A look at 2018 – How did the luxury market do in 2018 and what are your hopes for the New Year?

Brett Dickinson, Pacific Sotheby’s International Realty, brett@pacsothebysrealty.com “2018 was a banner year for the super luxury market in San Diego with 16 home sales recorded over $10 million! Rancho Santa Fe witnessed more sales between $5 - $8 million than they’ve seen in ages, and La Jolla shattered records, including a new high sale at $24 million that stands as the biggest residential deal ever recorded in San Diego County. Sales’ highs were seen in all of our coastal communities, which benefitted from recently completed improvements and the growing reality that San Diego is recognized as a luxury market, just like our neighbors - OC and LA. As for 2019, while it looks to be a strong year, our team will operate with the caveat, Seller Beware. We are advising our clients to be proactive with their pricing to stay ahead of the curve, but to not get caught up in chasing records.”

Cutter & Chaco Clotfelter, Willis Allen Real Estate, chaco@willisallen.com “2018 will be remembered as the year when balance started returning to the luxury market but the forecast for San Diego is still positive as we head into 2019 with prudent Sellers making price reductions and restrained Buyers making these deals happen. An increase in turn-key and remodeled luxury homes will continue to put downward pressure on older homes that need to be re-skinned or fully remodeled.”

Although the number of homes which sold priced over $3 million was about the same as 2017, the average sale price increased. This was mostly due to a large increase in the number of homes that sold in the $10 million and above market. In San Diego County, 3 times as many properties sold for $10 million or more compared with 2017 (MLS listings). The increase was mostly due to high-end luxury sales in water front communities. The market appears to be holding well as we approach the new year too!

Jana Greene, Pacific Sotheby’s International Realty, jgreene@san.rr.com “There were several significant properties sold at high prices this year in San Diego county including fifteen properties that sold for $10M or higher with one of the highest priced properties closing at $21.5M in Del Mar. Overall in 2018 the luxury market continued to see low inventory with prices stabilizing and a slight increase in certain segments resulting in shorter active market times. I am hopeful 2019 will see an increase in housing inventory in order to satisfy Buyer interest.”

Oliver Indra, Berkshire Hathaway HomeServices, oliver@indra-group.com “Every luxury market throughout San Diego is different. They are really all Micro Markets. Analyzing Rancho Santa Fe as a sample, the Covenant performed completely different than Fairbanks Ranch. From the same time in 2017 in comparison to 2018, the Covenant Sales Volume is up 35% from $211M to $284M while the Fairbanks Ranch Sales Volume is down 32% from $78M to $53M. Also, the Covenant’s Average Sales Price is up 21% from $2.939M to $3.558M while the Fairbanks Average Sales Price is down from $2.820M to $2.540M. However, looking at the whole 92067 Zip, Rancho Santa Fe’s Average Sales Price is up 11%. My hopes for 2019 are that San Diego will be more on the map of Tech Companies which bring in high-paying jobs and International Buyers.” 14

Recently I replaced 3 fences with 3 different neighbors of mine. I’ve known my neighbors for about 8 years and we’ve had a great “neighbor-relationship”. But replacing the fences created a new dimension in our interactions. Fences are a relatively simple undertaking but still require decisions about design, contractors and budget. Our ability to work through the inevitable disputes and stay cordial gave me a greater appreciation for my neighbors as well as our new six-foot divider.
