Traditional mortgages often can’t accommodate the complex financial situations of high-net-worth individuals (HNWI). Seasonal, variable, or complex income streams such as royalties, lottery winnings, rental income, or venture capital or angel investment income can mean a buyer is asset-rich but cash-poor. Though they’re more than capable of paying the loan, their proof doesn’t check the right boxes for a traditional mortgage.
To learn more about how innovation solutions can help HNWIs, we caught up with Tomeka Lynch-Purcell, President of PMG Worldwide Inc., an expert in creative financing for HNWIs with complex financial situations.
Q: What’s a high-net-worth mortgage, and who is it for?
This is a mortgage for homes that range from a million dollars to 20 million dollars and up. Ninety-nine percent of the time, clients in this price range have income challenges. For example, when you have seasonal income, like a professional athlete or actor, your income is seasonal or contract-driven. Sometimes, buyers haven’t filed taxes yet or have a lot of write-offs. I can use different programs that consider their assets and use them as income.
Q: Why wouldn’t HNWIs just pay cash?
Why liquidate your portfolio? That’s not what real estate is for. You never want to use liquid funds to buy a primary residence, especially if you get paid seasonally, like basketball or football players who may move every three years. We have to think logically and think about the future. I never recommend handing over cash unless it’s an investment property.
Q: Are more people buying luxury homes as legacies?
Legacy is huge now, and not just in homes. In general, we’re building legacies for generational wealth. As an African American woman, I want to leave generational wealth for my family, and real estate is how you do that. My own home is my legacy for my family.
Q: How is PMG Worldwide different than a traditional mortgage broker?
We have over twenty years of experience, and we can handle complex situations. Recently, we helped someone buy a 56-acre horse farm; many lenders can’t do that. I’m tapped into this market; they call me the creative financing lender. Our difference is we communicate, and we educate. We talk about what you want and how it can benefit you. I have a deep understanding of the luxury market, and this is a tailored experience that covers all the bases; whether it’s a jumbo loan, interest-only mortgage, bank statement loan, or something else, we’ll find a solution that fits the client’s broader financial plan.
Q: What creative ways can you help HNWI qualify for luxury home loans?
For example, we can use your assets as income or collateral; you can use real estate or rental properties you own as income or show a profit and loss document from your accountant to prove income. We help many people with seasonal income, like professional athletes, but we also have pathways for white-collar clients in complex situations.
