Much has been written about the impact the economy had on our real estate market here in the Las Vegas Valley. We all know how devastating that downturn was to the market and to all of us who, whether as buyers, sellers, renters or the provider of goods and services, relied in whole or in part upon the housing market for our livelihoods. Thankfully, we are now experiencing a significant and long awaited resurgence in our real estate market. And, just as we know that the decline negatively impacted so many of us who live and work in this beautiful valley of ours, so too does this surge in activity affect us all in increasingly positive ways. Las Vegas Real Estate magazine applauds, supports and enthusiastically embraces this resurgence in our real estate market by highlighting those who design, build, buy, sell and lease property here in Las Vegas Valley and those professionals that make our individual homes and commercial structures so desirable. It also serves to illustrate why Southern Nevada is such a wonderful place to live, work and raise a family by featuring those individuals and venues within our various communities that contribute to our wonderful quality and standard of life here. Las Vegas Real Estate magazine is dedicated to everyone who, in their own unique and substantive ways enhance the lives of those who call Southern Nevada their home. For it is because of these people that Las Vegas has achieved a well earned reputation as not only the entertainment capital of the world but also as one of the finest areas in the world to live. I would like to thank our advertising partners for believing in our vision and for being so wonderfully patient and understanding as we have endeavored to create a publication of which we can all be extremely proud. I am exceedingly grateful to you for being a part of this vision and for contributing to the successful introduction of this publication. And, I thank each of you for the fine work that you do each day to enhance and to maximize our enjoyment of our time here in the Valley. Cheers to you all!

and with spring comes spring cleaning
and tax refunds!
The down payment to buy a home is one of the biggest obstacles that renters stumble on when they want to become homeowners. That's why during tax season, many home buyers turn to their tax refunds as a down payment option. Here’s some other options for where to turn for a down payment: 1. Pull from savings 2. Liquidate miscellaneous assets (sell a car, boat, motorcycle) 3. Sell stock options 4. Sell taxable investments (stock, mutual funds, bonds) 5. Cash in a life insurance policy 6. Use gift funds from a family member 7. Have a co-owner purchase with you 8. State grants and loans 9. Borrow/liquidate on an IRA or 401(k)
10. USE YOUR TAX REFUND!

RICHARD LUKE
Las Vegas’ Dream Builder By Stephanie Slack

H
ome: this single word evokes the feelings of warmth, happiness and family. For many, it can also conjure up visions of cozy living rooms, crackling fires and a swing set swaying in the backyard.
Then there are those who aspire their abode to be not so humble, and this is the expertise of Richard Luke. Known as one of the premiere luxury architects in the Las Vegas Valley, Luke strives to always put the “dream,” in dream home. Luke hails from Canberra, the capital of Australia, which is a completely master planned city. In 1911, Chicago architects Walter and Marion Griffin won an international contest to design the budding capital city. The Griffin’s blueprint featured precisely positioned shapes: hexagons, triangles and circles centered between axes that lead to prominent buildings such as the Parliament House that surround a massive artificial lake. Growing up in a city so purposely and thoughtfully crafted inspired Luke’s desire to become an architect. When his father’s work as a diplomat sent the family to another capital halfway across the globe, Luke’s creative aspirations were affirmed. “I grew up constantly seeing great architecture, first in Canberra, then in Washington D.C. After that, I lived in Vail and fell in love with the design style there,” said Luke. He went back “down under” to attend the University of Technology in Sydney, and the rest as they say, is history. The laid-back Aussie moved to Las Vegas 30 years ago and soon opened up his own architectural firm. Over three decades he’s designed over 500 custom homes and accrued quite a loyal following. “I’m a low-key, easy going guy who’s easy to get along with. I enjoy working with the client and bringing their visions to reality. Listening to the client makes it a much more streamlined process, plus everyone is on the same page,” Luke said. Luke has also mastered the art of creatively appeasing the various restrictions from master planned communities. Luke welcomes the rules and regulations as a way to challenge his own boundaries and ingenuity. “We just have to work around those restrictions, it forces me to get more creative. It’s actually a fun process. Plus, I try not to break any rules since it just makes the process easier,” Luke said. He may not be breaking any rules, but Luke is certainly shattering the idea of how homes are designed. Take one step through the door of any of Luke’s custom homes and it is almost instantly recognized as a “Luke.” The balance between creativity and practicality is evident in every feature.

“I’m known for my stairs and ceilings. The stairs I treat more like a sculptural element. And I love to use different treatments overhead to define different spaces,” said Luke. Luke is currently working on several projects simultaneously. The work wasn’t so plentiful a few short years ago. “Architects were pretty much at the top of the food chain when the market crashed. It was brutally slow. Many larger firms closed their doors. It forced me to take a hard look at how I do business so I became more lean and efficient,” the award-winning architect recalled. Fortunately, the market has turned around, buyer confidence is growing and so too are their demands. “One of the hardest things is trying to stay in budget when a homeowner is looking in magazines and wants all the opulent features they see.” A variety of Las Vegas royalty has employed Luke’s talents including several members of the Maloof family and founder of the Nine Group, Michael Morton. Luke's custom homes range in size anywhere from 16,000 to 40,000 square feet. A Luke original will cost anywhere from $1 and $60 million. Be prepared for the long haul too—the design process takes roughly six months and the construction that follows goes on for anywhere from a year to 15 months. But the final product is undoubtedly more than worth the effort and time. Technology has vastly changed the design and concept process as well. “I can really show a client what the house will look like in a 3D computer model. With the click of a button, I can even show them the views they’ll see from each room,” said Luke. When it comes to style, contemporary is his personal favorite; but you wouldn’t know it by seeing Luke’s own home. Situated in Calico Basin, he’s restored and renovated a sprawling ranch. Last fall, his daughter was married there. From Pueblo to Mediterranean styles, Luke has done it all, but said there is change in the air. “Desert Contemporary is what’s popular right now and obviously it works perfectly in Las Vegas. I’m doing a lot of that style where indoor meets the outdoor with seamless transitions and courtyards,” said Luke. So what is the highest accolade that Luke can receive? “When I hear clients say they experience new, unexpected things in their home everyday that makes me happy and staying in budget of course!” Richard Luke Architects 9061 W. Valentina and Marieta Vasileva International Real Estate Specialists
L
as Vegas Real Estate Magazine would like to introduce Valentina and Marieta Vasileva, The twin sisters are originally from Bourgas, Bulgaria and bring a special international flair to the Las Vegas Real Estate industry. Obtaining their undergraduate degrees from Wartburg College in Iowa, and then continuing their Masters degree in the United Kingdom, the Vasileva sisters settled in Las Vegas, where Valentina works as a Real Estate Agent with the Craig Tann team of Berkshire Hathaway, and Marieta works as her assistant. The sisters are enjoying their time in Las Vegas and are building a strong presence with their international experience.

Las Vegas Real Estate Magazine: What attracted you and your sister to Las Vegas? When did you move to Las Vegas? Valentina Vasileva: We graduated in 2008 and moved to Chicago to pursue a career in Public Relations/ Marketing. This was one of the worst years to look for a job. People were getting laid off from their jobs and no one was hiring at that time. We were tired of the cold weather, so we did a little research about Las Vegas and decided to take the risk and move here. We made the move in September 2008.
Marieta Vasileva: The climate is extremely important. We don’t like cold weather; therefore, we are attracted to warm states and cities. Las Vegas is a less expensive city in which to live compared to other big cities. We are also very active and like getting involved in different outdoor activities such as hiking, swimming, skiing, traveling, etc. LVREM: Was it difficult to adjust to life in the US? VV: Not at all! It was a dream of ours to live in the United States. My sister and I were members of an organization of high school students who had goals to study abroad. This organization provided English courses, taught by British and American teachers who voluntarily came to my country for a year or two to teach students more about culture and to prepare us for what we would encounter upon our arriving in their country. MV: It was surprisingly easy to adjust to the American lifestyle. LVREM: Do you and your sister work well together? What do you add to the working relationship and what does Valentina add that makes you a good team? MV: Yes, we are best friends and the combination of my European experience and my sister’s American experience will make us successful in the market here in Vegas. I worked for a leading luxury estate company in London. I feel confident in working with international clients. I know their likes and dislikes which will make it a lot easier for me to work with them.
rewarding when I build a relationship with these clients. They will always come to me when they need advice on Real Estate, when I help a seller get the most money on their home; when I help a first time buyer get into their dream home and seeing the happiness they experience. There is nothing more important to me than giving my clients what they want and need from their real estate transaction. LVREM: Do you specialize in a particular type of residence?
LVREM: What do you enjoy most about the real estate profession? VV: I like the freedom Real Estate gives me. When I am done with my prospecting in the morning, I then go on appointments. I like going to networking events, where I can meet people face to face. I strongly believe you have a better shot at building relationships by meeting people outside the office environment. LVREM: Do you work alone or are you a member of a team?
VV: I work mostly with single family homes, but I do not turn down clients who need their properties sold even if they are condos, townhouses or high rises. LVREM: What can a client expect to receive from you as their realtor?
VV: I am on Craig Tann's team. Craig is the best leader I could ask for. I know I can rely on his professionalism 100 percent. He is always there to help me, support me and encourage me.
VV: I want my clients to know that I will work extremely hard for them to get them what they want and I won’t settle until I get them the best deal possible. Regular communication with my clients invariably leads to a mutual respect between both parties and this is what everyone deserves.
LVREM: Why did you choose to join Berkshire Hathaway?
LVREM: Is now a good time to buy and/or sell a home?
VV: I interviewed with the top brokerage companies in Las Vegas, but I decided to follow my instincts and go to the place in which I felt most comfortable. When I met with my broker, Aldo Martinez for the first time, I had no doubts that this was the company for which I wanted to work.
VV: The market is hot. For sellers, I would say it is a good time to sell, as there is lack of inventory on the market, which means buyers will be willing to pay your price. For buyers, interest rates are still historically low, take advantage of the market and purchase now. Why pay someone else’s mortgage when you can pay your own and start building your equity?
LVREM: What do you find most rewarding about being a realtor? VV: Helping people is the most rewarding thing to me and being able to see my client’s happy faces after a transaction closes. It is so

Iddo Gavish of Gavish Real Estate:
Can Do Attitude, Expansive Ambitions, Community Focused
R
esidential Real Estate Broker Iddo Gavish, owner of Gavish Real Estate, is a highly driven and community-focused entrepreneur and business leader. Gavish built his real estate firm into Southern Nevada's largest independent agency in only a few short years, deftly navigating a complex and rapidly changing real estate market. Obtaining his Bachelor of Science in Business Finance and Real Estate from the California State University at Fullerton, Gavish began his real estate career with Century 21. There, he ascended quickly and soon led his own team, collecting numerous sales accolades while establishing his vision for how to best serve a real estate market. In addition to general residential brokerage, Gavish was first in the Las Vegas market to realize the need to assist homeowners in the ever-complicated, post-recession short sale process. Gavish Real Estate quickly became the market leader in short sale services. As that category waned under the ever-involved influence of state and federal regulation, Gavish refocused the company on the rebounding sales market, also implementing property management and luxury home sales divisions to capitalize on exploding singlefamily rentals and all-cash buyers, respectively. Gavish understands what appeals to the buying public. He is then able to translate that knowledge into a tangible level of service and communicate it through creative marketing and public outreach. His innovative advertising campaigns and branding efforts set the standard for Las Vegas real estate marketing, in which he faced head-on the nation's most troubled region for housing and overcame it with honesty and accessibility. While other companies have attempted to replicate the Gavish marketing model, the

impact has yet to be duplicated. Today, Gavish remains steadfast in the expansion of his company and in uncovering new business opportunities that will energize his spirit of service and feed his passion for cultivating new ideas. He serves the Las Vegas community through a number of philanthropic and community-centric endeavors and encourages his agents to follow a similar path. He is sought after as a speaker and industry educator, instructing courses on negotiation, listing strategies and investment property principles, just to name a few. Gavish serves as a member of the Las Vegas Regional Council of the Israeli American Council (israeliamerican.org) and is in his second year of service on the Grievance Committee of the Greater Las Vegas Association of Realtors. He is also a member of the National Association of Residential Property Managers. A proud husband of 25 years and father of four children, Gavish backs his ambition with a flair for marketing and a dynamic approach to team building. Strengthening his acumen for business growth is a focus on family and the development of those around him. Comfortable with risk, Gavish seeks new challenges regularly, never accepting the words, "It can't be done." Gavish Real Estate 702.255.1145 • gavishrealestate.com

GAVISH REAL ESTATE ANSWERS QUESTIONS
FOR TODAY’S REAL ESTATE MARKET
L
as Vegas Real Estate magazine spoke with Gavish Realty’s Ann Zambrana and Shawn Gibson regarding the current Las Vegas residential real estate market:
Las Vegas Real Estate magazine: What should a home buyer look for in an agent to represent them in the purchase of their home? Ann Zambrana: When looking for a qualified agent to represent you in your home purchase, make sure that the agent has your best interest at heart. And make sure the agent is listening to your wants and needs in regarding your new home, because this doesn’t only have to work for you today but for many years to come. Make sure he or she has a clear understanding and make sure you have a great rapport with your agent. This will make the transaction as smooth as possible. LVRE: What is the Down Payment Assistance Program? AZ: The Nevada Rural Housing Authority and Nevada Housing Division have the Home Is Possible Program and New Homebuyer programs. Home Is Possible programs give Nevada Residence up to 4 percent towards their down payment or 4 percent of their closing costs. For example: If you qualified for a $250,000 home, they would give you $10,000 towards your down payment. To qualify, your family household income must be under

$95,500 annually. Also your Realtor has to be certified, which I am. I currently have about 11 buyers that are in this program and I am working diligently to make their dreams a reality. This is why I love my profession. At the end of the day, it’s all about making people happy and achieving the American Dream of owning a home. LVRE: How has the real estate market changed in Las Vegas within the last 12 months? AZ: Appreciation in the Las Vegas Valley during 2014-2015 increased 2.3 percent to 28.5 percent. So if you would have purchased a home last year you would have equity. With mortgage rates still at an all-time low, now is a great time to buy. LVRE: Are there many different housing options for home buyers here in the Valley? AZ: There are many types of transactions to purchase a home in Clark County such as real estate owned (bank owned), new home sales, traditional sales and short sales. However, always consult with a real estate professional regarding these contracts. LVRE: What advice do you have for those who are currently renting? AZ: I believe that a lot of renters think they are going to rent for
the rest of their life. But with all of the great programs, owning can be a reality. Here is an example: If you pay $1,000 a month in rent, you would spend over $60,000 in five years, $120,000 in 10 years, and $180,000 in 15 years. The only difference is renting and owning is: Whose mortgage are you paying: yours or your landlords?
down payment and closing costs. Let say you found a home for $300,000 with FHA financing. Once you apply the 4 percent, a savvy Realtor can get the seller to contribute most if not all toward closing costs. This will allow you to get your house keys with close to zero out of pocket. LVRE: What is the greatest challenge facing the home buyers today?
LVRE: What should a home owner look for in an agent to represent them in the sale of their home? Shawn Gibson: It’s very important to choose an agent and brokerage that knows the market and advertises your properties. Here at Gavish Real Estate, we use TV commercials, walk the neighborhoods, have monthly Q&As at area financial institutions and post new listings on hundreds of Internet sites. Pricing and honesty are also important. As a starting point, when we first meet our potential sellers, we have already determined where the list price roughly should be. The final list price is based off what the seller wants to net. Once that is determined, we use a secret formula to get the property sold in 30 days. LVRE: Is this a good time to buy and/or sell a home in Las Vegas? SG: It’s a GREAT time to buy or sell a home. Due to the large volume of buyers and a significant number of financial assistance programs, sellers often find themselves in multiple offer situations. Buyers can benefit from this as most sellers’ can contribute toward closing costs which saves the buyers money as a result. This can make it possible for the buyer to have more purchase power. LVRE: Is it actually possible to purchase a home in Clark County with zero down? SG: Yes and here is an example of how this can happen. The Home Is Possible program offers a 4 percent grant that can be used as
SG: The greatest challenge facing home buyers today is lack of education. It’s important for us as Realtors to reach out to the public and inform them of all the loan programs available along with how easy it is to qualify these days. LVRE: What are some of the biggest misconceptions among today’s home buyers? SG: People think they need to be working at the same job for a long time, when you only need to be working in your job for two years. People believe they can’t afford to get the home they really want. A quick way to determine whether you have means to afford a home is to get pre-qualified. Once that has been done, a buyer can start searching for homes in a predetermined price range. Finally, people are convinced they need really good credit to buy a home. Many first-time homebuyer assistance programs will allow a FICO score of 620. If your score is lower, be certain to visit rentalkharma.com and add you rental history to your credit report. Fortis Commercial Advisors: Growing with the market
L
as Vegas Real Estate magazine recently sat down with Dean Jalili, the managing partner of Fortis Commercial Advisors, a privately owned Las Vegas commercial real estate brokerage firm. Jalili who started in commercial real estate in 2002 with national firm Grubb & Ellis and then Sperry Van Ness, opened Fortis Commercial in 2007 with his brother Frank. Fortis Commercial Advisors is a fully integrated commercial real estate brokerage and property management firm headquartered in Las Vegas and owned by the Fortress Group Inc. With multi-faceted representation capability and market expertise, Fortis provides extensive knowledge and value to its clients throughout every step of the investment cycle. Jalili discussed the current state of the commercial market here in the Las Vegas Valley. Las Vegas Real Estate magazine: What is the commercial market like here in Las Vegas at the present time? Dean Jalili: The Las Vegas commercial market is continuing its recovery. Tenants are expanding and new tenants are moving to the valley which is contributing to improving fundamentals in the market, lower vacancy rates and increased occupancy. It’s only a matter of time
34
lvrealestatemag.com
before we see more development outside the tourist corridor. LVRE: Is it a good time to buy and/or sell commercial property in Las Vegas? Jalili: Both depending on your situation. There is a lot of investor demand seeking quality assets so an owner with a stabilized retail or office park can take advantage of a highly competitive buying environment. Buyers on the other hand have to know where to look to find good deals. LVRE: How does commercial real estate yields compare to other investment vehicles? Jalili: Depending on the type of commercial of commercial property you are buying, the yield spectrum is quite wide. For instance a credit single tenant asset could command as low as a 4.5 percent cap rate On the other hand, properly used leverage means that investors can attain more attractive returns – especially in core plus and value-add commercial real estate investments. LVRE: What advice are you giving to your buyers/sellers given the current state of the market?
Jalili: We predominantly work with accredited Investors and High Net Worth Individuals. Each investment has a story and business plan that needs to executed to create a successful deal. Execution is everything. We are fortunate that market conditions are improving but too many investors only rely solely on improving market conditions and forget to buy fundamentally sound real estate. Your business plan, analysis and research related to each investment must be sound to buffer against market fluctuations.
Investors looking for exposure into commercial real estate no matter what their risk tolerance. Historically, we’ve focused on higher risk, higher return, value-add and opportunistic investments but also expect to offer more lower risk stabilized opportunities going forward. We are also focused on regional expansion. For instance, we are working on an exciting retail project in the Phoenix area that we expect to roll out in the next quarter, To learn more, visit fortisadvisors.com.
LVRE: Can you tell me about any of the local projects on which you and your team are working? Jalili: We are currently working on a 50,000 value-add retail center in the Chinatown area. Also, we own a 1/3 of a city block on the corner of Ogden and Maryland downtown and intend to build a mixed use property with 68 apartment units and 5,000 square feet of retail . LVRE: What are some of your company's goals for 2015? Jalili: We are concentrating on our core competencies and growing and diversifying our portfolio to offer our investors more options. Our goal is to offer a one-stop shop for High Net Worth Individuals and Accredited

ill Hargraves is a Luxury Home Specialist for Berkshire Hathaway/ Shapiro & Sher Group. With his diverse background and understanding of the luxury market, Hargraves follows his passion and uses his expertise to work with clients to find the right luxury property.
Bill Hargraves: Luxury Real Estate Superstar
Las Vegas Real Estate Magazine: How did you get into Real Estate? Bill Hargraves: At 18 years old I decided to join the USMC and did two of the toughest years of my life. Due to an incredible stroke of luck after basic training, I was transferred to my first (and only) duty station on Oahu. After over six years in the Hawaiian Islands, I moved to California with dreams of becoming a stand up comic and movie star. Unfortunately, like most, only had mild success and became a waiter. After nine years in California I moved to fabulous Las Vegas where I was a commercial security consultant for ADT. After 12 years of continued success, I decided to give one of my first loves a shot- Real Estate. I have always been obsessed with real estate from my very first Monopoly game. I attended school, obtained my license and began to work at Keller Williams. With an unwavering work ethic and determination I was able to make several deals in a very difficult market. When presented with the amazing opportunity to interview with Florence and Ivan of Shapiro and Sher Group I was ready and was hired. LVREM: Now you are with Shapiro and Sher, how do you feel about your career? BH: Let me just say I am honored and humbled to be part of such a great team. Within the structure and amazing environment, Florence and Ivan have built I have thrived. With my combination of East Coast common sense, combined with my California star training, in addition to my Hawaiian sense of Aloha, it is my firm belief that I have been groomed my entire life for the position I now hold.
This listing, located in Anthem Country Club, is available. The estate is over 15,000 sq. ft. and is truly a masterpiece residence.

LVREM: What are “Generation X buyers typically looking for in the Las Vegas area?
BH: “Generation X,” believe it or not, are looking for residential areas where they can feel they’ve made a good investment and can possibly raise a family. LVREM: What do you think the median price range for buyers in the luxury market are spending? BH: $1 million to $1.5 million. LVREM: What do you think sellers can do to maximize their profit in today’s real estate market? BH: Buy now. Even though we have seen a significant increase in prices the Vegas market is still WAY undervalued. The tide is turning very quickly so get in now. LVREM: How does staging a home reflect upon the price? BH: Little or nothing. It can often hamper the sale of a home because the presentation can be so distracting to potential buyers.
This listing located in Anthem Country Club, is available.
LVREM: Where should sellers invest the most money to maximize their profit? Many have said it has always been the kitchen, does that still hold true?
government making huge strides and relationships with city wide revitalization. Oh yes, the entire value is exploding with value and opportunity. Our future is very bright.
BH: This is a truly tricky question. Sellers can expect to only garner 30 to 40 percent of whatever they upgrade the property to. Remember the comparables are based on everything being equal. If they upgrade the home too much for the neighborhood your upgrades will be excluded by appraisers for value. Do not over upgrade the home and expect the next buyer to pay for it.
LVREM: What has made you so successful as a luxury home realtor?
LVREM: What new luxury amenities do current buyers typically desire? BH: I'm seeing a rise in audio visual as well as a desire to incorporate the natural element into the luxury lifestyle. Disappearing pocket doors which bring the outdoors in are hugely popular and of course, amazing views. LVREM: How do television shows on HGTV affect the sellers and buyers and how do realtors respond to it? BH: I'd rather not comment on that other than to say not everyone is a designer and not everything you see on TV can be or should be duplicated. LVREM: Do you think the Las Vegas luxury real estate market has recovered since a few years back, and what areas of Las Vegas in particular? BH: Exploded is the word; not recovered. We have a huge migration of wealthy business owners and entrepreneurs to escape incredible taxes in other areas. We have our local
BH: First I think it is my understanding of what home means to people. It is the center of your life and to get the right one that fits your lifestyle can make all the difference for you and your family. Second is client focus. If you take care of people in such a way that they feel you are their advocate, that you share their vision and are fighting to make it come true then you will be successful. I love people and I love real estate. I feel truly blessed. LVREM: What is your motivation? BH: All I have to do is watch Florence and Ivan and the way they carry themselves in business and how they lead our team. I am surrounded and supported on a daily basis by one of the finest teams in the industry. VDO MOBILE APPS A Premiere Mobile Marketing Solution
Las Vegas Real Estate Magazine: What do mobile apps do? VDO: With a mobile app you're guaranteed to increase your loyal customer base and referred business. Apps provide a new and affordable way to connect with customers and boost revenue. LVREM: Why should a business owner have an app? VDO: Recent statistics show that there are now more mobile devices than there are
people in America. Statistics also show that consumers are spending much more time on their mobile devices than they are on their desktop computers/laptops and watching television. Accordingly, if a business wants to reach consumers most effectively and efficiently, they can reach them where they are clearly spending the vast majority of their time, on their mobile devices. Apps have an amazing cost/benefit ratio as well. LVREM: How long does it normally take for VDOMobile to create an app for a business?
VDO: In a matter of days, we can design, build and publish an app for your business – and for a low monthly investment, you’re all set. From there, the sky’s the limit. You can book appointments with it, setup customer loyalty programs, promote open houses and special offers, gain social referrals, and much more. You don’t have to do any programming or know anything technical – it’s all built-in. For many businesses, the monthly investment is easily covered by the extra revenue generated by the app. That is, apps pay for themselves. LVREM: What are you endeavoring to achieve through VDOMobile Apps? VDO: VDOMobile Apps was built from the ground up for small to mid-sized businesses. Our goal is to help small to mid-sized businesses grow through affordable mobile marketing. VDOMobile Apps creates a complete mobile marketing strategy for businesses at a very affordable price. LVREM: After an App is published, can the business owner communicate directly with potential customers/clients? VDO: Absolutely. Once an app is published to the app stores, the business owner can communicate directly with their target audience with instant Push Notifications. If you're a Realtor and having an open house, you can send instant or scheduled Push Messages to app users nearby to drive those clients directly to your event. LVREM: Is it difficult for the business owner to change the content in their App after it’s published? VDO: No, it's not difficult at all. The business owner simply needs to login to their VDOMobile Apps
control panel, make the change, and the app is instantly updated. LVREM: What tabs are most useful for a realtor to have on their mobile App? VDO: I believe realtors should have the following tabs on their mobile App: Real Estate The Real Estate tab is a great tool for real estate agents to showcase properties they're renting or selling. Contact Info The Contact tab is one of the most essential tabs in our system. It displays general information like business location, website URL, contact info and hours. Mobile Scheduling Mobile Scheduling transforms your Mobile App and Website into a 24/7 engagement tool, offering self-service online appointment scheduling. Clients can schedule a home or apartment viewing or other service – at a convenient time that works for both parties. Mortgage Calculator The Mortgage Calculator tab is a tool that allows you to calculate a monthly repayment using variables such as loan amount, loan term, and interest rate. The mortgage calculator will then return the results based on the information you input. Around Us The Around Us tab is a great way to display relevant points of interest within your app, drawing attention to important information in the area. You can incorporate up to three different categories, and users can easily access business contact information, address and GPS directions for each location. For more information, visit VDOMobile.com

Sun City Summerlin Florist: A Passion that Blossomed at Just the Right Time By Rick Amor
“
F
lowers and some timely advice from my mother saved me,” said Hileah Cleveland, owner of Bel Fiore Events and Sun City-Summerlin Florist. “Ten years ago, I was attending college at CSN (College of Southern Nevada) but I didn’t have a specific direction, I was in a bad relationship and I was failing all of my classes. I was lost and I needed to get back to me but I didn’t know how.” College was much more of a hobby for Cleveland than a serious pursuit as she bounced from class to class enrolling in anything that held even a passing interest though none was remotely related to the other. She took classes in crime scene investigation, marine biology, culinary arts and psychology until one day her counselor called her into her office and suggested she focus upon a given discipline and curriculum. “She warned me that at the rate I was going, I wouldn’t graduate,” Cleveland said. “Then one day, my mother took me aside and said that I needed to find my passion, something which would ignite my creative side and inspire me. She suggested that I take a floral design class.” For Cleveland, it was love at first floral site. She laughed when she recalled her first creations. “They were horrible and my sister took pictures of all of them.” Yet, she persevered first obtaining her degree in urban horticulture and later in floral culture from University of Nevada, Las Vegas. She found her passion and it grew with every arrangement.
Cleveland’s opportunity to turn her passion and her degrees into a profitable enterprise came in 2010 when a floral shop near the corner of Del Webb and Sun City boulevards in Summerlin came up for sale. Having proudly served the Sun City and Summerlin areas since December 1993, the owner of the shop suddenly passed away. The family put the shop on the market and it came to the attention of Cleveland’s mother, Ellerie. “My mother served on the PTA Board at my little brother’s school and one of the student’s moms approached my mother and father about investing in the flower shop. My mother mentioned to the woman that I had received my degree in horticulture and suggested that we meet,” recalled Cleveland. The subsequent meeting did not go well. “She was not a pleasant woman. She was rather nasty in fact and seemed rather put out that my parents, from whom she was seeking financial backing, saw an opportunity for me to utilize my skills by going to work at the shop.” However, it was something that the woman said directly to Cleveland that determined how this interaction would end. “The woman said to me, ‘You know, I’m going to have to fire someone to hire you,’” Cleveland explained. Taken back by the woman’s audacity, Cleveland told her parents that she would not under any circumstances work for this woman and asked her parents to instead invest in her. They did. The floral shop has become somewhat of a family affair with Cleveland’s parents supporting their daughter as truly great parents do. “My father is my rock. He is my sounding board, he’s my source for business related issues and he advises me on how to deal with
adversity,” said Cleveland. My mother handles the fine details of the business and teaches me how to stay organized and address the minutia of the business efficiently.” A self-described “florahippie,” Cleveland says “Flowers make me happy and when I start to design an arrangement, I disconnect from everything else around me. I don’t talk, I simply create.” She designs with remarkable skill, imagination and ingenuity. Looking at Cleveland’s creations, one feels as though they are in Alice in Wonderland’s fantastical world where vibrant colors abound and form and substance collide in a stunning array of beautiful floral elements. “I call my work artistic chaos. I am constantly inspired by elements around me. Music, colors, emotions, feelings, I draw from the world around me and it flows directly into each piece I create. Everyone does indeed have a purpose and I believe I have found mine.” Cleveland’s work has garnered her much well deserved attention. She is the florist for One Queensridge in Summerlin, stages homes with her floral designs for numerous realtors in the Las Vegas Valley and works with many of the Valley’s interior designers. Antique Oriental Rugs Center
Beautiful pieces that add style along with value as an investment, heirloom and conversation piece
B
eautiful rugs add a special touch to any home. Heirloom pieces can add history and sentimental value; unique rugs are conversation pieces as well as part of the dĂŠcor and decoration as well as add warmth. A quality rug is worth the investment. Las Vegas Real Estate magazine sat down with Harrout Massoyan, vice president of Antique Oriental Rugs Centers to find out more about this aspect of style for a home.
7211 W. Sahara Ave. Las Vegas, 8911 702.251.5500 Rugsvegas.com
Las Vegas Real Estate magazine: Looking back thorough the years, what were your thoughts when you decided to open a gallery selling antique Oriental rugs, and why Las Vegas? Antique Oriental Rugs Center: Oriental and antique rugs have been part of our family's passion for years and the knowledge we have has been passed down generation to generation. This is not something we decided to do one day. Finding, selling, cleaning and restoring these rugs is part of our family history. We chose to come to Las Vegas in the 1970s because of the opportunities for expansion was better for us here. LVREM: How has the business grown through the years? AORC: We have recently expanded our company into a beautiful showroom on Sahara Avenue, across from Gaudin Porsche. The square footage gives us ample room to display our vast collection of rugs as well as our eclectic group of antique furniture pieces as well. LVREM: You mentioned to me that you once wove a carpet for former President Gerald Ford. Tell our readers a bit about that. AORC: Our family wove a beautiful rug with former President Ford's face on it and presented it to him as a gift during his presidency. Today, it hangs in the Ronald Reagan Library. LVREM: How can antique rug owners tell if their rug needs cleaning? AORC: Depending on the foot traffic the rug endures, the cleaning schedule will vary. For light traffic, it should be cleaned every three to four years, for heavy traffic, then once a year. An antique or Oriental rug is an investment and should be cleaned only by a true professional. This is one of our specialties. LVREM: Have client tastes changed since you opened your business?
AORC: Contemporary design is popular now for its colors and shapes. However, customers that look to purchase an antique or. Oriental rug as an investment should look for the traditional hand-knotted, hand-woven type with traditional hues. LVREM: Has the hand woven industry changed over the years and, if so, in what way? AORC: Each country that we purchase these works of art from pride themselves in the rich history of their culture and the traditions and techniques they have used for many generations of rug weaving. This is their history and this pride in their work remains as a constant of quality today. So, if the rug is authentic, the real rug industry has not changed much. LVREM: How has the Internet played a role in your business? AORC: People from all over the country can find us and our rugs. They can find a true specialist of the antique rug business that also knows restoration. LVREM: I understand that Antique Oriental Rugs Center offers more than just beautiful Oriental rugs in its showroom. What other products do you offer? AORC: We also carry unique, one-of-a-kind antique furniture or wall art to compliment our rugs. LVREM: What makes Antique Oriental Rugs Center the expert in Oriental and antique rugs? AORC: Time invested and the knowledge we have gained and passed on through the years that have stayed in our family. We have made rugs our life and when they go to our customers' homes, we know that even though they may be passed down for generation to come, our family will still be here to care for them.

Clara Napolitano: EZ Flooring and Design By Stephanie Slack
“
58
B
y the time I unpacked my last box, everything had hit the fan,” according to Clara Napolitano.
lvrealestatemag.com
In 2007, Chicago native Napolitano couldn’t have moved to Las Vegas at a worse time—or so she thought. When the housing market in Las Vegas took a nose-dive Napolitano feared her career in flooring and design would quickly follow. “I moved here for a job and was able to weather the storm with them for a bit (about six months,) then decided I needed to go in a different direction. Together with a friend in the flooring industry we ventured out on our own.” From this move, EZ Flooring and Design was born. Napolitano and her company successfully navigated down this new path and survived a suffering real estate market. “We found a niche market during that rough time by catering to investors and house flippers. By adapting to a new set of clientele we were able to maintain our business." That adaptive approach is what many customers love about their experience with the EZ Flooring and Design. “My undivided attention to the customer is what makes us stand apart. I go to their individual home or location and interview them myself so I can get a feel for how they live. This allows me to pair the client up with the right products. I oversee and manage every single project, meaning I hand select my installers so my clients are getting the best service possible.” Learning from personal experiences while living in Las Vegas, Napolitano said it’s her goal to give clients top-notch customer service. “I was astonished by the lack of customer service when I moved here. Nobody ever seemed to return my phone calls. I would never fall into that.” Instead, she has strived to become her clients’ trusted advisor and consultant by being a wealth of remodeling knowledge. “I surround myself with a network of trades so I have an answer for any problem or issue. My flooring jobs become an all-encompassing project where clients benefit from using my referrals for tradespeople that I know and trust. From electricians, to painters and plumbers I know the right person for the job,” said Napolitano. The fun part of the job for Napolitano is undoubtedly the design work. EZ Flooring and Design’s new showroom, the Idea Center, which allows the customer to see and touch the materials and make that Pinterest board a reality.
Napolitano even insists on her clients taking samples home, “Colors and finishes can look so different in the home versus the lighting in our showroom. That’s why interviewing the clients is so important because I don’t want them to choose something based out of the showroom and then not have it meet the individual’s expectations when it’s installed in their home.” Keeping up with client expectations isn’t an easy task when she has over a dozen different projects going on per week. One week in January, Napolitano split her time between 20 homes and said she usually had 16 to 18 hour work days. “Not many people can keep up with me. Even when I’m on vacation I like to have all my project notes with me so I can problem solve if need be.” Gone are the days of carpeting, checkerboard laminate and lime green marble tiles. “I love watching the trends. It’s a lot of fun to see where things are going.” Napolitano said, the bigger the better when referring to tiles right now. The larger format can actually make a small bathroom area seem bigger because there are fewer grout lines. As for carpeting, patterns are all the rage. Everything from swirls and staggered lines to multi-colored textures, can add a whole new feel to a room. The color of the year is gray and, of course, in all its various shades. “I’m seeing all kinds of gray everywhere. In tiles, carpets and design in general. Glass tile work is also big for backsplashes,” said Napolitano. The project closest to Napolitano’s heart is from last summer she affectionately calls the ‘Tuscan bathroom.” Napolitano described the elements with a huge grin on her face, “a free standing tub, placed atop a bed of pebbles. It is the epitome of the spa-feel with wrought-iron lights and fixtures. We even designed a custom granite-etched pony wall. It was just gorgeous.” EZ Flooring and Design 5329 Cameron St. Las Vegas, NV. 89118 702-510-3156 EZFlooringandDesign.com

Char Luxury Real Estate
Defining Luxury for Las Vegas Real Estate
W
alking into the newly formed boutique real estate lounge Char Luxury, located at Tivoli Village, one might get the impression they are not walking into a typical brokerage. Rightly so, as it is far from any typical real estate brokerage. “The luxury market has always been on the cutting edge of what a retail experience should feel like,” said Randy Char, broker and president. “Take Ferrari, Cartier or Stitched at the Cosmopolitan, for example. Everything, from the moment a client comes through the door, is integral to the purchasing experience. Real estate, especially luxury, is no different.” Char Luxury Real Estate’s elegant decor, dark woods, natural fibers, vibrant artworks by William Carr and modern popular music make for a comfortable and welcoming environment. They even have a fully stocked bar with fine wine and spirits, including Absolut Elyx, Glenlivet 18-year-old, and sometimes even Louis XIII Cognac for special, celebratory closings. Char further explained that he started the concept of a real estate lounge from the consumer’s point of view. “For the past three years, I’ve closed over $200 million dollars in sales at One Queensridge Place, one of Las Vegas’ most exclusive properties. From this experience, I can tell you that the luxury real estate client in today’s world is financially concerned about their

investment. The luxury real estate buyers are a discerning clientele seeking an amazing experience: expertise, market analysis, seamless execution and personalized just for them.” Many of Char’s clients have multiple homes around the world. They are collectors and connoisseurs of real estate, looking to him for advice on where the luxury market in Las Vegas is headed. “As luxury real estate experts, it’s our business to look ahead. The industry is absolutely on the rise. In the next two years, you would be hard pressed to see more investment into real estate in Las Vegas than any other city of comparable size. Large-scale commercial projects include Genting’s Resort World Las Vegas and the MGM & AEG arena for the proposed NHL team. New master planned communities, such as Ascaya in Henderson, which offers million dollar-plus home sites, or Howard Hughes and Discovery Land Company’s joint venture development in Summerlin, are all prime examples of where investors envision the city’s elite clientele’s residential interests.” Char, who has over 20 years as a leader in the industry, is often sought after for speaking engagements and roles in influential real estate networks. He was recently elected the 2014 President of the Asian Real Estate Association of America and currently holds the title as the AREAA Luxury National Chair. “Real Estate is a collaborative effort of successful industry professionals and together, we are reinventing the Las Vegas landscape,” said Char.

A great leader is knowledgeable in building a powerful team, and Char is no exception. “Luxury, community and Las Vegas are in all of our DNA at Char Luxury Real Estate. Teams don’t work without teamwork; everyone on my team brings unique skill sets and is all integral to the success of our company.” Shelly Strait and Jeffrey Schoor, who were senior sales executives during the recent record-breaking developer sales at One Queensridge Place, have transitioned into roles as real estate specialists, handling luxury resales throughout the most exclusive communities and residential high rises in Las Vegas. Strait, who has over 20 years in new homes sales and numerous accolades from some of the nation’s largest homebuilders, said, “There is no other opportunity in Las Vegas like Char Luxury Real Estate, with a team that has decades of new home sales experience. We are taking a highly successful developer approach and applying it to the most exclusive luxury resale real estate in Las Vegas. Our clients are thrilled with the results.” Schoor commented on the opportunity to build relationships, “I love the personal side of the business and getting to know the homeowners, whether it’s making my daily rounds to the barista at One Queensridge Place or holding private meetings over a glass of scotch at the Char Luxury Lounge.”
Director Stephanie McGerry is also a key player in the One Queensridge Place’s success and has brought a fresh, innovative approach for getting the brand message out across all platforms, especially experiential marketing. “We are a very event driven company and always pushing the envelope of how we can provide unique, unforgettable experiences for our clients. We’ve done everything from throwing VIP parties in private jet hangers to Gatsby-themed charity galas at The Crown Penthouse.” Char recently brought in Sabrina Chapman as a Luxury Real Estate Sales Specialist. Chapman was Char’s publicist for several years and has extensive luxury marketing experience, “Randy is legendary at what he does, and I could not be more thrilled to join this talented team and learn the art of real estate transactions from the best,” she said. Chapman will also help with media relations and strategic brand partnerships. To launch Char Luxury Real Estate Lounge, the team partnered with The Private Bank by Nevada State Bank to throw a series of grand opening parties, catering to real estate investors, agents, homeowners and local influencers. During recent events, guests sipped on Absolut Elyx and Glenlivet, and enjoyed delicious hors d’oeuvres by Tivoli Village restaurants Echo & Rig Butcher & Steakhouse and Made LV. “This is just the beginning of what we foresee as an exciting series of events and participating in the community,” said Char. Giving back to the community is a key workplace value for Char Luxury Real Estate. With each luxury property sold, $500 is donated to a charity or nonprofit organization. Some of the benefiting organizations include Three Square Food Bank, American Cancer Society and Easter Seals. The team is very active as well, recently participating in the After-School All-Stars charity Dodgeball Tournament. In addition to being an active philanthropic member of the community, Char enjoys spending time with his wife Julianna and three children, Riley, Ava and Caleb. He also competes in tennis leagues and travels for tournaments.

anny Wright lives, plays and works in Las Vegas adding to its culture and building his business. Wright is a classically trained pianist and composer with a vast repertoire of classical, contemporary, show tunes, film scores and Broadway favorites. Wright has sold millions of albums with 38 recordings of inspirational music to uplift his audience. In 2012, the Las Vegas resident created his independent record label, WH Sound Studio. Growing up in Texas as an only child, Wright’s parents loved music, although they did not sing, nor play any musical instruments. His father was a home builder and his mother was an interior designer. “My mother thought a grand piano was a beautiful piece of furniture for the living room. In 1963, they would play albums and their favorite was the soundtrack to Dr. Zhivago. I went to the piano and starting playing it and that shocked my parents. They told me later it was so beautiful. My parents found a teacher for me, Dr. Harris Cavender, who nurtured my gift for 20 years.” In 2009, Danny released “Walking in Faith,” a collection of faith-based songs dedicated to his parents. Wright’s mother was a breast cancer survivor for many years, and he continues to play concerts in support of breast cancer awareness. Wright’s other charitable efforts are inspired by his love for animals and children’s charities; for which he performs numerous benefit concerts in support of the Humane Society, the Pediatric AIDs Foundation and The American Red Cross. Wright’s music is embraced across all genres and borders. Nineteen of his albums remain steady on Amazon’s Top 100 Hot Sellers in the Adult Contemporary category, and he was named by Billboard Magazine as a Top 10 artist in the New Age genre. Wright performs as a solo artist and as a guest artist with pops symphonies including the Berklee Performance Center in Boston and the Schoenburg Hall in Los Angeles. He has headlined at The Smith Center for the Performing Arts with special guest Terry Fator, headliner in his own show at The Mirage. “We are so blessed to have the Smith Center in Las Vegas,” Wright said. “I signed a contract with them to perform eight concerts and I just loved it. There is just so much talent in Las Vegas and I have become great friends with many of the musicians. There are so many great local shows like ‘The Dennis Bono Show’ and others that showcase the talent in Las Vegas.” “I have a great engineer, Arthur Chivis, with a beautiful piano. He really captures my sound.” Wright also creates personally designed original compositions packages. People can send him a picture and write a paragraph describing the person. Wright will then write an inspired musical piece
about the subject, a unique cover is created, then a DVD and YouTube video is produced. Original music is also included on his releases as well. According to Wright, it is from real-life experiences that he draws inspiration and through his composing and playing, he truly becomes a “healer of hearts,” as one of his albums is aptly titled. “Las Vegas has really been good to me and I really love it.” For more information, visit dannywright.com. lvrealestatemag.com

Founded in 2006, Solar City has since grown to become America’s largest solar provider with over 6,000 employees. Every three minutes a new resident switches to the option of clean, efficient solar energy. Solar City is now offering Nevada residents the chance to share in the wealth of cleaner energy and reduced utility bills.
advantage of many sunny days with generous solar rebates and tax credits.
Nevada is famous for the long season and enduring desert sun. Solar City is now converting long days of bright sunlight into clean, affordable energy. Solar City can help in transitioning to solar power as smooth as possible by taking care of each resident through every step along the solar conversion process.
Solar City cares about Nevada. They understand the great strides being made to reduce energy consumption and increase renewable energy. The environmental toll that energy production from polluting fossil fuel takes on Nevada is one of the greatest challenges that the state will face in the near future. Solar City is committed to helping people switch to renewable solar energy and doing their part to limit environmental damage.
Solar City makes it easy and affordable for Nevada homeowners and businesses alike to convert to solar energy with complete system design, financing, free installation and system monitoring included. In addition to helping residents save on energy, Solar City is also putting Nevadans to work. Their Las Vegas office at Town Square is Solar City’s main call center which is also the headquarters for their sales and customer account management teams. Solar City’s growing workforce includes Nevada solar power installation teams that are more than just neighbors— they are also employee-owners, individuals that care about performing the highest quality work on homes because they’re also Solar City stakeholders.
Solar City also has the faith and support of many powerful global partners that residents rely on a daily basis. They have changed the energy industry with the strong support of partners including
Goldman Sachs, Honda, Google, US Bank, Bank of America, Wal-Mart and others who have helped to fund over $3.5 billion in solar projects. These partners realize that the option of clean, more affordable solar power is the bright solution for homeowners, their investors, the environment and the future. Solar City wants everything to go right on every solar energy installation. That’s why they only hire and train the leaders in the industry of energy. THE LEO APP Changing the Way Small Businesses Market Themselves By Stephanie Slack
M
eet LEO, a sexy acronym for a rather simple concept: Local Exclusive Offers. LEO is the concept of former Canadian private investigator turned entrepreneur, Jeff Dyck. “I found that traditional advertising just wasn’t working for me, it was somewhat flawed. So I researched the loyalty industry in search of a better way for customers to become loyal to me and my business,” Dyck explained.
After years of trial and error with the use of several different loyalty programs for his auto-detailing business, Dyck had an epiphany. “I realized the loyalty industry mostly benefitted the retailer and not the consumer, so true loyalty was never really established. With LEO it’s different. Our network of retailers, offer exclusive deals to customers and in exchange for their loyalty the customer is rewarded in several ways,” LEO’s creator said.
The LEO app is a mobile marketing platform that aggregates offers from local businesses, directly into the palm of customer’s hands via their smartphone. While this concept may sound quite familiar, there is something truly special about the LEO app which makes it quite different. “What’s intriguing about LEO is what we can offer the small businesses. LEO points them in the right direction with our analytics.” The LEO app was tested for 18 months in Canada and was so successful Dyck wanted to share the successes with the American consumer. LEO launched in Las Vegas in 2014 and has quickly accrued over 2,000 local retailers. The company’s world headquarters now calls Las Vegas home.
targeted market of relevant consumers. By the end of 2015, Dyck and Rodefeld plan to launch in 33 cities. The next urban target areas are Orlando, Miami, Cincinnati and Louisville, Ky. Beginning in September, LEO will be introducing iBeacon technology to their retailers. Another of Apple’s latest and greatest products, iBeacon allows businesses to send targeted messages and information to iPhones and other iOS devices. For example, several iBeacons could be at a local grocery store and if a certain distance away from a specified product, the consumer could receive a coupon to utilize. The main objective is to help streamline a consumer’s shopping experience and ultimately, entice them into becoming a repeat customer.
The best part? It’s absolutely free for both retailers and consumers.
LEO also has a consumer rewards program. Users of the LEO app can earn points for accomplishments, like opening the LEO app on a weekly basis, or using a retailer’s offer and sharing the app on social media. At the end of each year, the points will be assigned a dollar amount based upon five percent of LEO’s sales and distributed back to consumers.
“We’re offering the first year free for retailers. They can view the analytics and tracking info on their dashboard and when they see just how valuable this information is they will want to sign up next year,” said Rodefeld.
“This is our way of saying thank you for helping us grow. It could be enough for one person to buy a cup of coffee or it could be more. Can you imagine if Facebook did that when it first started?” asked Dyck.
After the initial year, there is an annual fee for businesses to continue its service. In addition to offering special deals to customers, the retailers can send push notifications to a unique
To start receiving local offers, download the LEO app on an iPhone or Android device. For more information, visit TheLEOApp.com.
“What better place to introduce this new technology than in Las Vegas where there’s roughly 40 million visitors a year,” LEO’s Director of Sales and Marketing Norb Rodefeld said.

athan Adelson Hospice, the largest nonprofit hospice in Nevada, is driven by its mission to be a trusted partner in the community and to abide by its vision, “No one should end the journey of life alone, afraid or in pain.” Founded 36 years ago in Las Vegas, Nathan Adelson Hospice is a role model for end-of-life and palliative care. It is a leader and innovator in the industry and was the second hospice to open an inpatient facility in the United States. Nathan Adelson hospice has taken enormous strides to ensure its programs and services maintain the utmost in quality and care for patients and their loved ones in the Southern Nevada community. Nathan Adelson Hospice provides care for about 300 patients daily. The organization employs physicians, nurse practitioners, registered nurses, social workers, spiritual care professionals, certified nursing assistants, volunteers and bereavement counselors to deliver an integrated, holistic approach to healthcare. The hospice has been repeatedly distinguished as one of the Best Places to Work in Healthcare in the country by Modern Healthcare magazine; was recognized in 2013 as a Best Place to Work in the State of Nevada by the Southern Nevada Human Resources Top Workplaces by the Las Vegas ReviewJournal in 2013 and 2014. In its additional efforts, the American Osteopathic Association has approved a Nathan Adelson Hospice’s Osteopathic Fellowship in Hospice and Palliative Medicine Program, making it the firstof-its-kind fellowship program in Nevada and one of only 11 in the nation. The new program is a joint educational effort with the hospice and Touro University Nevada, with a goal of bringing further quality education to Southern Nevada and keeping doctors in the state. Nathan Adelson Hospice has become the first hospice to develop and sell a customized app for health care organizations. The app, called “iReferDR,” can be used by anyone in the healthcare
industry that has a referral-based business. The organization has a variety programs under its helm to help patients and their loved ones. Its Families in Need Program helps those who can’t afford the essentials of everyday living, and the Meal Delivery Program helps address food issues. Partnering with Three Square, hospice volunteers deliver meals to patients and caregivers twice a month. The organization delivers over 8,000 meals per year. The Center for Compassionate Care was established in 2002 under Nathan Adelson Hospice in response to a demand from the community for access to low- or no-cost community counseling for those affected by issues of grief, loss and life threatening illnesses. The center offers counseling and a myriad of support groups to clients with a wide range of issues relating to grief. An additional program offered specifically to children dealing with grief and loss is Camp Erin, a free bereavement summer camp. The hospice also holds annual events to raise funds and help the community, including its annual Live Butterfly Release, its annual Wine & Food Tasting Extravaganza, a Flair for Care fashion show, and "Serenades – Doctors in Concert" event. There are many ways to volunteer. To learn more about Nathan Adelson Hospice or to make a donation, find on Facebook and Twitter or visit nah.org. lvrealestatemag.com

SPRINGS PRESERVE Education? Yes. But Lots and Lots of Fun, Too! By JoAnna Haugen; Photos courtesy of Springs Preserve
When the kids have torn through their DVDs and worn out their stay at the local park’s splash pad, head to the Springs Preserve at 333 S. Valley View Blvd., (702) 822-7700.

as Vegas’ indoor/outdoor educational facility provides a welcome retreat from the heat, interesting traveling exhibits and even a bit of inquisitive intrigue despite students’ greatest attempts to avoid learning anything outside of school. Whether looking for kid-friendly or family-inclusive activities, Springs Preserve has something both indoors and outdoors to share with visitors about the ecology, biology, history and culture of the Mojave Desert. “We provide a way for locals to get out in nature, to see desert plants and animals in their natural habitat,” explained Aaron Micallef, curator of exhibits at Springs Preserve. If you’re seeking the solace of an air-conditioned building, step inside to enjoy Springs Preserve’s live, twice daily animal show Eat or Be Eaten: Predators

and Prey as well as new traveling exhibit Dino Summer, which run through Labor Day. Eat or Be Eaten: Predators and Prey is presented daily at 11 a.m. and 1 p.m., featuring bugs, lizards, snakes and small mammals that all play a role in the circle of life in the Mojave Desert. During the presentation, guests learn about the roles and relationships of predators and prey in the desert, and participate in fun trivia games for prizes. Dino Summer is exclusive to the Springs Preserve this summer; a virtual adventure into the prehistoric world. This exciting indoor exhibit allows guests to witness an animatronic Tyrannosaurus Rex and Triceratops, interact with state-of-the-art video game technology, journey in a safari jeep through the Jurassic period on a narrated tour through a virtual dinosaur world, dig up life-sized dinosaur bones and more. Dino Summer is open 10 a.m. to
6 p.m. daily, is free for members and included with general admission. "We wanted to provide a multi-dimensional dinosaur experience so we combined the elements from two exhibits,” he said. Though it may be tempting to hunker down indoors, visitors are encouraged to get outside to explore the Springs Preserve’s trail system and botanical gardens, which are home to desert-adapted plants and animals. “We think about it being so hot in the summer and we cloister ourselves inside, but the desert thrives because of the heat, so we encourage people to get out at least a couple hours each summer at the height of the day just to see what it’s like out there,” he said. Of particular interest is DesertSol, an award-winning, solar-powered home designed and built by the University of Nevada, Las Vegas’ Solar Decathlon Team. Micallef noted, “The house is in our Botanical Garden and it’s a special thing, but most people don’t expect to see it here.” For a snack or meal, visit the fabulous Divine Café where there is a delicious selection of lunches and kids’ meals. The café offers catering and an event space. It is open weekdays, 11 a.m. to 3 p.m. and weekends, 9 a.m. to 3 p.m. There is also a weekend brunch menu.
