his issue is especially near and dear to my heart. With Mother’s Day around the corner, I would be remiss not to dedicate our Spring 2020 issue to all the mothers, aunts, friends and mother figures out there. In fact, I wouldn’t be who I am without such a strong and inspiring mother (thanks, Mom!). My mother raised eight children on her own. I’m sure she had plenty of sleepless nights, wrestled with guilt and struggling to keep all the balls in the air. But I didn’t see that. I saw a mother who did what she had to do: work hard to keep a roof over our heads, instill strong values, give us a proper education and love us beyond measure. Through her unrelenting actions, I learned to be the woman I am today. So, let’s throw out the labels and push aside the guilt. Stop the negative selfchatter. Be kind to ourselves and one another. Life is hard enough! Our journeys may all look different, but our destinations remain the same. Every decision each of us makes comes out of love. Take a moment to celebrate all that you are and all that you bring to this world. You deserve it! Here’s to you, moms! Happy Mother’s Day!

ialeah native and graduate of Florida International University’s Chaplin School of Hospitality & Tourism Management, Amanda Fraga is the head sommelier for Chef Michael Schwartz’s The Genuine Hospitality Group, which includes iconic restaurants such as Michael’s Genuine and Harry’s Pizzeria, along with newcomers such as Amara at Paraiso and Tigertail + Mary. She is a true Miamian contributing to the passion of the local wine community.

America. “For me, Coconut Grove isn’t what the rest of Miami is,” Fraga says of Tigertail + Mary’s neighborhood. “It’s what Miami was, a vestige of the past, alive and thriving in all its layers. I was inspired by this spirit of old and new coming together by selecting New World wines that drink like Old World, such as chenin blanc from Mendocino, California. Most people don’t think these types of wines exist because they’ve only been exposed to one assertive style.”

DESIGNING WITH PURPOSE

When interior designer Katia Bates, creative director of Innovative Creations, set out to reimagine a mansion for a valued private client, she turned not only to her artistic vision, but to the venerated brand Lalique.

T

hroughout her career as an interior designer, Katia Bates has consistently infused every project with a singular artistic vision, limitless creativity and extraordinary taste. Her transformation of this Fort Lauderdale mansion was no exception. Since the home was about to be put up for sale, Bates needed to execute a design that would warrant the lofty asking price of $29 million. To achieve this, she tapped the help of luxury brand Lalique, known for centuries as the benchmark of decorative crystal.

Were there any elements you chose to keep intact? Using my extensive knowledge of real estate, and being conscious of the time frame, I knew I had to approach this project differently. I analyzed what “worked” in the home. The existing living room ceiling, which was part of the original architectural drawings, was ornate but very soft in its look. The house had an Andalusian appeal that worked well with the white moldings, and I liked the combination of its classic style with the contemporary flair I was imparting to the redesign.

With such a massive undertaking ahead of you, where did you begin? We started by researching comparable properties in the market and accordingly strategized a design that would make this one stand out. Instinctively, I knew this called for prestigious pieces of furniture, so we moved all the existing furnishings out and replaced them with new ones, including many very high-end custom pieces from Italy. I also completely redesigned the living room fireplace, removed a lot of the Venetian plaster, added draperies to replace the wood blinds, adorned the walls with beautiful silk wallcoverings and substituted fine contemporary rugs for the heavy, ultra-traditional existing ones.

How and why did the use of Lalique come into play? My husband, Tom, and I are personally very familiar with and fond of Lalique and have collected it for more than two decades; we even own several pieces that are numbered and in limited edition. We live with it every day in our house. I knew that the prestigious name associated with the brand, paired with its spectacular design, would lead to an outstanding result.

How do you feel about the project’s outcome? By curating each room with the highest level of quality, restoring symmetry and balance to the spaces and taking great care to make everything in the home precious and unique, I was able to create something amazing for my client that I am very proud of.

Curb appeal is simply how attractive a residence is perceived from the exterior. Whether it is the elaborate detail of a front porch or veranda, or the simplicity of a modern home relying on the use of raw materials, curb appeal increases with the proper use of balance, texture, color and a number of other variables. These variables create an organized composition that leaves a memorable impression. Can you share a few simple tips for getting it right? I advise that “the way in” should be made clear so a visitor does not struggle to find the appropriate point of entry. BRAVING THE ELEMENTS Everyone knows that no dream home is complete without a spectacular master bath, but the copious amount of visualizing, planning and decision-making that goes into designing one can be intimidating. It’s a lot less scary when you approach each element one by one, says Krista Watterworth Alterman, creative director of Palm Beach–based interior design firm Krista + Home. When it comes to your dining room centerpiece, it helps to think green. “My favorite centerpieces are those designed with a glamorous mix of succulents,” says Antonio Cabrera, widely recognized as one of the best in the business at incorporating organic elements into design (he was even enlisted to create holiday decorations at the White House a few years back). “Succulents provide a sense of luxury with their simple sophistication. They are durable and easy to maintain, and they come in many shapes, sizes and colors, which allows for infinite design possibilities.” Cabrera adds that his arrangements are a reinterpretation of the forests, rivers and places he grew up. “Oftentimes, I mix succulents with other organic elements such as river stones, natural moss and even metallic objects to give them a more creative look,” he says. “An arrangement with succulents is like a fairy tale that reminds me how perfect nature can be.”

Just about anyone can follow step-by-step instructions out of a cookbook, but seasoned chefs likely agree that adding “a pinch of this and a dash of that” is the real recipe for making a dish your own. The same can be said for designing a dining room—or any room for that matter; so long as the ingredients (in this case, the design elements) are tasteful, you really can’t go wrong. Osirys Mendez and Sabrina Vela of Mendez Vela, a Miami-based interior design firm, are the equivalent of gourmet chefs when it comes to whipping up glamorous interior spaces. In this dining room, for example, they combined two exquisite slabs of marble with distinctly different veining: One blankets the wall, while the other is fabricated into the elongated table. A consistent color palette, which includes a generous helping of mocha, ties the look together.

SEE THE LIGHT The way you light your closets is just as important as what you put in them. Now more than ever, there are many inventive ways to approach closet lighting. We asked Julie Shvedyuk, marketing and trade development manager of California Closets Miami, to enlighten us on how it’s done.

Why is lighting such an important aspect of closet design? Having everything at your fingertips with a customized closet is just the start. By putting light where you need it, every item is in full view. Proper lighting also allows for easier color distinction and matching of your wardrobe, provides even distribution of light along the length of the closet rods and creates brightness at the ends of each hanger and the garments on either side. Lighting can also highlight items of importance, whether it is a vintage handbag, sports memorabilia or a sacred art piece. What types of lighting options do you offer? Typical walk-in closets have just one light for the entire room, which does not offer the same value as the individual strip or puck lighting that we offer. We also offer sensor lights, which automatically turn on when doors open; long-lasting LED lights, which are energy-efficient; and UV-free lighting, which will not cause fading or material damage. How do you help clients navigate lighting when designing custom closet solutions? We are able to offer lighting very early on in a project. Using our proprietary 3-D CAD program, we introduce the concept of lighting so that clients can see their designs in real time. They no longer have to imagine how their space will look; instead, they are able to take a virtual walk-through of the space. Dealing with a challenging space is a situation every homeowner faces at one time or another. But interior designers Samantha Gallacher and Renata Vasconez of Miami Beach construction build and design firm IG Workshop are problem-solvers with a great deal of insight on this topic. “If a room is an odd shape, try to make use of its height by drawing the eye upward and giving the illusion of grandeur with tall curtains and millwork,” says Gallacher. The duo also tries to make the most of every space by using bespoke pieces. “Customization helps make a hard-to-workwith room more livable,” adds Vasconez. “It requires a little budget balancing, but customization allows us to give clients precisely what they need.” In the instance of this oddly shaped room, custom millwork and “outside the box” furniture selections were the solution. The designers built a banquette to mimic the hexagonal shape. “Since we couldn’t fit a sectional, we instead used rock ottomans and other chairs to create a conversational sitting area,” says Gallacher.

According to Miller’s recent report for Miami Beach and the barrier islands, the overall OCTMGV UJQYGF UKIPKƂECPV ICKPU KP RTKEG VTGPF indicators and sales. Listing inventory tightened year-over-year for the second straight quarter, and sales for 2019 surpassed 2018 totals. Luxury condo inventory declined 21.5 percent, with the median sales price rising 16.3 percent to $2.6 million. The median sales price for luxury single-

family homes surged 66.6 percent to $13.325 million, setting a record. “It’s a counter-trend,” Miller explains. “Miami Beach has been slow to recover, largely because of all the development. It was a little surprising to me how strongly the results came in this quarter.” LOOKING FORWARD “My prediction for 2020 is that Miami Beach will continue to be the top-growing luxury marketplace in the U.S.,” says Dina Goldentayer, executive director of sales at Douglas Elliman Real Estate, who has closed more than $650 million in sales over the past 15 years. “The ultra-luxury market ($10 million plus) will again soar, and new records will be set in prime neighborhoods like South of Fifth, Miami Beach and Bal Harbour.” MOVE-IN READY Currently, all eyes are on The Ritz-Carlton Residences, Miami Beach; this 7.5-acre property, the former location of the Miami Heart Institute, consists of six different, but connected, buildings that create one cohesive

owntown Miami might be making noise, but that doesn’t mean that beach properties are going unnoticed. “One of the lagging markets has been Miami Beach, but during the fourth quarter of 2019, we saw an uptick in all the price indicators and sales activity—and listing inventory is tightening,” says Jonathan Miller, president and CEO of Miller Samuel Inc. Developers find innovative ways to prepare waterfront properties for the future. Whether the draw is the lapping of ocean waves or the ability to dock your yacht right in the backyard, owning waterfront property is one reason that buyers flock to South Florida. But the impact of climate change is looming, so some developers are responding by building luxury homes with built-in elevations. One example is a 12,700-square-foot estate on Miami Beach’s exclusive Sunset Islands (listed for $27 million), where developer Valerio Morabito tapped architect Max Strang to build a home with a first-floor elevation 13 feet above sea level. Strang, who has studied the effects of rising water, hopes the home sets a new standard for the industry. “Strang achieved the elevated design using a platform and stilts,” says Mick Duchon, a real estate agent with Douglas Elliman Real Estate who holds the listing with colleague Eloy Carmenate. “This

creates unique and open views, with the added height allowing more light into the home by clearing the surroundings.”

In an effort to attract buyers and distinguish their communities from the competition, condominium developers are including full slates of amenities in their projects, from pools and state-of-the-art fitness centers to dog parks, parcel lockers, demonstration kitchens and electric car-charging stations. Increasingly, developers are also incorporating—and paying for—amenities that benefit the public at large, such as ground-floor retail and restaurant space, parks and plazas. By attracting additional people to their buildings, these developers help to create a sense of community and bring vibrancy to the neighborhood.

Carmenate says that reception to the home has been overwhelmingly positive and that he believes the trend of building higher will set a new standard for single-family homes in South Florida.

Miami-based development firm Terra is doing just that at its Eighty Seven Park project, a boutique 66-unit building featuring a private 2-acre garden where residents can escape and enjoy reflection ponds, meditation space, a yoga deck and a pavilion for social occasions.

The three-story estate features seven bedrooms, 10 baths, an elevator with rooftop access, a wine cave and a 78-foot pool with Bisazza tile. And if that weren’t enough, the interiors by Michele Bonan include over $1 million worth of custom furniture, including a 1960s Symmetric collection sofa by Paul McCobb, a pair of 1950s Italian lounge chairs by Gigi Radice, a 1950s vintage bleached wood coffee table and a teak Spade sofa by Finn Juhl. There is also 151 linear feet of water frontage with landscape design by Raymond Jungles.

But in addition to these residents-only features, Terra also donated $10 million to the City of Miami Beach and enlisted renowned Dutch landscape architecture firm West 8 to redesign the 35-acre North Shore Open Space Park. The redesign focuses on looping paths around existing clusters of coconut palms and sea grapes, opening view corridors to the ocean, creating spaces for families to gather and reintroducing clear entry points to the park. A new boardwalk of permeable pavers will also connect North Beach to South Beach so the public will be able to walk, jog, bike or skate all the way down to South of Fifth. SOUTH FLORIDA LUXURY GUIDE

THE PLACE TO BE “Downtown Fort Lauderdale is the hot and trendy area in Broward County,” says Craig Studnicky, CEO of International Sales Group, an Aventura-based new-construction sales and marketing firm. “It’s being fueled by all the multi-family rental projects. Millennials rent— they don’t buy—and developers have met that demand. With that comes new restaurants and a whole new infrastructure of life.” Josh Dotoli, principal of the Josh Dotoli Group with Compass in Fort Lauderdale, agrees that Fort Lauderdale is where it’s at. “Lake Ridge and Poinsettia Heights are the newest,

trendiest areas right now,” he says. “They are more affordable for young professionals, but still within a mile of the beach and a half-mile from the excitement of Las Olas.” Dotoli is handling sales for a new 24-unit gated town home community called Galleria Villages. He also says that the Tarpon River neighborhood, just south of Broward Boulevard and west of Andrews Avenue, is “exploding.” “It’s very hip and laid-back,” Dotoli says. “There are beautiful tree-lined streets, and on a Sunday afternoon, you’ll see young professionals riding their bikes.” THE FUTURE LOOKS BRIGHT “I believe the future will be spectacular for Fort Lauderdale,” says Tim Elmes, a real estate agent with the Elmes Group at Compass in Fort Lauderdale. “Part of this is driven by the transfer of wealth in the U.S., which consists of approximately $30 trillion moving from a more conservative generation to the baby boomers and their children who are more open to spending. These people do not want to stay up north in the winter.”

In addition to the benefits of warm weather, new tax laws are also driving wealthy people to South Florida, explains Elmes. “Now that people in high-tax states can no longer deduct more than $10,000 of state and local taxes from their federal tax return, they are moving their homesteads to states without income tax,” he says. “And, when compared to Miami and Palm Beach, Fort Lauderdale is very wellpriced for the lifestyle.” NEARING COMPLETION Fort Lauderdale keeps its momentum going with several new high-rises on the way. This includes the highly anticipated 100 Las Olas from Kolter Urban, which will welcome its first residents this summer. The new construction will be Fort Lauderdale’s tallest tower and its first condo project with a hotel component (a full-service Hyatt Centric) in a decade. As the nation ages, the demand for senior housing communities will only get stronger. And, since the Baby Boomer generation is the wealthiest in American history (so far), the demand for luxury senior communities in particular is forecast to remain strong. “Similar to the hotel industry, the senior housing industry is evolving to have options available for different income levels and lifestyles,” says Beth Burnham Mace, chief economist for the National Investment Center for Seniors Housing & Care. “Development of senior housing properties has accelerated over the last several years. This includes upscale senior housing in urban areas.”

Examples of this trend are evident throughout South Florida, particularly in Broward County. Rosenblum expects The Palace to fill a void in the marketplace. “There isn’t another senior living community with this level of luxury offering a continuum of care in Weston,” he says. Another senior community, Belmont Village Fort Lauderdale, is expecting its first residents in April 2020. The 12-story property has 204 units for independent living, assisted living and memory care and features multiple dining venues, a wellness center, a salon and massage facilities. Since you say a lot of the buyers are tax refugees, does that mean that most buyers are American? We’ve never really had international buyers in Palm Beach. For the most part, it’s an American buyer from the Northeast, mid-Atlantic states, Illinois and California. They’re moving here not only for tax reasons but for a better lifestyle. They either establish offices down here or do a reverse commute where once a month, they head up to wherever they’re based or to meet clients.

London-based real estate consultancy Knight Frank recently released its list of the top 10 ultra-prime streets in the world, and Palm Beach’s South Ocean Boulevard made the cut, coming in at No. 10.

To arrive at the list, Knight Frank analyzed sales data for the most exclusive global residential neighborhoods to see where the most transactions over $25 million have taken place in the last five years. The top-ranked street was New York’s 57th Street, where 41 transactions closed since 2015 at an average price of $38.5 million. Hong Kong’s Mount Nicholson Road took second place with 35 transactions—and an average price of $81.8 million. South Ocean Boulevard rounded out the list with 10 ultra-prime sales in the past five years at an average price of $34.5 million “It’s no surprise to me that South Ocean Boulevard is one of the top 10 most expensive streets in the world,” says Ashley McIntosh, executive director of luxury sales at Douglas Elliman Real Estate in Palm Beach. “It’s a very exclusive section we call ‘Billionaires Row,’ where some properties

Which properties are most in demand by buyers? Trophy properties and anything that has to do with water are in demand. Time is money, so people want convenience where all the heavy lifting has been done by someone else. New construction always sells at a premium. Where do you see the market going for the remainder of 2020? Based on what I’m seeing today, it will be very strong. We’ve got a lot of momentum, so I expect that to keep going. We’ll continue to see people moving here full-time. Is there any listing that you have that’s unique? I have a family compound in the north end, and that’s a rarity. It’s at 250 Angler Ave., and it’s three separate pieces of property over 37,000 square feet. It comes with a shared deeded ocean cabana.
