This steady gain has provided confidence but, limited inventory has restricted sales with 2017 selling 100 units less than 2016! The first new construction tower in 9 years, Pacific Gate by Bosa, is almost ready to start closing units and these sales may push prices even higher. Buyers have been cautious and not particularly anxious to purchase an older resale product unless they perceive value. This market is unique because many are 2nd or 3rd or future retirement homes and there is no sense of urgency. This may change as we see interest rates start to rise this year.”

Listings with lower price points are seeing multiple offers, as inventory is still very low. Many buyers are having to place offers on multiple properties before seeing an acceptance. First Time Home Buyers under 600K are dealing with multiple offer situations and are forced to move further and further away from the coast to make their home buying dream come true. A slightly different picture in Rancho Santa Fe, where the average market time is 100+ days and the buyers still have a good amount of homes to choose from.”
