Ultra Luxury Market
ON THE RISE The ultra luxury market in Maricopa County remains a viable investment for those who have the means to purchase these one-of-a-kind residences. Comprised of homes over $3 million, and analyzed by the Cromford Report using this same price point, the ultra luxury market has seen tremendous growth over the past year. While the monthly appreciation is down over 4%, the over $3 million market is the annual leader in growth with a 10.7% increase in price over last year more than double the growth seen in homes between $1 and $3 million. This year, more than 67 homes have closed over $3 million with the average price at $4.4 million and the high at $8.25 million. The average price per square foot last quarter was about $530 while the current monthly price per square foot is selling at about $462. The overall annual price per square foot averages

at about $502 which shows that while we are fluctuating seasonally we are experiencing Sellers who are realistic about the market and willing to have a meeting of the mind - Buyers and Sellers have more realistic
expectations which we haven’t seen for some time. For the past three month’s Cromford’s index shows we have been lingering at a nearly “normal” market index of the high 90’s - an index of 100 is considered a stable market. All market indicators show that we are heading into a strong season. We will see continued slow growth through the first quarter and may see a decrease in sales price per square foot as inventory increase for the season. Nevertheless, there hasn’t been a better time to buy or sell in the last 10 years so take advantage of it.
