The Oasis is accessed by a keyless door code for ease of entry and allows for a zero-interaction check-in/check-out process. A door code specific to your stay will be provided by your Concierge on the date of your check-in. If you have any questions about directions or access to the property, your Concierge will be ready and waiting to assist you by phone. CHE CK-OUT P RO C ED U R ES

We want to make the check-out process as easy as possible. All we ask is that you text your Concierge when you leave and lock the door on your way out. We will take care of everything else.

We are happy to provide wireless internet for our guests. The network name is TH EOAS I S or TH EOAS I S2 . The passcode is LS R ETR EATS . If you are experiencing WIFI issues, please unplug the modem and leave it unplugged for one minute. Then plug the modem back in and see if you’re able to reconnect after two minutes. Unplugging the modem gives the equipment a chance to clean memory banks and restart tasks. If unplugging the modem does not resolve the issue, please send a picture of the modem box/lights to your Concierge via text. AIR CONDITIONING & HEAT

To ensure that the air conditioning and heat operate properly, please make sure that doors and windows remain closed when the units are on. When adjusting the thermostat, please do not adjust temperatures excessively, and allow adequate time for the thermostat to reflect the change. Please do not set the thermostat below 70 degrees during the spring and summer months. Adjusting the temperature excessively or setting below 70 degrees will cause the system to malfunction or freeze. On hot summer days, it is normal to expect no more than a 20-degree differential between the outside temperate and inside temperature. For example, if it is 95 degrees outside, the expected inside temperature is 75 degrees. If the air conditioning is set below 70 degrees and the system is found to be frozen there is a minimum $300 fee to the guest. PARKING

The Oasis has a driveway accessible from Ashely Ave and a driveway accessible from E Cooper. If you would like to utilize the garage, please enter from the driveway off of E Cooper. The E Cooper entrance has a manual gate. The Oasis can accommodate 6 cars, and you may utilize all parking spaces in both the front and rear of the property. The garage door code is 1257. GROCERY

We are happy to ‘stock the fridge’ for you prior to your arrival! Please notify your Concierge at least 24 hours prior to your date of arrival if you are interested in this service and we will make sure the home is filled will all of your favorites for you to enjoy. If you prefer to shop on your own, Harris Teeter is the nearest full-service grocery store. It is located at 1965 Folly Road, just before you arrive on the island. Bert’s Market, a local favorite, is located on the island at 202 E Ashely Ave within walking distance of the property and is open 24 hrs. 8 3


PROPERTY I N FOR MAT I ON GRILLING

Outdoor grilling is allowed at The Oasis and the grill is located on the back patio near the pool. We ask that you use the grill with caution and please clean the grill grate when finished. The grill uses a propane tank. We fill the tank prior to guest arrival. If you need a refill, we recommend the BP Gas Station located at 42 Center Street. POOL

The pool is there for your enjoyment but please take care to swim at your own risk. The Oasis pool can be heated upon request and the payment of a $75/day pool heating fee. The pool takes 24 – 48 hours to heat depending on the air temperature. Should you choose to heat the pool, please notify your Concierge no less than 48 hours in advance of your arrival date. If we are not notified at least 48 hours in advance, we cannot guarantee the pool will be at your desirable temperature upon arrival. POOL MAINTENANCE

Between April and September, a pool maintenance company comes to clean and maintain the pool every Tuesday and Saturday. From September to March, pool maintenance is completed on Fridays. They do not need to access the inside of the house, simply the yard. The pool technician will enter the yard through the gate on the E Cooper entrance to the property. BEACH TOWELS

We are happy to provide eight beach towels for your use and enjoyment during your stay. Please return the towels to the house prior to your departure, otherwise you will incur a $25 fee per towel upon check out. If you would like to take a brand-new beach towel home, our Concierge is happy to deliver one to you and the cost with be $25. BEACH GEAR

The Oasis does not provide beach chairs, umbrellas, or other beach supplies. Your Luxury Simplified Retreats Concierge would be happy to arrange beach gear rentals for you. Simply provide your Concierge the specifics and we will ensure the gear is at the property upon your arrival. LANDSCAPING

A landscaping service visits The Oasis every other Tuesday. They do not need to access the inside of the house, simply the yard. They will enter the yard through the gate on the E Cooper entrance to the property. TRASH & RECYCLING

Trash and recycling cans are located along the fence on the E Cooper side of the yard. Our maintenance team will enter the yard through the gate on Sunday and Wednesday evenings to pull the trash bins to the street. On Monday and Thursday morning or afternoon the maintenance technician will return to the property to pull the bins back in. 9


PROPERTY I N FOR MAT I ON PETS

The Oasis is a dog-friendly home. We have a two dog maximum and require a $150 fee per dog. We require that all guests pickup and dispose of all dog waste. A waste removal penalty of $100 per occurrence will be assessed for failure to comply with rules on waste removal. If non-disclosed pets are discovered at the property, a $500 per pet fee can be applied to your reservation. SPECIAL EVENTS

Parties, weddings or events held at the property must be pre-approved in writing by Luxury Simplified Retreats and will be accompanied by an event fee. Unapproved events of any kind will incur a minimum $1,000 fee and will be subject to additional HOA, community, and other fees. LAUNDRY

The laundry room is located on the second floor. Please feel free to use the washer and dryer as needed. We simply ask that you not leave the dryer running if you have to leave the house. The dryer must be turned off manually. We provide three detergent pods to get you started. HAIR DRYER

There are hair dryers provided for your convenience that are located under each bathroom vanity. IRON & IRONING BOARD

An iron and ironing board are provided and can be found in the master bathroom closet. LINENS & TOILETRIES

In keeping with our desire to deliver on our high standards, The Oasis is appointed with hotel quality sheets and bedding for your comfort. Two sets of towels are also provided for each guest. Travel size shampoo, conditioner, bodywash, and lotion are provided in each bathroom.

The Oasis has an elevator that is available to guests only under specific circumstances. Should you have interest in utilizing the elevator please notify your Concierge at least one week prior to your arrival date. If the Concierge is not notified one week in advance, we cannot guarantee use of the elevator. There is an elevator use fee of $100 and a required guest consent form. Damage as a result of improper use will be charged for. ELEVATOR INSTRUCTIONS

Guests are welcome to use the living room fireplace. FIREPLACE INSTRUCTIONS

Turn silver key located on the floor to the right of the fireplace to O N STE P 2: Inside fireplace, locate black knob labeled P ILOT STE P 3 : Inside fireplace, locate the small black I G NITO R button at the bottom left of the logs STE P 4 : Turn the PI LOT knob from O F F to the P ILOT position. Push in the P ILOT knob, which manually sends gas into the system. At the same time, without releasing the P ILOT knob, push the IG NIT E R button once every second until it lights. *Depending on how long its been since the gas fireplace was last used, ignition may take multiple attempts. STE P 1:

When you are finished enjoying the fireplace, please ensure that the gas has been turned O F F . To do this, please follow these steps: STEP 1: Turn the PI LOT knob to O F F . STEP 2: Turn the silver key located on the floor to the right of the fireplace to O F F . SMOKING

The Oasis is a non-smoking property, as are all Luxury Simplified Retreats properties. A $500 minimum fee for smoke odor remediation will be assessed if there is evidence of smoking.

Folly Beach has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise violations will result in fines. SAFETY

Folly Beach With its small town feel, Folly Beach, nicknamed “the Edge of America,” is a go to destination for homeowners, visitors, and surfers alike who enjoy a vacation at the beach loaded with sunshine and southern charm.

from historic downtown Charleston, Folly Beach is nearly 19 square miles of beach bungalows, restaurants, shops and, of course, sandy beaches. JUST ABOUT 15 MINUTES

As you drive onto the island, crossing over the Folly River, you just might catch a glimpse of dolphins frolicking along the marsh. And who can resist the down-home environment (and great shrimp and shovelfuls of oysters) of the nearly world-famous Bowen's Island Restaurant or grabbing a hotdog and a Coke at Bert’s Market, where you’re sure to hear the locals talk about “the one that got away.” From the classic surf shops that line Center Street to sunsets from rooftop eateries, Folly Beach offers sandy, fun-

filled days all year long and you’re almost always guaranteed to see a surfer catching a wave at The Washout. If on your bucket list it reads “Learn How To Surf ” then this is the place to do it. Folly Beach is not without its history, either. In 1982, the Morris Island Lighthouse, located adjacent to Folly Beach’s northernmost tip, was named to the National Register of Historic Places and today, locals work hard to protect it for the enjoyment of generations to come.
