REPAIRS
☐ List of major property upgrades & improvements ☐ Special attention to kitchens, bathrooms, roofs, appliances
The best Rule of Thumb before an inspection is to keep in mind your Home’s 3 S’s: Safety, Security, and Soundness.
☐ Dates of installation
☐ Repair any systems that may not be working optimally
☐ Approximate costs
☐ Leaky faucets
☐ Any recent relative sales or info that helps tell the story of your property
☐ Unhinged doors
☐ List of proposed improvements if the property is to be appraised 'subject to' completion
☐ Broken Trim
☐ Floor plan, survey, plat map, sketch or blueprint of property if easily accessible
☐ Gutters
☐ Any previous appraisals on the property ACCESSIBILITY
☐ Make sure all rooms of the house are accessible including any in-law suites, guesthouses, rented rooms ☐ For FHA appraisals, access is needed to the attic and crawlspace in order to perform a head and shoulders inspection at minimum. Having a ladder set up is incredibly appreciated.
☐ Windows stuck or painted shut
☐ Watermarks
☐ Non- functioning or damaged systems ☐ Thoroughly inspect safety equipment like smoke alarms & carbon monoxide alarms, heat, light switches, wall outlet covers, and fans & vent systems.
FOR FHA APPRAISALS:
☐ Smoke detectors must be installed on all levels ☐ Handrails along steps and stairways more than 3 risers ☐ Remove all peeling paint and repaint that affected area ☐ Utilities will need to be turned on
