For this oceanfront Palm Beach home, the goal was to design minimalist and bright spaces that felt warm and inviting. The Paladino Rudd team paid homage to classicism with the interior architecture and established a sense of depth with the layering of materials, such as buttery gray Venetian plaster, book-matched stones and woodclad walls. They employed color thoughtfully and chose materials, like velvets and raw silk, to bring texture and dimension to their schemes. Paladino’s Perennials Sonder loop-and-cut rug was the perfect finishing touch. Unique furniture, lighting and art were carefully curated for each room to ensure they both felt and looked fabulous and were a reflection of the client. Paladino Rudd Interior Design is a small boutique firm that specializes in customized interior architecture and furnishings, all the way down to the last accessory. Together with their clients, the team designs distinctive interiors that express the vision. Sarah: We believe that walls are our canvas and backdrop to life and art—the quality of the painting is important. So, we like to work with level-five finishes a lot. Early on in our firm, Enrique executed that with fantastic attention to detail and dedication to craft. We have worked together for the 20 years since! Describe the impact of paint on interiors.

Asked to share the story of her collaboration with paint craftsman Rye Nazarian, designer Emilie Munroe says, “There is no lack of stories to share over a glass of wine!” Indeed, from executing an entire project during a client’s two-week vacation to perfecting the boldest of hues (an Emilie signature), the duo is always up to a challenge. Rye speaks to one he often undertakes: “There is this ‘freshly fallen snow look’ people are often seeking. In historic, iconic spaces, selecting paint can be daunting. Every hue should be perfectly attuned to the design, worthy of the home’s precedence, elegant yet ahead of the trends. Such is the challenge that often faces Jamie Drake and Caleb Anderson. Beloved for their balance of timelessness and today, the designers embrace the art of “repolishing” interiors in buildings like One57 and Herzog & de Meuron’s 56 Leonard. And behind the scenes, one partner has played a key role. Jonathan Kutzin met the design duo when they collaborated at a Kips Bay Decorators Show House in 2008. The rest is a history of perfect pairing. “I work almost exclusively with the design community to deliver top quality in high-end environments,” Jonathan shares. “I have developed many unique specialty finishes, including one that incorporates eyeshadow into the medium and others with mica flakes and iron oxides.” With this innovative mindset, he creates capsule collections of samples for each of Jamie and Caleb’s illustrious projects. Upon being asked to describe the impact paint has on an interior, Lisa Moon says, “Use of light, use of color and good space planning are the essence of great design. If any of these is not executed well, the environment falls flat or, worse, feels ‘off.’” It’s this level of insight that has made Lisa, her husband Peter and their team at Paper Moon Painting invaluable resources for Sara Malek Barney, the founder and principal at BANDD/DESIGN. Why do you consider it critical to work with a skilled painting contractor? Timothy: Our projects tend to have beautiful architectural details, wood paneling and plasterwork, which require specialty painting. We also work on historic homes where an understanding of preservation is key.

How do the feature benefits of a paint product influence your specification? Bill: We love Benjamin Moore’s SCUFF-X® for families because it is washable and scrubbable. Low or no-odor formulas like Eco Spec® are desirable for health-conscious clients and those with young children. I also recommend semigloss and eggshell finishes for kitchens and baths, but flat ones for ceilings and matte for walls. Which colors inspire you the most? Timothy: I am most influenced by the vibrant, saturated colors used in mid-18th-century French design. A warm taupe, a deep blueberry, a soft blush—out of all the colors under the sun, these three, Tracy Morris says, will always captivate her. The interior designer has a deep appreciation for color’s role in her creations, and construction and paint expert George Fritz has a passion for exceptional paint application. “Paint can transform a ‘blah’ space into something spectacular,” Tracy says. George adds, “And selecting the right paint can make the difference between an easy project and happy client or an extended project and miserable client.” Perhaps it’s no wonder these two have been a dream project team for almost a decade.

Why is your collaborative relationship critical to a project’s success? Allison: It broadens how creative you can be. Recently, we wanted to bleach a mahogany ceiling in an outdoor space and then apply a beige stain to cut the green hue and create a soft shade. It would be challenging, but Chad accomplished it in one try. He is a master of subtle texture! Describe the impact of paint on interiors. Zita: We’ve been doing a lot of transitional spaces where the walls, moldings and ceilings are the same color but varying finishes. This becomes a clean and serene envelope perfect for showcasing art, which exemplifies the influence paint has on our designs. What role does paint sheen/finish play?

Peter: We went to college together and ultimately found ourselves in the same industry 20 years later. Share your tips for paint selection. Everick: For a modern feel, Lisa and I like to specify our signature look, which includes painting the trim, doors and baseboard the same color as the wall in a satin or matte finish. In rooms where the ceilings are 8 feet tall or shorter, we choose white or lighter colors in flat finishes to create the illusion of a taller space.

I recently read that portraits by Barkley L. Hendricks will be featured alongside old masters at The Frick Collection in New York City. Hendricks is the first artist of color to have a solo show at the 87-year-old museum. That an institution presenting European art from the 14th to 19th centuries will be showing work of a contemporary artist whose focus is large-scale portraits of Black Americans—and who was an influential predecessor to the likes of Kehinde Wiley, Amy Sherald, Toyin Ojih Odutola and others—is significant for the art world...and, indeed, for us all.

What’s Ahead. I’m currently working on a series of large-scale paintings of Palm Beach’s amazing midcentury modern apartment buildings. They are elegant icons from a simpler time and have wonderful geometric shapes to paint. I’m also exploring works on paper featuring tropical garden scenes.

The Process. Working from my own photographs, I select a favorite setting and then do several thumbnail sketches in both colored pencils and charcoal to figure out the best composition and value. The final edit is drawn on canvas, which I then paint using acrylics. Depending on the size of the piece, it may take me a month or more to finish a painting.

The Beginning I discovered the magic of working with colors, lines and shapes at an early age. But I only started painting in my mid-twenties when I was commissioned to create a series of large-scale pieces. Then, in 2000, I took a career-changing trip to Italy where I lived in Florence. When I returned home, I saw my neighborhood in a brand-new way. The colors of the trees and grass were such an energetic green, and I noticed how beautiful the homes, yards and gardens were. I realized I didn’t have to go to another country for inspiration—I could simply paint the ordinary sights all around me. And that is how my current series of artwork began.

The Art. My interests in garden landscapes and historic architecture is reflected in my work. I enjoy showing how natural and man-made worlds can coexist in a harmonious balance. When it came time for Beni Rugs to open a brick-and-mortar outpost, the standard-issue gallery didn’t feel right. So, co-founder Robert Wright opted to do what a rare but emerging coterie of brands have embraced: roll out the welcome mat for clients in a place that would typically have one in the first place. An actual home. In 2018, the then digital-only company got its start by allowing people to fully customize Moroccan rugs. But a few years later, the time had come to expand to a physical location. “We wanted it to feel like you’re coming over to your friend’s apartment....and oh, by the way, on the floor are rugs from our newest collection,” Wright explains. “It was a fun exercise to think: ‘Well, why don’t we come up with an apartment in New York that’s the home of our ideal Beni consumer?’” They imagined everything from this fictitious client’s art collection down to the trinkets brought home from their travels. Thus, their new appointment-only Greenwich Village studio in a circa 1900 brownstone on West 9th Street in Manhattan was born. Other brands embracing the idea that style begins at home include Casa Perfect, Lee Broom, Gabriel & Guillaume and Galerie Philia (the latter of which opened its latest traveling showroom inside a $10 million Chelsea apartment). “We wanted to show that you can not only live with these historical pieces, but also mix them in a very casual way,” says Guillaume Excoffier, co-founder (with Nancy Gabriel) of Gabriel & Guillaume, which procures everything from Martin Szekely’s 1988 Betty armchairs to a 1950 Italian sofa by Federico Munari. The gallery, featuring rotating exhibitions, is currently ensconced in an appointment-only, twostory residence at 11 West 57th Street in New York City. “We have created a new kind of retail experience—something more exclusive, something more private— like entering into the apartment of a collector,” Gabriel says. It’s no surprise then that companies are seeing this model resonate with consumers, as navigating the sometimes-arduous task of making design choices now seems much easier in a familiar setting.

JOLIE NGO As the youngest member of the museum’s Makers’ Circle, recent art school graduate Jolie Ngo creates ceramic ‘cyborg-like’ objects and vessels using modern technologies, including 3-D printing and rapid prototyping. A child of the early aughts, her aesthetic was shaped by digital interfaces including Minecraft and The Sims, and she continues to explore the intersection between handmade and automated. “Shaker work is quite the opposite of my own with a focus on simplicity and purpose,” Ngo says. “Their objects lack unnecessary ornamentation and decorative detail.” But, nonetheless, she has come to appreciate this ethos of making. “They believed that mastery of craft was a partnership with tools, materials and process—an idea I hold close within my own work, continuously probing the synergy between what is formed by hand versus technology.” ngojolie.net

“Iconic Shaker pieces, like chairs and boxes, have always had a pull on us as designers,” explains Ladies & Gentlemen Studio’s Dylan Davis, adding that working with the museum has “been an amazing opportunity to do a deeper dive into their culture.” Davis, who founded his multidisciplinary Brooklyn studio in 2010 with wife Jean Lee, believes historical principles of Shakerism can change how we look at contemporary life. For example, they reimagined one of the Shakers’ most intentionally designed furnishings that centers around a closely held belief: the workstation. As a direct response to a bonnet and cloak she found in the archives, the trail blazing artist created a whimsical chair out of muslin layered with ruffles and ruching. Stout describes the final result as “a silly, frilly duo of cloaked and bonnet-ed chairs joined in a permanent Shaker dance.”

Arriving in the United States around 1774, the Shakers were a Utopian sect who created a distinctly new design vernacular. Prioritizing function above all else, they favored simple, pared-down aesthetics that allowed an object’s materiality to shine. The group was also known for championing gender and racial equality, communal living and sustainability. At their peak in the 1900s, thousands of members resided throughout the Northeast, Kentucky, Ohio and Indiana.

On the Move

Today, the Shaker Museum in Chatham, New York, continues to tell their story, showcasing the most comprehensive collection of art, furniture, objects and materials in the country—much of which was out of view for the last decade. The museum will soon enter a new iteration, and double in size, as it moves to a 19th-century industrial building within Colombia County, where Selldorf Architects and Nelson Byrd Woltz Landscape Architects are heading up interior and exterior renovations respectively. An inaugural Makers’ Circle, consisting of contemporary artists and designers, is collaborating with the museum’s leadership on institutional decisions. As executive director Lacy Schutz notes, “the Shaker Museum continues to convene and engage a community of creatives connected to its material culture and whose work is informed by it today.” shakermuseum.us

Jamie Drake and Caleb Anderson, the design duo behind Drake/Anderson, are known for their stylish schemes and a penchant for producing luxurious, impactful spaces. So, when their clients—a couple who had just purchased an apartment in a new Manhattan building—wanted to gut their kitchen in favor of injecting some personality and color, the designers were more than happy to oblige. “We landed on a beautiful blue for the cabinetry, which looks rich, sophisticated and playful,” Anderson says of the chosen hue: Benjamin Moore’s Vermont Slate. The painted custom cabinetry also cam ouflages all appliances and even houses a semi-walk-in pantry and breakfast bar. “The color was the biggest point of departure, and the marble came second,” Anderson continues. “The client loves interesting stones, and this room has three! The Oyster White marble on the countertops and backsplash is highly gestured with organic veining, while the White Thassos and Blue de Savoie marbles on the floor are laid in a geometric Mondrian-style pattern but they all marry together wonderfully.” Another focal point is the plush L-shape banquette, which is built into the back of the peninsula, saving valuable square footage and giving the room a nice sense of movement. This informal dining nook is visually connected to the prep area with a large lighting piece from Apparatus overhead while artwork by Melinda Hackett enlivens the entire space. “This kitchen isn’t huge,” Anderson says, “but it certainly feels dynamic.” drakeanderson.com

To satiate the same client’s love of color and Bisazza tile, Drake/Anderson enveloped a powder bath located off the office in a mesmerizing gradient mosaic. “The upper half almost recalls windows in a skyscraper,” Jamie Drake says. Since the design of the adjacent workspace is fun and whimsical, the same feeling was carried into the bathroom with a playful all-over tile arrangement. Drake notes that, “the clean, contemporary floating vanity doesn’t compete with the surroundings, but its curved shape adds another layer of visual interest.” A benefit of sheathing every surface in tile? “It melts the perimeters of the room, making it appear larger,” Drake explains. drakeanderson.com

What an interesting vanity! The custom L-shape vanity was purely an aesthetic choice. The client didn’t have a need for storage below, which allowed us to do something a bit di erent with the design. The only mandate was to incorporate blue, so we gave this bath a ‘wow’ factor using many shades of the vibrant hue. I really enjoy creating one-of-a-kind powder rooms—they are truly the best space to do something out of the ordinary. Talk to us about the brass accents. We carried the subtle gold shimmer in the wallpaper through to the modern brushed-brass Kohler sink fi xtures. Lucky for us, the client already had the metallic mirror from her previous home, and it worked perfectly with the round sconce from Arteriors.

For a residence in Rye, New York, designer Shannon Murray Petruzello of Shannon Murray Interiors envisioned a glamorous powder room inspired by her client’s favorite color. “This home was originally built in the 1980s, so we did a full renovation of the first floor— including this existing powder room—in order to modernize it for a young family,” explains Murray Petruzello, who paired a cool marbleized wallpaper by Schumacher with Benjamin Moore’s Cable Knit Sweater on the remaining walls.

This can be life-changing because artists don’t make a percentage of secondary sales, which is where prices often make headlines. Gallery crush: Del Vaz Projects by Jay Ezra Nayssan. Jay operates a galleryfarmstead from his home in Santa Monica. There’s also an apothecary that sells everything from Persian tea to CBD lavender salve. It’s wonderful to see curators bringing a more artful approach to retail and vice-versa. One to watch: Lisa Dengler. We just signed her and are so excited about her paintings and stone sculptures. Inspiration fix: One of the realms where truly original ideas are born is science fiction, and that is most of what I recreationally read these days. Ted Chiang and Liu Cixin are authors that I come back to. Arts destination: The vibrancy and creative freedom of Mexico City are rare—there’s always something unexpected. Hot topic: One of the most important subjects being discussed in the world at large, is the essential right to project different realities and possible futures. I’ve seen so many resonances with this idea. One example is the Venice Biennale, titled The Milk of Dreams curated by Cecilia Alemani, which, from specific art history perimeters, questions the agency of imagination. Pièce de résistance: Few things compare to The Lightning Field (1977) by Walter De Maria—a land art work in New Mexico in the Dia’s collection. De Maria used to say that every great artwork should have at least 10 meanings, and the myriad of ideas that can be interconnected to this piece is almost unfathomable. The way in which one experiences it, and what one can obtain from that experience, speaks directly a bout what we do at Dia.

When Chelsea Neman Nassib founded Tappan Collective 10 years ago, online-native galleries were a novelty. If I could extend the spree, I’d buy a Carlton bookcase by Ettore S ottsass, a Cecily Brown painting, a Sam Moyer sculpture and a large wall piece by this little-known artist named Sol LeWitt. Dreaming big: I’d love to expand this concept, potentially in partnership with institutions. It’s also my hope that my team continue to spearhead consistent public programming that’s accessible to people of every age, color and educational background.

It’s a group show around this idea that in marginalized communities, there’s an innate call to take whatever you have and turn it into something that transcends its first state of being. Virtual reality: During the pandemic, galleries introduced 3-D viewing rooms. This technology had been around too long for us to be suffering from the 2-D aspects of photography! Now anyone can experience sculpture in 3D; you can even see surveys of the Whitney Biennial on YouTube. It’s a beautiful thing about the world we live in. Arresting artist: Ilídio Candja Candja, who was born in Mozambique around the time they won their independence from Portugal. He paints these beautiful abstractions around the influences of colonization. Lasting impression: The exhibition What is Left Unspoken, Love at Atlanta’s High Museum achieved true resonance. Fair game: Atlanta is 49 percent black. Generally speaking, art in the South is so much more diverse than what is currently being seen. Our programming moving forward will be reflective of this.

Industry buzz: There’s been a lot of talk about works by young artists reaching upwards of six figures privately and at auction. Three factors contributed to this phenomenon: newly-created crypto wealth, which added diverse buyers to the market, trillions in American dollars printed and a lack of primary access to work for new collectors. Fall happenings: September 2 marks the first installment of the Frieze Art Fair in Seoul. I’m excited to see what happens when the art world meets the sophistication of South Korea’s artists, institutions and collectors. Closer to home, the September opening of Hauser & Wirth in West Hollywood will be a treat for Angelenos. Buoyed by: The increased presence of Latinx, AAPI and BIPOC run galleries, including Commonwealth and Council (LA), Regular Normal (NYC), LaPau (LA), Calderón (NYC), Mariane Ibrahim (Chicago), Sow & Tailor (LA), Make Room (LA) and Estrella (NYC). A SHIFT IN KITCHEN DESIGN

There’s plenty of room in the residential design world for alternatives to the ubiquitous sleek white kitchen. Howle notes the emergence of organic materials, like natural wood cabinetry, rustic farmhousestyle kitchen tables, natural stone, marble and darker colors. These elements, Howle says, “bring warmth to the room where families cook, gather and connect.”

Through the architectural lens of Harry Gandy Howle, a kitchen must balance sleek function, striking elements and careful attention to detail. A much-coveted feature is a steam shower that incorporates aromatherapy and chromotherapy elements, which have positive effects on stress levels. As Howle points out: “Who doesn’t need a private spa space in their home to unwind and destress?”

Longtime kitchen and bath designer Barbara Geller says her No. 1 rule—above all else— is function first. “It’s not enough for a kitchen or bath to look good,” she says. “If they don’t function in the home, they have no purpose.” Geller, who is the president of the acclaimed South Florida firm The Place for Kitchens and Baths, is known for creating thoughtful kitchens that perform flawlessly. The 9-foot terrace, home to sitting and dining areas, received a facelift with a limestone wall, cast-stone pavers and plenty of greenery. By aligning the sliders with the front door and opting for a glass-railing staircase, Brown ensured the lush space is visible from the entrance, bringing the outdoors in.

The renovation gave Brown a fresh chance to convey his unique style: a duality of East Coast and West Coast sensibilities sprinkled with global accents. “Early in my career, I trained in Los Angeles, so I always say it’s a fusion of California and Florida,” he explains. “I love textures, patterns and throwing in punches of color or excitement. I want to mix it all up and have incredible surprises as you round each corner.”

The living area is an eclectic assortment of some of the designer’s favorite pieces, including a side table with lion’s paw feet and a pouf boasting an African-inspired print. The Floridian side of his work manifests here in details like the palm leaf patterns on the pillows and club chair and the warm orange-pink hue of the fireplace wall. “The light doesn’t come into the living area very well, which was something that always bothered me,” Brown says. “Because that wall is across from a window, I lacquered it with a wonderful peach color, so it brightens up as the sun shines in.” Pocket doors allow this space to open or close to the media room, which nods to California with a shag rug, geometric prints—like the sofa’s gray flame stitch—and bold works from the owners’ developing collection of art, including pieces the designer painted himself. “It shows I’m not afraid of color or pattern,” he says. “So much of what we have is from our travels, and I love mixing the textures and memories.” Assuredly, Brown is an acolyte of color, yet because the home is a relatively compact space, he approached the palette judiciously. Keeping the base canvas—walls, floors, cabinetry—largely neutral, he saved the brightest tones for where they would be most impactful. Complementing the kitchen’s Carrara marble countertops and backsplash, for instance, the white cabinetry features sporadic pops of his favorite hue. “Yellow is a perfect accent, and I’m crazy about a color I call ‘curry,’ ” the designer says. “As an attempt to bring more light into the room, it’s such a warm tone and reminds me of sunshine.”

Fortunately, the designer’s good-natured teasing paid off: The neighbors eventually decided to sell, and the couple inherited the extra space.

The addition of the staircase also afforded the creation of an entry hall defined by a Macassar wall that floats across the entire ground floor. “It’s the one consistent natural material that cuts through the apartment,” the designer says. “This adds an element of strength and modernism to the space and gives the illusion that everything is bigger than it is.”

To Brown, Rick and their guests, the abode’s latest iteration is its best yet. “I think of it as Michael Taylor meets Dorothy Draper,” the designer says. “I love when people come over: They’re so surprised by the transformation, because it looks nothing like it did before. They haven’t seen anything like this in Palm Beach.”

Brown and Rick chose to start over, demolish the layouts and connect the two floors through an interior staircase, essentially creating a townhome in the boutique building. They designated their previous bedroom as an office/guest space and the second former bedroom as a media room to complement the living area, leaving the entire upstairs to become the primary suite. An important part of the project involved opening up the downstairs galley kitchen, enlarging it to four times the original size and connecting it to the outdoors. “We put a big, beautiful island in the middle and sliding doors that pocket into the walls of the house,” the designer says, “so when we’re entertaining, we can open them up to the backyard.”

Having lived in their ground-floor residence for more than a decade, Brown and his husband, Rick Moeser, desired more room but were reluctant to leave their prime location near the beach.

Threads of Time The handiwork of a textile artist embraces imperfections as part of each piece’s story. WRITTEN BY JENNIFER PFAFF SMITH PHOTOGRAPHY BY SONYA REVELL

A

stray thread dangles from the middle of a pink cloth, disrupting the horizontal lines of the delicate fabric tediously handwoven by Frances Trombly. But to her, the accidental interruption simply tells the history of the piece. “Because it’s handmade, it’s never perfect,” the artist acknowledges. Like an archive, her textiles reveal the minutia of her handiwork and are a greater observation on the passage of time. As “errors and wounds” unfold during her creative process, Trombly explains, so do imperfections outside the studio. “In life, we have these markers in time, and you can’t escape them. They’re a part of us, and that’s what makes us beautiful.”

The Miami artist’s past work was primarily object-based, such as a box made of woven cloth. Then she began creating canvases. “As I would work, I’d see scars throughout the process— beautiful mistakes,” Trombly says, pointing to knots and loose strings. “I had to decide: How important are these mistakes to me, and can I use them in the work?” She chose to accept them and embraced a more abstract concept of woven cloth draped on wood structures. Rayon, cotton and silk make up most of the artist’s pieces, constructed via an intensive method that requires skeining, washing and dyeing the material before even sitting at the loom. Her palette consists of a trinity of ancient dyes: indigo; madder root, a spectrum of red; and weld, a gorgeous yellow.

Just as a painting has a frame, most of the artist’s finished canvases hang from a structure handmade from maple, referencing the material of her loom. And like its blemishes, the cloth falls in an inexact way, usually off-center, presenting its natural form. To Trombly, each piece honors undervalued female labor. “So many of us exist in a place where much of the work we do, especially me as a mother, goes unseen,” she affirms. It also complements the works of fellow artists at Dimensions Variable, the non-profit she founded with her husband, artist Leyden Rodriguez-Casanova, to support art not necessarily embraced by the market. With every assemblage she fabricates, Trombly— who will exhibit in September at the Mindy Solomon Gallery—aims to change the public perception of tapestry. “Using this medium is so empowering,” she says. “It’s creating a stance of: This is just as valuable.”

For designer Carolina Freyre, two primary elements were clear from the start of the third residence she completed for repeat clients: the family’s compelling art collection and the home’s modern farmhouse architecture. “It was a luxury to start with art, because it really anchored and directed the project,” Freyre says. “And it was exciting to work on an edgier idea of a farmhouse; the two fit well together.” Architects Max Strang and Alexandra Mangimelli had dreamed up this concept on a bosky lot in Miami, and the family purchased the property after builder Alex Pirez framed the structure. “We describe much of our work as ‘regional modernism,’ ” Strang explains. “It’s a softer version of modernism that adapts a house to its site and climate.” Responding to this setting among wonderful old oak trees, the team combined bold exterior materials such as keystone, Kebony wood and glass—lots of it—for a palette that is simultaneously distinctive and rooted in the locale. “It’s a style never before seen in the area,” Pirez adds. The home’s connection to the grounds was furthered by landscape architect Christopher Cawley. “When you think of a modern farmhouse, you tend to think of a forest and then a clearing, where you’d find the structure,” he explains. “So, we tried to use restraint in our design to accentuate the architecture.” One example: After designing the circular driveway, his team planted a trio of gumbo limbo trees in the middle to create a small grove. Grass slits in the front pavers soften the hardscape, and Coccothrinax palms join exterior sculptures in adding interest to the front lawn. The entry of the H-shaped residence, topped with gabled rooflines, is defined by a central glass volume. “It’s so transparent that as you’re walking up to the front door, you can see through the foyer to the pool and backyard,” Strang says. These light-filled spaces called for a style that is “clean, contemporary, livable and warm, with pops of drama,” Freyre describes. She began by considering the clients’ art collection, an assortment of bold-colored works and commanding sculptures. “The art is not delicate or subtle,” the designer notes. “It’s bright and strong, and it makes a statement, so I knew I’d choose a lot of neutral items to let the art be the focus of many rooms.” After deciding on a dining room wall for a vibrant Mr. Brainwash piece, for instance, she selected an ash table, cream-colored chairs and glass pendant lights to keep attention on the painting. A series of Roy Lichtenstein works lining an adjacent hallway creates a “pop art moment,” Freyre says, while white walls and reveal baseboards throughout add a subtle gallery feel. In many ways, the house itself is a work of art. For the living area, walnut veneer and a slab of deep-green quartzite align to form a two-toned wall, each side displaying a striking portrait. Like the dining room, to keep the focus on the art wall, the designer curated neutral furnishings for the space, working in natural materials such as wood armchairs and a driftwood-and-glass coffee table. Across the arrangement, the marble reappears as a shelving backdrop in the glamorous bar area, where she displayed the owners’ crystal collection on a spectacular custom Lucite bar. “I’m always thinking about the mood of a space and what the clients are going to get and feel out of each area,” Freyre explains. “I needed a story that matched the level of entertainment that takes place. Each room serves a purpose.”

Together, all these thoughtfully planned moments allow the residence to function for bustling everyday life as well as for hosting special occasions. The black-and-navy kitchen, for instance, opens to a breakfast area for casual daily meals as well as the family room, which has sliding doors leading to the patio and pool—ideal for gatherings that spill outside. “You feel like the house is accommodating you, whether you’re having an intimate conversation or a large dinner party,” the designer says. Although each space is striking in its own way, the home’s most consistent feature is also one of Freyre’s favorite elements: the views of the lush landscape, seen through expanses of glass throughout—the only “blank” walls in the house. “Everywhere you turn, the outside is part of the inside,” she muses. “The landscape is also art, and it fills up the eye.”

Leaning into the moody feel, Schuster developed interiors that are “modern, eclectic and warm—not stark,” she describes. “The existing palette was rich and saturated and spoke for itself, so immediately I knew I wanted to do something interesting with plaster on the walls and ceilings in a very similar tone.” Her choice— a taupe-colored Venetian style with defined brushstrokes—provides a quiet counterpoint to the home’s shinier finishes, including a massive living room bar clad in polished black marble. “The plaster created a more refined and elevated finish throughout, tying together all of the hard materials and ultimately creating a more cohesive space,” she says. “It also toned down some of the reflective surfaces throughout and made everything feel cooler and more natural.”

n many parts of the country, coastal living is synonymous with a beachy style marked by breezy fabrics, sunny stripes and rattan at every turn. But in South Florida, glamour reigns—and that’s exactly what the owner of this property loves about it. For the jet-setting entrepreneur, a house in the Bahamas is home base, and residences in New York City and London serve practical purposes, while Miami Beach is all about fun.

Landscape architect Christopher Cawley further emphasized those views with his careful selection of palms and native plantings, including lush tangles of hardy railroad vines. Placed just outside the glass balustrades of the multilevel terraces, the plant will eventually cascade over the sides, “softening the edges and making the architecture look like it evolved from the landscape,” Cawley says. “In nature, these vines spread across the dunes, so you can think of this residence as a contemporary interpretation of a landform.” Palms flanking the property work with the dwelling’s angled structure to direct the eye toward the bay while obscuring neighboring homes, “making you feel like you’re in your own world,” he muses. Once the sun dips below the horizon, the owner has another private realm: a bedroom suite in which the house’s rich textures and colors reach a new level of luxury. Here, the walls are swathed in a delicate gray silk woven with shimmering metallic threads, the bed is wrapped in leather and the floors are carpeted in a decadent shearling. “It’s amazing, like heaven,” Schuster says of the floor covering—though, as the homeowner can attest, it’s an apt description for every inch of his new retreat.

When Schuster joined the project, she discovered an under-construction house at the northwest tip of Di Lido Island with a style as distinctive as her client’s. “He has a very masculine, sophisticated sense of design; this is a super modern residence that definitely has a darker, sexier vibe from its finishes,” many of which had already been selected, she says. “It’s not that typical ‘Miami modern,’ where everything is white.”

“He enjoys life and likes to have a good time,” says designer Jessie Schuster, who has created the interiors for each of his properties. “This was meant to be a happy place, where he could host family gatherings and have friends over. He wanted it to be formal but also inviting for his children and their guests.”

With a monochromatic backdrop in place, Schuster added brighter and cozier elements to the palette through furnishings, fabrics and area rugs. “We wanted the rooms to have a very comfortable feel; all the furniture needed to be oversize so you could plop down into it,” she says. The selections also needed to honor the homeowner’s affinity for refined seating by iconic Italian brands such as Minotti and Poliform. To keep the look fresh, Schuster upholstered those classic, contemporary sofas and chairs in rich bouclés, chenilles and leathers. She then paired them with eclectic accompaniments: petrified wood accent tables and vintage accessories in the family room; metal-wrapped coffee tables in the living room; and, near a broad window wall that opens to the main floor’s waterfront terrace, a light fixture made of cast-bronze, handblown glass and marble that stretches from floor to ceiling. By employing an array of neutral tones— punctuated occasionally by a colorful artwork— and angling furnishings toward the expanses of glass, Schuster ensured the home’s Biscayne Bay panorama would always catch the eye first. “Obviously, the emphasis is on outdoor living, because the view is so fantastic,” she says. “We wanted to create a rounded experience to ensure you never felt like you had your back to the water.”

I have a general contractor and designer, do I need an owner’s rep? Absolutely. Most owners and investors do not have the know how or time to deal with the million problems and decisions that need to be made on a project. Every project is filled with many players. An owner’s rep is the only one whose main interest is to protect and guide the owner through the process. Your rep will take ownership of your project and you will be as involved as you want to be.
