Listed Scottish School to receive Refurbishment

Morgan Sindall Construction and Infrastructure has been appointed by Moray Council to carry out a £2 million extension and refurbishment project at Milne’s Primary School, in the village of Fochabers, north east Scotland.

urrently a 9,000 square office block, Decorean has achieved prior approval to develop the space into much needed apartments for the local area. The development will bring 14 one and two bedroom flats to the area, with the plot also offering a secure car park. Finished to the finest specification, the apartments will underline Decorean’s ‘dedication to perfection’. The three-story, 1980’s plot is a five minute walk to Totteridge and Whetstone Underground station – just 23 minutes from Euston. The properties, which will be priced, will be on sale from late autumn 2018.

The deal is the latest in a strong pipeline for the rapidly growing construction firm, with the team also handling a number of opportunities around London and the South East, including the full refurbishment of a school and three luxury barn conversions in the home counties. The project is split into two phases – the first will see a 6,800 sq ft extension built to the rear of the existing structure. It will house three nursery classrooms and two primary classrooms as well as quiet time and ancillary support accommodation. The extension will feature under-floor heating as part of an energy-efficient build and feature Larch cladding, coloured to enhance the setting of the existing 1846 building. The school has a current intake of around 200 primary aged pupils and 20 nursery children. The new extension will allow all lessons to be delivered within one main building. Once the extension is complete the existing nursery will be demolished. In its place, the site team will create a new play area, along with an outdoor amphitheatre. The second phase involves substantial refurbishment of the school’s 4,300 sq ft dining hall. The site team will install a new heating and electrical system, thermally-efficient cladding and double glazed windows. Chair of Moray Council’s Children and Young People’s Services Committee, Cllr Tim Eagle, said: “Moray Council is committed to improving the learning environment in which our staff and children teach and learn. It is pleasing to agree a design which enhances the use of what is an iconic structure. When complete the whole school community will be learning together in a fit for purpose building.” Stuart Parker, managing director of Morgan Sindall in Scotland, added: “Construction work involving a listed building and a busy school environment demands a specific skill set, and our Special Works team, which will be carrying this out, is particularly successful in this arena. “We’re incredibly pleased to have been selected by Moray Council to deliver the works at Milnes Primary school and we’re looking forward to delivering an inspiring teaching and learning environment. ublic sector procurement specialist LHC recently launched the Schools and Community Buildings framework which provides turn-key solutions for any type of building excluding residential. The framework can be used by local authorities, social landlords and other public sector bodies.

Aztec wins trio of church revamps

ztec has been appointed to complete the refurbishment of the Grade II listed St Nicholas Church in central Liverpool; a place of worship since 1247, it requires a sensitive approach and specialist knowledge. In the grounds of the Anglican Cathedral, Aztec is building an extension to St Aidan’s House, providing additional conference and meeting room space for teaching and training. A challenging project, the two-floor extension requires a considered approach, sympathetic to its surroundings and in keeping with the traditional build. Completing the trio of projects, Aztec will deliver an extensive re-ordering and refurbishment project at St John’s Church, Ainsdale. Works include complete M&E renewal, including underfloor heating, complete refinishing plus new manufactured joinery made in Aztec’s own joiner’s A high level of interest is anticipated due to the profile of the project and the fact that it is one of the largest city centre development schemes in the country.

up to 12 low voltage (5vdc) Sensor Pads, so for example a Dimmer Controller can be operated from a Sensor Pad by the door and then the lights dimmed by touching a tile whilst in the bath. Most types of lighting can be operated by the Bathroom Switch; this includes incandescent bulbs, halogens (mains and low voltage), LEDs and low energy bulbs. The dimmer controller will work with trailing edge dimming LEDs. Because of the method of output wiring, it is even possible to dim lights as well as switch a fan on and off using the same Dimmer Controller. Bathroom Switch controllers are usually sited outside bathrooms, they should be installed either in the ceiling/loft space or elsewhere outside any zoned area. Sensor Pads are connected to controllers using thin cable such as “CAT5” or “CAT6”. Operating the Bathroom Switch is simple: Touch your chosen faceplate (tile etc.) and the lights will turn on. Touch again to switch off. The Dimmer variant operation is also easy; touch your chosen faceplate and the lights will turn on at low level, keep touching and the lights will begin to ramp up to full brightness, remove the hand and the lights will stay at the intensity reached. To switch off, touch briefly and the lights will slowly dim back down and switch off. If required, a further touch at

In the timer variant, the delay is set within the controller and the lights will remain on and then switch off once the set time is reached Applications for the Bathroom Switch include (obviously) bathrooms and wet rooms, but they can of course be used elsewhere; Bathroom Switches have been used in various situations including in domestic situations such as where switches are required to be non obtrusive i.e. mounted behind door architraves etc, and in kitchens etc. Commercial applications include vandal proof switching, commercial kitchens, swimming pools and stairwells where wiring for multipoint switching becomes easy with just 2 wires connecting all Sensor Pads to one controller. The Bathroom Switch will also switch other devices (to a maximum loading of 500Watts) such as mirror demisters etc.. If a greater load is present, the Bathroom Switch will switch a slave relay or contactor. With mood lighting becoming a desirable option within bathrooms the Bathroom Switch provides an elegant alternative to pull-cord operation.

McAlpine set for Big Ben refurb

The Government is set to award Sir Robert McAlpine the prestigious contract to restore the Big Ben tower at the Palace of Westminster despite the ongoing row over plans to silence the famous bell for four years.

M

cAlpine’s special projects division picked up the £3.5m enabling works contract around nine months ago and is set to be confirmed for the overall Elizabeth House when MPs return in early September. The bell of the famous clock will fall silent for four years to protect workers’ hearing during the restoration of the 96m tall Elizabeth Tower, the Great Clock and the Great Bell. Repairs to the clock and bell would have silenced Big Ben’s chimes for at least two years anyway.

The Health and Safety Executive has liaised with both the client and the principal contractor and said there was broad agreement that the noise risks associated with working around the clock bells were highly significant.

Cracks have developed in the masonry, the cast iron work on the roof and belfry is corroding, and leaks have caused damage internally.

The existing black and gold colouring around the clock dials was applied in the 1980s. Parliament’s team of conservation architects are currently analysing the original paint used to decorate the surrounding areas to each clock dial. Once a clear picture of the early colour schemes has been built up, the stonework will be repainted to reflect, as far as possible, Pugin’s original design.

Condensation problems have led to problems with damp, cracked plasterwork and rust. Corrosion to the bell frame has caused one of the feet supporting the quarter bells and Big Ben to split. Stonework damage is present at high levels and the famous Ayrton Light, which tops the Tower and shines to indicate that Parliament is sitting, needs to be fully dismantled and restored.

The clock hands were last removed in 1984, and will now benefit from removal and refurbishment again. Many of the 312 pieces of pot opal glass used to make up each clock face need to be renewed as a number have cracked due to years of exposure. In addition, the cast iron frameworks which hold the glass in place have corroded and need extensive repairs.

One of the aims of the project is to conserve significant elements of the Tower, as designed by architects Charles Barry and Augustus Welby Pugin.

Latest News Pick Everard helps power up offshore wind farm for SSE Historical maritime buildings in the harbour of Wick in Caithness, Scotland, will be brought back into operation when renovated to act as the hub for one of the largest new offshore wind farms in the UK.

W

ork is well underway to build the £2.6 billion, 84 turbine offshore wind farm in the outer Moray Firth. Designed by world famous Scottish engineer Thomas Telford in 1807, the conservation of the onshore maritime buildings will play a key part in generating 588MW of sustainable energy from the wind farm to go into the grid. Leading independent management, design and construction consultancy Pick Everard, based in Inverness and Glasgow, is part of the team who will be delivering the onshore aspects of the project alongside HRI/Munro Architects.

Pick Everard is delivering mechanical and engineering services for the £10 million land base which will service the windfarm commissioned by BOWL (Beatrice Offshore Windfarm Ltd). Once complete, the wind farm will power approximately 450,000 homes (around three times the number of homes in the Moray and Highland regions). Doug Soutar, director at Pick Everard, said: “This is such an exciting project to work on and one that is key in helping us to continue to deliver sustainable energy for the future. “The onshore element of the project comprises the

conservation, re-planning and part reconstruction of two blocks of the historic Old Pulteneytown area of Wick. “These buildings are more than 200 years old and have a longstanding history of being used for maritime purposes. We are pleased to be helping to bring them back into service again following planning permission from the Highland Council.” Wick has provided a safe haven for fishing, commercial, and leisure vessels for the last 150 years or so with the harbour consisting of three basins. The Inner and Outer Harbours are the main fishing and leisure berths, and the River Harbour is the commercial area. Steve Wilson, senior project manager for SSE, said: “Renovation of the iconic Thomas Telford buildings in Wick is well underway and has been progressing well. These buildings will become our long term Operations and Maintenance base for Beatrice Windfarm. “These Thomas Telford buildings are a symbol of Wick’s industrial and marine past so we are really pleased to be utilising them and in doing so help continue that legacy. We’ve been very pleased with the support there has been in the area.” The Beatrice wind farm will be operational in 2019. It is one of the largest private investments ever made in Scottish infrastructure, bringing economic and community benefits to the area. Beatrice will also create opportunities with job creations across the region, skills training, investment in Scottish ports and harbours, supply chain opportunities and community benefit funding.

London South Bank University unveils plans for St.George’s Quarter campus redevelopment London South Bank University (LSBU) campus at the heart of Elephant & Castle, is about to change in an exciting way as this month sees the launch of a fresh vision for a partial redevelopment of the site and a consultation period for the newly branded ‘St.George’s Quarter’. rmstrong Ceiling Solutions has marked the first use in the UK of its wood-effect metal baffles, alongside other innovative systems, in a prestigious £3.9 million office refurbishment. The manufacturer’s VP-500 vertical metal baffles with a US Walnut finish were specified by frequent Armstrong users BPR architects for Blake House (formerly Teal House), a threestorey office building on Cowley Business Park, coincidentally about one mile from Armstrong’s own offices in Uxbridge, Middlesex.

“This was a refurbishment of an existing building to get it ready for future letting. The landlord gained planning to extend the building by approximately 30% which entailed a new escape staircase at the rear of the property. While all necessary approvals and construction of this area was undertaken, works to the existing areas had to continue to keep to the client’s programme.”

The 300mm-high metal baffles bring a contemporary linear aesthetic to a new lobby extension and refurbished main stairs alongside 2,800m2 of Armstrong’s 600mm x 600mm metal MicroLook tiles in a Prelude 15mm grid in the open-plan office areas, Armstrong’s new Drywall Grid System (DGS) for plasterboard ceilings in staircase areas, and Ultima+ Vector 600mm x 1200mm mineral tiles on a 24mm grid in the core areas. The new look for client Henry Boot Developments involved increasing the size of the 1990s steel-framed building from 22,000ft2 to 30,000ft2 by adding extra office space to the rear, remodelling the internal core layout and building a new double-height entrance lobby at the front to enhance its dated appearance and attract large corporations as lease holders. Special attention was also given to the specification of fixtures and fittings and communal spaces, much of which feature black walnut to echo the Armstrong baffles, without over-prescribing the design. As well as delivering an exciting architectural aesthetic, the Armstrong metal baffles enable easy integration of services and achieve the required acoustical level via the use of perforated sides and an acoustic inlay fleece. They are also highly scratch resistant, manufactured from up to 30% recycled steel and are quick and easy to install. BPR project architect Ross McMahon said: “We used Armstrong’s wood-effect metal baffles in the new lobby extension. They soften the acoustics in the lobby and the timber effect brings the outside environment of trees inside the building. They also matched the walnut finish with ‘real’ wood used in the interior such as the doors, reception desk and hand rails.”

For this particular project Ross added: “We have a long-standing relationship with Armstrong. The sales rep who visited us was very knowledgeable and we were impressed by him. The client likes the softening of the acoustics

The Grade II Listed building located in Manchester City Centre is being refurbished by Quadriga Contracts Ltd as part of the NOMA regeneration scheme to provide Grade A office space, retail and leisure facilities. Constructed in 1905; the interior walls have accumulated a thick build-up of dust, dirt, polish and even nicotine residue, all of which needed to be removed. Following trials of various products, Remmers Arte Mundit Eco was selected as it is a self-vulcanising cleaning paste designed for thorough, water-free removal of residues and soiling on a wide range of substrates. orcros Adhesives, manufacturer of tiling adhesives, grouts and surface preparation products, speeds up tiling on to green screeds with its latest system solution. Pro Gyp-Base Fast Track Sealer greatly reduces the minimum drying times normally applicable for anhydrite (calcium sulfate) screeds. The new product comprises a three-stage preparation system for fixing ceramic and porcelain tiles on to screeded surfaces. It is sold as a kit containing all the elements necessary to achieve a successful bond, including a primer, moisture suppressant and gritted primer. Used together, the system allows for fast track tile installation without detracting from the overall screed strength. It also avoids the need for a special tile to gypsum adhesive, which is normally required for tiling on to anhydrite screeds to prevent the tiles from debonding.

Pro Gyp-Base Fast Track Sealer can be used on either heated or unheated anhydrite screeds. A 15kg kit contains everything required to prepare and seal approximately a 25sq m area. In an ambient temperature of 20oC, drying times are down to two hours for the first primer coat and 24 hours for the second primer coat. The moisture suppressant and gritted primer require a total of three hours drying y g time

before tiling commences. Screeds need to be a minimum of seven days old and have a maximum relative humidity of 95 per cent. After drying, tiles may be fixed with the new Norcros Pro Gyp-Base Adhesive. This is a white cement-based, flexible, fibre-reinforced, thin bed cementitious adhesive specially formulated for fixing fully vitrified porcelain, ceramic and stone tiles to Norcros Pro Gyp-Base Fast Track Anhydrite Screed Sealer. It has a setting time of three hours at 20oC permitting early trafficking of the tiled installation. The adhesive has excellent thermal ageing properties making it suitable for use on heated floors. Architecturally ambitious: Kingsdown House, The King’s School, Canterbury Faced with a complex brief on a site scrutinised by planners, conservation teams and Historic England, architectural ambition was crucial for Kingsdown House, which provides new boarding accommodation at The King’s School in Canterbury.

alters & Cohen Architects needed to carefully consider the kind of products to use on the project, which is when building materials manufacturer Wienerberger was introduced to the scheme.

The King’s School site abuts the historic City Wall in Canterbury, which is a Scheduled Ancient Monument and is in close proximity to Canterbury Cathedral, a World Heritage Site. Therefore, any proposed new buildings are closely evaluated and must demonstrate a high degree of quality, with a correspondingly detailed specification to satisfy this requirement. Working closely with the architect was essential in completing the details required to achieve a beautiful building that enhances its location. The project was not without its challenges: the build needed to be completed to suit the school’s academic timetable, and logistical complexities meant a tight delivery schedule needed to be devised and strictly adhered to. Clay tiles are a prominent feature of many buildings in Kent and specifically in this part of Canterbury. Walters & Cohen drew inspiration from local architecture and construction techniques, interpreting these with contemporary detailing and working with Wienerberger to ensure the roof tiles reflected the elegance and quality of the neighbouring buildings.

Rather than using modern interlocking tiles, Wienerberger’s Alban Sussex Blend tiles were used to create the roof and walls of Kingsdown House. The versatility of the

The design remit for the building was to create a neat, angular and seamless quality, therefore external angle tiles were not used and all corner tiles were cut to create an elegant edge against the aluminium corner trim. Additionally, all tiles under the windows were cut by hand to assist in waterproofing the building as no lead was used. Precision cutting on the angle ensured a perfect fit. To further assist with the detailed specification, Wienerberger’s Alban Sussex Blend bespoke Mansard and Gutter tiles were specially hand made for use at the eaves junction with the wall. The tiles to be used under the windows were again cut in detail and fixed using a dedicated Wienerberger adhesive. On the apex, rather than using the traditional Winchester cut, the architect required a neat straight line to achieve the desired composition and give a contemporary look. acoustic and thermal solution for a Listed watermill The Grade II* Listed Sacrewell Watermill near Wansford, Peterborough dates back to around c.1730, although there are suggestions that the Romans were utilising water at Sacrewell hundreds of years earlier. The present watermill remained in full working order until 1965.

acrewell Mill reopened in July 2015 after a £1.8 million restoration and conservation project that was backed by the Heritage Lottery Fund and the William Scott Abbott Trust. Cambridge architecture firm Purcell oversaw the restoration of the watermill, also adding a learning centre to the site, to make it a local attraction. Commenting on the restoration, project officer Jane Harrison of the William Scott Abbott Trust said, “The project is a great opportunity to work together to ensure this nationally significant building remains operational for future generations.” The existing windows suffered from significant heat loss due to their age. Messenger construction chose Selectaglaze, to deliver a bespoke solution which retained the existing primary windows, yet upgraded their thermal and acoustic performance. Selectaglaze worked closely with Purcell to design solutions that would work with the existing architecture of Sacrewell. Selectaglaze installed a total of 8 units in the kitchen, dining room, living room, corridor and bathroom of the watermill, bringing

The windows were treated with a combination of Series 10 2-pane horizontal sliders and Series 10 3-pane horizontal centre sliders, set to match the original window’s sightlines. The original plaster reveals were full of character; some were splayed and most were neither plumb nor true. Purpose made joinery grounds were produced and carefully installed to ensure the closest of fits was achieved. Toughened safety glass with a low emissivity coating was used throughout all the rooms, which in combination with the existing primary window achieved a U-value of 1.8, thus reducing heat loss by around 60%. In addition, the installation of secondary glazing provided a significant reduction in noise egress and ingress as the windows were individually measured and manufactured to ensure the closest installation possible. The restoration of this historically important building has been a great success, with Sacrewell Watermill winning RICS East of England Project of the Year in 2016. The mill, which was formerly on Historic England’s ‘At Risk’ register, also won awards in Building Conservation and Tourism and Leisure.

New Orders in Construction Fall to the Lowest in Three Years ONS figures published today show that construction output in July fell by 0.9% and was 0.4% lower compared with one year earlier. In addition, new orders in Q2 declined 7.8% and fell 12.6% on an annual basis.

ebecca Larkin, Senior Economist at the Construction Products Association, commented: “Today’s data from the ONS confirms that alongside a 1.3% contraction in output in Q2, new orders in construction hit the lowest level since 2014 Q1. “In particular, the sectors suffering the largest falls were the industry’s largest three; private housing, commercial and

infrastructure.: private housing, commercial and infrastructure. Commercial new orders began tailing off in the second half of 2016 and are 11.2% lower since the EU Referendum. Whilst this downward trend was expected amid the rising uncertainty giving way to a reluctance to invest in new offices space, private sector house building and infrastructure are the key drivers of growth in the CPA’s forecasts for 2018 and 2019. New orders in these key sectors were

the lowest since 2015 and highlight that there are now lower volumes of work queued up in the pipeline. “Nevertheless, for the year to date, construction output is still 1.3% higher than a year ago. The weakness in new orders is factored in to the CPA’s forecasts for 2018, with construction growth slowing to 0.7% as activity on projects reaching an end is not replaced at the same rates.”

ISG has been awarded a £2.5 million contract by Alliance Leisure to deliver the refurbishment and extension of Hambleton Leisure Centre in Northallerton, Yorkshire. The project will result in a new 5,100 sq ft extension to the complex that will house a gym and toning area to allow the current gym space to be converted into studios, including an immersive spinning studio. New energy-efficient lighting will also be installed in the sports hall and the timber sprung floor will be upgraded.

he refurbishment of the existing centre will include repair and upgrade works to the existing water slides, flumes and wave machine in the pool area. The changing facilities will also be upgraded with the addition of a new members’ change area. Andy McLinden, managing director of ISG’s UK Construction North and Scotland business, said: “Our team will be working in a live environment to deliver this important improvement project for the local community. We have had a framework agreement with Alliance Leisure since 2010, which is built around Sport England’s need to engage people in fitness initiatives. This is putting government-funded provision in direct competition with the commercial sector as they now boast top of the range facilities.”

James Foley, commercial director at Alliance Leisure, added: “The planned works will breathe new life into the leisure provision in Hambleton and expand the choice of activities open to the community, offering something for everyone for many years to come.” The centre, which is run by Hambleton District Council, is due for completion at the end of the year.

Restoration for Ram Brewery Chinese developer Greenland Group has gained planning for phase 3 of its £600m redevelopment of the historic 4.5-acre Ram Brewery site in south London.

hase 3 of the redevelopment of Britain’s oldest brewery site will see 50 new homes, office and workshop space, and public realm works to connect to the new river walk alongside the Wandle in Wandsworth.

Ambiguous septic tank legislation ‘has potential to cause serious problems for property professionals’ homes that currently do this must either connect to the main sewage network, create a drainage field or replace the existing septic tank system with a sewage treatment plant - if the tank is registered or installed under British Standards put in place in 1983.

Professional specifiers and buyers need to quickly improve their awareness of important septic tank legislation or risk being faced with unforeseen expenses and potential penalties, according to one drainage industry expert.

e welcome the DCLG’s consolidated advice to building owners following its series of full-scale fire tests – particularly the guidance that ‘one way to ensure that a cladding system adequately resists external fire spread is for all of the relevant elements of the wall to be of limited combustibility’. The combination of A2 limited combustibility cladding and non-combustible stone wool insulation is a good example of such a solution.

ll four of Battersea Power Station’s chimneys had to be painstakingly dismantled and rebuilt, following completion of detailed surveys, very close consultation and engagement with Historic England and the London Borough of Wandsworth.

Rob Tincknell, CEO of Battersea Power Station Development Company, commented: “It is wonderful to see the chimneys, which have become a permanent fixture on the London skyline, freshly painted and the finishing touches applied. This is a great opportunity to thank the BPS team, the specialist contractor and everyone else who was involved in ensuring one of the most important parts of the redevelopment project was successfully completed.”

Cllr Ravi Govindia, leader of Wandsworth Council, said: “An exciting new skyline is developing at Battersea but it is fantastic to see our old friends, the Power Station chimneys, restored to their former glory: a proud landmark for Wandsworth and for London. Rebuilding the chimneys as exact replicas was a key condition of the overall planning application so it’s great the pledge has already come good, ahead of schedule.” Emily Gee, London Planning Director at Historic England, said: “Historic England welcomes this final stage of the rebuilding of the chimneys, ensuring that the Power Station will retain its landmark status along this evolving part of London’s skyline.”

This test series was designed to give owners of potentially unsafe buildings immediate guidance on reducing fire risk based on current UK regulations. While certainly relevant, the tests were nevertheless conducted under ideal conditions that do not reflect real-world construction experience, nor allow for a margin of error either in installation or material performance over time. The test results’ value as a guide for the significant regulatory changes that are required is therefore limited. The fact that more than 95 percent of buildings screened and covered by the large scale tests fail to meet current fire safety standards clearly demonstrates the ambiguity, complexity, and confusion that exists among landlords and local authorities regarding compliance with the standards as well as an urgent need for clearer guidance on UK building regulations. Current UK regulations and practice have allowed tall buildings to be wrapped in combustible cladding and insulation. We believe that to truly ensure public safety and building resilience, the UK should adopt a simple binary system – with building materials classified as either combustible or non-combustible. We also believe the UK should follow the example set elsewhere in Europe that only non-combustible cladding and insulation be allowed on mid- to high-rise buildings. This system would be a simple, easily implemented, and effective way to safeguard lives and property.

Individuals, organisations and authorities responsible for or living in tall buildings should ask themselves whether it makes sense to wrap their buildings in combustible materials. It’s hard for us to imagine a scenario where it’s worth taking that risk.

We fully support the DCLG advice from 02 August 2017, which states ‘An obvious option to ensure that the cladding system adequately resists external fire spread, is to replace the system with one where all of the elements of the wall are of limited combustibility’. We believe this should become the standard required for all UK buildings taller than 18 metres as well as for public buildings such as hospitals, nursing homes, and schools.

Even small gaps in doors and windows can cause significant heat loss and once a building is constructed, stemming unwanted air flow can prove difficult and expensive.

hen deciding how to seal construction gaps, one common option is to use a polyurethanebased, spray foam filler or silicone or acrylic sealant to ensure air-tightness, but there are acknowledged problems, with shrinkage and adhesion being the main disadvantages. A new, BBA-certified, liquid air-tight membrane called Blowerproof is a clever, quick, easy and cost-effective way to ensure outstanding air-tightness. Blowerproof has been used widely across Europe for many years as a proven and effective method of achieving high levels of airtightness, in many different buildings on a wide range of substrates. Simply brushed on, Blowerproof quickly forms a permanent, secure and continuous air-tight seal across a range of draught-prone points: wall/floor/ceiling connections, fenestrations, pipe connections including water, electricity, gas and data; all with no need for primers. Applied as a blue, thick liquid, fibre reinforced ‘paint’, Blowerproof Liquid Brush quickly cures to form a black sealed membrane which is highly resistant to punctures. Blowerproof is also available in white, so it doesn’t show through a plaster finish. Brushes rinse out under cold water, making Blowerproof Liquid Brush quick to deploy and pack away. It’s safe to use in high risk environments such as food, childcare and medical environments as it is free from both volatile organic compounds (VOCs) and harmful chemicals.

The results of stringent tests were assessed including fatigue testing after accelerated ageing to verify the efficiency and durability of the air-tight seal. “Blowerproof performed satisfactorily in all aspects of the assessment and tests so we’ve certified it as being an effective way to improve the airtightness and consequently the thermal efficiency of buildings.” BBA certification is recognised by Government departments and throughout the construction industry as confirmation that a product is fit for purpose. Only products and systems that have passed a series of comprehensive assessments – including laboratory tests, onsite evaluations, quality management checks and inspection of production are awarded a BBA Certificate. Once a Certificate has been issued, six monthly surveillance of production and comprehensive three yearly reviews are required to maintain its validity. In addition to the BBA, Blowerproof has Certification from a wide range of recognised European bodies, a full list can be found on the Blowerproof website. Blowerproof is also available as a roller application which can be used directly on blockwork, brick, masonry and as a spray which is ideal for larger areas such as walls and roofs. It can be directly applied to mineral wool, sprayed set foams or PIR insulation.

OME is part of the development of the creative quarter in Manchester, and is the largest arts centre in the UK outside the capital city of London. It boasts a 500-seat theatre, five cinema screens, a gallery and studio space and a café, bar and restaurant. Project Requirements

Project architect Ernst ter Horst designed the building’s exterior to be stunning from all aspects. Its curved, triangular shape - made possible using Trimo’s Qbiss One façade solution - captures the eye, delivering a strong focal point for the area. From a design perspective, the façade requirement was challenging and called for innovative thinking by Trimo; a leader manufacturer of composite panels. The project required a close working relationship between Trimo and Mecanoo, to ensure the aesthetic elements and performance targets of the specification were reached. The façade specification called for elements such as self-spanning slab-to-slab panels, the articulation of the panel joints, with integral vertical fins, integrated glazing, and a unique stainless steel dual colour front skin.

Qbiss One is self-supporting. It eliminates the need for any additional support or substructure, reducing total building time. There is no need for a brick or concrete wall or any on-site cutting or post-production modification. Developed with sustainability in mind, Qbiss One has a fire proof internal core (made of mineral wool). It is made of environmentally friendly materials, is 98% recyclable and has a low CO2 footprint of just 44kg/m2 during the lifetime of the building. These properties enable HOME to meet Manchester City Council’s policy for low carbon development, sustainable procurement and operation. Results The completed façade solution provides a stunning and unique addition to Manchester’s city centre skyline and adds to Mecanoo architect’s growing list of award winning buildings. Triton Systems supplied waterproofing systems for the upgrade to a below ground car park in North London. Initial inspection revealed a reinforced concrete construction with a surface water drainage system in a poor state of repair. There was water seepage from cracks in the floor and from the wall/floor joints. Much of the floor was badly stained with oil.

Taking into account the intended use of the area as a car park below a residential block, and an unknown water table classification, a ‘Type C’ drained waterproofing system (as defined in BS 8102: 2009) for the perimeter walls and a ‘Type A’ barrier protection system to the floors was recommended. The Type C system would comprise a new concrete upstand to maintain the structural integrity at the perimeter wall/floor junction and to provide the required perimeter drainage channel detail.

his iconic brick building, with its bold vision and traditional craftsmanship, has been highly praised in the architectural world with accolades ranging from ‘Supreme Winner’ in the 2016 Brick Development Association (BDA) Awards to winner of the prestigious 2016 Stirling Prize. According to the judges of the Stirling Prize:

Caruso St John’s approach to conservation is irreverent yet sensitive and achieves a clever solution that expresses a poetic juxtaposition of old and new. “The collection of buildings is beautifully curated, pulled together by the use of brick yet still expressive of their individuality.”

A bold and sympathetic vision Designed by Caruso St John Architects, the gallery occupies a terrace of new-build and refurbished blocks that line Newport Street’s eastern side opposite the elevated railway arches in Vauxhall, south London. The project involved the conversion of three listed brick buildings, which had been built in 1913 as carpentry and scenery painting workshops for the once booming West End theatre industry. Two new build structures were constructed at either end to create a gallery that spans half the length of the street.

The entire gallery, which occupies 37,000 square feet, was internally restructured to include six exhibition spaces with three large galleries on each of the two floors. The two levels of the gallery are linked by a set of three elliptical spiral staircases, which are constructed from white German engineering brick with built-in precast balustrades, making a spectacular feature.

The central architectural inspiration for the design was the original Victorian brick buildings with their unusual proportions, groups of low-level windows and high blank walls. This composition was continued in the design of the new buildings, which are embellished by a spikey saw-tooth roof at the northern end, which echoes the industrial heritage and local roofscapes.

Expressive brickwork As the brickwork was very much the unifying force binding the old and the new elements together, it was important that the new semi-industrial facades were as sympathetic as possible to the listed buildings, which was a challenge as much of the old brickwork comprised all sorts of different colours. A total of 6,000 bespoke handmade and standard machine-made special shapes were created to match both blend types. These ranged from intricate cappings and copings on top of the saw-tooth gable ends, through to transition bricks and specials to the sills and heads of the windows. Dale Moss, Works Manager at Northcot Brick said: “A unique mould had to be made for each of the special shaped bricks. In many cases only one special was required, so these were fired as a one off with the mould never to be used again.” In addition to conventional masonry, header brick clad lintels embellished the windows, and a special lightweight FastClad brick slip system used the same

bespoke blends to give continuity of detailing to the soffits in the main entrance. According to Peter St John: “Brick is a very versatile material and I think here we’ve demonstrated that we can turn something that was used for an industrial building into something that is really delicate and beautiful. Brick has that capacity because of its intricate surface, and because of the careful way in which it can be laid. I think it’s a very beautiful material.”

An architectural masterpiece The five linked brick buildings, which are all different but obviously related, have created a sheer and impressive street elevation with a profound sense of historical context. What was once an unassuming street of industrial buildings is now an architectural masterpiece and a free public gallery which will benefit the community for many years to come. Peter St John said: “It’s rare for architects to be given the opportunity to realise a personal vision of the quality of the Newport Street Gallery, and for that vision to have a generous public dimension. We see the building as a palace for direct, intimate and luxurious encounters with contemporary art, and we are very pleased that this award will bring more people to see this extraordinary collection.”

Both blends were essentially a variation on standard production, with one requiring the removal of a specific colour and the other needing a crisper edge than its standard. They were then fired the traditional way in one of the UK’s last coal-fired kilns in order to give a natural variation and richness of tone. The majority of the brickwork was in Newport Light (181,000 bricks in total), a hard pale semi-glazed machine-made brick, which was laid predominantly in a Flemish bond. Tom McGuire, Managing Director of Grangewood Brickwork Services said: “By laying the bricks in a Flemish bond pattern on a natural light lime mortar with no expansion joints, we were able to make the new façade seem as solid, thick and robust in appearance as the old buildings”.

The lower courses were constructed with a total of 17,000 Newport Dark bricks, which were laid in a header bond on a dark mortar at the front of the building to reference the grey plinths of the original workshops. At the back of the building header bonds followed the external curvature of the spiral staircase.

Latest News Aggregate Industries £3 million restoration scheme Aggregate Industries has helped reopen one of Europe’s few remaining saltwater lidos, in a £3 million restoration scheme for the Jubilee Pool in Penzance.

T

he project was part of an effort by the community and local government to restore the cherished bathing spot, which originally opened in 1935 the year of King George Vs Silver Jubilee. The repair and restoration was in response to the serious structural damage suffered in the storms of 2014, which battered the Cornish coastline.

The location of the project demanded specialised design requirements, as being a saltwater tidal pool meant there was a high risk of corrosion to the concrete reinforcement. The restoration required a blue coloured swimming pool base to be constructed with a blue pigmented concrete, which had to also comply with an

he £4.2m demolition package marks a significant step in 1.4m sq ft redevelopment plans for the area by an international consortium comprising, Temasek, HPL and Amcorp Properties. Initial enabling and demolition works were completed last October by McGee who will now carry out the deconstruction and demolition works of the existing 10-storey 1980’s commercial building.

The building is expected to be down by March 2018. Nick Taylor, Director at McGee, said: “This is a high profile site and it has taken a great deal of planning and coordination with investment partner and development manager Native Land and the project team, NWR, TfL, Southwark Council and our supply chain to get things to where we could complete all required planning stages and agree the logistics for the project, and finally commence on site.

“We have been involved with Native Land in this planning process from an early stage and this is a great example of early engagement between client and contractor.” Jay Squier, Development Director at Native Land, said: “We are excited to work with McGee to commence works on this landmark riverside development, which marks a significant step in the ongoing enhancement of the Bankside area.”

Local architectural practice Stephen George + Partners has submitted a detailed planning application involving new hotels, offices and a new public space, together with a refurbishment of Leicester’s Great Central Station.

However, due to the soaring cost of the required blue pigment, Aggregate Industries worked closely with the main contractor, CORMAC Contracting, to propose a more cost-effective solution using a coloured surface hardener in conjunction with a lightened base concrete. Andrew Wilson, Territory Sales Manager at Aggregate Industries, explained: “We collaborated with the colour surface hardener supplier to provide a bespoke concrete that not only met the XS2 exposure class but the unique requirements of the project. “The product of choice was a bespoke mix of Artevia Light concrete which not only complied with the exposure class and achieved the high durability requirements but also provided a lightened concrete for the installation of the colour surface hardener. This high performance formula, coupled with a light concrete design to ensure consistency of colour, means the pool not only looks visually appealing but will stand the test of time. In all, we supplied a total of 492m³, which was produced by the Redruth plant.

“Jubilee Pool is an important fixture in the local community and has long been a focal point where people can gather and socialise, and families can enjoy a fun day out. We were delighted to play our part in refurbishing the pool to give it a new lease on life. Combined with its aesthetic appeal, Artevia Light was the ideal solution in terms of design, durability and cost.” The Jubilee Pool repair and restoration project totalled £2.94m. All those projects required closely working with heritage bodies as well as the architectural team because, while refurbishment is all about living new life to old buildings, nobody wants those buildings to look anything other than old and original.

Village hall champions energy efficiency at revamped community hub A recent YouGov survey commissioned by ScottishPower has found that only one in ten businesses have reduced their energy consumption in the past year, and that 60 per cent of small business owners don’t regard energy efficiency as a priority, potentially missing out on vital savings.

s part of an initiative to encourage businesses to become more energy efficient, the energy provider is working with the Carbon Trust to offer businesses advice on reducing energy consumption to become more efficient and save money.

One small organisation leading the way in energy efficiency is Harpham and Lowthorpe Village Hall, which has been at the very heart of East Riding life since it was built 84 years ago. The hall’s committee recently decided to replace their old steam boiler in favour of the latest heating technology, saving vital cash for the East Yorkshire community.

“We’re looking forward to seeing how much we save over the coming months, but we have already started to notice a difference in energy consumption and we’ve been able to invest savings directly back into the hall.” Diane Darley, Treasurer at Harpham and Lowthorpe Village Hall

Following a successful application for numerous community grants, the committee received financial assistance which allowed them to replace the old steam boiler with state of the art electric heaters costing £3,000.

In between serving as a polling station, the hall hosts regular events as varied as Pilates and computer classes to bingo nights, whist drives and country dances. But after decades of service, the hall’s guardians decided it was time that the building had a major facelift and investment to continue its reputation as an inviting and comfortable space for local people to enjoy. The team have also fully insulated their new storage facility and have established a nightly routine ‘close down’ procedure where all lights are turned off and heating set to standby mode at the end of the day.

ReChill® & NuChill® - Alternative options for your Chillers The predominant air-conditioning cold source on many medium to larger commercial buildings is Chilled Water. The water chiller/s providing this service invariably represent the largest single point load within the building, and can account for 25 - 35% of total building power consumption.

H

owever, chillers sitting on the roof, or in the basement are largely overlooked when considering energy savings. Indeed TM44 merely requires a check of function, overlooking opportunities to make significant energy savings. A 40% energy saving at the chiller, means a significant saving for the whole building. 40% is not an unusual achievement. tp bennett completes interiors for leading global law firm in Manchester tp bennett has completed the interiors for the long-term location of Freshfields Bruckhaus Deringer’s Global Centre with a design that rejects the traditional legal office blueprint to offer a more progressive and agile working environment.

T

he 64,000 square foot premises at One New Bailey will be the legal firm’s first long-term property outside London within the UK and will offer strengthened support services to the firm’s UK and global offices. The collaborative ethos of the centre enabled tp bennett to implement a more dynamic interior design, taking influence from the tech and creative industries and applying them to accommodate the diverse working practices across the four floors. Freshfields Bruckhaus Deringer chose the city of Manchester as the location for its Global Centre and has so far placed 450 employees at the New Bailey premises. tp bennett’s brief was to deliver a forward-thinking workplace strategy and design concept that could accommodate a diversity of roles and attract the very best across legal, tech and support services by offering a distinctive and inspiring environment. From workspaces through to café, reception and meeting areas, tp bennett developed a design that emphasised collaboration between employees creating ‘collision’ spaces for opportunistic meetings and eliminating the silos often found across support service functions. Shared spaces across the floors have been accentuated to support an agile office; the varying desk and furniture styles such as long oak work benches and standing height tables with acoustic pendants help to create visual breaks in what would be otherwise reserved for more traditional rows of desks. Individual rooms have been designed for internal meetings, conferences and events but with a client-facing aspect to cater for clients who wish to use the premises.

The seventh-floor café has been designed to encourage staff engagement both inside and outside of working hours offering a relaxed and informal environment to inspire strengthened relationships and collaboration; the principle of the new premises is to provide a place that can cultivate continuous improvement and generate efficiencies to benefit legal teams across the globe. The top floor reception overlooks the Spinningfields business district and includes a sky and business lounge and a range of meeting rooms to suit both internal and external meetings. One wing has been designed with flexible partitioning and a modular table system, which enables a series of meeting room sizes to be provided with a variety of layouts, from theatre style, round table and training. he 136 bedrooms, including 26 suites, have all been updated to offer a contemporary, luxury look while retaining the warm and inviting atmosphere guests have always enjoyed at Cameron House.

The design scheme takes inspiration from the hotel’s stunning surroundings, injecting a Scottish flavour with contemporary nods to tartan and layered paisleys throughout the rooms. The completion of the bedrooms marks the end of a 12 month refurbishment plan at Cameron House, which

Construction businesses running light commercial vehicle fleets are potentially missing significant opportunities for “rightsizing” their vehicles, says Arval.

ightsizing refers to adopting a strategy designed to match the payload needs of a fleet to the specification of a specific model of van as closely as possible, delivering benefits in a wide range of areas from fuel efficiency to reduced environmental impact. In new research from its from the 2017 Corporate Vehicle Observatory Barometer, Arval found that 83% of fleets who acquired a van in the last 12 months simply replaced it with one of the same size.

Eight per cent of those surveyed opted for a van that was bigger while 7% went for smaller – well below the level of change that would be expected from a typical fleet optimisation consultancy exercise. The figures were largely the same for all sizes of fleet. Shaun Sadlier, Head of Arval’s Corporate Vehicle Observatory in the UK, said: “While this research has been carried out across all kinds of fleet, we have every reason to believe that it applies to the construction sector. “Model selection is probably the most important van-related decision a business can make. Having a vehicle that closely meets your needs can make a huge difference to fleet costs and efficiency, and the rapid proliferation of different van designs and payloads that are now available means it is possible to identify models to fit almost any fleet profile. “However, this research indicates that the vast majority of fleets are adopting a ‘same again’ policy

to van selection, almost irrespective of fleet size, and foregoing the potential whole life cost savings in areas such as fuel and tyres that “rightsizing” can deliver. “For construction fleets, the benefits are obvious. Imagine that you have an LCV fleet for estates and building maintenance operating across the UK. They are using long wheelbase Transit panel vans – a vehicle they buy habitually - and carrying tools and materials that will cover a wide range of needs. However, a large proportion of these are hardly ever needed. “The solution could be to switch the drivers into smaller Transit Connects, which are easier to drive and use every day because of their compact dimensions, while minimising the amount of material and equipment carried. “Anything else needed could be supplied on an “as-needed” basis by post or courier. This significantly reduces costs because these vans use less fuel and are cheaper to maintain.”

Plans to Revitalise Crewe town centre Cheshire East Council is to consider major plans to revitalise Crewe town centre, with the redevelopment of Royal Arcade site and refurbishment of the Market Hall.

he plan to invest £48m in the centre on a mixed-use leisure and retail scheme has been put together by Peveril Securities – part of the Bowmer and Kirkland Group – and their development manager Cordwell Property Group. It includes a new eight-screen cinema, gym, restaurants and shops and would also feature a new bus station and 450-space multi-storey car park, both of which would be funded and owned by Cheshire East Council. To push ahead with the regeneration plans, the

council will decided next week on whether to invest £15m, alongside the allocation of £10m of funding from Cheshire and Warrington Local Enterprise Partnership, which the council hopes to secure later this month. A further £24m of private sector investment will be drawn in for the commercial elements of the plans. Councillor Don Stockton, Cheshire East Council cabinet member for regeneration, said: “Following consultation with residents in 2015, we’ve been working with cabinet members, local members and officers to bring together proposals which will transform Crewe town centre. ingston House, in Bond Street, will be the new home of K2, the city’s first multispace concept of its kind, which will incorporate flexible office and co-working space, 14 luxury serviced apartments and a 100-bed hotel. K2 will house retail and leisure space, with plans to include a restaurant, gym, bar and a café with rooftop terrace. The 90,000sq ft site is being redeveloped by Yorkshire-based firm Tradepark Ltd, which purchased Kingston House via NPS in August. Work will begin via principal contractors MLS Group on the development this week, with the first office space ready in November. The first serviced apartments will be available from January 2018. Tradepark has already appointed full-time staff to manage the new multi-space community and has several tenants lined up to take space at K2.

Bakerhicks delivers structural engineering design for historic council headquarters BakerHicks, the multidisciplinary design and engineering company, has completed the complex structural engineering design for Perth and Kinross Council’s headquarters that included delicate work to repair and restore the building’s historic façade.

akerHicks was employed to provide structural engineering consultancy for the project, working in close collaboration with Perth and Kinross Council’s in-house architect. The structural works included the installation of the new staircase to the rear of the building, the incorporation of floor infills to the existing atrium and voids left by the removal of staircases, and the removal of walls to create an open plan office space. BakerHicks also designed both structural openings in existing masonry walls to help achieve the new open plan layouts and the structure for the new external ramp, providing disabled access to the front of the building.

The consultancy services included providing further advice regarding a range of delicate remedial works to the Grade B-Listed, ornate sandstone façade to Tay Street and High Street, working closely with the appointed stonemasons, Gillies and Farrell Masonry. This included advice on work to pin and repair cracks in the masonry, using a combination of steel rods and a vinylester resin. In addition to the masonry repairs, cracking to the existing floor slabs was also repaired using specialist epoxy resin systems. BakerHicks worked closely with the client, main contractor and specialist subcontractors to ensure the best solution was applied. The removal of the pencheck stair to the rear of the building represented a further challenge and safe methods of

working to remove this elegant period feature were devised through working closely with the main contractor and the demolition specialists. The project was complicated not only by the age of the building, which was originally built in 1899 as the prestigious headquarters for the insurance firm General Accident, but also by the subsequent extensions and renovations that spanned five monarchs and 60 years of building innovation. BakerHicks had to consult contemporary documents and reference books, as well as specific guidance notes from the Institution of Structural Engineers. Andy Gotts, BakerHicks’ director for civil and structural engineering, says: “The aim of the refurbishment is to preserve the building and make it fit for purpose now and in the future. In doing so we had to put ourselves in the minds of the Victorian engineers who built it, and factor into our calculations the strength of steel and concrete of the period, including converting the imperial measurements used at the time into metric units.

In a further lighting refurbishment phase, three conference rooms are currently being equipped with the lighting technology from the Zumtobel Group. The project originally began at the end of 2014, when the City of Lugano decided to refurbish the lighting at the facility which was built in 1975. Convention Center built in 1975 Built in 1975, the Lugano Convention Center was designed by architects Otto & Associati who are still based in the city. On the ground floor, the concrete complex comprises the main 1,100 square meter foyer and the “Amphitheater” which can seat up to 1,130 persons. The first floor hosts a large hall as well as other seminar or conference rooms and a restaurant with a terrace extending into the adjacent park.

CRAFT luminaires. The existing wiring was such that it was not possible to address all the new luminaires via BUS cable to enable them to be controlled and dimmed from a central console. To make matters worse, the concrete structure of the building meant that no additional cables could be laid, nor was it possible to send radio signals from control unit to luminaire. The solution was to make use of the existing mains wiring to transmit the signals; a function made possible by ready2mains™ from Tridonic. Kemper System helps protect concrete heritage Cold-applied liquid waterproofing specialist, Kemper System, has helped to preserve a grade II listed building thanks to its Stratex warm roof and Kemperol liquid roofing systems.

ecause of the unusual design of St Thomas More Church in the Sheldon area of Birmingham, architects Wood Goldstraw Yorath worked in close consultation with Kemper System to enhance the waterproofing performance by addressing leaks and U/V damage to the existing substrate, whilst also improving drainage and reducing the risk of standing water on the roof.

The structure of the building with its many glass and concrete terraces, saw Kemper System’s Stratex tapered warm roof system being specified along with their solventfree and odourless Kemperol 2K-PUR waterproofing membrane to refurbish the church’s failing asphalt roof. The technical team at Kemper System also devised a series of drainage channels to address the volume of standing water on the roof, whereby excess water would be caught and drained off the building. Contractors, Alliance Technical Services Ltd, a specialist conservation company, not only worked to recover the roof with Kemper’s Stratex warm roof system, but also installed new glazing to the central ribs and high level roof windows, fitted an external downpipe and drainage, and completed concrete repairs and concrete rib replacements. For the recovering of the roofs with the Kemper designed system, operatives removed the existing chippings on the roof ready to clean and prime the asphalt substrate, and installed a hard top tapered Kempertherm PIR insulation board. This was adhered to each terrace section in such a way to create channels behind and either side of each piece of insulation.

As primarily structural engineers, Alliance Technical Services Ltd undertook thorough product and application training at Kemper System HQ in Warrington before installing the Kemperol 2K-PUR system, to familiarise themselves with the liquid waterproofing product application. Derek Lowe, Managing Director at Alliance Technical Services Ltd, said: “This was a particularly interesting project for us as the church required remedial works to the concrete whilst also installing an alternative waterproofing solution to ensure the graded building remained watertight. The Kemperol 2K-PUR liquid applied waterproofing system was an ideal solution to work around the complicated structure of the building with its many terraces, outlets and joints. These formally weak areas were able to be fully waterproofed in one seamless, easy application.

riginally constructed in 2007 on a 14-acre site, the facility provides high specification space, located in a strategic position close to the A421 dual carriageway, which allows direct access to the M1 motorway.

Delcote HPG was also utilised as part of the same project to recoat and refurbish the gutters throughout the warehouse. The Celestia warehouse contract was awarded to and carried out by Kettles Limited, a local approved applicator with extensive experience in using Delvemade products. Giromax, the sole Distributor and administrator of the Delvemade Silicone Protective Coatings Programme oversaw the whole project.

SEAMSIL is the time-proven external repair system for cut edge corrosion on profiled Plastisol/PVDF coated steel roof sheeting. Aluproff on Refurbishment H Back in the late 1960’s, Architect Richard Rogers designed and completed ‘22 Parkside’ with his then wife Su Brumwell, he considers this residential project to be one of the best examples of his early work.

e links it to a far more spectacular and famous building, the Pompidou centre in Paris, which he had just begun work on at the time with Renzo Piano. Four years ago, 22 Parkside was granted Grade II listing and is now widely regarded as one of Lord Rogers best examples of his early postmodern architecture.

Lord Rogers donated the building to the Harvard Graduate School of Design who appointed

architect Philip Gumuchdjian and his practice to refurbish the property whilst maintaining the unique appearance of this iconic structure. One of projects’ features was its design as a kit of parts that could be quickly assembled on site, something that was quite radical at the time.

During the refurbishment, one of the main criteria was the replacement of all 36 wall panels. These were the original 2” thick aluminium faced ‘Alcoa’ wall panels, complete with a rigid Asbestolux lining and polyurethane insulated core. With the safe removal of the asbestos filled wall panels, the original aluminium framed doors, windows and ventilators were removed from the panels and refurbished.

With the assistance of Aluprof UK, new panels were designed around the company’s high-performance MB-59S system which were of 75 mm thickness and incorporated a rigid polyurethane insulation and fireboard covered with a 2mm powder coated aluminum skin to both sides. NEW OFFICES GET FULL ARP TREATMENT The project was to provide an aluminium rainwater system, including fascias and soffits to a newly built office building in Llanishen, Monmouthshire. The building is likely to be offices for multiple businesses, ideally situated close to the M4 and Cardiff. K S Barry provided ARP with drawings for tendering for the contract and a site visit determined the exact dimensions of the building. Full size samples of the Fascia’s and Soffits, were supplied free of charge in order for the contractor to gain approval from the client.

Once the samples had been approved, the quote was compiled and issued to K S Barry. Due to the success of the project, ARP were asked to supply further Fascia and Soffits and bespoke fabricated aluminium flashings to fit around the roller doors. Another visit to site was required to obtain relevant measurements before consulting with our in-house CAD Team and production to enable us to supply the additional items. Scott Barry, Owner of K S Barry said “By working together we have managed to meet the client’s requirements”. ARP provided the aluminium for the whole contract, which consisted of Legion Box Gutter, Colonnade Rainwater Pipes, Trueline Fascia and Soffits and Trueline Bespoke Fabrications for roller doors. All the aluminium was polyester powder coated in ARP’s in-house paint line to a standard colour finish of RAL 7016 Grey. Aluminium is the most suitable material for this build as it is strong, non-corrosive and made from recycled aluminium, it helps enhance the architectural elements of the building, but will also give 30 years plus of functional life expectancy with little maintenance, making it a truly ‘fit and forget’ system. The ongoing relationship between KS Barry and ARP ensured that at all stages of the contract from quoting, samples, production and supplying the products, ARP were able to support and advise K S Barry to guarantee that the goods arrived in good time and were to the specification agreed.

End of an earache? In stepping back from the lead and hard metals roofing sector, Ray Robertson looks back at his own experiences and one particularly consistent aspect that has always shaped the development of the Lead Contractors Association and Federation of Traditional Metal Roofing Contractors

I

couldn’t possibly have imagined that when I took up my first job in September 1973 that almost 43 years later I would still be involved with the same specialist sector of the construction industry.

Fresh from college with a general purpose Business Studies qualification I had no idea (and in those pre-internet days, no easy way of finding out) who Brunton and Company actually were. A cursory search at the local library really didn’t reveal much, other than they were a remote manufacturing subsidiary of Guest, Keen and Nettlefold. However this I thought was quite impressive and so obviously a long term, upwardly mobile career within a blue chip engineering group beckoned. My first visit to the Brunton’s factory, under the railway arches at Vauxhall in London was a bit of a shock and as far removed from a blue chip corporate engineering environment as I could have imagined. I still remember walking in the dark through the rain and mud, past the pile of scrap lead to look at the extrusion presses and sheet cutting bays, taking in the loading and storage areas crammed into every conceivable space. This wasn’t “engineering” this was the high volume manufacture of lead sheet and pipe at its most basic by a small but rapidly growing business. The company moved shortly afterwards to brand new and far larger premises in Wandsworth and – after several environmental upgrades and morphing through Girdler Brunton, BLM Girdler and BLM Special Products – became part of what was to become the British Lead Group. In that time I became directly involved in the specialist leadwork side of the business with a rapidly growing awareness of the widely varied uses of lead for isotope storage and transportation, X-Ray shielding, in nuclear submarines and for radioactive waste transportation, sound attenuation, design engineering (e.g. for the Thames Barrier), battery plates and terminals, sand cast decorative planters and plaques, extruded leaded lights as well as spin-offs in solder, pewter and plating anodes.

The one enduring theme throughout this mix of products and applications was the quality standard to which they were made – after all you couldn’t afford to mess up radiation shielding or building an X-Ray room!

Supported by an equally committed associate membership comprising all the main European metal manufacturers, the FTMRC is developing the same quality standards tools - on site vetting, technical seminars, a technical Guide to Good Practice and a robust governing council – which have been the bedrock upon which the LCA has been built and has prospered.

Even mass produced products like the Group’s core lead sheet business was dominated by the priority of manufacturing to a quality standard. Originally the British Standard BS1178, then to become the BS European Norm 12588, dictated absolutely how the product was made, allowing no deviation in composition or size (a thickness tolerance of +/- 5% was and is sacrosanct). It is this prioritising of quality which has made such a lasting impression and why after crossing from the manufacturing to the contracting side of the sector (via a five year spell at the Lead Sheet Association) I have

found it so easy to identify with the passion and pride that contractors have for the work that they do. Taking over in 1993 from the original Secretary George Noyes, I quickly had it drummed into me that there could be no compromise when it came to LCA members installing lead sheet.

At the time “Mr Lead” Richard (Dick) Murdoch was the LCA consultant, having recently stepped down from his role as Senior Technical Officer for the Lead Sheet Association. Dick had produced the first technical specification and installation manual (Lead Sheet in Building) and before leaving the LSA had just written “Lead Sheet Manual Volume I” all based on the British Standard Code of Practice BS6915. Just like the manufacturing standard (BSEN12588) for the manufacturers, the installer’s guide was sacrosanct to LCA members and all of their work had to be installed in accordance with the Code of Practice on which it was based. There was no compromise allowed and the LCA’s vigorous self policing policy through the annual vetting programme meant members’ work was regularly inspected by members of Council and any non conforming detail had to be put right if a contractor wanted to remain part of the LCA. I clearly remember at the LCA’s National Seminar, Dick publicly berating members that he felt had allowed their standards to slip, those who thought having achieved LCA membership meant they could take their foot off the pedal a little in that respect. Not a bit of it as far as Dick was concerned, there could be no easing up of the constant drive to improve the quality of an installer’s work, to improve their skills, to widen their knowledge and to instil in them the same passion for good leadwork as he had and still has to this day. Dick has long since eased into a well earned retirement but his name and quality ethic are at the heart of the Murdoch Awards, created by the LCA and sponsored by Associated Lead Mills as an annual award recognising the best leadwork from LCA members – effectively the best of the best – and the ultimate accolade for the leadwork craft.


There is perhaps an appreciation that the price quoted by a member of the LCA or FTMRC may be higher, but that is because they are required by their respective organisations to do the job right first time (or it could cost them their membership). And I would ask what that does that say about the contractor that has offered a price 20 – 30% cheaper? What corners are being cut and what compromises are being made to achieve such a reduction and yet still presumably make a profit? The over-riding ethic of quality over quantity or price is one I have been exposed to throughout my working life and it has been an easy one to adopt and promote, particularly when working with such like minded individuals. Dick still chairs the judging panel for the awards and although his days of scrambling over a roof are well behind him, he still dissects the finest detail from the photographs provided by entrants and woe betide any that are found wanting in any respect. The members of the governing body – the LCA Council – are equally passionate about their craft, carrying forward Dick’s uncompromising stance on quality to the present day. This has often led to accusations of the LCA being a bit of a club that you can’t join if your face doesn’t fit. This mostly comes from contractors who have tried and failed because their work was not up to the standard required. I can’t emphasise strongly enough from my own experience in the 23 years that I have been the Secretary of the LCA that the ONLY qualifying standards for membership of the LCA is that your work is in accordance with BS6915, that you have been in business for more than two years and that you purchase the lead sheet that you fit (i.e. not trading as a labour-only sub contractor). If a contractor ticks all those boxes there is nothing to prevent them becoming a member of the LCA. Conversely, if any of those boxes are not ticked, a contractor CANNOT become a member of the LCA, no matter how big they are or how much money they have. The quality standard ethic was the foundation for forming the Federation of Traditional Metal Roofing Contractors in 2006, an organisation of hard metals installers that has grown rapidly in size and influence and now boasts almost as many members as the LCA itself. Supported by an equally committed associate membership comprising all the main European metal manufacturers, the FTMRC is developing the same quality standards tools - on site vetting, technical seminars, a technical Guide to Good Practice and a robust governing council – which have been the bedrock upon which the LCA has been built and has prospered.

Of course over the past 23 years there have been a huge number of wide ranging issues in the lead sector – unfair competition, unsympathetic government / clients / suppliers / main contractors, changing workforce, European influence in labour and material specification, environmental issues, alternatives to lead sheet, changing architectural design, metal theft, lack of demand, too much demand, lack of skilled workers, not enough work for skilled workers, outside market forces, price, price, price – the list is endless. Most of these are outside the control and influence of the specialist and typically the lead price has been a particular bone of contention. As with any international market the lead price is subjected to a number of outside influences (I remember in 1974/5 the London Metal Exchange lead price shot up because the grain harvest and failed in Russia and speculators had dived into metal to recoup losses), but try explaining

that to a contractor that has quoted one price for a job, won the job and now when ordering the actual metal has to pay a lot more because the market has changed. In such challenging environments and under such pressures the specialist installer has a lot to contend with from all sides and over the years some have quite often made their feelings known to me quite vociferously over the telephone or across the meeting room. As with many people in my position, my role has grown to be a mixture of sounding board, comfort blanket, soapbox, invigilator, instigator and general source of all round information, all rolled into one. But always and throughout, the uncompromising edict of quality still shines through in both thought and deed from most of those I deal with and the complaints are mostly of frustration that sometimes the playing field is far from level. Therefore, far from being the earache that it could have been for so many years, being Secretary to two organisations of such passionate and individual craft specialists has been a rare privilege and I have been very proud to be part of what has been achieved individually and collectively In Nigel Johnston I have an excellent successor and one that I have no doubt will take both organisations onwards and upwards, building rapidly on the foundations laid and in particular developing their technical and training requirements. Operating independently but as sister organisations with the same secretariat has provided LCA and FTMRC with the opportunity to share their resources and experiences in the face of constant demands to sacrifice quality for price.

I am delighted that with the economic recovery there has emerged among clients and specifiers a growing recognition of the benefits of long term value for money over short term, cut price expediency.

his unprecedented performance is a 50 per cent increase on the same period last year, and has secured projects for the business from 2017 through to 2019. It is a reflection of the increasing demand for pods, which improve the quality, speed and efficiency of bathroom construction. Offsite Solutions has seen a significant increase in orders and enquiries for residential schemes, particularly mixed-use developments and in the build-to-rent sector which is performing strongly in urban centres across the UK. Other trends reflected in the latest order intake include more interest in factory-built bathrooms from the care homes sector and an increase in the scale of those projects, particularly from the larger care home providers. University students are demanding higher specification and 4*+ standard living facilities and the competition for places means the accommodation provided has to meet those requirements. As a result, steel-framed bathroom pods with traditional tiled finishes are increasingly being specified for high-end student residences.

This will be the biggest expansion programme in the history of the company. The first phase of the expansion has already been completed – a new 45,000sqft production facility that has doubled capacity for steel-framed bathroom pods. A £3m investment will bring all the company’s production operations together in a new, purpose-designed, state-of-the-art factory. This will increase capacity to over 150,000sqft, allowing the manufacture of up to 12,500 of its award-winning factory-built bathrooms each year. Offsite Solutions offers a comprehensive and expanding range of bathroom pods to suit different building types and applications. Options include steel-framed pods with traditional tiled finishes for high-end apartments, student residences and hotels; robust and low maintenance GRP composite pods for student accommodation, care homes, social housing and healthcare; hybrid pods for specialist projects, and award-winning demountable GRP pods for ease of installation in refurbishment schemes.
