Scott Brownrigg has completed the new Three Rivers Academy in Surrey. Replacing the former Rydens Enterprise School, the 1,875-student school is a rare example of a new state school building procured outside the Education Skills Funding Agency (ESFA) Contractor Framework. Commissioned by the Surrey based Multi-Academy Trust - The Howard Partnership, the new school provides high quality, spacious facilities to inspire 21st Century learning, with a Vision to create a “world class learning environment for students”. The project team consisted of architects Scott Brownrigg, BAM Construction (Main Contractor), Arup (civil, structural, geotechnical and fire engineering services), MEA (Project Managers and Cost Consultants), Silcock Dawson (Mechanical and Electrical Engineers) and Innovare Systems (structurally insulated panel system).

The new school was funded by the sale of surplus land for residential development and Scott Brownrigg carefully designed the masterplan to create a new neighbourhood centred around a civic square and a landscaped boulevard connecting the square to Hersham Road. Both the square and the boulevard provide opportunities for the safe drop off and collection of children to and from the school, by both bus and car. The masterplan sets the boulevard in a crescent shape with a central footpath that meanders between the trees and links through to the centre of the square. The square is a shared surface space defined spatially by apartment villas and townhouses on three sides and the frontage of Three Rivers Academy on the fourth eastern side. Architect Projects

The Chartered Association of Building Engineers (CABE) has today formally signed the application to establish the New Zealand Chapter. With the Association increasing its membership year on year through international development, CABE’s fully functional New Zealand Chapter is testament to the growing role the association has with building engineering across the globe.

Housing provider One Manchester has exceeded its ambitions to build 500 new homes across south and east Manchester within five years, with a total of 663 new homes recently either completed, under construction, or with full approval to go ahead within the next few months.

(Social Impact Bond) with Trafford Housing Trust and Bridges Fund Management; a project which has now engaged over 500 rough sleepers and has so far resulted in over 60 people securing accommodation. One Manchester's Group Chief Executive, Dave Power, said: “We set out to be ambitious with our initial plan to build 500 new homes in five years, so to have surpassed this target with two years remaining is an absolutely incredible achievement by all of the team.”

At its inception in April 2015, One Manchester committed to provide more affordable housing and tenure options for residents across the city. Just three years later and faced with an unprecedented rise in homelessness across the city, One Manchester is doubling the target of its original pledge and is now committed to delivering at least 1,000 homes by 2020.

In the three years prior to merger and One Manchester’s subsequent formation in 2015, Eastlands Homes and City South Manchester between them provided around 50 new build homes.

Mr Power adds: “The whole point of the merger was to pool our expertise and resources to help raise more money and drive efforts towards building much needed new homes across Manchester. It’s very encouraging to see from the results that this decision has proved to be so effective.

With Manchester’s rapid expansion becoming more visible in the growth of major private developments and private rented accommodation, a lack of newer good quality and affordable housing is highlighting growing inequalities across the city.

"However, "Howeve the plight of the homeless and the ongoing national housing crisis mean we must never forget that huge price increases in the private sector mean that ordinary working people and families are struggling just as much to save for deposits or even just to afford their monthly rent.

To help tackle some of these issues, One Manchester is looking at ways to intervene in poorly managed and maintained privaterented sector homes, particularly in East Manchester. The organisation is working with its partners and stakeholders to develop proposals and is sponsoring a major conference in July, with the support of Greater Manchester Mayor Andy Burnham, to bring together views on how interventions could work across the wider region. One Manchester manages more than 12,000 homes in central, south and east Manchester, and has launched a number of new build housing developments over the past three years.

The application was signed by President David Taylor and CEO Dr Gavin Dunn and builds on the hard work being done by the New Zealand committee led by Chapter Chairman Kevin Emsley and Secretary Patrick Jarvis. Commenting on the formalisation, Gavin Dunn of the CABE said; “With New Zealand undergoing a construction boom, there is no better time for an internationally recognised professional body such as the CABE to work with industry partners in the establishment of a chapter covering this thriving country.” “The CABE looks forward to playing a larger role within building engineering in New Zealand,” added Gavin Dunn. Association Chapters deliver services at a local level and provide a networking hub for members to share knowledge and expertise. Establishment of the New Zealand Chapter has provided opportunity for members in New Zealand to participate in local activities. It is hoped that the formation of the Chapter will encourage membership growth and recognition of the Chartered Association of Building Engineers and raise the profile of the Building Engineering profession. Most recently One Manchester announced the refurbishment and upgrade to 62 council-owned properties around Ben Street in Clayton. While at the end of 2017, One Manchester launched The Whitworths, its first shared ownership scheme – consisting of 34 properties - which has already sold out. As well as creating new homes, One Manchester has also committed a £500,000 fund over the same five-year period to donate amounts ranging from £1,000 to £5,000, to community groups. The fund has developed into the city’s ever-popular Community Soup events. Residents living in One Manchester’s localities are invited along to Community Soup evenings to share a hot meal, listen to pitches by community groups and get the chance to vote on which group should be awarded funding.

So far, Community Soups have seen £325,000 invested into more than 150 community projects, benefiting more than 5,000 people living across the city. Mr Power said, "We're remarkably pleased with everything that One Manchester has achieved in its first three years. We work alongside some amazing communities, and we're really proud that everything we do creates a better place for residents to live and to enjoy their lives."

The concept for Three Rivers Academy proposed a unified series of spaces under a single roof. Conceptually these spaces form an almost creature-like arrangement, with a head (6th form and library), body (specialist teaching rooms and mall) and tail (sports and drama). The lateral pastoral Houses spring from the body like four separate limbs. The conceptual build-up of the limbs is akin to a stick of rock, the outer shell of standing seam cladding acts as a protective sheath which, if sliced through anywhere along the limb reveals the distinctive faculty colour within. Internally the wayfinding is intuitive and clear. The use of distinct Faculty colours is instantly recognisable with the use of graphics, furniture walls and flooring, allowing users to locate themselves throughout the building with ease. At the far ‘tail’ end of the building are the sports and community facilities. This area is identified with the use of large format supergraphics on the walls of the main hall adjacent to the dedicated community entrance. The 6-court sports hall benefits the school and wider community. This large format space has a sprung timber floor and cross laminated timber walls giving the illusion of a timber lined box. When viewed from the railway or playing fields to the north, the schools’ long dynamic form has a widescreen anamorphic quality. The overall silhouette is articulated by the Faculties, or limbs, the form of which counterpoint the wide horizontal emphasis of the architecture and evoke the four Houses pedagogy of the school.

At the head of the school the 6th form, administration and library blocks have been sculpted to both address a new piazza and announce the main entrance. The architectural differentiation of their form sets the head apart from the rest of the building and provides the sixth formers with a sense of individual identity, which is important from a behavioural growth context. The inviting angle and double height glass curtain walling further define the principle entry point for visitors. From the entrance piazza, users catch a glimpse of the undulating double height spaces in the mall beyond the reception and waiting areas. The south facing side of the school is more intimate. The residential scale and proportion of the four houses takes precedence enclosing south facing courtyards in-between. The mono-pitched roofs are a contemporary reference to the terraced housing along a residential street.

The structure is an in-situ concrete frame featuring an integrated slab and beam design that minimises the columns required and provides clear spans across the mall space. This is over clad in a pre-fabricated SIPS system providing the insulating layer and air-tightness line. The top floors of the scheme are designed to feel more lightweight. The mono-pitch House roofs and the Library butterfly roof both have a ‘steel hat’ construction, internally the steel trusses are articulated in the Faculty colours. The school is the only UK school to make the World Architecture Festival (WAF) Completed School Award category. The winner will be announced at WAF on the 28-30 November in Amsterdam. The school has already received exceptional feedback from the pupils, teachers and parents for the difference it is making to the teaching and learning process.
