Jay Spaziano Real Estate & Lifestyle Magazine Dear Readers, I hope this finds you well. I love this time of year! It’s a great opportunity for reflection, gratitude and looking ahead. I’m always intrigued by what the real estate market will bring and sometimes it’s quite a surprise. That being said, I’m confident that we will see another strong year of sales. 2021 was crazy, in a good way, for our sales volume. Jay had another record-breaking year and I feel so fortunate to have reconnected with past clients. It’s always fascinating to have constant communication with people over a period of time and then I don’t see them until the next transaction. I miss a lot of these folks and it’s so nice to re-engage as if time has stood still. I’ve also met some really great, new people that have moved to our area and always enjoy learning about their life’s journey and why they are settling in our beautiful part of the country. It’s a new year, a clean slate and a time to persevere! I’m not a fan of resolutions but my mantra for 2022 is thanks to Jack Kornfield who said, “Tend to the garden you can touch.” A simplistic view to effectuate change in your own life. Anatomy of an American Farmhouse

WITH FARMHOUSE STYLE SEEN EVERYWHERE FROM TELEVISION SHOWS TO STORES, and even to

paint colors, we wanted to get back to our roots and talk about the traditional American farmhouse. So, what makes a house a farmhouse? Traditionally it is simply built with local resources such as wood or stone. Every region of America has its own version of the farmhouse. Many farmhouse features that we find charming and decorative were built for functionality. The farmhouse is a very practical style and the commonality was this: it was functional and straightforward. In our area, most farmhouses have some of these characteristics in common: • Rural location – Farmhouses were, by definition, located on farmland and were designed to house farm owners and farmhands. Now, most farmhouses are surrounded by other homes. • Rectangular floor plan – The front of the house contained the formal areas, and a large kitchen along with the staircase to the upstairs bedrooms were housed in the back. • White or light-colored exterior – Farmhouses con-

structed from wood were usually covered with clapboard. While clapboard may be in style, these horizontal wooden boards were designed to keep out wind and moisture. • Side gable end roofs with a 45-degree pitch – It was easy to frame and maximized height. • L arge, welcoming porches – Porches served several functions. In a way, they were outdoor mudrooms. Dirty workwear, such as boots and coats, was taken off here before entering the house. They also served as a location to store firewood, and in the summer months, they provided a place to cool off. •D ominant fireplaces – A large center fireplace could heat both the lower and upper stories. A fireplace in the kitchen served for cooking. • Dutch doors – Let airflow in while keeping farm animals out. Farmhouse architecture can be dated back to Scandinavia and Germany. Popular among working class farm families, the design made its was across the ocean with the first settlers. The settlers built the oldest farmhouses in the early 18th century. They used raw logs (think log cabin style) or some

combination of logs and stone. Easily built by hand, the farmhouse design rapidly spread to the West during this time. Many farmhouses were small with just 2-3 rooms. As the farm and family began to grow, they would expand the house by adding new rooms. With the Georgian style being popular in England during this time, it made its way to America as well, and onto many American farmhouses. Identified by its symmetry, it’s one of the most prevalent styles in the English colonies throughout the 18th century. In fact, it is the first architect-inspired style in America. A typical Georgian house in Pennsylvania is made of stone or brick. It’s a two-story building with a symmetrical arrangement of windows and doors on the front. Classic features are a center door and a pedimented or crowned front entrance with columns. Other traditional characteristics are multi-paned windows and a dentiled cornice. These homes typically have a tiled, hipped roof (roof slopes upward from all the sides). Keeping with the symmetry, chimneys were on both sides of the house. In the mid-19th century, railroads transformed farmhouse architecture. Items such as brick, milled lumber and quarried stone were easily transported. With this increased availability, the wealthier landowner often incorporated styles that were popular at the time. Enter the Greek Revival farmhouse, with style elements such as Greek columns instead of plain porch supports. Later in the century, other details like towers, dormers, bay windows, corbelled chimneys and decorative trim inspired the Queen Anne farmhouse.

With the Georgian style being popular in England during this time, it made its way to America as well, and on to many American farmhouses.

By the 20th century, particularly the 1930s, a new American farmhouse era began thanks to the Sears, Roebuck and Company catalog, the Amazon of its day. For less than $1,000, you could purchase the American Dream in 30,000 pieces! Via mail order, future home owners could purchase a kit containing all the pieces they needed to build a farmhouse. Many of these 2 story farmhouses featured clapboard siding and a semi-enclosed porch. Pennsylvania is among the five states where the greatest number of Sears kit-based homes were built. Many are still standing today. The farmhouses of both today and yesterday still captures the timeless fashion of country grace, charm, and love of the land. ●

Ingredients

Pour wine and maple syrup into a large pot. Squeeze orange quarters into the wine and the n add spent oranges, ginger, star of anise and cloves. Cov er and simmer over low-medium heat for about 30 minute s. Don’t bring to a boil. Strain, divide and serve. Serves 4.

I THINK WE CAN ALL AGREE, now, more than ever, we are all more conscious of

our health. While most of us make some type of New Year’s resolution to be more fit or eat healthier, we often ignore what is right in front of us – in our homes. Here are some easy to incorporate tips to make your home a healthier and happier place.

Whole House • E stablish a no-shoes-indoors policy. Keep a basket of slippers at the door for family and guests alike. This helps reduce the spread of germs. • Go green with plants. Plants are natural air purifiers absorbing toxins through the 858 Tower View Circle, Buckingham leaves and producing pure oxygen. Rubber tree leaves act as a magnet to toxins such as bacteria and mold spores. Aloe plants do double duty – they purify the air and are good to keep around for burns and skin irritations. English ivy, Boston and asparagus ferns, and ZZ plants are oxygen producing, low maintenance favorites. As always, keep plants away from kids and pets! • Choose your scent smartly. Burning almost anything has the potential to release chemicals. Look for natural candle options like: coconut wax, beeswax, soy wax, palm wax or vegetable wax. • Ventilation is important. Let fresh air in by opening your windows regularly. • Change air filters on a regular basis.

In the Kitchen • Throw away cracked cutting boards. Choose boards made of maple, which is a dense wood that is not too hard to dull your knives, for all nonraw meat items. For raw meat use a nonporous hard plastic cutting board, so that germs 33 Brown Lane, Newtown don't have a place to hide. • Replace your kitchen sponge with a wool one. Traditional kitchen sponges are made from oil-based plastics. Wool is naturally antimicrobial and its natural, rough texture is good for cleaning. • Go through your plastics drawer and toss any BPA-containing plastic containers (toss containers that have the number 3, 6, or 7 on the bottom) that could leach the chemical, which is a suspected health hazard, into food or drinks.

•U se the exhaust fan when you cook. Not only does it improve ventilation and reduce smells, but it also helps reduce cooking-related air pollutants, including carbon monoxide and nitrogen dioxide. Having it on also helps lower humidity, which can encourage bacteria and mold growth.

In the Bath •R eplace peeling caulk and cracked tiles. This will help discourage mold growth. • Swap out vinyl shower curtains, which may release toxic chemicals into the air, and opt for washable nylon or polyester ones. • Use the exhaust fan every 5333 Ash Road, Doylestown time you shower, and make sure it runs for at least 20 minutes after. Indoor condensation can lead to mold growth.

Bedroom • L et your bed air out before you make it each day. This allows moisture to evaporate, keeping mites at bay. Copiers and printers can generate lung irritants. • Swap out wall-to-wall carpet for hardwood and washable area rugs. Any higher can trigger the growth of mildew and mites. • Snake plants are ideal for bedrooms. What makes this plant truly unique is that it’s one of the few plants that can convert carbon dioxide into oxygen at night, making it the ideal plant for bedroom decor as it can help regulate healthy airflow. Though most New Year's resolutions are only kept for a short time, the above tips are simple, sustainable ways to improve your home’s overall health, which in turn, may help improve your health! Let’s try and make this the healthiest and happiest possible year. ●

Our first feature is The Crossing Animal Society, our neighbor here in Washington Crossing.

The Crossings Animal Society Our Mission is to Ensure a Loving Home and Quality Care for Every Dog & Cat in Our Community The Crossings Animal Society is a nonprofit, no-kill animal welfare organization, with our office in Washington Crossing, PA. Since 2009, we have been helping dogs and cats in need, along with their families, in Bucks County and Mercer County. Our Animal Help and Adoption Network hotline can be reached at 215-321-4673 and provides assistance annually to hundreds of families in the community. Boris & Natasha’s Fund assists with the cost of life-sustaining veterinary care for homeless dogs and cats, and for pets living in families with financial constraints. When the pandemic occurred, we created

Curbside Kibble Express to help provide pet food for families that had a layoff or job loss. With our generous donors and participating pet food stores, we provided over $2,500 in pet food to needy pets. We have adopted hundreds of dogs and cats, both surrenders and those coming from shelters. When these pets needed routine veterinary care prior to adoption, we provided it through our veterinary partners. We have just introduced a new 2022 adoption program, in which families looking for a dog can submit a general adoption application. Once approved, we will find the dog that is the right fit for the family. Our long-term goal is to build the first no-kill dog and cat sanctuary in Bucks County.

A Success Story: The Journey of Cici Cici, a 1-1/2 year old Boxer-Beagle mix, was surrendered to CAS in late July of last year. A very sweet, wellbehaved dog, her family was unable to give her the attention she deserved. During the time Cici was with Jennifer, her foster Mom and one of our most capable volunteers, the young dog thrived. However, we discovered that Cici had a problem with one of her kneecaps dislocating, which might require surgery later in her life. Joanne and Larry were struck with

Cici’s photo on an adoption site, and submitted an application. They passed our vetting process with flying colors— we knew we had found just the right family for Cici. On October 30, 2021 they adopted Cici and gave her a new forever home. CAS agreed to use Boris & Natasha’s Fund to assist with veterinary costs if surgery was needed down the road. Our CAS Ambassador, who follows up on Cici, reports that she is doing beautifully with her new adoptive family. Her name is now Celie.
