2015 WILL ROCK FOR REAL ESTATE Even though we expect 2015 to be a great year for anyone considering selling or buying a home, it’s important for consumers to work with an agent who is up-to-date on market trends and financial factors. Before settling on an agent, check his or her website and social media presence. You want someone who understands how to leverage these great resources to help you sell the home or purchase your dream home in a timely, seamless transaction. Ask for references, too, because all agents want to keep their clients and their families for generations to come. Here’s a recap of some of the real estate forecasts for 2015: 1. MILLENNIAL FORCE: Younger professionals are having more luck in the job market, which is expected to help more of them jump into home ownership in the new year. Overall, employment is on the rise, but jobs for Millennials—particularly those aged 25 to 29—has risen by 3 percent. Millennials are expected to drive two-thirds of household formations over the next five years. The forecasted addition of 2.5 million jobs next year, as well as an increase in household formation, will likely drive more first-time home buyers into home ownership, according to realtor.com® projections.
“When considering historical norms, housing affordability will continue to remain strong next year,” realtor.com® notes in its report.
6. NEW HOME SALES REBOUND: Sales of new homes are expected to rise 25 percent as single-family construction picks up traction in 2015. 7. FORECLOSURES RECEDE TO PRE-RECESSION LEVELS: The number of foreclosures is expected to continue to fall in 2015.

seen in 2013 have slowed, and more stable growth was the trend in 2014. Home prices are expected to continue to edge up in 2015, with realtor.com® predicting a 4.5 percent gain. “After two years of abnormally high levels of home-price appreciation in 2012 and 2013, price increases moderated throughout 2014,” realtor.com® notes in its 2014 Housing Review. “We are now experiencing increases in home prices consistent with long-term historical performance.”
Oil prices have plunged 45 percent since June, which could inadvertently provide a lift to the housing market. “Households in the U.S. spend more than $1,800 on energy-related costs annually, and 22 percent of that energy consumption is due to residential real estate,” according to CoreLogic’s 2015 Housing Outlook. “So while the drop in oil prices typically has been linked to a reduction in drivingrelated expenses, it clearly also reduced energy-related expenses for residential real estate.”
3. MORTGAGE RATES RISING: Interest rates the last few months have been dipping below 4 percent, lowering the borrowing costs of home buyers and refinancing home owners. However, don’t expect the low rates to stick around much longer. Mortgage rates are expected to rise this year. Freddie Mac projects mortgage rates will likely average 4.6 percent but inch up to 5 percent by the end of 2015.
9. RENT RISES TO OUTPACE HOME-VALUE GROWTH: Rents likely will continue to rise this year, and an increase in rental costs in 2015 could outpace annual home-price gains. Expect the rental market to remain a “landlord’s market” in 2015, with vacancy rates expected to stay below 5 percent, according to the National Association of REALTORS®.
4. RETURN ON THE 3% DOWN PAYMENT: New programs are popping up to help more buyers break into home ownership with lower down payments. In early December, Freddie Mac and Fannie Mae announced conventional loan down-payment programs that will allow qualified first-time buyers to secure a fixed-rate mortgage with a 3 percent down payment. Prior to that, they needed at least 5 percent.
10. STRONGER ECONOMY LEADS TO GREATER CONFIDENCE: A stronger economy will likely lead to more demand for housing in 2015. “The combination of stronger employment growth and especially Millennial job growth makes for solid footing for the real estate market.

1) POWAY: A 1990’s yard needed an update, entertainer’s style! Indoor/outdoor living has come a long way since 1992. These homeowners wanted a complete update with entertaining their

large groups of family and friends in mind. In addition to the large pool area, the solution was a complete outdoor living room with fireplace, television and kitchen. Wood planked ceilings and stone veneer add texture and warmth to the spaces where they can hang and entertain day and night.

2) RANCHO SANTA FE: A View Recaptured. After years living there, these homeowners realized they were never truly able to enjoy the wonderful views from the back of their property. California Smartscape added a second floor Trex deck off of the kitchen with custom bbq and dining area for them to enjoy year round alfresco dining. Down below they designed a large patio with custom firepit with built-in U shaped bench, a perfect spot to sit and enjoy the view.
3) POINT LOMA: Sculpture Garden. Showcasing a unique art collection was the criteria for this design, which took its inspiration from the large sculpture that becomes the areas focal
point. Clean lines in the design allow the unique mix of materials to take center stage without looking busy. A colored concrete path flanked by colorful succulents and rocks lead to the front door and showcase more of the homeowner’s collection. Two red cedar panels are built into a rock seating wall giving partial privacy to the seating area outside the kitchen.

“I collected inspiration from various sources, creating boards on Houzz & Pinterest to gather my ideas. My goal was to create a more contemporary look to update a 12 year old unit. I wanted to design furniture that was the right size and scale for a condo and would still allow a feeling of space and light. The sofa, ottomans and dining table chairs were custom made locally from photos I found. I loved the idea of the 3 cube shaped ottomans for additional seating that fit perfectly under the window seat when not in use. Construction wise the very first thing I did was have all the ceilings smooth textured. This not only updates the look but, it makes the ceilings feel 6 inches higher. I added LED lighting behind the coved crown molding and under lighting for the window seat, kitchen island and built-in wall unit. Lighting is very important to me and I love creating different moods and accenting my art collection with great lighting. Many of my custom built-in work was done by Dave Fiedler of DF Designs. He is an extraordinary cabinet maker.

Craig, 2015 is here, looking backwards, how would you summarize 2014?
2014 was NOT what anyone expected. This time last year, most the top tier professionals would have expected a lot more activity in 2014. At least, that’s what many suggested at the time. The market seemed to be polarized at times. A flurry of activity, then sometimes stopping dead in its tracks. Ultimately, we saw values go up, and that’s always a good thing in real estate. Especially when it’s not hyper-appreciation, fueled by investors.

What’s in store for 2015?
I forgot my crystal ball, but I think 2015 will be the year that many thought 2014 would be. Finishing 2014, most of the top producers in Real Estate saw in an increase in activity. This has us coming out of the gates hot in 2015. Low interest rates and expanding financing options have us trending towards another solid year. I prefer not to make predictions, but I do believe at this time in 2016 we will look back on this year feeling it was a steady year of growth.

Craig, with the recent drop in oil prices, does this have any effect on housing?”
A
Great question. We have been discussing this on our radio show quite a bit lately, I think David Reyes answers
it best… “Unfortunately, what is great for you at the gas pump may has not been so good for your stock portfolio. Until oil finds some support you will see continued volatility and risk in the stock market and high yield bonds. The good news while it lasts, is this is deflationary and should hold down interest rates which should help both the mortgage refinance market and the housing market.” David Reyes my financial advisor on the show has a great take on this, and it also can apply to your financial plan. We had record low interest rates in 2014, any idea on what they will do this year?
Interesting question, because you would think they would already be higher. With the tapering of QE3’s bond buying program in 2014, we lost the FED as a player in the market. Pulling that demand from the market, we thought mortgage rates would have risen. However, you have to remember we are in a global economy. The U.S. is the cleanest shirt in a dirty laundry contest. Global money continues to flood into the safe haven of bonds, thus keeping mortgage rates down.

What happens if they rise a lot?
Keep in mind, rising rates tend to occur in an improving economy, so you would likely see improvements in the labor markets, as well as other arenas. Those buying homes, aren’t always in need of ridiculously low rates. It’s somewhat of a Rubick’s Cube. That said, rising rates, would put some pressure on the 1st time homebuyer already squeezed a bit, as well as the move-up buyer?

Why the move up buyer?
A
Would you sell your house, and payoff a 3.5% 30 year fixed mortgage to buy a more expensive home at a 5% interest rate? If mortgage rates do rise, people are going to have to determine if that financial move makes sense. If you are considering “moving up” you might consider expediting that process.

THE HIGH END The high end market, over $2 million, hit some historic highs in 2014. La Jolla, Encinitas, and Carmel Valley all had the most sales over that mark since the height of the market in 2005. Rancho Bernardo hit its highest numbers over $2 million since 2007 and Coronado had the strongest year since we started recording in 2003. Del Mar was the MVP of 2014 with highest number of sales overall since 2005’s peak.

Mortgage rates reached their lowest level since May of 2013, and refinance application volume soared, up 66% after adjusting for the fact that the previous week included the New Year’s holiday. In addition to the drop in rates, and news of improvement in the job market, there was additional positive news for prospective homebuyers with evidence that credit availability has increased somewhat, and with FHA’s announcement of a decrease in their mortgage insurance premiums. Purchase application volume was at its highest level since September 2013, increased on a year over year basis in the aggregate, and notably increased across most loan size categories, particularly for the conforming, middle of the market loan segments that had been weak for much of the past year.

One month doesn’t make a trend, but December’s uptick in home sales might indicate renewed interest in housing thanks to lower mortgage rates and job growth in recent months. The gain came despite a

HOME SERVICE CONTRACTS Repairing appliances around the house is inevitable, but are home service contracts a good or bad investment? Here are some stats and costs to help you decide for yourself.
REPLACE OR REPAIR? I wrote about learning this lesson the hard way in our April 2010 issue (visit www.sandiegopremier.net for full article). When an appliance breaks down and needs to be replaced, waiting will only cost you more. Because my appliance was not operating properly it cost me $200 extra on my electric bill for 7 months. That extra $1400 would have covered replacement cost. Don’t make the same mistake. When deciding if a home warranty policy is right for you knowing the average cost of replacement and repairs is important. Note though that with a home warranty policy you do not always get to choose whether or not an appliance is replaced or simply repaired.

You should go with a company that is a member company of the NHSCA, these are licensed companies in good standing that adhere to a strict code of ethics set forth by the Association to promote fair and ethical business practices. Nine out of 10 existing homes in California are sold with a one-year home warranty, according to the Home Warranty Association of California. Warranties are typically purchased by home sellers as a bonus and enticement to buyers. HOW INVESTING IN FENG SHUI PRACTICES CAN TRANSLATE INTO SUCCESSFUL REAL ESTATE ENDEAVORS [ By Kathryn Holt ]
Over the course of the last year, many highly regarded news sources including the Wall Street Journal, ABC News and The Daily Transcript have reported on the onset of Asian Investors and their increasing interest in Southern California real estate. (*)

ITH THE SAN DIEGO REAL ESTATE MARKET REGAINING MOMENTUM OVER THE LAST SEVERAL YEARS, astute real estate agents and homeowners
alike are doing their best to attract these wealthy cash buyers, often by setting themselves -- and their homes -- apart from the pack. Their strategy? The time-honored discipline of Feng Shui.
room configuration is another; and the presence or absence of certain structural features present still another. You needn’t be a savvy real estate agent or homebuyer to know that the landscape and neighborhood are pivotal to forming a favorable or unfavorable first impression, this is commonly referred to as curb appeal. The goal in Feng Shui, however, is to create a front entrance (or, “Ming Tang”), that is both attractive and inviting so as to draw in healthy, life sustaining energy and, in the case of real estate, prospective buyers. From a traditional perspective, the ideal surrounding topography should symbolize what is referred to as the Armchair position … Namely, a large supportive mountain or hill behind the structure, which tapers off gently along the sides, with an open, inviting front entrance where the Ch’i can gather before entering the house. It is considered undesirable to have anything that blocks the healthy flow of energy (and luck) into the main entrance. This could include such things as walls, fences, pillars/columns, trees, etc., When Ch’i cannot properly enter a structure, the energy is unable to adequately feed and nourish the house and its occupants.
Feng Shui, also known as Chinese architecture, takes the term Home Inspection, to an entirely new level. It is an approach that not only takes into account visual appeal but the bigger picture as well … The bigger picture being, the connection between a home and the influence it will have on the well-being of its occupants over time. So, how do you know what these wealthy investors are looking for and, more specifically, how do you know if a house has good Feng Shui? Feng Shui is a complex system to put it mildly; however, there are several factors that will immediately determine whether or not a property has good Feng Shui. The surrounding landscape and neighboring buildings is one consideration; the floor plan and

feature located to the right side of the front door (facing out) corresponds to infidelity and can result in marital difficulties. The removal of the water feature will solve this issue. The techniques used in Feng Shui are decisions based on the health and well-being of the living space and, likewise, each member of the family. These decisions are not only considered for the short term but, in particular, for long term happiness.
With regard to interior layout, some homes have more advantageous floor plans due to their shape and symbolic completeness. For instance, a house that is square or rectangle is considered structurally complete, whereas an irregular shaped house that has indentations or protrusions, such as an L, T, H or U shaped home, is not. In these instances, it is necessary to take measures to correct missing corners and void areas, thereby bringing balance (completeness) to the entire structure. With this in mind, the use of Feng Shui is essential whenever remodeling is being considered because when you change a floor plan, you may also change the shape of a home and, inadvertently, the type of luck contained within the home. In addition to layout and traffic/energy flow, there are other considerations for good Feng Shui. Namely, there should be mindfulness with regard to the placement of fireplaces, water features, staircases, kitchens, bathrooms, and Master bedrooms. The location of each of these rooms/features can have a profound effect on the flow of Ch’i, causing the energy to be supportive or unsupportive. Fortunately, Feng Shui allows us to recognize what currently isn’t working with in a home, and then adjust things so they do work … transforming the unfavorable into the favorable. This is accomplished, in large part, by learning how to read the energy within an environment to determine if it is auspicious or inauspicious and, also, by looking for patterns. This said, however, the history of a home does not necessary have to dictate the future successes and luck within that home. Energy that is not serving the best interests of the current occupants, whether it’s related to illness, divorce, financial challenges, needs to be identified and adjusted. This is accomplished through various enhancements and cures. As an example, a water

Feng Shui helps us to understand the intimate connection between the seen and unseen elements within a home, and offers a new (albeit time-honored) perspective on living in harmony with the world around us.

FOXY: Female, Lab-Harrier mix, 3 yrs. Lovely girl, gets along well with humans and doggies (no cats please). Loves to play all day and is very smart!
ZOEY: Zoey came from a rough home where she was eventually left behind but that does not stop her from being a delightfully loving kitty who loves to snuggle, be held, and sit in your lap. She will need to be the only animal in a calm, adult-only home and will make a fantastic companion. MILLIE:
INCA: Female, Lab mix, 1.5 yrs, 40 lbs. Adorable and playful, she loves her exercise. She would do best with older children. Some housetraining needed.
LENA: Female, Cocker-Terrier mix, 1.5 yrs, 19 lbs. Incredibly sweet and she loves attention and pets from her foster. Gets along well with other dogs. Housetraining in progress.

They donâ&#x20AC;&#x2122;t come any sweeter than Millie who was left behind when her guardian passed away and survived an unexpected 4 mile adventure to her eventual rescue. She is a happy-go-lucky girl who loves to play and sit in your lap and can live with other cats.
MOMO: Momo lost her home when she was unable to adjust to living with a toddler; the stress resulted in a bladder stone that caused her extreme discomfort. She is completely recovered and back to her happy, sweet self, a cuddly little lady who loves to curl up next to you or in your lap while you work or watch TV.
