As the saying goes, "There are horse properties and there are horse properties."  Everyone has their opinion of what makes a property, conducive to boarding horses, but one thing you should always consider when working with a real estate agent is, does that agent know anything about horses. Does he or she own horses? I am not saying that you have to own a horse to know about horses, but it sure helps. What some agents call horse property, I would not put a mountain goat on. I have seen listings that agents call horse properties, only to find,  the property is mountainous, with steep terrain, heavily wooded and does not properly accommodate horses at pasture. The old saying, One horse per two acres, is still the standard. Even though most properties do not have enough acreage in pasture to meet those standards, there are still properties that do. You just need to know where to find them. To be able to pasture horses properly, you should have more than one pasture available. It is necessary to rotate the horses to new pastures at least every 3 months. This gives each pasture time to renew and revitalize. If you do not give each pasture this opportunity to renew, you will eventually end up with nothing but acres of pasture with little or no grass. The other thing to  consider when looking for a horse friendly property is, the properties proximity to riding trails. Having acreage but having to trailer your horses to ride them gets old quick. But finding a property that has access to riding trails is far and few between. Even though you have property that backs up to the US Forest Service land does not mean that you can cut trails into the forest to ride your horses, and if you do, be prepared for the forest service to impose huge fines for doing so. When you search for a real estate agent to help you find that perfect horse property here in the mountains of Western North Carolina or North Georgia, please take the time to qualify him/her. Ask all the questions that come to mind about their knowledge of horses. Try to stick with an agent that has experience with selling horse properties. It will save you a lot of time and frustration down the road. Western North Carolina and North East Georgia are beautiful, with their lush green forests, mild temperatures and low population. There are many reasons to live in this part of the United States, but one of the best reasons is "It's Horse Country".
