Do not confuse active listings with past sales. Active listings are the competition, but have not sold. After reviewing the stats, compare upgrades and adjust the recommended price. Leaving a little room for negotiation is good, but don’t overreach. If your home is not getting activity then don’t be afraid to adjust the price. Remember your home is worth what a buyer is willing to pay.”
