FROM THE CEO MONICA MONSON It has been a wild ride over the last couple of years in real estate, primarily due to the COVID-19 pandemic. A major disruptor in 2020 and 2021, the pandemic created a considerable amount of change in consumer behavior as we saw home buyers flee big cities and suburbs for more open space and remote lifestyles. In a time that was all about “right sizing” into smaller homes, we experienced a boomerang effect back to larger spaces and even more at-home amenities. In 2022, the trends in luxury continue including a focus on sustainability, remote work and family-centric living. At-home amenities include flexible spaces for entertainment and quiet spaces for work productivity, health and wellness. Arizona continues to lead the way nationally in home demand, while other parts of the country may begin to stabilize this year. But, don’t let the high demand fool you. The market is definitely a delicate balance of pricing your home right to get a record sales price, having a well-connected advisor to successfully find a home in an extremely low inventory environment, and understanding current strategies on how to maneuver creative offers (and, often times multiples) with the lowest amount of risk. J

ust when you thought things couldn’t get more intense in luxury real estate, 2021 said, “Hold my bubbly” and proceeded to shatter all previous records. The pandemic ignited a homebuying frenzy highlighting a decade-long housing shortage. Low interest rates, shifting workplace dynamics, coupled with strong financial growth were all contributing factors to the Valley’s luxury real estate boom. Housing supply continued to be one of the driving factors in our market. Running at an inventory 35% lower than the previous year, 2021 brought a sense of urgency, intense negotiations, and the undisputed king, cash, to the forefront. We also saw new records in the number of secondary and investment homes being purchased; all factors contributing to some of the lowest

number of active listings we have ever recorded. This past year we saw the number of homes sold over one million dollars soar to heights never seen before. 5,581 homes sold over $1M, a 77% increase from the previous year. While surprisingly 2021 did not produce a record overall sale in luxury ($21.5M compared to $24.1M in 2020), we did see the number of ultra luxury residences (+$10M) increase over 250% compared to 2020. Overall, 2021 saw nearly $11 billion dollars in luxury real estate closings compared to $5.9 billion in 2020.

OTTO blends an exclusive car club with vehicle storage and collection management. This journey began with a lifelong passion for all things automotive, and Eli admits that OTTO was initially based on his own personal needs and what he believed the marketplace lacked. It was this deep-rooted passion… maybe even obsession…that led to OTTO being created to its current level. P A S S I O N automotive enthusiasts and collectors and the lack of a facility that could care for the logistical needs of multiple car ownership. According to Eli, “At the macro and micro levels, OTTO embodies convenience and experience. The two are intertwined on each side of the membership — social and collection management. We can take care of the smallest and perhaps most painfully tedious parts of car ownership, I.E. DMV paperwork, insurance and registration, SMOG checks etc., and the largest and

most important decisions such as sales, acquisitions, restorations, and major services / modifications.” Most recently OTTO broke the internet and set a world record for the highest public sale of a Porsche Carrera GT at $1.9 million over the previous $1.37 million record, a truly momentous milestone for the company. 2021 was a year of massive growth for OTTO and while COVID produced unique challenges for all businesses, there was a boom in the auto industry.

P U R P O S E OTTO was designed to solve two main “issues”: the lack of a high-quality social environment for automotive enthusiasts and collectors and the lack of a facility.

Resulting in an enormous expansion in OTTO’s membership and storage base. The highlight of 2021 was the launch of OTTO WERKS offering a worldclass service, sales, consultative and factory-level race support experience. 2022 is all about expanding their offerings. With their recently launched OTTO WERKS program, they now have the capability to service all vehicles inhouse. In Eli’s words, “From the smallest services such as tires, to full maintenance

of any vintage or modern street car, as well as race car preparation and support, our WERKS program also encompasses our growing sales division, which we look towards as a major focus for 2022.” Who exactly is the OTTO Car Club member? OTTO’S membership demographic is widespread both in age and profession. They have members from ages 21-85, and in every industry from construction to tech, defense and beyond. While they have many local members and some seasonal members, they even have a few who just take advantage of their services entirely remotely. If you fancy yourself as an auto enthusiast and would enjoy being surrounded by like-minded individuals, OTTO could be for you. OTTO offers two membership types — social and executive. Social members are the fabric of their unique community of car enthusiasts and collectors who share a passion for the automotive lifestyle. OTTO’s social members have complete access to their private facility and amenities as well as their robust calendar of social events. If you are looking to take the headache out of car ownership, then an executive membership might be better suited. With an executive membership, you can rely on OTTO to help manage, maintain, and store your cars while still enjoying all the same benefits as social members, in addition to their collection management and vehicle storage services. HOW WOULD YOU SUMMARIZE YOUR INDUSTRY IN 2021?

WHAT ARE SOME OF THE MOST CURRENTLY REQUESTED ARCHITECTURAL ELEMENTS FROM CLIENTELE?

I try not to talk about COVID that much, but it had an enormous impact on our industry. People actually had to spend time at home and think about the way they were living. On one hand, I thought this aspect was epic because I feel like our clients are now much more informed and introspective on how they want to live than ever before. People really want to make their lives better at home. On the other hand, it actually made my work more difficult. For a long time, I felt like we had a formula and knew what people wanted, and to an extent we still have that, but people are now coming in and are way more discerning with a lot more specificity and requests requiring more focus on everything.

Our clients are looking for more complete living spaces within the home. People used to go places for services and different aspects of life, and now they want it at home specifically as it relates to wellness, not just home gyms, but treatment rooms, infrared saunas and cold plunges. The attributes of the wellness industry that people are requesting at home is endless. The need for more refined, useful, high-performance spaces is on the rise. For example, home theaters are no longer just a dark room with built-in entertainment and audio/visual, homeowners want more than one use for the space, so we look at how we can open it up so that it has multiple functions.

+ OUT WITH THE OLD WHAT TREND ARE YOU ARE HAPPY TO SEE LEAVE THE MARKET?

...but what really surprised me is how many bowling alleys I’ve done in the last 18 months. Until two years ago, I had only done 10 bowling alleys, but in the last two years, I’ve done 20!

I’m not sad to see gray have a break. I think we got overrun with gray in our buildings and in our designs. Gray can bring coldness to design, and I’m glad to see that step to the side, because I feel that the warmth that comes with some of the “greige” tones—gray beige—are a lot more enjoyable spatially. I’m going out on a limb on this one, but I think that the notion of the giant great room and connected kitchen is subsiding a bit. I’m happy to see that because I like autonomous spaces better. I like layers, and I like meaningful adjacencies, but having two of the noisiest rooms shared together in one wide-open space is a bit of chaos. I understand that people want casual open living, but I’m seeing a lot of my clients and a lot of my design work starting to gently move towards the creation of more autonomous spaces and less of the gigantic, cavernous, singular room.

+ FULL OF SURPRISES WHAT SURPRISED YOU THE MOST ABOUT 2021? I was most surprised about the scale of things. I feel like our projects have really gotten quite a bit larger. I mean, we’re in the luxury market, but what really surprised me is how many bowling alleys I’ve done in the last 18 months. + WHAT’S TRENDING WHAT ARE SOME NEW ARCHITECTURAL TRENDS FOR 2022? I do my best to stay immersed in new material developments. What the porcelain industry is currently doing is mindboggling. They have created a throughbody porcelain so that when you cut it, the color and texture run all the way through it. It’s like a piece of wood that has texture and color all the way through. Porcelain used to be the more affordable option to other treatments such as natural stone. It was considered a step back, but porcelain has now made strong headway into the luxury market. Most people don’t realize how hard it is. It’s adjacent to some of the hardest surfaces that we have on the planet. It is no longer a step back; it is something that I’m trying to get to know and use on a deeper level, especially now since the invention of through-body. What is happening in the appliance industry is really captivating. Wellness has entered the room. New built-in

appliances are now featuring a huge array of options and catering to more fresh meals. Refrigeration is a lot different; freezers are different. The focus on how to store food and keep food fresh has really come a long way. Everything was done a certain way for so long, but now the appliance industry has really started to pay attention to how people are living, and they are building appliances that respond to it.

+ A BRIGHT FUTURE FOR AZ HOW DOES ARIZONA ARCHITECTURE MEASURE UP AGAINST OTHER PARTS OF THE COUNTRY?

For years, it was transient by nature, a pass-through state, but we’ve got generations that have now developed here. With cultural centers, a thriving art scene, professional sports and more, Phoenix has all the indications of becoming a real city. Along with that comes a very refined design prowess with both architect and client. The future’s really bright and we’re going to be a beacon of architecture.

Arizona architecture is highly distinctive. Our climate is not shared across the United States and is very unique. We are in a rare position geographically. It’s an awful lot of fun because of our climate

ast year, the Valley exploded. We grew in population, real estate sales, and our need for more housing. From record setting sales to unprecedented demand for homes both old and new, we pushed our resources to the limit. With the need for move-in-ready homes, total remodels and/or building from scratch, our appetite for interior design became insatiable.

A well-designed home can mean the difference between making a sale or making a noteworthy sale, so it is only fitting that we reached out to one of the Valley’s most sought-after designers of luxury residential interiors, Claire Ownby of Ownby Design, to get her thoughts and interior design prowess.

Claire elaborates, “Traditional home theaters have transformed into full entertainment spaces to include media, gaming, and bars, and the once smaller in-home gyms now resemble mini-home spas with massage tables and IR Saunas.” Claire is most excited to see more and more design with a purpose and a rejection of ‘overdone’ interiors. In Claire’s expert opinion, “It should be a requirement that something needs to have a purpose in order to be incorporated into the design.” She is also excited to see the rise of more eclectic and curated interiors.

For Claire and her design team, the key takeaway was adaptability. They learned how adaptable they could be to an ever changing set of rules. According to Claire, “The previous knowledge we counted on for timing and supply was no longer true, so forecasting our timing on completing projects was and continues to be an ever moving target.” We asked Claire, if there was one thing she was happy to see leave the interior design market, what would that be? Claire responded, “I was happy to see the use of tumbled Versailles pattern travertine greatly reduced. It seemed that the entire Valley of Phoenix
