This is the time of year when they explode with color and fragrance, and I’m certainly paying more attention now than in years past. It’s all about the little things! I even find weeding a stress release, so if you’re like me, go outside and take a deep breath as you admire the flowers and pollinators. And if you are so inclined, start pulling! Real estate is more than our career path, it is our passionate vocation. We serve our clients as “family” and are so fortunate to enjoy our working relationships with them. This has never been more apparent than during these challenging times when they are so appreciative to receive our calls and updates. The Art of the Garden Before

A garden designer offers advice for creating enjoyable, livable garden spaces

I

’VE ALWAYS THOUGHT THAT THE BEST GARDENS

are those that make people happy and comfortable. Great gardens look good, but they have to feel good, too. The gardens I admire most are relaxing, easy to move through, and not too hard to maintain. An inviting yard provides a mix of beautiful flora, shady nooks, a resting spot, and perhaps an area to entertain. Horticulturist Bill Dear is the founder of Dear Garden Associates, Inc. a group of garden craftsmen and artists headquartered in Pipersville, PA. Not the kind that paints with brushes or in illustrations but one whose palette is beautiful gardens and landscape designs. In fact, one of Dear’s favorite quotes, by an anonymous author states, “Gardening is the slowest of the Performing Arts.” Dear has a Bachelor of Science degree in ornamental horticulture, and a minor in ecology from Delaware Valley College of Science and Agriculture. He has dedicated over 25 years of professional experience in making beautiful outdoor landscapes. Originally, Dear planned on pursuing architecture but found himself chasing his love of the outdoors, plants and horticultural design. “I always thought I would design buildings, but my interest in nature and the environment led me down a different career path,” he explains. Great designs, like gardens, are implemented and evolve over time. “The garden spaces we create are unique due to the level of detail in our layouts which blend the goals of a client, architecture of the home with

characteristics of the property. In addition to the materials used, we like to build spaces in new ways, rather than just follow a formula that has been done before. Our goal is to design gardens that look great initially then improve as they grow.” For Dear, one of the great aspects of gardening is the anticipation—a flower, fragrance, fall colors, and the change of seasons are all things people who love gardens look forward to seeing and picture in their minds until they occur. He also enjoys the challenges. “Our work is never boring. There is

always a new challenge like drainage, screening a neighbor, deer, wetness or dryness, or creating a space tailored to the style of our clients.” He notes, “What we like most is making people happy and hearing positive feedback regarding our work.” ●

A Simple Approach to

Decluttering Your Home “Home is the nicest word there is.” – Laura Ingalls Wilder

H

OME. THIS ONE WORD HOLDS SO MUCH MEANING FOR EACH OF US. A home is a

shelter, a place of comfort, a place where memories are made. A home is also a repository for stuff--a lot of stuff. Ideally, each home should contain only those items that are practical, beautiful and meaningful to the people that live in it. However, as we all know, this is not usually the case. The gradual build-up of clutter and the time constraints of a busy life lead to a home filled with stuff. The following is a short, simple guide to help you tackle the decluttering of your home.

Know Your Why If you are ready to start decluttering your home, the first step--before you touch a single thing--is to have a clear sense of why you want to do it. The reason could be practical, like you are moving to a new home or combining two homes. Sometimes the reasons go beyond the practical and are tied to your wellbeing. You may feel like your home is out of control, or the clutter is weighing down on you daily. All of

these are great reasons to declutter. Taking time to set this intention in the beginning of the process will clarify your goals and inspire you to keep going.

Pre-Work Ok, now you are ready to start. But, it is still not time to dig into the piles of stuff. A little pre-work will save you a ton of time in the process. The following is a quick list of the prep work to complete before you begin: • get a good night’s sleep • enlist the help of an accountability partner, a friend or a professional organizer • h ave supplies ready (empty boxes, trash bags, laundry baskets, or bins) • c reate a happy atmosphere—put on some good tunes • d etermine where you will be taking your donations (charity, friends, etc.) • determine if you will sell items and how you will do it • d ecide where you will stage your donation pile until you can arrange for pick up or drop off of donations J AY S PA Z I A N O . The Decluttering Process

As you move through the decluttering process, try to reframe your decisionmaking.

Yay! It’s finally time to start purging the stuff. Generally, the approach is to move from easier to harder categories of stuff going room by room. There are no hard and fast rules here, but this approach seems to work best for my clients and helps build up decluttering “muscles” for the tougher decisions required later. As you move through the decluttering process, try to reframe your decision-making. Focus on deciding what to keep rather than what to get rid of. Remember that your home is a special and sacred place. What you decide to keep within those four walls should be worthy of its place. Have laundry baskets, bins or boxes labelled “Donate,” “Recycle,” “Relocate,” and “Temporarily Undecided.” Also have trash bags ready for items that need to be thrown out.

The following simple process works for all spaces in your home: • e mpty the area you are decluttering. Do this for every drawer, closet, cabinet, and cupboard. You really need to see the stuff out of context to best make your decisions. • s ort the stuff into categories of like items--this will make it easier to spot duplicates and get a sense of how much of something you already own. •m ake a decision about each item. You should do this by picking up each item and deciding whether it should remain in your home. Move quickly and do not overthink any particular item. Ask yourself these questions as you work through the items: - Does this add value to my life? - Do I use this often? - Do I have more than one? - Do I love looking at or using this item? -W ould I replace this if it were lost or broken, or would I feel relieved? -D oes this represent who I am or who I want to be? -D oes this deserve a place in my life and home? If you really cannot make a decision quickly, place it in the Temporarily Undecided bin, but do not use that bin as a crutch. • r emove the items you no longer want or need from your home as quickly as possible. Running items to the donation drop off sites or getting items picked up may not be feasible at this time, so do your best to get them out of your sight.

Moving Through Your Home: A Few Tips and Tricks The following are some additional helpful tips for the process:

1

Know your stuff. All stuff can be divided into three broad categories: useful stuff, beautiful stuff and emotional stuff. The easiest category to work with are the items that are practical, functional and help us get things done. If you use it, keep it. If not, let it go. Next, we all have items that have no practical function, but still make us happy because we love to look at them. If you have pieces of art or decor that always bring a smile to your face, and you have a place to display them in your home, you should keep them. Evaluate each item to determine if it is still worthy of a space in your home and life. Now, if all the stuff in our houses were either beautiful or useful, this would be easy. But I am positive you have a lot of stuff that does not fall into either category. This stuff represents some kind of memory or emotional attachment. This is the trickiest category of stuff and is discussed further below.

Work through your home like you are “cleaning for company”. The easiest and least emotionally draining order for room decluttering starts with the public areas (living room, kitchen, dining room, mud room), moves to the private areas (bedrooms, home office, bathrooms), and, finally, ends in hidden storage spaces (the attic, the basement, the garage).

Guilt is a four-letter word. Ok--it’s a five-letter-word. The point is that guilt has no place in your decluttering process. Let it go. Do not feel guilty about the expensive dress you never wore, the two sets of china from your aunt that are not your style or the fact that you never really used the treadmill. Guilty feelings are not a reason to keep an item that you do not love or use. So, just let it go. The guilt may not disappear immediately, but it will disappear after a little time.

Don’t let your mind play tricks on you (Part 1). We all have stuff that we think we must hang onto because it is valuable or has a high emotional value for us. Sometimes, it is, but more often we are just attributing value to the items because they are “ours” or because we have had them for a long time. Behavioral economists refer to these as the “endowment effect” or “duration effect.” No need to worry about the science here, just know that the true value of an object is in its usefulness to you. Do not continue to hold onto something that is no longer useful or necessary for your life just because you think it is “worth something.”

Don’t let your mind play tricks on you (Part 2). We also hang on to many things because they are mementos or

are objects from or related to someone we love that has passed on. Or maybe it’s something that reminds you of a past stage of life. We sometimes feel like letting go of objects will break the connection we have with those people and eras. The most important thing to remember is that the stuff isn’t the person or memory. Pick a few of the items that remind you most of the person or memory and actually display those items where you can see them frequently. If you do not want to display them, ask yourself again why you are keeping them. Take photos of the rest and donate them to someone that will find them useful or beautiful.

The Kids are Alright (and they do not want your stuff). Perhaps you are hanging on to items to pass down to future generations. I’ll just be blunt here--your kids (and grandchildren) likely do not want them. This is especially true for furniture and collectibles. Millenials and Gen Z kiddos are much more likely to want less stuff, simple furniture and smaller spaces. Similar to your feelings when you received boxes and rooms full of family heirlooms from your older relatives, your kids will receive not only the stuff, but also the gift of a heavy emotional load. An easy way to deal with this is to offer the stuff to your kids right now. If they want it, wonderful! If they refuse, then pass it along to someone else. J AY S PA Z I A N O . C O M

Organizing Ok, so you have decluttered the house. Things should feel more open and lighter. It is now time to organize the stuff you have decided to keep. Organization boils down to a few mantras you should keep in mind: •E very place has a purpose. Determine a function for each space. Think less of what rooms are supposed to be there, and focus on the way each area of the house can serve you best. •E very item has only one place. Remember how easy it was to find things in your preschool classrooms? Every item had one place it belonged. The concept works in your home as well. Keep all like items together in one place, and return them there when you are done using them. •K eep it simple. Make things as easy as possible for you and your family. Simple also saves you money. You can organize drawers with shoe boxes and inexpensive bins, no expensive systems are necessary. •K now yourself. Not all organizing systems will work for you. If you are struggling with an organizing system, it is not your fault! The system just is not right for you. Try a different system or reach out to a professional organizer for some guidance.

Determine a function for each space. Think less of what rooms are supposed to be there, and focus on the way each area of the house can serve you best. 16

Maintenance After all the hard work you have done, you can now relax and enjoy your home. Part of that continued enjoyment is maintaining your oasis going forward. The most important tip in maintenance is to be a good gatekeeper. Use your front door as a stopping point for any type of clutter or unnecessary items that try to enter your home. Remember that your home is a sacred space, and only really special items should be coming in to join you there. Always ask the question “do you deserve a place in my home?” before buying or accepting anything. You will probably be surprised by how easy it becomes to just leave the item where you found it when you pause to ask the question. ___________ I hope this guide has been helpful. N 1984, J. Seward Johnson, sculptor and

philanthropist, envisioned a public sculpture garden and museum. His desire was to make contemporary sculpture accessible to all, offering visitors the opportunity to become comfortable with contemporary art through a progressive and self-directed journey. This vision gave birth to Grounds For Sculpture—a 42-acre sculpture park, museum, and arboretum. A work of art itself. Grounds For Sculpture was designed to include formal and informal aspects. Paved terraces, pergolas, and courtyards juxtaposed natural woodlands, ponds, and bamboo groves. Expanses of lawn were delineated by sculptured rose-covered berms. Today, the venue highlights all of that and more, as it preserves and conserves an exceptional collection of contemporary sculpture, offers outstanding programming for all ages, and provides rotating exhibitions in six indoor galleries.

Rat’s Restaurant Abutting the picturesque patio at Rat’s Restaurant (named one of 100 most scenic restaurants in the US), is the Rat’s Pond. Approached from the sculpture park, guests first encounter a small cascading waterfall fed by the pond, with a view that reveals the charming French-inspired restaurant and surrounding horticulture and sculpture, including Philip Grausman’s Leucantha and David Hostetler’s Summertime Lady. The pond is home to a variety of colorful Koi fish, and an ideal environment for the water lilies, iris, and other plantings contained within the water. Notice also the countless colorful blooms planted near the patio as well as weeping willows and weeping cherry trees framing the far shoreline.

Monet Bridge The Monet Bridge is a site to experience as it recreates the scene from Monet’s famous painting, Bridge over a Pond of Water Lilies. At Grounds For Sculpture, the area surrounding the bridge is planted with water lilies and weeping willow trees in order to closely replicate the painting. When it reopens, take the next beautiful day to meander through this horticultural wonderland. Be inspired by nature’s art, fragrant blooms and creative sculptures and leave with an experience that delights all the senses. ●
