As far as Real Estate specific improvements, transfer of documents, records and title, which traditionally take weeks, could happen instantly. The theory of what this emerging technology could do to improve speed and efficiency first requires many obstacles be overcome. Many speculate that Title companies could become a thing of the past. Debbie Hoffman, CEO & Co-Founder, Symmetry Blockchain Advisors, describes how “…one can envision a property being recorded on the chain and having this technology act as a centralized land records database for property owners and title companies. The concept works in theory, however, in the United States, with over 3,000 land record offices that are often in small municipalities, the implementation is not practical.” (How Title Companies Can Exploit Blockchain). There are many examples of countries experimenting or implementing total adaptation of Blockchain specific to land records. In both the

Republic of Georgia and Dubai, their countries are moving toward all government records and transactions accomplished using blockchain. While feasible for smaller countries, creating a similar system in the US is highly unlikely. It is interesting to note that these transactions were handled by California companies hired in partnership for these ground-breaking endeavors. While not unusual for California start-ups to be at the forefront for technology, another quintessential California stereotype is front of mind. If, and when, challenged, how will any of this hold up in court of law? While there are still many unanswered questions, the billion-dollar title industry is well-aware of the potential for blockchain to affect the landscape of their industry. As in any emerging trend, it’s important for all real estate professionals, agents, brokers and real estate attorneys alike to stay educated and ahead of the changing climate to ensure their success in this new realm. Evolution is inevitable, but extinction is not reasonable.
