Q: Tell us about your background and the style & quality of homes you specialize?

James McDonald Associate Architects designs homes to fit our client’s needs’ and wishes. James has been drawing and designing single family homes for over 30 years. As an office we work on projects of various styles , scopes and sizes. From small single room additions to grand estate homes, JMAA understands the needs and wants of the client for that size project. This variety in project sizes allow us to bring design ideas from our large estate homes into our smaller homes and additions.

The variety of our projects gives us a unique perspective on market trends and what home owners are looking for. This is true weather we are designing a 5,000 s.f. custom home or an exquisite estate home for sale or for a specific homeowner. This has allowed us to be part of some of the most significant projects in the metro region.

With our long history of residential projects, we have a superior reputation of knowing how to create a unique design of a home and create a set of construction documents that make it easy to build. We pride ourselves in the high percentage of projects that get built, and to how smooth the build process can be.

Through the last several years we have been on forefront of some of the market changes. Our client diversity means that we are designing projects for many different cultural needs, style wishes, and home features. This diversity of design is one of our core strengths as an Architectural firm.

Even though most of our projects are located in the Washington DC metro region we have completed projects in North Carolina, Pennsylvania, West Virginia and Florida.

JMAA is an Award-winning Architecture firm. We Participate in several regional award programs throughout the southeast united states. One of our homes won a Grand Award “Custom Home of the Year” by the Great American Living Awards run and judged by the Northern Virginia Building Association and all the professional builders, designers and real estate professionals. Outside of Annapolis we have a unique 5,000 custom modern home that sits on a small peninsula with water surrounding the home on three sides. Another home in the Annapolis area is a new England Costal style home with shake siding and stone overlooking the bay with a large rear wrap around porch

In Potomac, one of Chateau style homes was just completed as well as a Transitionally styled English country home is nearing completion. Two more unique homes are in the permit process getting ready to be built this next year.

In Loudoun County we have for custom homes in various stages of construction being built in Creighton Farms. These homes range from traditional Virginia country homes to contemporary takes on traditional styles.

Out side of Miami, Florida we have a series of both Chateau style homes and well as two Miami contemporary homes in mid construction.

In Langley, McLean and Great Falls, we have a variety of estate homes that are in design and construction. Some homes are clean and modern with white lime stone and stucco, Italian/Tuscan in style country homes, and grand French style Estate homes full of unique details inside and out.

Q. Could you share some of your previous works with us?

We have had the pleasure of working with some of the area’s premier builders. This partnership allows us to allow the creative juices to flow and create some unique/once in a life time type of projects. An example of this is working with the Building Group and the creation of the Chateau De Soleil and a past project Chateau De Riviere. It is the collaboration of ideas and design creativity, both inside and out that makes the home so special. Precast detailing, room size and orientation, trim and plaster work all contribute to the exquisite finished project. It starts with the ideas, and the understanding what a home of that caliber should bring to the market. Whether it is French Chateau or Modern elegance or somewhere in between the need to understand the market and look to create a home people can envision living in, is the goal of every home we design

Q. What sets you apart from others?

Here at JMAA, we have created a process that revolves around the client. From the first second a client walks in our office door we are looking to find out what our client is looking for in their dream home. This starts with creating a wish, need and want list, listing to our clients likes and unique lifestyle needs. Once we have talked a bit about what a client is looking for, we start what we call a Charrette process. We start sketching and designing the home overtop of the lot right in front of the client. This process allows us to vet any ideas and design directions that do not work for the client or the lot. By the end of this process, we usually have a design direction or inspiration that everyone is excited about and can’t wait to have built. Each step through the process we are meeting with the client and fine tuning the design. Once we have a design that everyone is happy with, we bring a builder into the team to validate the project cost for the client. This process allows us to confirm that or project meets the clients design and budget goals.

We have a series of photographs in our office that show the spread of projects we work on. The 2600 s.f. Jewel box whole house renovation to the 24,000 s.f. grand estate chateau show the delicateness and flexibility, that we have as a firm to work on such a variety of project needs.

LUXURY NEW LISTINGS: AVERAGE DAYS ON MARKET:

The District of Columbia has had the most luxury listings so far in 2023 with 289 new listings. Fairfax County VA is a close second with 272 new luxury listings so far through April, and there have been 167 new luxury listings in Montgomery County MD during this same time period. Many communities have had a big jump in new listings in recent months as the spring market is now underway. Notably, Loudoun County VA has had 48 new luxury listings so far in 2023, and most of those came on the market in March and April.

As the overall market has slowed down, it is taking longer on average to sell homes in most local markets around the DMV, and the luxury market is following similar trends. Within the larger markets of DC, Fairfax County, and Montgomery County, it’s taking about five to eight weeks on average for luxury properties to sell. In places further out from DC, it’s taking a bit longer to sell. Luxury homes that sold in Loudoun County VA so far in 2023 were on the market about four months on average, while luxury homes in Howard County MD were on the market more than three months on average.
