Maritime themes have a timeless quality that surpasses trends, making nautical art a popular choice for home and boat décor, especially in coastal regions or among those with a passion for boating and the sea. Landlubbers may be surprised to know there exists a ‘nautical alphabet’, a series of 26 flags, each representing a letter in the English alphabet. Nautical flags can be rearranged in infinite word combinations like a secret, visual language, creating a nautical code that seafarers have historically used to communicate with each other.
Pamela Tomlin, the creative force behind and founder of Ipswich River Craft, grew up on the water and loves everything nautical. She draws inspiration from the idea that nautical art evokes a sense of adventure, nostalgia, and a connection to the sea, and creates one-of-a-kind and custom handcrafted wooden signs that pay tribute to maritime traditions by using the nautical alphabet. It all started when she decided to make the first nautical flag sign for her house at the start of the pandemic, spelling out her cottage’s name “Clambox” in nautical flags.
To her, each nautical flag sign is a symbol of hope and maritime dreams. Each sign is made by hand and offers a unique narrative, telling tales of the sea, whispering the waves’ secrets, and embodying the enduring spirit of maritime legacy. Ms. Tomlin’s creations are not just decorative pieces; they are tangible expressions of an unwavering connection to the sea, bringing a touch of the ocean’s magic to homes and celebrations alike.

Alooking glass? A glistening, multi-gallon water sculpture? Or a fast- lane for one of mankind’s oldest workouts? Swimming pools are to South Florida what basements are to the Northeast. Essential. Whether private or public, almost every home or community has one. Take in the aerial view on your next descent to PBI airport and you’ll notice many shapes–and shades–of blue.
From laps of luxury to serene, cooling-off retreats, today’s pools and backyard environs combine lush elegance and technological savvy for the ultimate in modern living.
Pools are ingrained in both our landscape and imagination. The earliest swimming pool was allegedly built 5000 years ago in the city of Mohenjo-daro, in present day Pakistan. It was rectangular and believed to have been used for religious rituals. In Egypt, cave drawings depict swimmers from 2000 BC. And then, there were the Greek palaestra, open air gymnasiums, where pools were made for fitness and fraternizing.
“Pools have become a mandatory landscape element,” says Palm Beach’s acclaimed interior designer Scott Snyder. “Today, I prefer a round shape that makes you think of Walden pond or an elongated 10 by 50 lap pool, preferably done in long-lasting tile with small coping so that the lawn comes close to it. The 20 by 40 foot shape with light-blue finish is out. And if you’re fortunate to live on the water, build an infinity pool.”
To wit, new pools–infinity or not– have been experiencing a push back. “In the past you built close to the house,” says Fred Guerra, co-owner of Ocean Pools. “Since Covid, the trend has been to push pools further out from the house so that there is more entertaining space and better sun exposure.” According to Guerra, the hottest request is a sun shelf. It’s the perfect spot for tots to cool off and moms to sip Aperol spritzes from chaise lounges. “Other popular requests include color-changing LED lights that can be switched on with an app and hightech water features,” adds Dale Bottcher, owner of Dale’s Decking and Pools. “Waterfalls and spillways not only add a meditative quality, but can dampen the din of neighbors, boats and trains.” Bottcher is currently building out many “champagne spas,” round or square hot tubs with 360-degrees of cascading water.
Beneath the surface, mid- to deep blue hues (and even dramatic black finishes) are all the rage. As a counterpoint, pavers in leathered white marble, sealed
creamy travertine and limestone are popular deck materials. “Some customers go ultra modern and extend their inside porcelain floors out,” says Bottcher. “When sliding glass doors open it’s one continuous space.” But since porcelain is mudset, Guerra says that labor costs will likely be higher.
Accenting the pool area, Palm Beachers are adding decorative pots filled with white and cream annuals and the occasional colorful bloom. Socrates Gemitizoylou, owner of The Willows Landscape, says that living walls redolent of bromeliads, orchids, anthuriums are also en vogue.

Hedges: Clusia hedges are in, while ficus hedges are out. Clusia is hardier, needs less fertilizer and chemicals. It also attracts less pests. They can also be trimmed quarterly versus monthly.
“Bare walls are a thing of the past,” adds Barbara Lewis, owner of The Lewis Design Group in Palm Beach and New York. The trend is lavish, layered greenery.” Lewis agrees that Covid was the catalyst for today’s explosion in outdoor design. “As we stay-cationed, we created outside living spaces through loggias, gazebos, fabulous tents, beautiful fans and outdoor kitchens.” Lewis says furniture and fabric companies followed suit, expanding their outdoor product ranges. “Every fabric house today has a performance line of textiles in all scale ranges and colors.”
With the pandemic in the rearview mirror, Palm Beach is now left with shiny new pools, bubbly spas and hanging gardens. Whether or not we care for a swim is beside the point, because it’s one heck of a glorious view!
Lawn: Artificial turf, once relegated to roadside minigolf, has become so high-tech and realistic that many Palm Beachers are opting for it. There’s virtually no maintenance or need for chemicals or fertilizers. Aesthetically, it looks perfect all year round.
Trees: Grey wood palms do best in Palm Beach, including Foxtails, Christmas, and Montgomery palms. Make sure not to plant trees too close to the pool area where they can damage pavers and pool, along with posing a safety concern.

In 2020, partners Steven Wilburn and Shawn Fitzgerald decided to professionally join forces. Steven, a former Saks 5th Avenue Creative Director and Shawn, a former marketing executive in the spirits world, had just relocated to Palm Beach County. Identifying a niche for a curated furniture and accessories store, the duo created Bungalow Palm Beach, a spirited boutique that has become a favorite among Palm Beach County’s chicest residents. Bungalow Palm Beach specializes in high-end indoor and outdoor furniture, along with art, sculpture, and home decor. The concept has been such a hit that a second location just opened this year in Deep Creek Lake, Maryland, near Steven’s hometown.
Q: What’s new in outdoor living?
Steven: Companies have been pushing the envelope with technological advances. Many high-end lines are producing sofas that look and feel like they belong inside, and in fact it’s often hard to tell the difference. Furniture lines are using high-tech memory foam that is designed to drain water within minutes from sofas.
Shawn: Tables are being manufactured with aluminum legs that have been stamped to look and feel like actual wood grain. And porcelain table tops now mimic the look of marble, but without the headache. Chairs with organic shapes are made with what appears to be natural fibers and woven material. In fact, it’s high-tech PVC that can withstand the sun, salt and rain.
Q: What about trending colors and patterns, specifically in Palm Beach?
Shawn: Steven always says you marry the furniture but date the pillows. The color scheme for outdoor sofas and chairs is a neutral palette: Lots of whites, taupes, creams and tans. Dark colors are not popular in Florida, as they attract heat and can be uncomfortable to sit on. Blue used to be the statement color, but now we’re shifting to shades of green–be it sea glass, blue-greens, aquas and even dark greens.

While mid-century design doesn’t have quite as much of a stronghold as it did at the start of the decade, geometric-inspired furniture design is keeping the movement alive for the latter half in luxurious ways. Take Currey & Company’s Colette Bar Cabinet, for example. This classic mid-century pairing of brass and rich woods is amplified with mirrored discs for a pop of contemporary glamor. Sea-Inspired Silhouettes

We’re swooning over the clever rattan and metal “Conch” hanging lamp by Luisa Robinson for Kenneth Cobonpue, as well as Glassimo’s exquisite custom NICO Buffet that is reminiscent of ocean waves, both of which bring contemporary and more architecturally driven perspectives compared to classic coastal design. Whether selected as the anchor piece of a more pared-down room or as a delightful foil to other vibrant elements in a color-filled space, we are crushing on jewel toned fabrics, accents, and wallcoverings used with more confidence from mossy greens and cobalt blues to fuschia and mustard. We’re loving the charm and depth of color of Eilersen’s Great Ash sofa in Bloom for those looking to make a vibrant design statement. The wallcovering of “Night by Vern Yip” in collaboration with Fabricut creates a sophisticated aesthetic, while the more buttoned-up look of Sarreid’s Gabriella nightstand in Marlin is a great way to add a splash of color for those looking to show a bit more restraint. You have done everything right: purchased a home in Florida, moved your possessions into the home, obtained a Florida driver’s license, registered your vehicle in Florida, registered to vote (and actually voted) in Florida elections, claimed the home as your Florida homestead, joined a country club in Florida, maintained bank accounts in Florida, and even updated your passport to say Florida is your residence. In your mind, you’ve left your old home state behind and established a wonderful new life in Florida.
Duane and Phillis Acklie had a similar thought. The Nebraska Department of Revenue, however, felt differently. Despite moving to Florida, the Acklies retained connections to Nebraska, including: daughters who remained in Nebraska, a vehicle registered in Nebraska, and they were board members for Nebraska entities. Duane Acklie made various political contributions to Nebraska entities/candidates and was named “Nebraskan of the Year” by the Lincoln, Nebraska Rotary Club.
The lawsuit between the Acklies and the state Department of Revenue went to the Nebraska Supreme Court, which found, due to a presumption against a change in domicile under Nebraska law, the Acklies were liable for Nebraska income tax from 2010 to 2014, an expensive proposition for any high-net-worth individual.
Avoiding the Trap
If you’re reading this article, you probably do not live in Nebraska. Since Florida receives more former domiciliaries/ residents from New York than from any other state, you are more likely a current or former New York resident. Like Nebraska, New York does not want to make it easy for residents to take their tax revenue out of the state, so it has developed a complex body of law to determine if its residents remain liable for state taxes.
If you plan on moving to Florida, or any other state for that matter, the following rules will help you avoid unexpected tax pain. For New York State tax purposes, a resident of New York is someone who: (1) is domiciled in New York; or (2) is not domiciled in New York but maintains a permanent abode in New York and spends more than 183 days of the taxable year in New York—unless active-duty military.
Whether you are “domiciled” in New York is based on a number of primary and secondary factors. The Primary factors are: (1) Home; (2) Active Business Involvement; (3) Time; (4) Items “Near and Dear;” and (5) Family Connections. While addressing these abstract factors could comprise an entire article, we will only dip our feet into the shallow end.
“Home” looks at the use and maintenance of a New York residence compared to a non-New York residence. In short, the house that is your actual home. The “Active Business Involvement” factor analyzes how the taxpayer’s income relates to New York. The “Time” factor reviews the amount of time spent in New York compared to elsewhere. The “Items Near and Dear” factor analyzes where one keeps items of significant sentimental value, such as family heirlooms, works of art, various collections, and personal items that enhance the quality of life. Lastly, the “Family Connections” factor is a subjective element that looks at where the individual’s spouse and minor children, if any, are spending their time (including schooling).
After a New Yorker effectively renounces domicile but continues to maintain a “permanent place of abode” in New York, that individual must not spend more than 183 days of the taxable year in New York. As you may have guessed, the application of this rule is equally complex.
For individuals moving across state lines who plan on keeping some connection to their former home state, let the Acklies’ story serve as a cautionary tale. Each state has complex and nuanced domicile/residency rules. To avoid calamity, you should work with an attorney to come up with a transition plan.

For many couples, when the kids vacate the nest, its the time to embark on something new. For the recent empty nest owners of this classically inspired English Tudor, the goal was to create a space that would continue to welcome the kids and grandkids for years to come. A space that the man of the home could burrow into, complete with an unapologetic mancave including a golf simulator hydraulic floor, entertainment theatre, and an abundant variety of spirits. The lady of the home loves pink, but the husband prefers neutrals, and marrying these two created a stunning result.
Amy Storm and Company is a Chicago-based interior design firm who does projects in Illinois and nationwide. Amy is the Lead Designer, while her husband Josh, takes up Creative Director duties. Amy’s larger team works on an impressive array of projects, but their collective passion is interior design for new construction and remodels.
It’s easy to meander in a project, and while meandering can engender aesthetic revelations, Amy and her team employ a unique process with clients known as the Design DNA. No two homes are alike, and the Design DNA pulls out what is distinctive and personal to homeowners, what is negotiable or starry-eyed, and what’s downright offensive to every fiber of their being. The Design DNA is a Bible of sorts, the standing principles of a project that serve as the ideological pillars to guide the journey.
The home sits on two lots and is very different from the owner’s previous home, a high-end, shabby chic. The couple wanted a more modern feel while at the same time maintaining a traditional Tudor style.
The family is quite sociable and enjoys the relative transparency of the façade, opening their sitting porch to foot traffic and exchanging pleasantries with the neighborhood denizens.

1 The wooden beams that call your attention upon entering the great room were originally slated to match the iron ore hue of the home. Upon installation, Amy and her team loved the natural color and opted to keep them. The beams match the stairwell treads and flooring and create a light airiness.
2 Where intimacy exists in striking space, Amy created a natural grounding with a floor to ceiling fireplace clad in venetian plaster that serves as a more intimate gathering space than the adjacent great room. A geometrically enticing chandelier by Hudson Valley highlights the warm woods and natural light throughout.
3 A set of arched shutters, repurposed from the couple’s old home and placed on sliding tracks, creates a remarkable sightline as you’re shepherded through the home’s expansive hall. Suspended white and gold interior ceiling pendants by Currey & Co light the way.

4 A striking floral pattern encapsulates the lady of the home’s office. The iron ore shade on the shelving and cabinets pairs perfectly with the floral print background.
5 Designed to be the workhorse of the kitchen, Amy and her team added a window to this scullery to take advantage of the adjacent mudroom’s abundant light. The rich walnut with gold trim, designed by artisans to be of a ‘found piece’ caliber, elevates a typical utilitarian space to a sociable and luxurious space.
6 By far the most whimsical space in the home, the daughter’s bedroom is bathed in creamy hues accentuated in light oak, and features an elevated sleeping area with a reading and a sitting nook beneath.
7 Amy and her team employed three shades of muted pinks liberally in the daughter’s shower. Inspired by one shade of pink, they had custom glazed tiles in three hues of the shade created, then installed in a herringbone pattern with elegant gold shower fixtures to add elegance.
8 The primary kitchen is a place to relax and entertain, with the scullery entrance just to the right of the range. Classic white Calcutta marble and crisp white cabinetry marries well with the solid walnut with brass inlay island counter.

9 In the second primary suite, a stunning contrast of hues and textures, the blue wood veneer wall is an exemplary choice juxtaposed by the bed’s narrow white border and neutral hues.
10 The marble sink is the perfect landing to an vibrant floral wall print that is both classic and playful. Amy’s addition of gold in key places contrasts well makes this one of the most striking areas of the home.
11 Amy and her team’s work with the gentleman of the home’s mancave might be the most impressive from a design and functionality perspective. The builder had to excavate an additional ten feet to accommodate the hydraulics of a golf simulator. The floor’s slope changes to mimic Pebble Beach and other courses’ short game, while employing top trace technology. A stunning blue table behind the home theater recliners features a routed in map of some of the homeowner’s favorite holes, and the exposed ceiling creates an industrial look with two dramatic 85-inch televisions framing the surroundings.

We asked four top producing real estate agents from our market area to share their expertise on the state of the luxury real estate market in South Florida, what is shaping buyers’ decisions to purchase homes in South Florida, and the effect of mortgages, geo-political and economic factors on our market.

What are today’s luxury buyers looking for?
All agents agree that buyers today prefer a home that has been updated with modern amenities and luxury finishes. Agent Duerr shares, “Most don’t have the time or desire to do renovations.”
Hot ticket rooms include one or more home offices, a home theater, a home gym, commercial quality kitchens and a secondary kitchen known as a scullery or catering kitchen, higher ceilings, and functional + serene outdoor space.
Location matters. All the agents agree that walkability to beaches, coffee shops, restaurants, shopping is increasingly requested. Other frequently requested location are waterfront and private club communities.
Security ranks high on luxury buyers’ lists. Either a gated and walled community or personal gate and walls on their property. Agent Hyland notes the private golf and country club communities are high on her luxury buyers’ list due to their security
In Fort Lauderdale, agent Jones remarks, “In the condo communities, buyers want full concierge services in addition to security. Restaurant services, spa amenities, conference rooms and pool side cabanas rate highly.”
Agent Kilpatrick notes “I’m also seeing a trend of buyers moving away from ultra-contemporary design to a much more natural and organic feel that doesn’t sacrifice modernity.”
Home technology, while interesting to buyers, does not create an urgency to purchase, since many of those items may be added later. People are becoming increasingly aware of solar power options and find them beneficial. Agent Kilpatrick comments, “High-end buyers are always looking for ease of use, and that has naturally led to advanced tech features being expected in new and luxury properties. They’re looking for smart homes with things like motorless shades, advanced climate capabilities, and high-end A/V components, and these features have become so ubiquitous that they’re expected in true luxury homes now.”
Would you say today’s mortgage rates have affected the volume of transactions in your area? Most of the agents concur that mortgage rates have affected the volume of transactions. Many buyers stayed on the sidelines hoping interest rates would come down and are resigned to purchasing now and re-financing in the future. In the lower echelon of the luxury market, where mortgages are more common, the buyers that are taking a mortgage are working on a smaller overall
home purchase budget and home then 1.5 years ago.
The upper echelon of the luxury market has remained relatively unaffected, because most of those transactions are 100% cash. Even if they are not getting a mortgage, it is still part of their thought process, and affects the purchase offer price.
Luxury buyers are taking advantage of different loan programs available. They have strong relationships with their private bankers, who direct them to loan programs that are right for them and their portfolio, often times linked for flexibility.
Some sellers that are wise, educated and open offer credits at closing to buy down the rate, or reduce the offering price. “There is more negotiation going on due the mortgage rates, which is healthy,” comments Agent Duerr.
Any tips for potential homebuyers trying to tap into this market?
Agent Jones shares that sellers are more negotiable in general, and this summer is a good time to buy. She recommends targeting homes where the sellers have strong equity and check for price adjustments as they signal motivation.

Agent Kilpatrick shares, “I continue to believe that buying something in pre-construction is a natural way to get the most prized inventory for the best value. The beauty of the new construction market for potential homebuyers is that they can put a percentage down and have the balance due later, which helps them plan for, and get into, that luxury home with some grace and time that a normal resale would not allow for within an average closing period.”
Agent Duerr recommends, “Be open and willing to make some sacrifices on your wants and needs. Realize you can get into a home that is livable and get better value and appreciation.”
What are the emerging markets and investment opportunities within the luxury real estate sector in your area?
All agents agree pre-construction offers incredible opportunities if you can wait for your new home. They also agree that with low inventory and high building or renovations costs, it is difficult to find fix and flip opportunities.
Agent Hyland states, “With the average home price in Palm Beach now at $14,000,000, many Buyers are moving to the newer frontiers: North County and Martin County. Hobe Sound and Stuart have and will continue to see robust growth in demand and property values. The Brightline train’s upcoming Stuart stop as well as several new upscale golf communities in southern Martin County are both significant factors.”
Agent Duerr sees the best immediate opportunities and ability to negotiate off the asking price in properties that are not brand new or newly renovated, but are move in ready. A home where one can move in, live comfortably, make the renovations later. He recommends buyers ask for seller credits at close to offset the remodels. “Keep an open mind of doing some renovations later on. Make a better deal, choose something that is livable, that you can do a renovation over time,” recommends Agent Duerr.
Agent Jones believes there may be condo opportunities this summer but be careful of assessments of older buildings. A condo community’s financial health is critically important. Agent Jones cautions to beware of poor condo management or overly expensive assessments.
Agent Kilpatrick says, “The best investment opportunities in the Delray Beach area continue to be offered by pre-construction. Buyers who have the vision to plan ahead and buy before a project
breaks ground or gets far along in its construction have an advantage in capturing luxury real estate, and are often rewarded with an investment that continues to be highly desirable in our market. A lot of buyers, shy about buying something they can’t see and touch, have missed their opportunity.”
Are there any areas or property types experiencing a surge in demand?
In Palm Beach County, the adjacent areas to the central luxury markets of Palm Beach Island and Jupiter Island there are pockets where home values are increasing at the fast rate. In northern Palm Beach County, Jupiter and Tequesta are in high demand. In West Palm Beach the El Cid, Northwood Village, and SoSo areas are in high demand. Agent Duerr sees a migration of wealth into those markets for the investment opportunity.
In the central Palm Beach County area, Agent Kilpatrick shares, “In the Delray Beach area over the last few years, new construction has been the primary focus of the secondary home market, but demand has been strong across all property types. Delray’s coastal sister cities are also experiencing more new construction activity and higher demand as a result of all the activity in Delray proper.”
In the Fort Lauderdale area Agent Jones sees the gated communities of Harbor Beach, Bay Colony and Sea Ranch Lakes seeing a surge in demand, as well as oceanfront single family homes. She notes there are only so many home sites directly on the ocean.
How are external factors, such as economic conditions and current geopolitical events, influencing our market? While all the agents agree the Great Migration to Florida has slowed down, they are quick to comment on the favorable taxes and pro-business political climate in our state.
Agent Duerr notes election years tend to influence the market by causing buyer hesitation; they are not as quick to move to the table as they once were. He notes the irony, “The real estate market doesn’t change, and the coastline and weather doesn’t change. The sellers will hold out and wait until after the election, unless they are in a compromised situation and have to sell. We’re in a bit of a stalemate.”
Agent Kilpatrick shares, “What I’m seeing now is that buyers are fed up with ridiculous pricing. They aren’t willing to pay double or more for a property than its last owner did just a few years earlier.
Economic conditions are such that people still want to buy 2nd, 3rd, 4th homes, but they’re starting to be more savvy about not overpaying.”
Agent Jones is still seeing home owners relocating to Broward from high taxation states, and believes this trend is here to stay.
Agent Hyland notes that South Florida continues to be the future of luxury real estate and our footprint will most certainly grow over time based on most every projection.
