LHM: It’s gorgeous to look at, and I imagine you can you enjoy yourself there too. I’ve heard there’s some serious pickleball potential.

JG: Yes, they built a pickleball pavilion - with Big Ass Fans - and an elevated stage, adaptable for various activities. Also, it has a huge, recently-built pool and a generous covered living area, complete with a fireplace and outdoor kitchen, perfect for entertaining or relaxing. Insurance Check-Up: Common Gaps In Insurance WEALTH

THE FIRST PART OF THIS SERIES covered a recap of the insurance industry and the factors impacting premiums nationwide for companies and the clients they insure. Also covered was the importance of a strategy when it comes to insurance and protecting your family, income, and assets. This issue will review common gaps in insurance and what to do about it.

COMMON INSURANCE GAPS

There is an assumption when it comes to insurance that there is a standard or blueprint that all policies (and agents) must follow. While there is a basic framework that policies do follow there is much that is optional and customizable. As a result, policies are often missing major aspects of coverage.

Home Policies – Basic Coverages

• Dwelling

• Other Structures

• Contents

• Loss of Use

• Liability

• Medical Payments

While these are included, they remain customizable to a large degree. In addition, there are added coverages or Endorsements that do not default into policies so they must be added to offer coverage. Aspects to watch for include, but no limited to:

• Dwelling coverage too high or too low

• Roof coverages – replacement cost or depreciated value, coverage for cosmetic damage, deductibles for wind/hail

Auto Policies – Basic Coverages

• Bodily Injury Liability

• Property Damage Liability

• Personal Injury Protection

• Uninsured / Underinsured Motorist Bodily Injury

• Water coverages – does the policy include endorsements for water back up, foundation, seepage or leakage

• Liability limits too low

• Uninsured / Underinsured Property Damage

• Deductibles for Comprehensive and Collision

Just like a home policy, the auto policy is highly customizable and only must meet certain state minimum requirements. Areas of exposure include liability in causing injury and property damage to others as well as bodily injury caused by the other driver without enough or any insurance.

TIME FOR A CHECK-UP

Regardless of renewal dates for policies, a check-up can be done at any time. It is good practice to review these coverages and endorsements on an annual basis at a minimum or whenever a change occurs in exposure. Examples include buying additional properties, adding investment real estate, adding or removing drivers, or starting business venture.

Luxe Living Made Easy: Revitalize Your Home for Spring

This spring let’s spruce up your space…but make it luxe. I’ve created a guide that focuses on keeping things practical, offering easy tips to declutter, and providing simple options to infuse spring color and fragrance into your home without breaking a sweat. (Because we have plenty of time for that later this summer, San Antonio. *sigh*)

RETHINK ORGANIZATION

Let’s kick things off with a fresh approach to decluttering. I believe that a clutter-free space sets the tone for a calm and inviting home. There’s no need to get overwhelmed! Just take it a bite at a time and focus on what matters.

1.Start Simple. Here’s what I want you to do: set a timer for 20 minutes and tackle one area. It can be the junk drawer in your kitchen. (You do not need a takeout menu or the manual for your dishwasher. Everything is online. Toss it.) Now, do a little every day for a month.

2. Keep What Matters. Instead of wondering what to get rid of, focus on what to keep. Take your linen closet for example — is it overwhelming? Remove what you truly need and what elevates your everyday living. Whatever didn’t make the cut, bid it farewell. (Consider donating the remainder to a great cause, like Haven for Hope.) If your linens are looking tired, spring is the perfect time to treat yourself to new ones! I cannot get enough of our French flax linen bedding from Society of Wanderers.

JEWELRY FOR YOUR HOME

Now that we’ve got your space organized, let’s add a pop of spring color. You don’t need a major makeover, I promise. My trick? Accessories! Just like no outfit is complete without the perfect accessories, neither is your home. Grab a couple of vibrant throw pillows this spring. You should change your pillows seasonally and now is the time for lighter and brighter. Toss a gauzy throw blanket over your couch or chair to replace heavier throws from winter. A space should delight all five senses, including smell. When designing, I make sure to think about ambience, and ambience is created with fragrance. I’ve always believed scent sets the mood. 4. Neglecting Sunscreen: The Silent Aggressor

Sunscreen is critical for preventing premature aging. Many skip it, thinking indoor exposure is harmless, yet all light sources, including electronics, can accelerate skin aging. Studies indicate that just 60 minutes of exposure to blue light from screens can initiate skin damage, affecting those who spend 6-12 hours daily in front of devices. Prevention is key when it comes to the facial aging process just like in the body! Apply sunscreen daily whether you are inside or outdoors. Reapply every 2-3 hours if possible for best preventative results.
