Hello Fall!

As South Texas natives and residents, when we envision fall, our minds naturally gravitate towards football, the upcoming holidays, and, of course, the much-anticipated arrival of cooler weather!

As our temperatures lower, humidity decreases, and you recover from surviving the heat of this summer, you may not have considered that fall is one of the best times to sell your home. Many sellers choose to list their homes during the spring and summer, resulting in more listings on the market, which translates to more competition. By listing your home in the fall, you might face less competition, which could make your property stand out to motivated buyers.

Given the limited housing inventory that we have experienced, the market is expected to remain favorable for sellers. This means that well-priced, updated properties in desirable neighborhoods will continue to do very well. Home prices are likely to continue their upward trajectory, albeit at a moderate pace.

For perspective buyers during this season, the cooler weather offers a distinct advantage, making it far more comfortable to visit multiple homes in a single day, as opposed to the brutal heat of our south Texas summer!

There are always excellent homes that did not sell during the summer because of overpricing. Those sellers may now be interested in negotiating. Also, both buyers and sellers may share a common motivation to finalize property transactions before the holiday season and end-of-year, promoting an environment conducive to more flexible and advantageous negotiation terms for all parties involved.

In my 20+ years as a Realtor, I always recommend to buyers that they speak to their lender prior to their home search. There are many new, creative loan packages and terms available to buyers today, you may be pleasantly surprised at what you find.

San Antonio’s real estate market is known for its stability, and 2023 is proving to be no different. Throughout this year, our market has demonstrated steady growth and this summer has been the calm before the storm… whether you are a buyer or seller, the time is right to make the most of the opportunities in the months ahead.

THERE…I’VE GOT YOUR ATTENTION!!! (PUPPIES ARE UNDEFEATED)

This month I’ve decided to take a break from running the creative advertising that many people have come to love and a handful of folks have grown to hate (thanks for the emails, by the way!)

I firmly believe we’re supposed to use the platforms we have for good, so I’ve decided to change it up a bit to bring attention to a very serious issue that we’re currently facing in San Antonio and surrounding cities/counties.

We live in one of the greatest cities in this great country…but many aren’t aware that we’re also living in one of the capitals for child sex trafficking and human labor trafficking. It’s conservatively estimated that we have over 80,000 children being trafficked in Texas, many of them coming through the San Antonio area via I-10 and I-35.

This is an epidemic that is getting worse by the day and it doesn’t show any signs of getting better. One of the greatest things about San Antonio is even though it’s one of the largest cities in the country, it’s also incredibly small and easy to affect change.

So how can we do that together?

1. Scan the QR code to visit a Parent Resource page. Child sex trafficking is rarely a “snatch and grab” situation where your child is kidnapped. It’s most often a long, drawn out process of grooming children through the use of social media apps, gaming systems and other online avenues, many of which we, as adults, have no idea exist. The QR Code is a great resource to help us be better aware of how they target our kids.

2. Write and call our local elected officials. Now that they’re done fighting over chicken sandwiches in airports they should be out front working with our law enforcement officials to end this epidemic in our town.

3. Be aware! Learn the signs of child sex trafficking and pay attention to those around you when out in public (put the phone down…that’s a good habit anyway.)

4. Find a great organization leading the charge on this epidemic and support them.

And to put my money where my mouth is, 10% of every dollar that comes in through the remainder of 2023 will be donated to Ransomed Life, an amazing, local organization dedicated to educating and training the public so we can end this scourge together.

What is one thing that you are grateful for?

If I had to choose one thing, it would be the support I have received from my family and my team. Without their support, our small business wouldn’t have been able to grow and become what it is today.

In order to overcome this challenge, we have provided for our clients the option to meet virtually. This has allowed for the design process to move aster, as well as eliminating the inconvenience of having our client to travel in order to meet with us. And, of course, never sacrificing our personal touch while meeting with them virtually.

Do you feel it’s important to give back to the community, and if so, what have you done?

As a business we think it’s very important to give back to the community. We have donated our time and services to local schools for educational purposes. We strongly believe young minds are the future. We have also volunteered our design services for local charities.
