Higher Prices in the New Year With 2014 well underway, good news abounds in the luxury home segment across metro Denver. Reports indicate lower inventory, less days on market resulting in higher sales prices. January presented a decrease in overall home sales from last year, but this was due to lack of inventory that generated a robust increase in average closing prices up 14+%, and a significant decrease in days on market. HERE WE GROW AGAIN! 2013’s year end revealed that Denver had climbed well into the top ten of the nation’s fastest growing cities, creating a larger demand for luxury homes. Metro Denver now ranks as the 6th fasting growing cities, in terms of population and economic growth, up from 16th last year, according to the Forbes annual ranking of the nation’s 20 fastest growing cities. In addition to population growth, estimated at 1.75%, Forbes also includes 2013 job-growth rates, growth in gross metro product (each city’s goods and services), unemployment rates and median salaries for college-educated workers in comparing the 100 largest U.S. metro areas. The top five fastest growing cities were Austin, Raleigh, N.C., Phoenix, Dallas, and Salt Lake City. LESS LUXURY INVENTORY There are fewer luxury homes on the market, resulting in a drop of unit sales in the first weeks of 2014, but have resulted in higher average sale prices. REALTORS® report sales in the luxury home market have slowed because of a lack of supply, not a lack of demand. Last month, 26 homes priced at $1 million or more sold, compared with 31 in January 2013, a 16.1 percent reduction according to a Kentwood Real Estate report.The total sales volume was down 4.2%,

in January compared to January 2013, however the average sales price rose 14.2 percent to $1.64 million from $1.4 million a year earlier. With 14,638 square feet of space, eight bedrooms and 10 bathrooms, the most expensive home to sell last month was a $5.85 million property in Cherry Hills Village, which compares to the most expensive home to sell in January 2013, priced at $4.1 million. SELLING AT A QUICKER PACE According to the Kentwood Real Estate Report, luxury homes sales exceeded $1 billion in metro Denver last year for the first time. A record 720 homes in metro Denver (does not include Boulder) sold for at least $1 million in 2013 compared to only 550 in 2012, a nearly 31% increase. This totaled $1.1 billion which exceed 2013 by nearly 29%. The Kentwood report also found luxury homes didn’t remain on the market as long, selling after an average of 160 days instead of 189 days in 2012. With January showing the effects of low luxury home inventory and therefore higher demand, the average days on the market last month was just 108 days, 48% lower than the 209 average days on the market in January 2013! A listing by Denver luxury real estate veteran Edie Marks of Kentwood Real Estate, is featured on the front cover of this issue of Luxury Home Magazine. Ms. Marks is also quoted in the Denver Business Journal saying, “I’ve never been in a more volatile market. It’s like the stock market sometimes.....the volatility has a lot to do with confidence at any given point to motivate people if they need a bigger house. We’ve seen as much move-down as move ups.” Marks goes on to say “There’s definitely a lower number of houses available, and for good reason. We took a hit of 40 percent in the very high end market in appreciation — it just disappeared never to be seen again. In many cases that’s back 20 percent, but whoever bought in the last 5 to 7 years is still underwater. With those lower values, they’re still reluctant to come on the market.” TIME TO SELL With inventory of luxury homes low and sale prices up this is a good time to sell. According to the latest S&P/Case-Shiller Home Prices Index, Denver’soverall housing market finished out 2013 with year-over-year home resale price gains of at least 9% for 11 out of 12 months; and a price index 46% higher than the 2000 base. Assuming a 15% down payment in 2000, would have provided an average annual return on capital of 19%!
