Existing-home sales this year are expected to fall slightly below 2013 (5.1 million) to 4.9 million, and then are forecasted to increase to 5.3 million next year and 5.4 million in 2016. Lawrence Yun, chief economist of the National Association of Realtors® expects the national median existing-home price to rise 4 percent both next year and in 2016. In the latest Zillow® Home Price Expectations Survey, released November 11, nearly all of the 107 panelists surveyed said they expect the housing market to normalize within the next five years. A NEW OPTION FOR THOSE NOT ABLE TO GET TRADITIONAL FINANCING Synergy One Lending is excited to roll out to the Real Estate Community and public our NuPath Rent to Own program. This new program allows those that cannot obtain traditional financing, because of past credit or even income qualifying issues, to purchase a home.

HERE IS NO WAITING PERIOD FOR PAST CREDIT PROBLEMS SUCH AS A SHORT SALE, Deed in Lieu,

Foreclosure or even a recent Bankruptcy. The program also caters to those that might be self-employed and do not report all of their income to qualify for a regular mortgage or you changed from a salaried position to a Self Employed position, this program could work for you. Currently if you have had one of these challenges, most likely you would be given an option for financing through what is called hard money or, you would be required to come up with a large down payment of 30-40%. NuPath fills this gap by giving people the opportunity to purchase a home with a Rent to Own agreement. The power in the process is that we will

reap the appreciation of the housing market while they rent to own the home they want. One of the huge benefits is that the during the six year agreement, if the housing market increases substantially, the buyer can option to sell the home, (without ever officially owning it), and can pocket the appreciation of the home and walk away to purchase another home or stash it away for a later date. We are also seeing folks who are doing improvements to the home to improve the value of the asset of which they will get to keep. I get asked a lot, “so, what’s the catch”? The answer is nothing. You do have to qualify for the rent payments, with a minimum 550 credit score, up to a 50% debt to income ratio,

The real estate agent will be writing the offer to purchase the home as a regular purchase agreement and have the power of that cash buyer that all sellers love. Once the home is purchased, the Rent to Own agreement is recorded on title. It is a six year agreement, which allows the buyer ample time to get their credit issues and or income qualifying issues fixed so that they can obtain traditional financing and complete the purchase and take over ownership of the home. During this six year agreement, the buyer knows exactly the purchase price to option on the home at any given time and can build their own equity in the home with normal appreciation. The buyer basically locks into today’s housing prices, uses someone else’s cash to hedge the real estate market and can

(based on regular income or bank statements for qualifying). You can have up to $15,000 in current outstanding chargeoffs, collections, judgments or liens. There are property requirements as well as we will not purchase condos and we would like to have properties in at least average condition. There is a 5%-10% down payment requirement, (10% for Jumbo loan amounts) as well as a 3% transaction cost to cover traditional closing costs of both transactions being recorded. We will purchase properties up to $2,000,000 for this program which caters to the luxury home market quite well in San Diego County. However, if you look at where interest rates are, the risk is truly minimal. You can lock a rate and payment that will be similar to what you pay in rent. It will provide you the pride of homeownership, tax advantages, equity growth, etc... The biggest fear is, “What if!” - as in, “What if I lost my job?” “What if I got transferred,” etc. Certain life situations will happen regardless, and fear-based thinking is keeping quality buyers out of the market. The bottom line is that the numbers will reveal the incredible opportunities to buy real estate. This doesn’t mean buying a home is right for everyone, but it is undoubtedly a great market to explore the option. “Be greedy when others are fearful, fearful when others are greedy.”

Q

Some who own luxury real estate in San Diego or those looking to buy may be interested in renting the property out. What should these owners and potential owners consider when researching this option?

A

Something like this just boils down to the numbers. What kind of rent can you get? Does it cashflow if there is a mortgage? How much tolerance do you have for property damage, and what is the cost of property management? It can make quite a bit of financial sense, but, like anything, you need to sit-down, draw out a plan and truly assess your goals. Risk vs. Reward – keep it simple.

How will the end of quantitative easing affect the local housing market?

It should be very interesting to see how the end of quantitative easing affects both the stock market and housing. Ultimately, the Federal Reserve is no longer a player in the market, and no longer buying bonds off the marketplace. This means one less buyer to cause bond prices to move down and yields to move up, which means increasing mortgage rates. Personally, I think mortgage rates will remain low, just not as low as they are now. Why? Because the U.S. bond market is still a safe haven for global money. There are bigger issues across the globe that are shifting large amounts of money into our market, and essentially picks up where the Fed is leaving off. If rates were to rise, this could put some downward pressure on housing. However, keep in mind that if rates do rise, it could also mean things are improving in our marketplace in other areas, which ultimately could be good for housing. It’s kind of like a Rubik’s cube.

Does the foreclosure market affect the luxury real estate market?

Foreclosures have significantly decreased from their This is a great thing because it means fewer people are losing their homes. This trend also continues to lead us toward a healthier marketplace. Period. Like anything though, properly planning is very important, and that means connecting with top tier, trustworthy professionals. Tim Skoglin, broker/owner at Skoglin Real Estate, outlined the top 10 things a homebuyer should do when shopping for a new home. Skoglin said it’s important for buyers to be organized whether they’re looking for a new or resale home. The list includes: find an experienced broker, obtain a property evaluation to determine the market value and avoid being underwater, check your financing options and schedule a home inspection.

Skoglin also addressed how investors have mostly left the housing market, creating a more normal market in San Diego. “The foreclosure market is no longer there; short sales have dissipated somewhat. … It was good for two or three years: from about 2011 to mid-2013 – now we’re seeing that there’s just not enough of a spread in there to allow them to come in, fix, flip and get out of the investment and onto the next,” Skoglin said. “Tim is the ‘silent killer’ in real estate. He keeps a low profile and just knows his stuff,” Craig Sewing said. “He has 20 years in the business, and is the type of guy you refer your family member to because you know it will turn out well. Period.”

Pete Middleton discussed how he uses a design consultant to style luxury homes to bring an emotional connection for the buyer. Styling the home sets the tone for the home and sets it apart from the rest of the houses on the market – it’s not about the price tag, it’s about how the house makes you feel. He also discussed current trends in the luxury market. “The luxury sector is its own market, and that kind of leveled over the past 90 days. We are seeing movement, but not a lot,” Middleton said. “I think with the Fed easing, and things like the midterm election and Ebola – scary things – it kind of calmed the high-end people down a little bit.”

Ruth Ann Fisher, Del Coronado Realty’s team leader, discussed recent developments in Coronado and gave an update on the housing market there. The toll booth in Coronado may be getting a redesign with an old-world look as the entrance to the city. For-sale housing in the Coronado market features a range of properties, from a $479,000 two-bedroom in the village to a $14 million house on the bay. Active listings are down to 119, which is a low number for Coronado, Fisher said. While inventory is down, there is still a lot of desire to buy in Coronado.

James Langley talked about the Downtown Partnership, which he is a member of and is helping to make the city better through clean up and promoting real estate. People are buying into the transforming downtown area, which Langley said will be more like San Francisco in the near future. He discussed the I.D.E.A District and how downtown is changing to be more creative with its space. “You’re going to have a lot of office buildings that aren’t your traditional 30-story office building. It’s going to be more built for creative space, which is where I see San Diego going – and it’s really where businesses are going,” Langley said.

Shawn Harris discussed a recent rebound in the office, industrial and retail sectors, which are all primed to improve in San Diego. Job numbers have been picking up, which is driving movement in the office and industrial sectors. “The surprising one is retail. That has been on a downward spiral since Circuit City started tanking, and now we’re seeing an uptick,” Harris said. Harris also discussed how business owners can switch from leasing their office space to owning a piece of commercial real estate. A typical white collar worker who rents 10 to 20 percent of a building can search the local marketplace for a great building and let their tenants pay the mortgage while they qualify for some highly-leveraged financing. This allows business owners to plan for retirement, Harris said.

Steve Sexton discussed the Keystone Pipeline and immigration reform during a recent radio show with Craig. He talked about how the Keystone Pipeline would potentially bring tens of thousands of jobs each year along with a multibillion dollar stimulus. Sexton discussed immigration reform, and how giving 15 million people citizenship would affect the U.S. economy. One of the biggest issues is that people who are in the U.S. illegally wire money back home, and the U.S. never sees those tax dollars. “We understand there has to be immigration reform, but we have to think of a smart way to do it. Otherwise, it will be a big drain on our system and anything we do from a tax perspective would just be negated,” Sexton said.
