Spotlight on Hawaii’s Luxury Market PRESENTED BY TITLE GUARANTY

D

ouble digit growth in sales of properties $3M+ has become an increasingly familiar trend in the story of Hawaii’s luxury real estate market. Title Guaranty takes a look into the neighborhoods contributing to the boost in luxury sales, the buyers of the properties, and drivers behind them. Despite a 2% dip in sales in the overall market statewide, properties at the $3M+ price point jumped 39% from 2016. Combined with the 36% increase in sales from 2015, this exponential growth reflects rising demand for properties in the luxury sector. Since 2010, luxury sales have shot up 136%. Improvement in key economies of the US and Japan, coinciding simultaneously with lower inventory in the islands, has steadily pushed prices higher in recent years. Although foreign investment appears to be the catalyst, all three groups, Hawaii, domestic, and foreign, experienced a double digit increase over the past year. In fact, data* indicates that the majority are purchased by Hawaii buyers, who bought 58% more luxury properties in 2017. In contrast, buyers from the mainland US increased 29%, and there was a 25% increase among foreign buyers. Japanese buyers, the largest foreign demographic, remained flat, while California, the largest demographic of the mainland US buyer states, jumped 54%. Over the last year, Oahu experienced the largest increase in luxury sales: a 51.3% growth, largely due to the influx of inventory in the Kaka’ako and Ala Moana neighborhoods. Kauai was next at 27.3% growth over 2016, followed by Maui at 21.7%, and Hawaii Island at 20.6%. “With over 120 years of experience in Hawaii, Title Guaranty’s Title and Escrow Officers understand the intricacies of the luxury home market.”

The top five luxury neighborhoods with the most activity for 2017 include Ala Moana, Kaka’ako, Kona, Wailea, and Waikiki. The neighborhoods with the largest percent increase in luxury sales over 2016 were Ala Moana with a 3550% increase, largely due to Park Lane, followed by a 155% increase in Kohala, 120% in Ka’anapali, 80% in Koloa, and 78% in Diamond Head.
