Dear LHM Readers, I’d like to share with you A Tale of Two Markets. The past 2 years, the Greater San Antonio Area real estate market has seen an all-time record for lowest number of homes for sale and historically low interest rates. Couple this with companies allowing their employees to work remotely (increasing relocations to San Antonio) and what resulted was the strongest seller’s market our city has ever seen. At the peak of this time period, there was fewer than 1.0-month of inventory on hand. These conditions were the ingredients necessary for a perfect seller’s market storm. Multiple, over-ask offers within the first 48 hours of a home going on the market, bidding wars, buyers paying closing costs and waivers for appraisal value were the norm!
Fast forward to November 2022 and market conditions have changed. Interest rates as of November 2022 are around 7.125% for the national average up from as 2.5% on a 30-year fixed rate loan.* Additionally, the number of days a home has been on the market before closing has increased significantly in many areas. Shavano Park for example has increased from 41 days in March 2022 to 149 days in September 2022. The average time to get a home under contract in Shavano Park has increased from 3 days to 112 days during the same time period.* The days of selling a home for significantly over market value appear to be coming to an end for the time being.
Prices are stabilizing, but this in no way means that home values are crashing. This first, runaway housing market was fueled by the pandemic, limited inventory and an incredibly low interest rate. Now let me introduce you to the second market: the present day. Currently we’re trending back to a balanced market. The San Antonio luxury market appears to be fairing better than other luxury markets especially those markets on the East and West Coast primarily due to continued limited inventory, a strong Texas economy and the affordable cost of living compared to other markets and states.
Regardless, if you are buying or selling a home over the upcoming months, here are some principles to live by:
• The Right Agent: Now more than ever, it is critical to partner with a Realtor that’s knowledgeable about market conditions, current on trends (and micro trends) throughout town and experienced in successful negotiation. Agents and clients who treat their business relationships as partnerships of shared goals are more likely to have a successful transaction and meet their client’s goals (vs. those who treat the relationship as a one-time transaction).
• Marketing is Key: Effective marketing and relentless networking are key in locating properties for buyers and listing properties for sellers. Today’s digital platforms are highly effective when strategically layered onto traditional marketing techniques. Facebook, Instagram (particularly Reels), YouTube and other digital tools bring rich content to prospects when added to traditional marketing techniques such as magazine ads, direct mail and good old-fashioned word-of-mouth.
• Set Reasonable Goals: Understanding that today’s market is significantly different from that of a year ago is critical. When listing a luxury home, pricing a home to reflect current market conditions will help avoid the home languishing on the market and being seen as stale or aged. When looking to purchase a home, offer terms that are meaningful to sellers.
