I am a native San Antonian, born downtown at the Nix. I have loved the San Antonio culture all of my life.

This last year, of 25 years in this business, has been so unbelievably different with the Covid challenges. So my challenge is to bring exciting new ways to list, target market, and sell properties primarily from a virtual standpoint, while continuing to market in very high-end print material, such as Luxury Home Magazine. Tell what you love most about San Antonio.

This city is my home! I have breathed in and soaked up the welcoming culture of this beautiful city all of my life. Moving to Boerne and selling in the Hill Country have made an even bigger impact on my appreciation of the complexity of this area. San Antonio has some of the most diverse and incredible architecture anywhere. We also offer everything from 5-star dining opportunities to small, but extraordinary, out-of-the-way eateries to enjoy. We are also known for our world-class music venues that rival nearby metropolitan areas.

When you and family go out, where do you go and why?

We love to get together with friends to share fine dining and enjoy meeting amazing chefs and great sommeliers in San Antonio and throughout the Hill Country. While we love our home in Boerne, we have recently acquired a condo on lake LBJ where we spend time with family and friends as an added bonus.

When it comes to reading, what book has had the biggest impact on your life? If it were not for Biblical principles taught to me as a child, I'm not sure that I could have survived some very challenging life events. Believing that there are bigger hands than mine in charge in this life sure does provide comfort in all things!

Who has made the biggest impression on you? Besides my wonderful parents, in 1998, a handsome golf pro appeared at The Dominion pro shop. After a whirlwind 10-year dating relationship, 23 years later, I am privileged to call Joey Gleitman my husband, best friend, biggest fan and the love of my life. He is a member of the PGA and an amazing golfer and person. Here is some hot off of the press news; he just got his real estate license! Sell your home, buy another home and play some great golf! What’s not to love?

Tell us one thing that not many people know about you.

I taught private and public-school piano and choral music for 14 years before going into real estate. Real estate is certainly more lucrative, but I wouldn't trade the years spent in teaching for anything. The innocence in the eyes of little children making music is what makes my heart smile.

Dear LHM Readers, As you are interested in high-end San Antonio-area homes, I would like to share my thoughts on the state of the current market. You may have heard (or experienced) that this is the best seller’s market of all-time. It’s 100% true. Low inventory and high demand, combined with the time and cost to build, plus a business-friendly attitude from the state of Texas, have led to prices on existing homes escalating unlike any other time in my 18year career as a Realtor. Our area (and state as a whole) is attracting people from all over the United States, oftentimes from areas with a much higher cost of living and real estate prices. These buyers are relocating often to downsize their cost of living; post-COVID they can work from anywhere, and they are discovering that our area has an extremely high quality of life. These buyers are coming with a lot of money and our prices are incredibly affordable to them. What may be surprising is that this is also the best time to buy. How does this possibly make sense? In short, interest rates are extremely enticing. More importantly, when we look back in five years at the “crazy” prices of 2021, these prices will look very low. There will be many buyers who will wish they got in the market today instead of waiting for a bubble that is unlikely to come. My prediction is specific to the San Antonio-area. I don’t know if I was a Realtor in Austin, Miami or Phoenix that I could make this same bet. Here is why I believe the prices in the San Antonio-area will continue to escalate: • Our market is still the most affordable, by far, of the four large Texas cities. Maybe Austin or DFW will peak at some point in the next few years but that will only cause more buyers to look toward the Alamo City. We’ve already seen it this year with California buyers. Their first choice has been Austin. But the traffic and real estate market is escalating to mimic LA, so they are exploring other options. • The secret is out. Our area is affordable, naturally beautiful, the pace of life is relatively easy, schools are good, plus there is an authentic culture here. What we lack in number of Neiman Marcus’s we more than make up for in other ways. Will everything stay the same with heavy growth? Probably not, but I don’t think it will change enough to kill the golden goose. • I hear buzz/talk/rumors about increasing the capital gains tax and/or rising interest rates. Maybe it’s just my optimism but real estate has been such an important driver for the American economy for decades across different administrations that I can’t imagine that the current one wants to undo it. But, if I’m wrong, wouldn’t that make it more likely for people to want to relocate here to a beautiful and more affordable market? My group is working with clients who say “I’ll just wait a few years until the bubble bursts so I don’t have to overpay for a house.” It seems likely these buyers will regret when the bubble doesn’t happen. What they think is overpaying today will look like a bargain in the future. Many of our clients are buying now. We are often able to show them homes that aren’t yet out to the public and, even if they have to compete against multiple offers, we suggest strategies – there are many important considerations besides the price – that help them win. Of course, if you are a seller, sit back and enjoy the ride. Even then, you will benefit from sage advice about how to navigate a bidding war, appraisals, buyers who get cold feet and more. If I, or the wonderful real estate professionals in my group, can ever be a resource in these fascinating times, please do not hesitate to reach out.
