hen buying or building a home, one of the most crucial members of your team is your mortgage loan officer. This person will guide you through the mortgage process, streamline the application process, and help you navigate the underwriting process. An experienced mortgage loan officer will also help you find the best loan terms for your situation, saving you money in the long run. For high-net-worth (HNW) homebuyers, the mortgage application and approval process can be complicated. Some common situations for HNW individuals include: • Self-employment • Irregular income • Multiple businesses or sources of income • Income or assets overseas • Using an investment portfolio as collateral • Involvement of a trust or multiple accountants Donna Schermerhorn, a Wealth Mortgage Loan Officer for TD Bank in Charlotte, has decades of experience helping clients in these situations. “If you have complex finances, it’s important to have an experienced mortgage loan officer who can advocate for you, especially as the loan goes through underwriting,” she says.

“If you have complex finances, it’s important to have an experienced mortgage loan officer who can advocate for you, especially as the loan goes through underwriting.” Schermerhorn is also an expert in construction loans. “With a construction loan, you’ll get credit qualified, close on the land, get an appraisal, and have the title work up front before one piece of dirt is moved,” she says. “But the nice thing is if you’re paying $1.5 million to build a house, it will be worth $1.5 million when it’s done. You know up front it will be a good value for you.” While interest rates hovered around 7% in 2023, current forecasts predict rates will eventually dip next year, with average interest rates falling between 5% and 6%. That’s good news for homebuyers who’ve been hesitant to take on a 7% loan. “I caution people about getting caught up in rates,” Schermerhorn says. “Rates are expected to come down. So, if you’re building a house, you can lock in a rate and refinance it later, when interest rates are lower. At the end of the day, rent prices are incredibly expensive across the country, and pouring that money into rent rather than tapping into the benefits of homeownership may not be the best use of your money.”
