The island is also known for its Limoncello, made from local lemons, its gorgeous leather sandals that are custom made for you in a few hours, and its incredible perfume. “The first thing I do when I arrive in Capri is to go order a pair of sandals. You go to a custom sandal shop, Canfora, in the morning, choose your straps, details and colors, and you pick them up that evening. Most of Capri is cobblestone streets, so the sandals are great, much easier to navigate the streets than heels. You do bring out your heels and get dressed in the evening, after the day-trippers are gone,� Welch explained.

The island is nearly vertical, and there is a chairlift to the top of Monte Solaro, where you’ll find the town of Anacapri. From there, the views of yachts anchored in the bay are breathtaking. Anacapri is also home to Villa Jovis, built by Roman Emperor Tiberius in AD 27. “Capri, the town, is glitzy. Cosmopolitan. All of the designers have shops on Via Camerelle, and Anacapri is quieter, filled with history and beautiful views,” she said. “In Capri, after coffee, the best people watching is on the terrace at Quisisana Hotel. Each evening, we’d get dressed and start our night with a glass of champagne on the terrace.” There are many dining musts for the Welch family when on Capri. Two particular standouts are dinner under the fruit-laden boughs of a lemon orchard at Da Paolino, and the best Ravioli Caprese anywhere at La Capannina. “There is no bad food in Capri. Even the little sandwiches you pick up at the marina to eat on your boat are beautiful,” Welch said. “Capri has a timeless feeling. It doesn’t feel modern, even though you have all of the conveniences you could need. It’s perfect. The Island of Capri stays unchanged, and you can feel the chic Italian vibe oozing out of every cobblestone street. It is intoxicating.”

Pivot Project was formed in 2015 after purchasing the Tower Theatre in Uptown 23rd. I partnered with two friends, Jonathan Dodson and Ben Sellers, to tackle this challenging project. The three of us had met several years earlier through ULI Oklahoma (Urban Land Institute.) We all shared a passion for Oklahoma City and were working on development projects separately. As we started the Tower Theatre project, we realized how well we complimented each others’ skill sets and decided to move forward together as Pivot Project Development.
What are the next planned projects? We are currently working on the Sunshine Laundry building at N. Classen and NW 1st St. This will be home to a new brewery and taproom along with a restaurant and our new offices. One of our next projects to begin construction will be located at the key intersection of N. Classen and NW 16th. This corner is the gateway to the thriving Plaza District. This will be new, ground-up construction of 45 apartments and 4,000 SF of restaurant space. We also have two new properties under contract that we are very excited about.
Describe the growth of the company and the development projects over the last few years. Since purchasing the Tower Theatre two years ago, Pivot Project has acquired eight additional properties. Add those to a few others that we had in progress individually and we currently have twelve active projects. We are mostly known for challenging historic rehabilitation and adaptive reuse projects such as Tower Theatre, Main Street Arcade and Sunshine Laundry.
Describe your renovation style? We specialize in urban infill projects. This might be an old building that has been vacant for years or a piece of land for a new ground-up project. I also have developed new, modern homes in the Meadowbrook neighborhood behind the Classen Curve.

How do you select the areas to develop and the buildings to renovate? We focus on the urban core. Almost all of our projects are between NW 23rd St. and I-40. This is an area that we know well and care about deeply. We live in this area and spend most of our social time in this area. We are always on the lookout for opportunities that fit our mission of “cultivating community through thoughtful development.” What are the highlights and challenges of owning your business? It is great to have the freedom to work on projects that I truly love and make a difference in the community that I care so deeply about. However, as a business owner you can’t just shut it off when you leave the office. There is always something to work on. My work is also my passion so it naturally flows into other aspects of my life, for better and worse. How do you maintain work/life balance? Most importantly, I learned how to say no. Also, my wife and I take this issue very seriously and try to keep each other accountable on this. We both try to turn if off after we get home. We try very hard to not overbook our evening and weekends with events so we can have critical recharge time together. We love to travel and do so at least once a quarter. Who had an impact on you as a leader? I have been fortunate enough to have experienced a broad and diverse spectrum of job opportunities and life enriching experiences. My parents, early on, helped me understand the importance of fairness and empathy; my wife is a chronic riskavoider whose guidance balances my entrepreneurial tendencies; my partners enrich my job satisfaction, and we tend to bolster each other’s good qualities. But, of course, this list is not all-inclusive. What are you doing to ensure you continue to grow and develop as a leader? I have been fortunate to be part of a professional group called The Tribe, which is facilitated by The Mettise Group. This is a small group of business owners who meet monthly. The confidential nature of the group allows me to discuss any business or life issue openly. I’ve learned so much from the other members that I’ve been able to incorporate into my own business and personal growth. How has your life experience made you the leader you are today? I am an only child with kind and loving parents who tolerated and encouraged my independent streak and propensity to take risks. Additionally, my background,

Why the name Pivot Project? Our work helps facilitate and continue the repositioning, or the turning around of the properties we are working on, the neighborhoods we are working in and the city we are part of. Our mission statement is “cultivating community through thoughtful development.” Our work focuses on creatively redeveloping buildings and land. We focus on the urban core located in the older areas of Oklahoma City. Why invest in OKC? Oklahoma City has had a transformative past two decades. In many ways, this is a fundamentally different city than it was in 2000. There is a sense of pride and excitement that is palpable. This is a city with momentum. We love and believe in Oklahoma City and its evolving and vibrant neighborhoods. From the split second you meet Justin Rodanski, his career choice becomes perfectly clear. He’s a visionary yet remarkably professional, highly sought-after lighting designer, whose impeccably curated shop makes business a pleasure. The music is cool, the studio is calming, and the work of local artists is showcased on a rotating basis. At the moment, Lynn Mallett’s slightly edgy paintings are the perfect foil to the clean, neutral space. The pleasant, professional Mitchell Todd, whom Rodanski brought into One Eleven Lighting to help take the business to the next level, greets clients graciously from his desk near the entrance. Beautiful chandeliers, some traditional and some modern, hang overhead, and an entire wall is given over to sconces and fixtures of every description. But not too many. The eye never feels bombarded, only delighted and intrigued. And when Rodanski himself walks into the room, often accompanied by his French bulldog Lumie, he offers a hug and flashes his brilliant smile, and the room simply lights up. He’s been in the lighting and design business for 15 years. “I attended OSU, and studied business and public relations. When I graduated, I got a boring office job. That was not what I wanted to do with my life.” Rodanski moved to Oklahoma City, where his uncle, Jerry Mitchell, had acquired a lighting gallery, Lighting Concepts. “I learned the fundamentals and got my
foundation in lighting from Lighting Concepts,” Rodanski said. “I transitioned into working in all aspects of design with Lisa Cazes. She helped me hone my eye, develop my passion and elevate my attention to detail. She is an incredible designer and friend.” A shopping trip took Cazes and Rodanski to New York, where he was inspired to embark on his own business venture. Stop by One Eleven Lighting and ask him about the meaning behind the 1:11 name. It’ll give you goose bumps! Discerning clients will find things at One Eleven that in years past required a trip to Dallas to see. “We are bringing lux design to Oklahoma City. We are one of only a few studios in a six-state region who carry Ralph Lauren,” Todd said. “Lighting is a home’s jewelry. And we offer all levels of lighting, and are bringing lines to Oklahoma City that nobody else carries.” “More important than that, our customer service is whiteglove,” Rodanski said. “We have the most amazing clients, and we are with them from start to finish. Right now we have more than eight new-construction projects ranging from 5,000 to 30,000 square feet. And we meet with each one every week, and make sure installation all goes smoothly, while setting heights with the client and electrician. This way, the lighting will be beautiful, and our clients will be perfectly happy.”
