Luxury Market Update: Austin Learns to Enjoy Balance

Austin’s luxury real estate market - homes at $1.5 million and up - is anything but predictable so far in 2024, with prices in some ranges soaring and buyers jockeying to ﬁnd the most exclusive properties. On the other hand, prices for these homes often dropped compared to recent history and stayed on the market longer.

Through August, the median luxury sales price was $1,820,000, a 10% decline from last year. Homes sold for an average of 95% of list price— a mere 1% lower than in 2023.

Austin’s most exclusive neighborhoods continue to thrive with luxury homes in high demand. Despite a 14% increase in inventory, the number of sales have surged by 18%. With many properties still ﬂying off the market – or never even making it to the public market - the appetite for luxury remains strong.

An interesting twist? Luxury homes are hanging around a little longer before they get snapped up. The average time to sell has stretched to 51 days, up 24% from last year. It’s like a game of high-stakes poker, where buyers are taking their time, making strategic decisions, and holding out for the right hand. The slower pace in some areas gives buyers a rare chance to explore and consider their options.

With Austin’s reputation as a mecca for the hyper-educated, tech entrepreneurs and creatives, buyers know they still may have to compete when it comes to winning their perfect proper ty. Generally, bidding wars aren’t as common or heated in 2024 but, if something very special comes up, you shouldn’t assume you are the only one interested. Be prepared to meet the seller’s terms – or more - if you want the best of the best.

Zoom in on the numbers, and you’ll see some fascinating trends. What’s really grabbing attention is the surge in homes priced at $7 million and up. These ultra-luxury properties are catching the eye of buyers looking for more than just square footage—they want the full experience. However, the most active luxury range is $2.5 - 2.75 million, where a leading 28% of sales above $1.5 million land.

The good news? Austin has the highest percentage of $1.5 million plus sales in Texas by far. Austin’s luxury market is still buzzing, even if at a slower frequency.

Sellers are in no rush either—knowing that the city’s blend of beauty, culture, innovation, and Texas charm will keep the high-end market thriving. Whether you’re looking to make a bold move or just see what’s out there, Austin’s luxury scene is still where big deals and even bigger dreams come to life.
