economic conditions might have people thinking land values are dropping. Not so, according to brokers and financers. “Business is still good,” said David Harrison, a vice president at Capital Farm Credit. “It was great before COVID hit. The smaller deals are still flowing through, but some of the bigger deals are in wait-and-see mode.” The length of time ranches stay on the market could increase, but land values aren’t likely to, said broker Blake Hortenstine. “The market maybe isn’t as fast-acting, but land values are staying high,” he said. Interest rates are low, and could go lower. “We were booking 20-year loans in the 5-percent range,” Harrison said. “Now, the feds are dropping the rate and we have some volatility.” Dr. Jim Gaines, the chief economist at the Real Estate Center at Texas A&M University, said Texas is experiencing a double whammy, the coronavirus and the collapse in oil prices.

“People with money leave the markets and turn to fixed assets, like land,” he said. “Rural land values may drop slightly, but not near metropolitan areas." Gaines said while rates should go down, lenders like predictability, and financing could be more difficult to obtain until the economy stabilizes. Two types of buyers are on the increase, according to brokers. “There is a lot of interest in small tracts, 30 to 120 acres, within an hour or so of a metropolitan area,” said Dallas and East Texas agent Wright Monning. It’s another type of buyer, though, that is looking at the larger tracts, and not necessarily for recreation or hunting. “Some sophisticated buyers got out of the stock market last December and started looking at land,” Harrison said. Hortenstine agreed. “There are people with cash wanting to diversify with land,” he said. Harrison believes land values are more likely to go up than down, even with the economic downturn. “You can see how fast you can erode a stock portfolio,” he said. “That doesn’t happen in land.”

You have the land, but no pond, and you would like FEEDER 10.3% $750-$1,100 to catch catfish like these, one after the other. Pond construction will be your number one expense. “If you have good soil, you can build something simple for $5,000 to $10,000, said John Jones of Lochow Ranch and Lake Management. “Normally, you’ll budget $15,000 to $30,000 for a nicer lake, and the cost can go up if you have poor soil at the site or no good soil anywhere on the property.” Once your pond is built, you’ll need some fish. Pond biologists recommend from 100 to 500 (if you’ll be feeding) catfish per acre in a pond with no bass. At Tyler Fish Farms, for a 1-acre pond, that will cost $75 per 100 for 6- to 8-inch channel cats. Next, you’ll need a feeder, and some feed. Directional fish feeders start around $750 at Texas Hunter Products. The Texas Avenger Automated Fish Feeder from MB Ranch King costs just over $1,000, and the Outback Feeders Share-Kropper costs $1,100, but will throw food 50 feet and 20 feet wide, and the directional spreader can go up to 360 degrees. For feed, catfish can eat 1 to 3 percent of their body weight per day. The fish will grow a few pounds each year with the cheapest fish feed, but the best feed produces eight pounds of fish for every two pounds of fish food. For catfish, wildlife biologist Bob Lusk said Purina AquaMax Pond Fish is sufficient and will support good fish growth. The cost is about $30 for a 50-pound bag. How much feed will you need? “You can feed up to five pounds per acre per day without affecting water quality,” Jones said. At that rate, about $1,100 per year would be the price. Lusk said to watch the fish feed to adjust the amount, feeding only what the fish will consume in five minutes to avoid water quality issues. As with any pond, there can be maintenance and unforeseeable costs, such as aquatic weed management or fish losses during drought periods. Lone Star Outdoor News
