Latest News Britcon completes ‘Lidl Of The Future’ stores Building and Civil Engineering company Britcon has completed two further multi million pound new concept stores for Lidl in Newark and Mablethorpe.

T

he ‘Lidl of the Future’ (LOF) store design is being rolled out by Lidl as it progresses a £1.5bn expansion programme across the UK.

In Newark, Britcon redeveloped the former Esso petrol station and Co-operative Food site on London Road, Balderton. It delivered a new 2,443 sqm LOF store with 130 new car parking spaces.

All new stores consistently feature a state of the art, glass fronted design, maximising natural light exposure with the latest energy efficiency technologies to minimise environmental impact. Internally the stores are more spacious, with much enhanced shopping and welfare facilities as well as advanced warehouse processes.

In Mablethorpe, Britcon demolished an existing Lidl on Stanley Avenue to build a larger 2,701 sqm LOF store and 100 car parking spaces. This brings the total number of Lidl contracts for Britcon to thirteen in just two years across new stores, extensions and refurbishments.

Britcon Managing Director Paul Clarkson said, “It is rewarding to see that our partnership approach with Lidl has proved repeatedly successful. We understand retail & commercial construction well and bring added value with a one stop solution. “To be able to manage the entire process of demolition, site preparation and new build plus ancillaries’ gives peace of mind to the retail and commercial estates teams which are developing or pursuing busy expansion programmes.”

Sale of Queen’s Building is ‘catalyst’ for change in Leicester’s cultural quarter An historic building in Leicester’s Cultural Quarter has been sold for around £1 million – and work has started on site for its £2 million transformation into apartments and a restaurant.

he grade II listed Shahista House in Rutland Street will now be called Queen’s Building - as it was originally named when built in 1897.

Queen’s Building sits opposite the Curve and is a landmark building in the area. The redevelopment of the property will breathe new life into the cultural quarter, say its new owners Park Portfolio. The property will be transformed into 14 apartments, with a restaurant in the basement and on the ground floor. James Coningsby, head of Nelsons Solicitors’ commercial property department, acted on the sale of Queen’s Buildings, with Mark Tildesley of Leicester-based Rich & Carr acting on the purchase. James said: “Nelsons Solicitors was pleased to act for the owner of the property – which was latterly shops and a snooker hall. The redevelopment could attract further

investment to the area and help make it even more attractive to visitors.” Mark Tildesley said: “This is a significant building in Leicester which has been underused for a long period of time. With redevelopment and investment, Queen’s Building will bring something special to the area.” Andrew Watson of Park Portfolio said the firm had been involved in the development of numerous buildings in the Cultural Quarter over the last 15 years, including The Foister Building, The Cherub Building, Exchange Buildings, and Rutland House. He said: “To illustrate our commitment to the Cultural Quarter as well as pursuing the development of Queen’s Building, we also acquired Assurance House in Rutland Street for another mixed use scheme. “We remain long term investors in this exciting vibrant area of Leicester.

“We are delighted with the support from Leicester City Council who have been absolutely fantastic in helping us bring this scheme forward. They had a ‘can do’ attitude to the development of Queen’s Building, knowing the building is a catalyst for further investment in the Cultural Quarter.” Leicester City Council supported the scheme by assisting in providing car parking facilities close to Queen’s Building. Sue Waddington, assistant city mayor with responsibility for the Cultural Quarter, supported the scheme. Coun Sue Waddington said: “I’m delighted to see this beautiful building being renovated. For too long it has been neglected, but now it is being brought back into use and will take its place in the centre of the Cultural Quarter as one of the city’s most attractive landmarks.” Built in 1897 as a shoe factory, the property is Flemish in design.

Multi-million pound renovation for former Fenwick store The former Fenwick store in Leicester is to become a mixed use scheme of leisure and retail – creating much-needed city centre apartments and around 150 jobs, it was announced today.

D

eveloper Aimrok Holdings has completed its purchase of the iconic store in Market Street in the city for a seven-figure sum and will be seeking planning approval for four retail units, a Champagne bar, restaurant and gym across the basement and ground floor. Aimrok has plans for 90 high end apartments for rent in the building’s upper floors. The new development is expected to create 150 jobs during the build – and following its completion.

James Coningsby, head of commercial property at Nelsons Solicitors, acted for Aimrok. Funding for the deal was provided by the Leicester-based Cambridge & Counties Bank, whose team was led by its business development manager Adam Jolley.

Vijay Patel of Aimrok said: “The purchase of this iconic building in Leicester is really important to us. It has a great deal of history and our plans will create an exciting concept for Leicester and will secure the building’s future. By creating a mixed use scheme, the building has a future which is sustainable for many years to come.

“The scheme will include high end apartments for the private rental sector, as well as a Champagne bar, and retail units. We are working on scheme drawings now, ready for planning late summer.” James said: “Nelsons was pleased to work on this deal. Fenwick of Leicester Ltd closed for the last time at the end of March and the purchase of the building by Aimrok was agreed last week.” Aimrok has a proven track record in Leicester, having developed other schemes in the city – the Bishop Street Post Office site where it created 74 student bed spaces and a major residential development in Hotel Street. Adam Jolley said: “As a Leicester-based bank, it’s great that we teamed up with several Leicester-based advisers to secure a bright future for a Leicester landmark. The new owners are highly experienced and their vision of developing this iconic city centre building will breathe new life into Market Street and attract further investment into this area of the city.” James added: “The new development will invigorate the Market Street area. The Aimrok plans will secure


Latest News Styles&Wood awarded trio of Manchester projects worth £15.9 million Integrated property services and project delivery specialist Styles&Wood Group has been awarded a trio of new commercial property contracts in Manchester, totalling £15.9 million.

he wins include a £9.5 million refurbishment project at 67-75 Mosley Street, a £3.7 million office-to-residential conversion at St Ann’s Square, and a £2.7 million fit-out at the landmark One St Peter’s Square development, Styles&Wood’s third instruction in the 288,000 sq ft building.

At One St Peter’s Square, global real estate firm Deka Immobilien has instructed Styles&Wood to fit-out 75,000 sq ft over four floors of the building into an open plan suite. The work will complete in summer 2017 and marks the third project that Styles&Wood has been awarded at the development, having carried out high quality fit-outs for tenants DLA Piper and Addleshaw Goddard. Working with DTZ Investors, Styles&Wood will carry out an office-to-residential conversion to create 21 high quality apartments in 12 St Ann’s Square, above the St Ann’s Arcade. Boultbee Brooks Real Estate has appointed Styles&Wood to reconfigure two buildings on

Manchester’s Mosley Street into a single 64,000 sq ft office building. The scheme, which is being project-managed by OBI property, will include an extension to create a new seventh floor and the construction of a new six-storey glazed link between the two buildings. Tony Lenehan, chief executive of Styles&Wood Group, said: “Our project delivery business has continued to secure some impressive briefs in Manchester. The underlying strength of the city’s real estate market - demonstrated by the sheer diversity of work involved in these contracts - is providing us with valuable reference projects for our work across the UK. “Our track record of delivering quality workspaces for blue chip occupiers and investors, means we’re well placed to capitalise on growing demand for refurbishments. We also expect to see more commercial to residential conversions coming to market, as landlords with legacy stock recognise the potential for strong returns in the city centre residential sector, presenting a new source of work for the group.”

Work begins on transformation of former Durham Hospital into student accommodation Work has begun on the transformation of Durham’s former County Hospital into new state-of-the art student accommodation by national developers, Sladen Estates, Peveril Securities and Helios Properties.

he former Victorian hospital will be converted and two new blocks of residences built to create a 363-bedroom scheme comprising a mixture of studio rooms and cluster flats for the city’s students.

The work is being carried out as part of a £34 million investment in the site that is situated just off North Road, Durham.

Once complete, the development will be owned and operated by Unite Students - the UK’s leading provider of student accommodation. Students will be able to enjoy the purpose-built accommodation, whilst also benefitting from its central location near the university campus and Durham’s shops, bars, restaurants and transport links. It will incorporate communal outdoor space, plus a more formal garden. A contribution is also being made towards the restoration of nearby Wharton Park, which will further enhance the area. Charles Fish added: “Conversion of the old County Hospital will be sympathetic to its original features, whilst incorporating modern design and technology. The significant investment to bring this iconic building back to its former glory will benefit Durham residents and students alike, and is a positive reflection of investor confidence within the region.” The first students will be able to move into the accommodation from the start of the Autumn term in September 2018.

Miller Birch is to deliver a major £120m development on the 2.31 acre site of the former Central Fire and Police stations and adjacent Guildhall Place.

mprovements to the 300,000sqft Guildhall Place could see a four-star hotel, offices and in addition, discussions are taking place with Nottingham Trent University regarding the creation of new facilities. The East Midlands-based property developer is working in partnership with Nottingham City Council on the scheme as part of a wider regeneration strategy to build a better Nottingham. Guildhall Place is one of several key sites that will be the focus at MIPIM, the world’s largest property event in Cannes, next week in a delegation led by Invest in Nottingham. Councillor Nick McDonald, portfolio holder for business, growth and transport at Nottingham City Council, said: “The Guildhall site is unique with its long history and central location. I’m pleased to see Miller Birch, with its strong track record in Nottingham, is now set to deliver this vitally important development. “The city council has invested over £1 billion into city centre infrastructure projects over recent years, and the development of Guildhall Place will continue that major drive. The plans proposed by Miller Birch reflect our aim to grow the city, and we look forward to seeing them come to fruition.” Mark Bielby, development director at Miller Birch, said: “We are delighted to be redeveloping this major city centre site. This follows on from the successful delivery of Trinity House for E.On, one of the largest office developments ever completed in the city. Historic art gallery brought into the 21st century with help from Pilkington structural glass When adding a modern extension to a beloved historic building, creating a sensitive link between the two is an important consideration.

T

his was one of the challenges that the architects working with the Grade-II* listed Glynn Vivian Art Gallery in Swansea needed to address when designing a major new extension. The project involved adding a new gallery, community and education rooms, a lecture theatre and screening room, conservation studios and collection stores to the existing gallery – a neoclassical brick and stone building completed in 1909. The works also created a new street level entrance, welcoming visitors with a much larger and brighter reception space. Separate but connected In creating the extension, the designers were keen to preserve the impressive symmetry of the original façade, and this meant creating a sense of physical separation externally between the extension and the gallery itself.

At the same time, in order to deliver the best experience for visitors, the two elements needed to be well connected internally, with people able to flow freely between the two.

The solution was to enclose the linking part of the extension, set back from the buildings’ façades, in low-profile structural glazing. This link means that the two elements are connected on three levels, making


the building feel unified to visitors while also allowing the historic façade to be appreciated in isolation from outside.

to reduce the amount of radiated heat lost from the building, further enhancing the energy performance of the space.

The glazing also extends at ground level around the front of the extension, allowing light to flood into the new entrance area.

The frameless glazing was supported by a series of laminated fins created from 21.5mm-thick glass using the Pilkington Planar™ l SentryGlas® system. These are connected to the glazing units with lowprofile stainless steel bolts and deliver high levels of structural strength while maintaining the transparency of the system, contributing to its minimal appearance.

To the right-hand-side of the historic building is a garden space, which the gallery intends to allow to grow into a green oasis for the city centre. The refurbished building features a glazed section of wall opening onto the garden across three floors, allowing light in and giving passers by a glimpse of some of the artworks on display. The art of energy efficiency In total, 70 sq. m of glazing was used. In order to maximise insulation of the newly created space, and ensure high levels of structural strength, double-glazed units featuring one pane of 12mm toughened glass and another of 13.5mm laminated glass were used. The outer pane was Pilkington K Glass™, which features a low-emissivity hard coating

Phil Savage, commercial contracts sales manager at Pilkington United Kingdom Limited, said: “Structural glazing is the ideal solution for extending iconic and historic buildings, as it allows new routes in and out of them to be created with minimal visible intervention. “This extension is an excellent example of this being done very successfully, and it’s clear that the two parts of the building, although separated by more than 100 years in age, really work together as a harmonious whole.”

The new extension enhances the experience for visitors without compromising the historic façade that has been so well known to people in Swansea for generations. The glazed link between the buildings plays a big part in that.”

Case study: Edgbaston Cricket Club

W

hen Edgbaston Stadium was looking for new fixtures as part of the refurbishment of its hospitality and conferencing facilities, they wanted taps which would not only deliver on performance, but would also improve water efficiency to reduce costs. So they decided to put Bristan’s infrared basin taps to the test. Background Edgbaston Stadium is a cricket ground in the heart of Birmingham. Home to Warwickshire County Cricket Club and also used for test matches, one day internationals and Twenty20 international games, Edgbaston is the second largest cricketing venue in the UK after Lord’s Cricket Ground, in London.

The stadium’s popular hospitality and conference areas are currently being redeveloped as part of a refurbishment programme which includes an overhaul of the toilets and handwashing areas. With a high number of visitors using the wash areas each week, water consumption is a major expense for the stadium operators so the new fixtures specified as part of the refurbishment needed to help reduce wastage and cut costs. One of the primary concerns with this project was water efficiency. For high use areas, infrared taps can deliver exceptional savings on water consumption, and effectively negate the maintenance costs associated with taps being left running. They also keep wash rooms clean and tidy for visitors. The infrared sensor on the taps is triggered when hands are within the 23-26cm sensing range – the tap then commences a timed flow of 55 seconds before automatically shutting off. This is particularly economical on water delivery, therefore conserving water each time they are used.

Ease of Installation Edgbaston commented: “The thing that has been a real plus point is the ease of fitting. Because the taps can be both battery and mains operated, it’s given the contractors options, plus the taps themselves are very easy to fit which helped us to keep the project on schedule. Bristan’s range of infrared taps also look stylish and are in keeping with the high standards upheld throughout the rest of the corporate and hospitality areas.”

Cliftonville Townscape Heritage Initiative The Isle of Thanet has, for almost three hundred years, been a holiday destination for Londoners from the gentile to the masses. Like many British holiday resorts it fell on hard times in the 1970s but is currently experiencing a rapid cultural, visitor and economic recovery.

C

entral to this growth is the resurgence of visitors, attracted by its striking beaches, rich natural environments and historical heritage. The opening of High Speed 1 in 2007 enhanced Thanet’s connectivity, placing it within reach of London. Margate is now the fastest growing off-peak station outside of London. Turner Contemporary gallery and other recent and long-standing cultural attractions have helped cement Thanet’s place on the cultural map. The District is particularly rich in historic buildings boasting the oldest housing stock in Kent, 22 conservation areas and 2000 listed buildings.

Turning the clock back a bit; Cliftonville was a late nineteenth century planned extension of the established holiday resort of Margate. Its development was a reaction to the ‘downmarket’ effect on the social class of its visitors that the coming of the railway had to the town . Originally planned as an exclusive residential area, the immediate success of the Cliftonville Hotel, which opened in 1869, caused a shift in direction, turning the area into an ‘upmarket’ holiday destination. The plan form of the buildings which made up the development – four and five storey terraces – proved to be remarkably adaptable into hotels and private schools as well as residential houses. By 1916 Cliftonville had some claim to being the most exclusive resort in England, as well as attracting an estimated 5,000 pupils to its boarding schools. Dalby Square is the grandest of the suburb’s residential areas and was built in the 1870s. With visitor numbers already starting to fall in the 1960s Cliftonville concentrated increasingly on ‘budget’ accommodation. When the holiday market collapsed in the 1970s there was a glut of low quality serviced

rooms. These were easily adapted into bedsits, hostels and care homes. Today Cliftonville West ranks among England’s most deprived wards; as measured by the Indices of Multiple Deprivation 2015. It is the most deprived ward in Kent – where adult male life expectancy is 18 years lower than in the County’s least deprived ward. Cliftonville West’s population is also a highly transitory one with less than 20% of its residents originating from Thanet and it is an area where in some streets – Dalby Square included – privately rented accommodation makes up over 80% of the residential floor space. The national average is 14%. Thanet District Council has a culture of successfully delivering historic building grant schemes dating back to the 1970s. This £2.7m scheme has supported the replacement of Upvc windows with timber doubled glazed widows, façade and front boundary renovations, the reinstatement of the railings to the central public gardens and the provision of sympathetic street lighting and complimentary initiatives to maintain high levels of local support and engagement. A high profile project included the renovation of a late Victorian villa to form a conference venue and holiday let (see http://www.12arthurroad.com). The last large undertaking will be to revert a car park created in the 1950s to public gardens, which is currently in the planning approval process. The Academy of Urbanism described 12 A Dalby Square as ‘ground-breaking’ and it is


certainly the most ambitious grant-aided project under the THI scheme. 12A Dalby Square is the Climate Changed Adapted Multi-Generational House, formerly the Innsbruck Hotel. The project had its genesis in a Technology Strategy Board (TSB) funded investigation into 30 Dalby Square, carried out by Thanet District Council and the Kent School of Architecture in 2011. The study found that, due to its massive traditional construction, terraced configuration and high ceilings, the Dalby Square house type performed environmentally far better than most modern dwellings. The most far-reaching finding was that it is of vital environmental importance not to subdivide the building internally – especially the staircase which runs continuously from the basement to top floor in houses of this type and which acts as a natural ventilation stack. This staircase subdivision is almost always inevitable when the Victorian houses in Cliftonville are converted into flats. The TSB project served to prove that the houses of Dalby Square are not just reservoirs of embodied energy and aesthetically pleasing artefacts; they also have a highly sustainable future. The findings of the climate change study have been incorporated into 12A Dalby Square, a 4,000sqft, five storey, former hotel. The property is owned by Kent County Council and the project is part of the County and District Councils’ Live Margate scheme which is bringing family-sized housing back into the deprived Wards of the town. The University of Kent monitored the performance of the empty building for a year before building work began. This provides the baseline data for a study which will be published as a Sustainability Toolkit. Breathable insulation, lime plaster and timber double glazed windows have been introduced into the house in some areas and some still maintain recently installed gypsum plaster and plastic windows. Berry Hill Mansfield scheme gets underway Mayor of Mansfield Kate Allsop has visited one of the area’s key development schemes following the start of infrastructure works on site.

he first phase of the Berry Hill Mansfield development, a mixed-use scheme on the boundary of Nottingham and Mansfield, will see the delivery of approximately 500 new homes as part of an urban extension to the south of the town. The scheme, which received £8.5m in in funding from the Homes and Communities Agency (HCA) earlier this year, will provide much-needed homes for west Nottinghamshire as well as creating jobs and business opportunities through a new innovation park, varied employment land opportunities as well as a retail and leisure offering. Kate Allsop, executive elected mayor of Mansfield, said: “There is a real need for new housing within

Mansfield and the large development at Berry Hill, currently underway will be a fantastic site. There will also be community facilities, such as shops, a school and a medical centre to facilitate a new community within the district. “We are starting to see the detailed plans for a phased development, which will see a good mix of housing and employment land. Rooftop milestone for £41 million university building A £41 million university building in Birmingham has taken a major step forward as the finishing touches have been made to the development.

ontractor BAM and local stakeholders were joined by staff and students from Birmingham City University at the institution’s new Health Sciences and Education building to mark the traditional ‘topping out’ ceremony and celebrate a key milestone in the delivery of the facility. The 10,500m² extension on Westbourne Road in Edgbaston forms part of the University’s City South Campus. The new development, set to open in 2018, will also enable the relocation of the University’s School of Education, consolidating the Faculty of Health, Education and Life Sciences on to one site.

Birmingham City University, said: “Today marks an exciting new chapter in the University’s long and proud history. Not only will this new building allow us to strengthen our existing education teaching and research programmes, we will also be offering a wide range of new health, nutrition and biomedical science courses. “The new Health Sciences and Education building offers students and staff the highest quality facilities available to ensure that we are best equipped to provide for the next generation of public health and education professionals in the West Midlands.

The company has developed Ultim8 B+ specifically to enable easy and rapid tiling on to bitumen or asphalt surfaces or surfaces coated with contact adhesive residues. Work to start on university conversion Sir Robert McAlpine has got its foot in the door for Edinburgh University’s major upgrade and conversion of the Scottish capital’s former Royal Infirmary building.

P

lans for a major educational hub scheme at the historic building in the Quartermile development area were put in planning a few weeks ago.

Now SRM has scooped the main enabling works with a £3.6m bid. Enabling works will consist of abestos removal, full trip of finishes and services back to structure, roofing repairs and demolition of original foundations and cellars in parts of the building complex. The University plans to restore and

extend the existing buildings to form a wide range of teaching and learning spaces under plans drawn up by architect Bennetts Associates. The proposals provide around 230,000 sq ft of floor space, of which 65,000 sq ft is new construction.

New four-storey “infill buildings” will be constructed in the two courtyards between the east and west hospital wards and will provide space for lecture halls and teaching spaces. If approved, the University hopes to start main construction next year opening to student in mid-2021.

Next phase of major conservation project on 900-year-old Westminster Hall commences The next phase of refurbishment work on Westminster Hall has started with the extensive and careful construction of scaffolding inside and outside the Hall over the next three months.

ven small gaps in doors and windows can cause significant heat loss and once a building is constructed, stemming unwanted air flow can prove difficult and expensive. 119 Ebury Street Best Global BREEAM Residential Refurbishment Award 2015 Grosvenor Britain & Ireland (‘Grosvenor’) has successfully transformed a Grade II Listed Hotel into three of the most sustainable, energy efficient apartments for rent in the UK, with the assistance and expertise of Selectaglaze.

19 Ebury Street is situated in the central location of Belgravia. It was originally built as a single dwelling and was then renovated into a hotel. Recently it has been converted into three energy efficient apartments which led to 119 Ebury Street becoming the first Listed building to receive a BREEAM ‘Outstanding’ rating in the UK for its proposed design.

The three apartments form part of Grosvenor’s London estate, one of the largest landowners in the country. Its portfolio includes much of Belgravia and the surrounding areas. Grosvenor sought to create highly sustainable apartments which feature whole house ventilation and heat recovery; this was accomplished using the most recent engineering systems and low carbon technologies. To achieve the desired renovation, Grosvenor worked closely with Westminster City Council , David Morley Architects and main contractor Grangewood, to ensure the historical features of the building were retained while creating highly energy efficient apartments.

aesthetically, a full size mock-up was built. Once the designs were agreed, Selectaglaze installed a total of 18 Series 25s which are a vertical sliding system with high capacity spring balances, ideal for treating larger windows that require thicker glass. The units were glazed with Pilkington Spacia, which is an evacuated sealed unit only 6mm thick with a centre pane U-value of 1.0. The secondary glazing treatment dramatically improved the overall U-value and assisted in achieving high airtightness levels. Specialist glazing company provides solutions to historic buildings Selectaglaze’s expertise has assisted in creating more comfortable working spaces in a former chapel and outpatients building for Oxford University.

T

he University approached Selectaglaze to support its renovations to St Luke’s Chapel and the former outpatient building on the Radcliffe Observatory Quarter site. Both buildings face each other across a courtyard and are both Grade II Listed. The chapel dates back from 1865 and outpatients from 1913.

As is often the case with older buildings, both suffered from significant heat loss due to the inefficient original glazing. High energy prices have put budgets of all sizes under strain and longer term indicators suggest that energy prices will remain high. As the original windows had to be retained, the University approached Selectaglaze, the leading specialist in the design manufacture and installation of secondary glazing, to help resolve the issues. Selectaglaze installed 82 units across the two buildings using an assortment of products from its range to meet the required specification. In the chapel the stunning gothic arched windows posed an interesting challenge to Selectaglaze, as the planning authorities were particularly keen to ensure the aesthetic impact of the secondary glazing was kept to a minimum. Selectaglaze collaborated with the architects and designed solutions that would work and compliment all the various styles. Low emissivity glass was used throughout both of the buildings which in combination with the primary window achieves a U-value of 1.8, reducing heat loss by approximately 60%. As secondary glazing is used in combination with a wide variety of primary windows, U-values are calculated using modelling software.

Furthermore, the application of secondary glazing achieved a reduction in noise egress and ingress. Thicker glass has greater mass and will provide better performance. Acoustic laminate glass will show further improvements particularly at higher frequencies as it provides further dampening. Ideally the secondary glazing should have a different thickness of glass to the primary window to avoid sympathetic resonance which will increase noise transmission.

he Hall will then undergo large-scale conservation and refurbishment work which includes an enhanced lighting scheme, internal conservation of the hammer-beam roof, fire safety improvement works and both internal and external repair to the lead-covered lantern at the southern end of the Hall. This work will be completed by the beginning of 2019.

The space will offer teacher training and specialist facilities for health sciences including provision for research, a new lecture theatre, a multi-purpose hall, speech therapy, physiotherapy and ultrasound suites, art and technology classrooms and IT hubs.

“The new Health Sciences and Education building offers students and staff the highest quality facilities available to ensure that we are best equipped to provide for the next generation of public health and education professionals in the West Midlands.

The new development, set to open in 2018, will also enable the relocation of the University’s School of Education, consolidating the Faculty of Health, Education and Life Sciences on to one site.

The 10,500m² extension on Westbourne Road in Edgbaston forms part of the University’s City South Campus.

The building forms part of the University’s £260 million investment into new state-of-the-art facilities which will be strengthened with the opening of the new £57 million Birmingham Conservatoire later this year. As part of the City South Campus extension, students from the University’s Faculty of Computing, Engineering and the Built Environment have been working alongside BAM to gain real-life experience of working in the construction industry, by putting the theory learned in the classroom into practice. Latest News Construction Youth Trust announce partnership with Mediaocean

Wright & Wright’s spectacular scheme for Lambeth Palace Library & Archive granted Wright & Wright are working on a single national library and archive for the National Church Institutions of the Church of England at Lambeth Palace in London. This will be the first new building on the site for almost two hundred years.

L

ocated on the south bank of the River Thames opposite the Palace of Westminster, the new building will take the form of an ‘occupied wall’, rising to create a nine-storey tower, a sensitive addition which will animate the skyline of Lambeth Palace. The design rationale is to elevate the precious collection – originally established by Archbishop Bancroft in 1610 – protecting it from any potential risk of flooding. The building will also screen the garden from noise and pollution from traffic using Lambeth Palace Road. The building comprises of a double-height entrance hall containing the reception and exhibition areas which will host a dedicated programme of exhibitions, as well as an Upper Room designated for seminars and other functions. This sits centrally between two wings of four and five storey archives. The design also incorporates a conservation studio, seminar and teaching rooms, a ground floor Reading Room and staff offices on the ground and first floors, all of which overlook the garden.

Leading construction charity, Construction Youth Trust, have been chosen as a charity partner for advertising software provider Mediaocean, who will work with them to fundraise and raise awareness of their programmes and campaigns.

icking off the fundraising with a bang is a 355 mile cycle challenge from London to Dusseldorf. Taking place next month, the 8 cyclists taking part in this challenge (Craig Heron, Thomas Kluth, Todd Rankin, Christian Maschke, Paul Mahon, Lenny Oseni, Godwin Joseph and Michael Sugrue) have been training hard to prepare themselves both physically and mentally for this arduous event. The cyclists will spend over 7 hours in the saddle each of the 4 days, will ride through 5 countries and cover approximately 355 miles. The challenge will be made more difficult as each of the 8 riders will be responsible for carrying their own kit, clothing and spares, and will be responsible for their own repairs en-route. Both organisations are passionate about helping young people access training and employment. Mediaocean staff based in their London office will engage with CYT’s vision and aspirations, participate in lots of fundraising activities and help introduce many young people to a career in construction. Britcon to revamp Central Hall at University of York The Yorkshire team at building and civil engineering company Britcon has been appointed to refurbish the University of York’s Central Hall on Campus West.

he contract follows the successful completion of a £68,000 refurbishment project for the Information Centre at the University which was stripped out, reconfigured and refurbished by Britcon. The £700,000 contract is part of a programme of refurbishment works planned for the prestigious University over the next three years. Britcon has started the first stage of the tenweek refurbishment of Central Hall with works to upgrade the existing mechanical and electrical infrastructure, alongside the replacement of all existing windows with curtain walling to help improve the energy efficiency of the building. Costain wins contract to plan refurbishment of vital London transport link - A40 Westway Costain has been selected by Transport for London (TfL) to undertake investigation works and to plan the refurbishment of the A40 Westway dual carriageway and the Marylebone flyover - a vital London transport link used by over 96,000 vehicles entering and exiting the capital each day.

Hillingdon Council shortlisted for industry award for Northwood School building Hillingdon Council has been shortlisted for a prestigious award at the London Local Authority Building Control (LABC) Building Excellence Awards for its rebuild of Northwood Secondary School.

he £35 million project will offer 1,080 school places for pupils in Hillingdon, and has been shortlisted for an award for ‘Best Educational Building.’ The school building has three storeys, measures 9,800 square metres in size and promotes an academic focus on performing arts. The building features 53 classrooms, specialist design and technology rooms, a sports hall and a sixth form study. A stage area with retractable seating sits at the heart of the school, and additional arts facilities include an outdoor amphitheatre and performing arts specialist rooms.

Mark Anderson, Headteacher at Northwood School said: “We officially opened Northwood School in October last year, and I’d like to thank staff at Hillingdon Council for all their support. This school is about inspiring staff, students and the local community, and already the new

John Lewis has invested more than £18m in the new site, one of three that it plans to open over the next 18 months.

The shop is the anchor store for the wider £440m redevelopment of the Westgate Shopping Centre.

Lewis’ new site in Leeds, which was undertaken by Mace and opened in October 2016.

Mace will hand the project back to John Lewis in September for an October opening. The scheme will achieve a BREEAM rating of Excellent.

Refurb plan for F1 museum Contractors are being called to the grid to bid for a £20m motor racing museum at Silverstone race track in Northampton.

T

he British home of Formula 1 has received a lottery grant to fund the conversion of a former World War II hangar on the former aerodrome site.

Up to 50,000 motor racing enthusiasts a year are expected to visit the Silverstone Heritage Museum, which will display dozens

of Formula 1 and other racing cars and bikes along with personal items from famous drivers. The project architect, heading up the building services team, is Jane Lock-Smith of Cube Design. A £9.5m shell and core and base build contract will be let to the successful contractor to refurb

and reclad the existing hangar with a new large extension and associated external works. Fitout works for the project will be let as a separate deal. PQQs are due out this month with an invitation to tender sent to shortlisted firms in July.

Hay Castle set for £5m restoration Mott MacDonald is project managing the proposed restoration of the Grade I listed Hay Castle in Hay-on-Wye, Wales, UK on behalf of Hay Castle Trust Ltd. The £5million renovation will transform the currently derelict building into a major centre for culture, arts and education.

ay Castle was built in the late 12th century by Norman Lord William de Braose. It was sacked by Llewelyn II, the last Prince of Wales, in 1233 before being rebuilt by Henry III. After being occupied by various families for centuries, the castle was purchased by Edward Vernon Tuson after World War II, who later sold it to Richard Booth in the 1960s. For the first time in 800 years the castle is held public ownership after Richard Booth sold it to the Hay Castle Trust in 2011.

Committed to its renovation, the trust has received funding from sources including the Heritage Lottery Fund to restore the castle. The project will see at risk areas such as the medieval keep and archway, Jacobean mansion and service wing be conserved, while the castle’s ancient gate, the oldest of its kind in the UK, will also be restored and opened to the public. Additionally, a vital connection between the castle and the town will be reinstated, creating a culturally and economically vibrant centre for the arts and training in the town centre.

Southend United submits 22,000-seat stadium plan Southend United has submitted plans for a new 22,000 capacity stadium with an enabling hotel and flats scheme.

T

he club has now confirmed it hopes to start work on the project as soon as it obtains planning.

The new ground, designed by architect Populous, will be built at Fossetts Farm to replace the Roots Hall stadium. Previously McLaren and Bowmer & Kirkland had been in talks with the club about delivering an earlier version of the project back in 2011. In a statement the club said: “This submission represents a major step in the future of Southend United Football Club and we now look forward to learning the decision of the council in the coming months.

Worcester City Council Announced a £10.5 Million Pool Extension Worcester City Council has announced a £10.5 million pool extension.

T

his work at the Perdiswell Leisure Centre will form part of a nationwide strategy to give support to facilities in the right areas that will encourage more people to take part in sport. This new project will create a state of the art swimming pool that will be up to competition standards and will also become a strategically placed venue that will help with the development of the sport for a number of years. The swimming pool will be extended and open at some point this year, and the project has been paid for in part by Sport England and their Strategic Facilities Fund. When the pool is open it will offer an eight lane swimming pool that measures 25m x 18m. Also constructed as part of the project is a 18m x 10m learner pool that is equipped with a moveable floor. Overlooking the pool area there will also be seating for a capacity of 250 spectators. The construction is being completed using innovative building techniques in order to ensure that the pool is at the highest standard possible and to make sure it is an asset to the swimming community for years to come. Carrying out the work on the new pool facilities is Speller

Metcalfe, and the roofing on the project is being created by Britannia Site Solutions. The roof will be constructed with a 2,300m² Protan EX-A 1.5mm single ply polymer membrane that will be adhered to the roof decks that will be made out of concrete and aluminum. The roof element of this project is complex in comparison to the other features of the project because there are a number of different aspects to take in to consideration. There are a number of different penetrations in the roof and also other detailing to allow for the ducting systems to be installed. There are also a number of construction substrates to be considered and impact the chemically treated water of the pools could have on the roofing.

The construction is being completed using innovative building techniques in order to ensure that the pool is at the highest standard possible and to make sure it is an asset to the swimming community for years to come.

Wrightstyle and Hong Ko Wrightstyle, the leading steel and aluminium glazing supplier, has won major contracts for Hong Kong’s prestigious Museum of Art and the Royal Academy of Arts in London, the UK’s oldest arts institution.

T

he Hong Kong contract involves the supply of advanced internal screens and unlatched doors for the museum’s HK$ 960 million refurbishment, which will increase exhibition space from about 7,000 square metres to more than 10,000 square metres.

The museum currently welcomes about 400,000 visitors a year compared to some 300,000 five years ago, and is home to some 16,000 pieces of art, mainly from Hong Kong and mainland China, although it does host international exhibitions. Wrightstyle’s contract for the Royal Academy forms part of the iconic institution’s £49.8 million redevelopment to link the two buildings it owns - Burlington House and a building in Burlington Gardens that it purchased in 2001. When complete in 2018, in time to celebrate the RA’s 250th birthday, visitors will for the first time be able to walk from Piccadilly to Mayfair through expanded and improved artistic spaces. The external glazing contract will comprise systems from both Wrightstyle and Secco Sistemi, for whom Wrightstyle was appointed a fabricator and supplier earlier this year. The Italian company is a worldwide leader in the production of designer systems for doors, windows and facades – and which are specified internationally for the refurbishment of historic buildings. Wrightstyle celebrated its 20th birthday earlier this year, and was last month awarded a Global Business Excellence Award for its design innovation – specifically for the world’s first unlatched fire door and an aesthetically and technically-advanced system to protect buildings against the equivalent of a lorry bomb. Northumberland farmer champions energy efficiency to transform business A recent YouGov survey commissioned by ScottishPower has found that only one in ten businesses have reduced their energy consumption in the past year, and that 60 per cent of small business owners don’t regard energy efficiency as a priority, potentially missing out on vital savings.

One rural business championing energy efficiency is Williamston Barns, a holiday letting business run by Neville and Viv Gill in Slaggyford, Northumberland. The farmstead has been in the family for almost 300 years, and after making the decision to diversify the business in response to the fall in market prices, the couple transformed historic barn buildings into modern luxury holiday lets.

Whilst maintaining the building’s character, the couple recognised the renovations were an opportunity to invest in energy efficient technology to help save money in the long term. Heating, Ventilation & Insulation PANASONIC GENERATES SIGNIFICANT SAVINGS IN RESTORED WATER TOWER An abandoned water tower on the outskirts of Harrogate, Yorkshire, has been converted into a stunning family home by Carol and Majid Nadry from Bradford. Sustainability and energy efficiency were at the heart of the project, so they chose an air source heat pump from Panasonic to provide a low-Carbon heating and hot water solution. The four-storey water tower, which was built in the 1940s to supply a nearby village, was in need of significant refurbishment, as it had lain derelict for several years. However, this offered the Nadrys a blank canvas on which they could design their home - and exactly the way they wanted it. Energy efficiency was one of the core principles of their restoration project, and this presented a number of challenges to Cumbria-based renewable heating firm Heacol, who were asked to design and install the heating and hot water system. Heacol installed two Panasonic Aquarea T-CAP heat pumps to provide the necessary capacity for the house. The T-CAP includes weather compensation controls as standard, so that when the outside temperature falls, the water temperature rises, meaning the system is always running at peak efficiency. Heacol also installed proportional thermostats so that when the outside temperature drops below 17°C the system will run 24 hours a day. This enables the system to run at a much lower flow temperature when providing heating and hot water, and therefore it consumes significantly less energy while still performing at peak efficiency. Heacol also installed a thermal store, which heats the water as it flows through a pipe rather than in a tank, which not only reduces the risk of legionella but also lowers the running costs of the system. Completely restored, the Pannal Water Tower is equipped with an efficient, fully-controllable heating and hot water system. With monitoring equipment recently installed, Carol and Majid Nadry will soon be able to see the significant savings on their energy bills generated the Panasonic Aquarea T-CAP.

THERMAL BREAKS SPECIALISTS IMPROVE ENERGY EFFICIENCY OF LUXURY HOTEL BY 60% A luxury hotel in Yorkshire has improved its energy efficiency by up to 60% with an innovative thermal bridging solution delivered by Armadillo, as part of a £9.5 million refurbishment project. The thermal breaks specialist was appointed by Aim Applications to deliver the solution which will add to the hotel’s existing facilities with the addition of a new spa extension. The team’s solution insulated the hotel’s roofing system, which involved isolating the rooftop balustrade posts from the flat roof structure. The manufacturer’s product, Armatherm™ 500, was installed at the location where the posts and roof met to create an effective thermal barrier. The material prevented the cold steel posts from penetrating the roof insulation and transmitting cold temperatures into the interior structure as a result. The solution implemented by the team will help to dramatically reduce condensation issues, along with improving the energy efficiency of the hotel when the spa is complete in Spring 2017.

wner Mr. Jackson, along with SWHP, evaluated a range of possible replacements for his old, inefficient non-condensing boiler and decided on the Robur K18 as the most cost-effective solution.

Powered by natural gas, but benefitting from renewable energy from air, the Robur K18 offers exceptionally low running costs, at least 38% below the cost of a modern condensing boiler, but can still provide water up to 70°C, just from the heat pump. Supplied by Robur importer ESS, the K18 has an 18kW output and is intended for use in larger or older properties with a high demand. The capital cost is substantially below that of a ground source heat pump and the running costs are lower and the performance is better than an equivalent electric heat pump.

Polyurethane foam weatherproof architectural projects By Leonie Onslow, Executive Director, British Urethane Foam Contractors Association

With changing weather patterns, resulting in erratic conditions and high winds causing much damage to properties, roofs now need to be far more resilient to the effects of wind, rain and storm damage.

A

rchitects need to ensure that new roof structures are built in accordance to the revised British Standard BS 5534: 2014 in order to improve their structural integrity and counter adverse weather conditions. This is all very well for new buildings but this still leaves many older building projects at risk of damage or falling tiles. A simple solution to the problem is to specify sprayed polyurethane foam for the underside of the roof to bond the slates or tiles in place. It achieves excellent insulation values and can be used to counter nail fatigue, prolonging roof longevity. Naturally the roof should be in a good, weathertight condition prior to installation but once installed the polyurethane should make the structure much more resilient to stormy, wintry weather. It’s worth pointing out that the exterior still requires checking periodically for any signs of degradation. Polyurethane foam is not just for roofing applications – architects can specify its installation in the form of wall insulation, floor insulation or to fill voids and other areas to provide a seamless, thermal insulation barrier. It can bring properties up to the latest standards of insulation and airtightness which may result in similar building fabric insulation performance to the Building Regulation Part L requirements of a new property. Closed cell polyurethane foam insulation for building projects has been around for over 30 years. The polyurethane insulant is a two-component liquid system which produces a highly-efficient blanket of insulation with an exceptional thermal conductivity figure. In shops and warehouses large areas can be installed very quickly. Systems can be applied to various depths and have K-values in the range of 0.025 to 0.028W/mK. These foams are resistant to driving rain meaning that the material stays dry with no loss of thermal properties. The insulant can help act as a barrier to prevent flood waters from entering the building through the walls. The British Board of Agrément certification approves this insulant for cavity walls in all exposure zones. Closed cell foams which achieve a Class 1 fire rating when tested to BS476 Part 7 are available. Or, where non-Class 1 materials are used on internal applications these must be covered by plasterboard, or a similar thermal barrier. Properties classed as ‘hard-to-treat’ with narrow cavities, stone cavities, or of metal or timber framed construction can simply be insulated with injected polyurethane foam systems resulting in high energy efficiency of the walls.

Conversely, open cell polyurethane foams do not have the high insulation properties associated with the closed cell materials, which is a distinct disadvantage if trying to save space. They do not have the same fire performance as closed cell, so they should never be left exposed; they have no structural strength to stabilise roofs or walls and are widely marketed to be applied directly onto non-breathable membranes. This practice should be treated with a high degree of caution as interstitial condensation could occur in the foam, next to roof timbers. However, they are better suited for their enhanced sound attenuation properties or in situations which require more air and vapour into a building’s interior. The British Urethane Foam Contractors Association (BUFCA), the national trade association representing the industry has a list of recommended installers and technical datasheets for architects available at www.bufca.co.uk.

Buttermarket gets a makeover with LK2 A £25 million revamp of Buttermarket Shopping Centre in the heart of Ipswich has officially completed with the opening of a new 12 screen cinema operated by Empire.

T

he project was delivered by architecture, sports and leisure firm LK2 and contractor Simons Group. Phase one of the works saw the scheme transformed from a tired shopping centre into a vibrant retail destination, rejuvenating the centre’s retail offering with high street giants such as New Look and TKMaxx trading from larger, newer units. A second phase of work anchors the centre’s reputation as a leisure destination with the completion of an 18,000 sq ft gym, bowling alley, family entertainment centre and a food and drink

quarter. This phase was finalised with the opening of the 12 screen multi-plex cinema, owned by Empire, which opened this month. LK2 secured the project due to its expertise in the retail and leisure sector. During a detailed study, the firm’s expert team of architects were able to determine the redevelopment options for the centre’s owners, working to refurbish and realign the centre through innovative solutions. Paul Starbuck, director at LK2, said: “We are immensely proud of this scheme as we feel it

has met the needs of the client and optimised the available floor space. By repositioning the shopping centre as a retail and leisure destination, visitors are now encouraged to stay for more than just an hour or so of shopping. “This increases footfall for traders inside the centre and offering the local community and tourists a variety of leisure activities, positively impacting the area.” The redevelopment now incorporates more leisure facilities into the centre and provides a diverse offering to visitors. When the building was acquired in 2015 for just £9.6 million, only 43% of the centre’s units were occupied by traders. At the time of its resale in February this year, the centre was 90% occupied, and sold for almost £55 million. Tom Robinson, Simons chief executive, said: “We are incredibly proud of what’s been achieved at the Buttermarket – this type of project is no easy feat but working again with the team at LK2 we have achieved a fantastic outcome for the client. nitially the owners had faced difficulties with the original extension, which let wind in and had a leaking roof; therefore they were keen not to make the same mistakes. Kebony – a beautiful, durable and hardwearing wood recommended by leading architects – was chosen to clad the exterior façade of the house.

Ann Pasola lived in her two-bedroom terrace for 15 years before submitting a planning application for an extension to the council. Having relied on a builder without the instruction of an architect, Ann ended up unhappy with the end result and contemplated selling the house. However, an opportunity to relocate to New York with her now husband Chris Grover came up and it was agreed that instead Chris would sell his house in Hammersmith and use Ann’s Wandsworth home to store their furniture whilst they were away. The pair returned to the UK in 2009 and made the decision to embrace the prime location of the Wandsworth cottage and transform the property into their forever home. WG+P were tasked with finding a solution to the leaks and designed a contemporary extension sympathetic in form and rhythm with the neighbouring terraces. The old extension was demolished and replaced with a more impressive structure, comprising exposed beams and a

polished concrete floor; sliding doors from the kitchen were installed to enhance connectivity to the rear garden, while an internal pocket door separates the original and modern parts of the house. Extensive research confirmed the couple’s decision to use timber as the prime material for the extension façade, but in order to avoid the same mistakes that occurred with the initial extension, it was necessary to choose a durable and low maintenance wood. This, combined with a need for a lightweight and tactile material and an ambition for the extension to be environmentally sustainable, made Kebony the obvious choice. The owners were also instantly impressed by the aesthetic appearance of the cladding which adopts a beautiful silver grey patina as it develops over time. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a biobased liquid derived from agricultural crop waste. By polymerising the wood’s cell walls, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. Kebony timber is easy to work with; it can be processed in the same way as hardwood without the need for special precautions

during sawing and profiling as a consequence of the low dust and VOC emissions. Ciara McInerney, Project Architect with WG+P commented: “The challenges for Wiseton Road were comparable to many London Victorian terrace houses; disparate internal floor levels; poor connectivity to the rear garden; low floor to ceiling heights within the former ‘closet wing’ back extension and poor natural light. Our sensitive reworking of these incommodious spaces and introduction of natural materials and light formed a refreshing transformation to the property. Kebony was the perfect material which was installed in a matter of days. The finished product beautifully connects the garden to the house. he Grade II listed Tower Mill in Little Downham, had fallen into disrepair, with no sails, windows or cap, but has now been sympathetically developed into a stylish and modern eco-friendly home while retaining the beauty of its wind-powered past. The team at Eco Installer worked hand-in-hand with Freeman Brear Architects who developed the initial design and details such as a glazed viewing area and mezzanine which provide uninterrupted views over the surrounding countryside and allows night-time observation of the big Fenland skies. As well as its architecturally-stunning exterior, it has been designed with energy efficiency at its core with a biomass boiler, rainwater harvesting system, and a mechanical ventilation system keeps the house warm in the winter and cool in the summer and re-uses up to 95% of the heat that would have otherwise have been lost. More demanding client base is good news for LCA members For some people involved in construction, a demanding client is one to be avoided. A customer that puts contractors on the spot over things like the standards they work to, asks who validates their work or what guarantees are provided, are regarded by some as a bit of pain. But not by members of the Lead Contractors Association.

Finally, an LCA member can offer the long term peace of mind of our unique 25 Year Guarantee Scheme, supported by a ring fenced Trust Fund which is insurance underwritten through Lloyds of London. For a small extra cost, any client can have their project registered under this scheme, which provides a 25 year labour and materials warranty. Kemper System takes centre stage at Greenwich Theatre When the roof of a popular London theatre was no longer watertight, cold-applied liquid waterproofing specialist, Kemper System, provided the ideal solution.

oofing contractors, Capitol Roofing Co Ltd of Blackheath in Greenwich, specified Kemperol 2K-PUR to refurbish the existing 500 sq. m asphalt roof at the Greenwich Theatre, south-east London, to stop water ingress into the fourstorey building.

Once Capital Roofing Co Ltd carried out extensive repairs and cleaned the surface they primed the existing roof surface then applied the Kemperol 2K-PUR resin in a single wet-onwet process. The cold-applied resin was rolled onto the roof with a reinforcement fleece laid directly in to the wet resin, immediately followed by more resin to ensure complete saturation of the reinforcement fleece. Once cured, the resin formed a seamless, elastomeric waterproof membrane that cannot

Because the Kemperol 2K-PUR system is ideal for complex detailing, this meant a new, up-and-over staircase was able to be installed whilst still providing a seamless liquid waterproofing solution. Greenwich Theatre is a popular, local playhouse located in Croom’s Hill, close to the centre of Greenwich in south-east London. The theatre first came to Greenwich at the beginning of the 19th century during the famous Eastertide Greenwich Fair at which the Richardson travelling theatre annually performed. A further feature of Sarnafil roofing systems that appealed to the client was that the Sarnafil S327-15EL Light Grey membrane is cold applied – welded together using hot air rather than with a naked flame. The system can be used without restrictions as it meets the fire performance requirements of BS476-Part 3:2004 and BS EN 13501-5:2005. This was an important safety consideration as the market had suffered a terrible fire back in 1975. The nine-month project saw a team of between eight and 10 people working on the roof through all four seasons, including rain showers and temperatures of over 27°C., without the project or waterproofing ever being compromised. Independent living scheme gets royal seal of approval National property maintenance, refurbishment and new build contractor, Novus Property Solutions had just two weeks to redecorate an Independent Living Scheme in Dunstable prior to a visit from Her Majesty the Queen and The Duke of Edinburgh, Prince Philip.

P

riory View, run by Central Bedfordshire Council, is an award-winning Independent Living Scheme for over 55s. The facilities and layout of Priory View, which includes 83 individual apartments, five recreational lounges, a café, bar and restaurant, salon, rooftop garden and spa therapy rooms, are designed to build a sense of community and promote independence. Having received notice of the royal visit, Novus Property Solutions was called on to refresh the décor throughout Priory View to make sure the building was at its best for the visit.

On completion of the project, Novus worked with Crown Trade to create a bench made entirely from recycled paint tins used on the job. Paul Thapar MBE from Central Bedfordshire council: “The royal visit was absolutely wonderful for us – both the staff and residents enjoyed the event immensely. We wanted to thank all the team at Novus for their hard work redecorating Priory View in such a short space of time and making it look just like new again. The recycled paint can bench went down a storm and we’re

looking into getting more of them if possible.” Tony Ronayne, operations manager at Novus Property Solutions commented: “This was a particularly challenging project due to the scale of the works required with such a short notice period before we were due to start. I’m very proud of the whole team who all pulled together and worked so efficiently to ensure we delivered the high standard of work within budget and timescale and it’s fantastic to hear the event was such a success.”

During the fast-track project, nine Novus operatives worked around the clock to carry out a full internal redecoration revitalising the paintwork in the health spa, communal corridors, restaurant, library, bar area and reception to ensure Priory View was ready to welcome its royal visitors. The work was completed in under two weeks from start to finish – all while the Independent Living Scheme remained fully furnished and fully operational. With extremely short notice given before the project got underway, Novus pulled out all the stops to hit the deadline. The project team called an emergency specification meeting with Crown Trade to guarantee a perfect colour match for the existing colours used in the communal areas. The team also carried out minor maintenance and repair works to the exterior including laying new turf to front of the building and unblocking roof drainage and interior where the team fitted corner protectors, changed lightbulbs and fitted backing protection on to the walls.

£6 million facelift for University’s science building

Work on the redesigning the University of Huddersfield’s Joseph Priestley Building is under way and completion is due around the end of the year.

t started life in the 1960s, down to its shape, as the “Z Building” and has been upgraded and adapted many times over the years. Now it is named the Joseph Priestley Building and undergoes its most ambitious refit yet, which will provide exceptional new facilities for the study of science at the University of Huddersfield. The £6 million project is underway, and is the first collaboration between the University and Manchester-based Bardsley Construction. The lowest three of the four storeys are being gutted and will be completely remodelled internally. The external appearance will change too, with a new façade – featuring finned metal cladding – that will harmonise with the aesthetics of the surrounding campus. Work is due to be completed by the close of 2017. Before its most recent name change – commemorating a local scientist famed for his discovery of oxygen – the block was known as the West Building and was home to students and staff in both Applied Sciences and the Humanities. But the recent completion of the £28 million Oastler Building, which is a new base for Humanities, means that the Joseph Priestley can become a dedicated science block. “This allows the School of Applied Sciences to grow and from next year its students will have better facilities than ever,” said University of Huddersfield Director of Estates and Facilities Colin Blair. The development also has an eye on the future,

because part of the project is the construction of a link that will be in place to connect the Joseph Priestley Building to an all-new science block planned for an adjacent space currently in use as a car park. However, the next major development at the University of Huddersfield will be a new £30 million home for the School of Art, Design and Architecture, to be constructed on a site that has been cleared to the west of the Campus. It is to be known as the Barbara Hepworth Building – after the famed Wakefield-born sculptor – and is scheduled for completion by autumn 2019. The University of Huddersfield aims to work with both national and regional contractors and suppliers on its building projects, so a first collaboration with Bardsley Construction – which has a Leeds office – was a welcome development, said Mr Blair. Rick Smeaton, Bardsley regional manager in Yorkshire, commented: “This contract represents our first major project for the University of Huddersfield and provides our Yorkshire office with an ideal opportunity to enhance our reputation for the delivery of high quality and bespoke educational facilities.” Other companies involved in the project include the architectural practise AHR – now a global firm but with historic roots in Huddersfield. It was responsible for the design of the much-praised Oastler Building, opened in April by the University’s Chancellor, HRH The Duke of York.


Latest News Trench collapse on refurb site A Fife-based construction company has been fined after a worker had to be dug out of a trench that collapsed onto him.

D

undee Sheriff Court heard the 43-year-old employee of Wallace Roofing and Building Limited suffered a broken shoulder and collarbone as well as punctures to both of his lungs and fractures to all but two of his ribs. Emergency services helped the rescue operation following the incident in September 2011 at a house renovation in Falkland. A trench was being dug with an excavator to help connect the drainage system of the old property with a new extension. When the workers came across a boulder preventing them from further digging, the excavator was used to try and move the rock. The injured man, who was in the trench laying the new piping, was trying to help guide the excavator.

During this operation one of the trench walls, nine feet deep, subsided, burying the worker under the dislodged earth. Workers immediately started digging the soil away from the man’s head to allow him to breathe. He remained partially buried in the trench until the emergency services arrived and dug him free. He remained in hospital for almost three weeks. An HSE investigation found that the trench had not been supported or ‘stepped back’, to control the risk of the trench collapsing. Inspectors also found that nobody had formal health and safety training for managing a construction site and that work involving the excavated trench had not been risk assessed. As a result, workers were given instructions through verbal briefings rather than detailed, mapped out planning. Wallace Roofing and Building Limited, of Fife, pleaded guilty to safety breaches and was fined £14,000. Speaking after sentence, HSE Inspector Ritchie McCrae said: “The risks associated with collapsing excavation walls are well known, as are the necessary control measures which could easily have been employed. On this occasion, the company failed to identify the risk and consequently there was a total absence of any control measure which would have prevented this incident from occurring. The injured worker sustained serious, permanent injury and is extremely lucky to still be alive.”

Stanton Williams transform Nantes’ fine arts museum into a vibrant and democratic art space The Musée d’arts de Nantes will open to the public on 23 June 2017.

or this landmark cultural project, the London-based architecture practice Stanton Williams has transformed the existing Musée des Beaux-Arts de Nantes – an exemplary expression of the city’s civic and cultural pride and one of the largest Fine Arts Museums in France outside Paris. Located in the heart of a residential quarter in the city, the Musée des Beaux-Arts consisted of the 19th Century ‘Palais’ and 17th Century Oratory Chapel.

2009-2017’ will run for six months from the official opening. The exhibition allows visitors to immerse themselves in the project by covering the entire sixyear period of planning and construction through the display of development models from the competition stage, to information about the methodologies and museography involved. The exhibition will also include previously unseen photographs of the construction process, which reveal the complex aspects of the transformation.

Stanton Williams’ aim was to transform the introverted image of the former Musée des BeauxArts into a vibrant, democratic and welcoming contemporary space that is open to the city and its people. The design adds a contemporary layer to the historical buildings, with two new buildings – the ‘Cube’ extension for contemporary art and an archive facility with a public library. A new basement underneath the Palais has been created to house an auditorium, educational spaces and additional exhibition spaces. A fully integrated landscape design has also been implemented around the museum, with a new sculpture garden located within the urban block.

Two films will feature in the exhibition; the first documents the entire design process behind the new museum and will include sketches, drawings and model making; the second film, by Studio Cullen Williams, will use the method of time-lapse film to capture the journey of light as it travels through the museum, galleries and translucent marble façade.

In response to an all-encompassing brief, Stanton Williams worked with the Museum to design the exhibitions within the galleries themselves, and also collaborated with Cartlidge Levene to create a new overall visual identity for the new Musée d’arts de Nantes. This has contributed to the formulation of a clear visual identity, which unites the museum’s exterior and interior, and creates a holistic museum experience. Patrick Richard, Director at Stanton Williams, leading this project, says: “We are grateful to the city of Nantes for entrusting us to transform and extend the City’s Museum of Art, design the exhibition spaces for their exceptional and valuable art collections and create galleries for temporary art installations. On the occasion of the opening, French publishers Archibooks will launch a dedicated monograph on Stanton Williams’ transformation as part of their new series: L’esprit du Lieu. The book introduces the many facets of the building for the first time. In extensive texts, Stanton Williams, the Mayor of Nantes Johanna Rolland, the Director of the Musée d’arts de Nantes Sophie Lévy and consultants Max Fordham and Artelia will describe the concept as well as the content-related and artistic aspects of this new museum. Archival imagery and numerous illustrations complete this overview. To mark the opening of the Musee d’arts de Nantes and to coincide with the one-year anniversary of the appointment to design the new Museum of London, Stanton Williams will host a talk on 6 June, entitled Transformation and Continuity, as part of the London Festival of Architecture. Paul Williams and Patrick Richard will discuss the relationship between memory and architecture with writer and broadcaster Tom Dyckhoff at the Museum of London.

Electronic solutions have been part of security for many years, with the use of CCTV, in particular, becoming widespread in the battle to keep people and property safe. More recent technological advances now mean there are costeffective electronic solutions that cover almost every eventuality, as Neil Ricketts, Technical Services Director at Trigion, explains.

Selecting the right security is vital for anyone involved in the property market as it’s important to protect investments in the most cost-effective way. Electronic security systems were once extremely expensive and used exclusively in high value, or particularly high risk properties. In fact, the earliest documented use of CCTV technology is believed to be in Germany in 1942 when it was used to monitor V2 rockets. Since then technological developments have made a wide range of solutions available for a much more affordable price


– which is just as well as the number of threats has also grown. It is now possible for domestic customers to monitor their homes from anywhere in the world with just a camera and a smart phone. However, many properties need rather more protection than that. There are several solutions available whatever type of residential or commercial property you are looking to protect.

All seeing eye CCTV is still a popular option, though unsurprisingly it has come a long way since its inception in the 1940s. In those days, there was no facility for recording events and cameras and monitors could only be used for live monitoring. We are far beyond that now with proactive CCTV systems available that mean action can be taken even before crimes occur. Staff monitoring the site remotely can trigger sound and visuals to deter criminals at the point they are trying to break in. This real-time interaction is a highly effective way of preventing theft or damage to property. New integrated security systems mean fire alarms, sensitive plant alarms, and integrated mechanical and electrical systems can also all be monitored remotely 24 hours a day adding value and protecting buildings from wider threats than just criminal activity. When having systems installed it’s important that they comply with the CCTV Data Protection Act, and that commissioning staff are licensed assessors. All systems must also be fitted according to SSAIB and NSI standards.

Knock, knock, who’s there? Of course, alongside monitoring property and deterring crime, a central part of security is access control; that is determining who you let into a building, when, and what parts they are allowed into. From a remote security centre, it is possible to grant access to those

individuals with agreed security clearance, in accordance with the security protocols you have set. This option is particularly useful for lone workers or the first people arriving in the morning. This can be particularly applicable while building work is being carried out. Using electronic solutions means you can reduce manpower requirements and provide expert back up. The added bonus is that savings made by reducing manned guarding levels outweigh the cost of installation. There are many options for access control. These include swipe or proximity cards and biometric access control systems. These can be used in isolation or depending on the level of security required in tandem, so there is a substantial combination of options for buildings access and egress requirements. A swipe card is just as it sounds. The user swipes their card in a reader to gain access to building, or section of a building. A proximity card is a ‘contactless’ smart card which can be read without inserting it into a reader device. They work in the same way as contactless payment cards and are a convenient option for the user who may not always have a hand free to insert a pass in a reader. These cards, which have the option to incorporate magnetic swipe facilities, barcode reading technology and photographic identification also allow for the monitoring and – if required – tracking of personnel. Once considered the stuff of sci-fi, biometric solutions such as fingerprint readers, retinal eye scanners and hand geometry readers all offer a higher level of security for more vulnerable situations. Any of these forms of access control give employees peace of mind in and around the property as well as ensuring that out of hours’ staff, visitors and contractors can be managed successfully and securely.

LOFT CONVERSION – THE WAY TO SAVE MONEY

Loft extensions are now one of the most common methods of increasing living space in the domestic housing sector. Building Regulations offer clear guidance on the fire protection requirements specific to loft conversion projects; which often requires upgrading walls and ceilings to a 30 minute fire rating, as well as the installation of fire doors to FD20 rating as a minimum. Conventional methods of upgrading ceilings and walls usually includes fitting a new layer of plasterboard resulting in the re-plastering and decorating of these areas. Northwards Housing will be installing two Ei2110e Multi-Sensors into houses and one into flats, but each property will be risk assessed according to Building Regulations and BS 5839-6:2013 (the standard for domestic smoke alarm installations). Alarms will be hardwired together in each property, but where this is not practical or would result in unsightly mini trunking runs, RadioLINK+ wireless alarm interconnection will be used. RadioLINK+ allows alarms and accessories on the system to communicate with each other using Radio Frequency (RF) signals rather than hard wiring. he Peakirk Pumping Station is located on the junction of the River Welland and Folly. The work was carried out by ECS Engineering Services, who were appointed to carry out the work by Environment Agency. By carrying

Trellick Tower was designed by Hungarian Modernist architect Ernö Goldfinger and was built in 1972 as part of the Brutalist architecture movement that arose from the 1950s to the mid 1970s.

The tower became the inspiration for JG Ballard’s novel High Rise, which was made into a film starring Tom Hiddlestone in 2015.

out this work, ECS have been able to improve the flood defenses in the station by uprating the gates at the station. The main purpose of the refurbishment works was to create an improved barrier to protect the Pumping Station in the event of flooding. The Peakirk Pumping Station works to protect a number of properties that are located further upstream from any significant changes in water level. The existing wooden miter gates that were installed at the site had visible signs of wear after being n use for a number of years. In order to carry out the refurbishment works on the gates, they needed to be removed and taken to the ECS fabrications centre which is located in Nottinghamshire. The company faced a challenge when first gaining access to the gates, because the central sluice needed to have the water removed and then dammed before the gates could be removed and the work could begin. It was thought that the stoplog would be enough to allow the isolation of the mitre gates, however on inspection, the stoplog guides were also looking worn. Therefore, in order to carry out the repairs a GEO dam was installed to hold back the water. The control system also needed to be considered for the new gates. In order to tackle this challenge an ECS blueprinted weight stack counter balancing system was installed in order to provide the controls for the new gates. This entire system was all manufactured in house by ECS meaning that a fully integrated system could be reinstalled at Peakirk. The Environment Agency chose ECS to carry out the work because they were looking for high quality engineering solutions that were carried out in a way that is environmentally friendly.

Nationwide Platforms - Case Study Oxburgh Hall, Building & Property Maintenance K ey Facts

Client: National Trust Principal Contractor: N.F Coverdale Ltd Building Contractor Equipment: A Bronto T50JB truck mounted platform with a working height of 50 metres Project: Part of on-going maintenance and repair work to help restore the National Trust’s Oxburgh Hall to its former glory, Nationwide Platforms provided N.F Coverdale Ltd one of its large truck mounted platforms to help remove moss, lichen and algae from the property’s roof and walls as well as clear gutters and replace missing and broken tiles.

The Challenge Built in 1482, Oxburgh Hall is a Grade I listed manor house surrounded by a large waterfilled moat. As well as presenting challenges around how to safely and efficiently carry out the necessary work at height, the manor house’s historical importance meant that all work needed to be planned and delivered with particular consideration to preventing any damage. Still open to the general public, appropriate measures were also required to ensure the work was carried

out in a safe manner and with minimal disruption.

The Solution Following a site survey to assess the extent of the work and ensure ground conditions were suitable, a Bronto T50JB truck mounted platform was chosen to carry out the work. Offering a 50 metre working height and up to 35 metre outreach, the T50JB not only provided a safe solution to working over the eight metre wide moat, it also granted workers unrestricted access to all aspects of the manor including its roof, windows, chimneys, crenellations and guttering. It also reduced time and labour constraints often demanded of traditional means of access, such as the use of scaffolding.

The Benefits The T50JB’s extendable platform basket, coupled with an impressive 600kg capacity, allowed three operators to quickly and systematically clean up to four metres of the roof before repositioning the boom. Nationwide Platforms also provided a highly experienced operator to safely manage and control all movements to prevent any accidental damage or impact to the building. Finally, the use of the truck
