After a slow August, activity has returned strong and expectations are that 2015 will finish on a high note. One market sector which has continued to gain momentum are buyers looking to downsize from larger homes to single level move in ready properties west of Hwy 5 with added advantages of easy access to restaurants, shops and beaches.”

Inventory dropped 16.3%, from 27,112 units to 22,684. However, the number of homes sold increased 11.8% indicating a tighter market for potential buyers. While pricing indicators for sold homes throughout San Diego reflected a modest upward trend of 2.9%, the La Jolla luxury market for all residential real estate over $1million had a significant increase of 23%. We anticipate continued increases in sales and prices through the end of the year with limited inventory. (Source: Trendgraphix)”

The La Jolla luxury market is heading into fall on a high note with one of the biggest sales of the year, $12,450,000 having closed on September 16th. The listing was presented by Willis Allen Real Estate and the buyer by Brett Dickinson of Pacific Sotheby’s International Realty.

Overall, the luxury market over $4 million in 92037 is hot with 30 sales over that mark so far this year (compared to 26 over that mark in all of 2014) and there are 9 homes pending in that range. Overall Sales in La Jolla are up 6% over this time last year.

NOTABLE SALES In Del Mar Brett Combs of P.S. Platinum Properties recently closed his listing at David Way for $4,156,250. In the Bridges of Rancho Santa Fe, K. Ann Brizolis of Pacific Sotheby’s International Realty represented a home on Calle la Serra that closed at $3,375,000. In La Jolla another high end sale closed at $7,125,000 with the listing represented by Willis Allen Real Estate and the buyer by Joe Hernandez of Keller Williams.

The 3rd quarter 2015 has had a 12% average selling price increase from the 3rd quarter 2014 on reported sales over $2.5million. This does not include the private sales which may represent a small number of additional sales. Third quarter 2015 pulled 117 sales compared to 2014 third quarter of 104. This increase of price and number signifies consumers’ confidence in California’s luxury real estate market.”

WHAT IS A “TRID” AND HOW DOES IT AFFECT YOU? On October 3, 2015 The Consumer Financial Protection Bureau (CFPB) instituted a new rule for residential real estate transactions. It has been somewhat confusing for the industry and I can only imagine that the consumer is still wondering what it really means to them.

or more than 30 years, Federal law has required lenders to provide two different forms at, or shortly before, closing on the loan. Two different Federal agencies developed these forms separately, under two Federal statutes: The Truth in Lending Act (TILA) and the Real Estate Settlement Procedures Act of 1974 (RESPA). The information in these forms is overlapping and the language is inconsistent. Consumers often found the forms confusing, and lending and settlement agents found the forms burdensome to provide and explain. First of all, let me explain what the acronym TRID stands for… Truth-in-Lending..RESPA (Real Estate Settlement and Procedures ACT)..Integrated..Disclosure

This rule is designed to make the real estate closing process more transparent for the CONSUMER. It replaces the prior GFE (Good Faith Estimate), Truth in Lending forms, Pre HUD and Final HUD closing documents. To further determine the details of how this rule protects you, the consumer, I reached out to Linnea Arrington, President, of San Diego Funding. Per Ms. Arrington, “This is very consumer friendly and helps 16

everyone understand more clearly the previously complex and confusing closing documents presented to the buyer and seller.” Because of the new rules, lenders cannot impose fees (such as appraisal fees) on the consumer before the consumer has received the Loan Estimate, indicated an intent to proceed by signing the Loan Estimate and wait 3 business days. However, per Ms. Arrington, “buyers should check to see if their lender will go ahead and order the appraisal, collect funds from buyer AFTER receipt of Loan Estimate and the 3 day wait time. This will allow the transaction to move forward more quickly and close on time as loans will be contingent on appraisal.” Timelines become very critical in real estate transactions that involve the buyer securing a loan. While specific dates have always been important in real estate transactions, when financing is involved, those dates now become more important. In order for a transaction to close escrow on time, the closing disclosure MUST be completed, by the lender, 10 working days before the specified closing date. Per Ms. Arrington, “Once the lender has loan approval, the LENDER has to prepare the closing statement, keeping in mind this process used to be performed by the Escrow company. After the closing statement is signed by the consumer, there is a 3 working day mandatory wait and then final loan documents can be issued and signed with closing of escrow to follow.” Space prevents the extensive detail involved in fully explaining the new process but your Realtor or lender can give you guidance.

THE HIGH END The La Jolla luxury market is heading into fall on a high note with one of the biggest sales of the year, $12,450,000 having closed on September 16th. The listing was presented by Willis Allen Real Estate and the buyer by Brett Dickinson of Pacific Sotheby’s International Realty. Overall, the luxury market over $4 million in 92037 is hot with 30 sales over that mark so far this year (compared to 26 over that mark in all of 2014) and there are 9 homes pending in that range. Overall Sales in La Jolla are up 6% over this time last year.

The Mortgage Bankers Association (MBA) announced today that it expects to see $905 billion in purchase mortgage originations during 2016, a 10% increase from 2015.

Coincident with a strengthening economy, we expect the Federal Reserve will begin to slowly raise short-term rates at the end of 2015. At some point after liftoff, the Fed will begin to allow their holdings of MBS and Treasury securities to run off, likely beginning in late 2016.
